We do not recommend staying here. I had high hopes as my conversations with the company before arrival was pleasant. They seemed to be very accommodating so thought this would be a nice stay. The man, Stefano, who checked us in was great and helpful! The issues started when we got to the “hotel”.
- Our coffee machine didn’t work. We got a replacement one, but this should be checked before guest arrive. When we told the front desk man he seemed be annoyed that we were asked if these things could be fixed and blew us off.
-Our toilet did not work. The toilet broke 3 times during our stay. We had to ask twice for it to be fixed, then it still broke again. Luckily my boyfriend was able to figure it out after an hour or so, but once again we shouldn’t have to be completely repairs when we are staying at a hotel. And no we never flushed any products down.
-The bed frame was terrible. Any time you sat on the bed it would screech and move 2 feet. We constantly had to get up and push it back to the wall.

All of this would be bearable, but the main issue was the front desk man. He should not be working in hospitality. He was aggressive towards us, and rude. He made the experience one we would never recommend to anyone else.

Stay anywhere else. You’re paying hotel prices and this is not a hotel.

Basic clean and comfortable.

Room right on the canal. Clean and comfortable. Easily accessible to attractions. My one disappointment was their stringent checking in policy. As our Ryanair flight landed at 21:30 we had to stay at the airport, at our own expense.
First night nonrefundable.
But, i would plan properly and stay here again.

This property was filthy. My husband and I arrived to find a smelly, hot room, there were flies all in the shower and bathroom, several on the walls in the bedding area. There were little black hairs on the bed spread. The sheets were clean, but you could quickly see that the actually bedding covers were not. The refrigerator has black mold in it and the door into the street (we opened to try to get cool/fresh air) had so much trash in the space in between.

This was an experience AFTER having the hardest time locating the actual room. And once locating the room, we were informed we have to go another 12 minutes walk (with all our bags) to check in and receive the keys.

My husband and I were discugusted by the room and ultimately decided to book a Marriott hotel with my company discount just to get out. We didn't stay at all (other than the hour or so it took to find another place so last minute). Despite all of that, and pictures supporting our concern, the tenant was not willing to give us any sort of assistance or refund. His only offer was to have his housekeeping come the following day at 4 PM to clean (again).

This was a lower-cost room, I understand. So amenities were not expected, I realize that. We just wanted a simple room, on the water to really immerse into the culture, I am a Marriott employee, so finding a nice affordable hotel is not an issue. I was seeking experience. One that yes, was cheaper, but that is NO excuse for the absolute filth of this room.

Loved it!

Service was excellent. The girl at the front desk worked very hard to get the safe working for us. She didn't give up until she succeeded in finding the keys and new batteries. Bright charming spacious room, spotless, nice big windows looking over a schoolyard. Great location close to F.te Nove water taxi stop, just a short ride to Murano. Bed was very comfortable - a beautiful 4 poster. The fridge worked, the wardrobe was spacious and clean. The teensy weensy shower was quite an adventure. Only cons were: no screens on the windows so could not open them at night; and no elevator, which was only a minor issue on arrival and departure with luggage.

Clean, charming and easy to walk to

Our room was much lovelier than the photos showed and was a warm, spacious, cosy place to come back to after a day exploring. We were a bit worried that it was far from the centre of Venice, and might spend too much on water ferries but it was actually a very easy, enjoyable 15 minute walk to the main square. Amazing value for money and I'd definitely recommend it.

The only downside was that the pillows were too hard for me.

We didn't read through the reviews until we made the booking... so we sent an email to the hotel a week before arrival to re-confirm our booking and they gave us a prompt reply with door key to get into the property, so that we could leave our luggage at the reception in the morning we arrived Venice and return to the hotel in the afternoon for check-in. There was a staff at the check-in counter during the stated check-in hour, but the hotel location is quite far away from the train station. It can be difficult to locate the hotel as there is no large signboard at the entrance of the hotel. There were a few lampposts along the street but we had to use flash when pressing the door key at night. Good thing is that there is a water bus station few streets behind the hotel, so there are people walking down the street at night, making it less creepy when we return to the hotel late. Rooms are clean but the furniture are pretty old and there was a mini cockroach crawling at the wall on the first night. There is no tub in the toilet and the shower area can be too small for tall guys. Our room is on the first floor right opposite to the reception so the wifi connection was fine, but we heard other guests complaining at the front desk regarding the network issues during our stay. Overall, I believe there are better choices with the same price but it is still not a terrible choice for people who are on a budget.

I am extremely disappointed in this hotel, I called the morning I reserved it for some questions several times, no answer. Expedia called a few times, there was no answer. I arrived hours later, no one answered the door, we rang door bell and no one answered. I have phone records of all the calls. I had drug my luggage all through Venice paid for transportation, I had to drag all my luggage through Venice again and pay for transportation out of there, I had to spend extra money on another hotel. I’m very disappointed in the service. They lied and told Expedia that they were there and they were not.

I only read reviews after booking as the overall rating seemed good. I was concerned, however emailed the hotel about confirming my check in arrival time to which they responded very quickly. On the day of arrival, everything went smoothly. Our room was on the ground floor and very spacious and comfortable. Location was great. Close to lots of sites and good restaurants without it being too busy.

The guy who checked us in was friendly and very helpful - thank you.

No one on reception !? Had a problem with Key Safe and did not have any contact number !!
All our money ,passports ect were in the safe.Just by chance a worker popped in and was able to fix it .We missed our water bus connection and would have missed our plane had we not got a taxi from the bus station,costing 100 Euros !! So our experiance here was not at all good.
I must thank two of the existing residents who tried very hard to help us which we were very grateful. The young lady in room no 1 was especially helpful and deserves a huge thank you.
The two major issues were No 1. No contact number to reach for help.
No 2. No instructions ref the Key Safe which was faulty .

Very difficult check in, disappointing.

I don't like to leave negative reviews, however our experience was awful. The website I booked through had good reviews and I didn't think to check other sites (which i discovered later). We arrived to a locked door, even though we were asked to provide a check in time which we arrived at. There was a number on the door to contact check in (staff member was not at the property, but running check in at another property) which did not work for anything but a local phone even with the correct country codes. Contact methods on the website also do not work.

We thought we had been scammed. We couldn't really afford to book another room elsewhere, so we held down the door buzzer and banged in the hope someone inside would hear. A guest eventually let us in and explained he had the same experience. We used the the check in desk phone to contact the staff members number on the door. Even so, we still waited an hour for him to arrive. It was a scary situation for us and we were lucky, I know others have had to book other accommodation.

Otherwise, the room itself was good, spacious and comfortable with a view of the canal outside. Easy to access with a code post check in. On a lesser note, WiFi did not work from inside our room, connectivity was better from outside than inside.

I would not recommend staying here.

Read before booking.

The hotel was spacious with AC. however huge red I supposed laundry bags blocked entire entryway coming and going for days. There is NO breakfast although it is advertised as a bed and breakfast. The bathroom had the previous guests dirty soap, razors and items. I cleaned it myself. No cups, no soap nothing. I spoke italian to the person who came to get our id's on the third day and felt very sorry for the other guests whom didn't speak italian as she was rude to them as they also asked where was the breakfast as advertised on the website. She told me to not complain and they hadn't served it in at least a year, call the owner, she only works there. There were positives, the room was nice and spacious. You can take the lower bridges(not the high one next to pier, go back way) from the Fond Nove pier so not too much walking for a boat etc.

It was terrible we waited 2hrs to find hotel there were no street signs or signs for hotel we walked around for 2 hrs at night time we finally found a lady who help us find hotel( which was not a hotel more like an apartment building there was nobody there to let us in the lady who helped us called a number and got us the code to let us in No front desk nobody there to give us key for room place was deserted we found a key at counter with somebody eles name after another 2 hrs we went upstairs to that room the ac did not work refrigerator did not work shower was backed up and tv did not work we had no bottled water no food nothing we went back out lucky we found a resturant that sold us water this is not a hotel it’s like a apartment with rooms to rent James pellrine

You can do better than this

You have to have a mobile phone to access the building. Anyone who does not have a mobile phone will find it very hard to get in even in the middle of the day. The room is very small and the shower floods the whole bathroom. However the place was spotlessly clean and Monica, the lovely Monica, made a good cappuccino every day. I find it difficult to recommend this property. Stay here only if you are on a very tight budget.

This room was comparatively affordable amongst other pricey hotels in Venice. Although I had a double bed in my single-room, the bathroom was a drawback. The shower head was almost right on top of the toilet sheet, there was no shower curtain or floor compartment(?) that keeps the water so the entire bathroom was flooded with water and bubbles after taking shower. That was really stressful time after coming back from all day walking for sight-seeing. This problem might be only for the single room but if you cannot afford the time to be stressed out while showering (and I will assure you it's a big drawback in my opinion), do not stay here.

It will do but there must be nicer places

The room was mostly clean, large space. No wifi in the rooms. There are no staff which I don't mind but I wished they had emailed in advance. We had to call a local number to ask for instructions to get in which was an unexpected addition to our phone bills. The drain in the shower doesn't work to the point where I had to stop mid shower to let it drain. Previous guest's food was left in the fridge so they clearly didn't check it. The view was nice of the canal though, despite being very noisy.

Room was ok. However, looking closer at the bathroom, the shower retainer was rusty. Maybe it's time to invest a bit on a new shower cabin.

The worst part was the craziness of the tenant (not sure she is the tenant) : first of all, she doesn't understand English and was very agressive to me because she wasn't there when I came in. No email no phone call to warn me about this by the way... which gives you an impression about how they care about the customer that arrives at 1 pm. Luckily, I managed to get my room key as a customer went out from the location at this moment. Room key were on the counter with my name.

The very first thing she did when she saw me on the next morning was to jump on me asking for passport and taxes. Not a pleasant lady at all, very impatient, nervous and aggressive.

Hotel is lovely once you get in. We arrived and the door was locked, two door bells that appear not to work. There is a telephone number on the door, does not connect when you call it!! After about 40 Mins of stood in the cold a lady appeared who was the receptionist? She let us in. Didn’t have our name though, she looked confused. Then she explained we should of had an email with details of codes etc to allow us entry into the room. Other than the terrible worry at that point the hotel is lovely. Nice traditional room with a “canal view”. You can see the canal if you poo your head right outside the window. Lovely location and easy to find.

Great location with pleasant views

The hotel is located in a superb location for exploring Venice. It is very close to the Grand Canal but away from the hustle and bustle. There are a few nice bars close to the hotel and the water bus closest to the hotel takes you straight in to Mutant and Burano.

We stayed in the Mutant room which was spacious with a view of the canal. The room is next to a little bridge on the canal and so it can get a little noisy but worth the views. The room is basic and in traditional Venetian decor. The breakfast tray was prepared by the lovely host. Breakfast was probably the only slight downside of the hotel as they don't seem to have any facilities to prepared cooked breakfast so you get packed croissants and bscuits but you do get toast with a big selection of spreads. The coffee is very strong and lovely too but I missed a cooked breakfast to start me up for the day - having breakfast brought to your room and enjoying it by the window with the beautiful views did slightly make up for it.

I would definitely recommend this hotel - more like a B&B so do not expect 4/5* service or accommodation.

Nice hotel close to a water taxi stop

Nice, pleasant room in a quiet area of Venice. Local eateries, shops and a water taxi stop nearby make it a good location to base yourself. Co-Op, market and a variety of shops are nearby if you don't want to wander too far or there are lots of meandering allies to explore on your way to the Rialto bridge and onwards to all the points of interest.

We arrived outside of check in time; we were let in by another guest and our key and a note was on a desk in the hallway; giving us our room number, key and asking what time we would like breakfast brought up. Local info was available in the hallway for us to help ourselves, we were more than happy with this arrangement. Breakfast was brought to our room the following morning by a polite member of staff who also dealt with our city tax payment and sorted the room safe out for us.

Very Quaint Clean Accessible

Lucia is an amazing host. Sadly, We did not receive an email 24 hours before to get the access code. Even thought I had emailed this hotel weeks in advance asking for the code.Therefore when we got there, we could not enter the building. And we did not have a cell phone to call. Also, one of the windows is not properly installed since it's 100 years old but there was no sign warning us to not open it. Other than this, this Inn is a very cool hotel to stay in while in Venice, great location! Just make sure you get the access code if getting there after 3pm.

Good quiet area but close to busy part of Venice. Hardest part was to find our accommodation as no maps at train station. Instructions to catch ferry and directions from ferry stop would be a good idea. Venice is hard to find your way around if your google maps not working.

Lovely hotel situated next to a canal.

Lovely hotel and lovely owner. Have us a complementary breakfast. The only issue we has was a toilet that leaked which she had fixed the same day we reported it whilst we was out. The owner was friendly and welcoming. Could not complain about hotel either. Room was well equipped - air conditioning, towels, fridge, safe. Would definitely stay there again and would highly recommend.

We couldn't even access the place when we got there. The door was locked and there was no one to let us in. No one was working there when we arrived. It was really hot out too. Luckily someone walked out of the place so we were able to enter when she came out. There was a piece of paper with our name on it and keys for us. We went up to the room only to find it disgusting and uninhabitable. It was not well maintained, not appealing and extremely hot and stuffy. The small AC unit on top of the doorway was really high and hard to reach. Although it was on, it did not work too well. It's not that powerful and very little air was coming from it. There were bugs in the room. It was not clean. It's old and the decor needs significant updating. Because of the conditions, we booked a room at another hotel and left. We wrote a note that we left in the room explaining all of this. We would like a refund but have not heard from the hotel. The shower is really small too.

Worst B&B we've ever stayed in. No email communication regarding instructions as to how to reach the B&B. Except breakfast everything was bad. Air condition was not working at night. Bathroom was so tiny & congested that it was hard to walk in even. Except first day of our stay room was never cleaned or tidy up. Towels were all same for three days we stayed . Location was far from all Venice landmarks. Avoid if possible!

Good location, Monika reception is nice. She's just until 15:00pm and doesn't speak English. The owner Doesn't show at all. If you want to complain you need to speak to him over the phone but it's not worthy) Poor cleaning in some areas. The breakfast is include it.
The single room bathroom is awful (toilet and shower in the same corner, it's impossible have a shower there) and noise for the thermostat inside the room, behind the mirror (every 20 minutes is on). There's not much light from outside as the window is looking to a wall on the street. Don't book the single room, isn't worthy.

Good size rooms, but needs updating

The location was fine for us. Quiet and within a reasonable walk to the main tourist sites. The room was a good size, but needs updating. The wardrobe and mini fridge need to go in a skip and some painting could help. Shame really, as it only need a few improvements to be a really good room.

Check-in was a bit disappoint too, since we where there at about midday and knocking on the door, but no one answered. Put the code in, to find the staff member just behind the counter talking on her phone.

My room was excellent with a wonderful view, I am not sure if others, especially downstairs were as good. There is no special area for breakfast, which means that I had my breakfast brought to me in my room, which was quite special. The area is good but not very close to the main tourist attractions but the boat service from both stations Fondamente Nuove and Ca d'Oro (which are close) is good. There is no concierge in the afternoon but you feel rather at home using your own key

A lovely little guest house with great customer service. About 30 minutes walk from St Mark's square, but that just gave us more of an opportunity to explore the city. There were several really nice restaurants nearby. The booking included breakfast which we weren't expecting as the hotels.com website said this was extra.

I can't say for sure what the other rooms look like, but my husband and I, on our honeymoon I might add, we're placed in a tiny room with a mirror on the ceiling and a 20 square foot bathroom that was a sink, toilet, and shower in one... we poked our head into another room and it was much more spacious and luxurious. The staff that was there in the morning was accomidating and polite, but that was not enough to keep us from going to another hotel. Also BTW, breakfast was several packaged pastries, toast, and yogurt with a hot beverage. If you can get a different room, go for it, but confirm that you are NOT placed in this room.

The apartment was better than advertised: two great rooms (ideal for a family) in an ideal location. Quiet back street, but so quick to walk into the centre. The receptionist/concierge was a star and the welcome email was a great help

This hotel was great value and exactly what we expected. Yes the rooms are small (same as other hotels in venice) but it was beautifully decorated and very quiet. The manager is very welcoming and helpful. Without even asking she gave us a map and marked all the must see points of interest. Also enjoyed the breakfast which was delivered to our room.

Nice location close to the port of water taxi.

Surprising for us, not finding a front desk or open door. They e-mail a code but we couldn't open our WI-fi. After the code was got it, everything run smoother.Pleasant after all and very friendly staff.

Locanda Acquavita was lovely. We felt very comfortable there, and very welcomed by Tatyana, who ran the front desk. The hotel is well located, not too far from most of what you would want to see on Venice. It's superbly located for the water buses, and is very easy to get to Murano, and the other islands from there. The hotel is located in a quieter part of the island, which made it nice and restful. Tatyana was so helpful and friendly. She gave us some fantastic recommendations, like visiting the island of Burano. All in all, a lovely time! We would definitely stay again.

the Hotel is nice and clean, there is no one to guide and give tips about the city, there is a receptionist only a few hours in the morning and she does not understand English very well. But she is lovely, warm welcome and were given at our request water, drinks etc. Breakfast croissants and toast, very basic and not fresh. Location fine for those who came to walk. 10-30 minutes from central areas and markets.

We had an excellent experience here. For breakfast we were brought the best croissants I had in all of Italy along with juice, espresso, toast, and a few other snacks. It was also very quiet given I think there are only 3 rooms. The room was very large, and the bathroom kind of small. The shower door didn't open very wide so it was hard to get in and out of the shower but we managed. Everything else was great! I would definitely stay here again on my visit back to Venice.

We were appalled by the fact that the bathroom was minuscule & had no separate shower, only a hand held shower head meant to be used in a few square feet bathroom that also included toilet and sink. This was not made explicit in the room description on the website.
TV had four controllers, and none worked.
WiFi service was erratic.
Room had a large number of small flies on the walls.
Breakfast was delivered in room (hotel has no lounge)and was quite average quality: the cappuccino was watery, juice was a kids sip-up box, no fresh fruit.

The pictures are deceiving, the hotel location was not good, it was very overpriced, we found out the next day that we could have stayed in much better hotels on the grand canal in better neighborhood for much cheaper. We only saw the hotel Clark during morning and she was pleasant.

Worst breakfast ever and appalling shower.

We paid for 3 nights with breakfast here. Earliest possible was 8,30am. It arrived on a tray in the room and contained packaged juice and cheese, rock solid toast, burnt one morning and only sweet pastries.
The shower flow was dreadful and difficult to adjust temperature.
Reception only open til 3pm so we had a code to let ourselves in which was fine for us but on the last night we were woken at 2am by people who had a room booked but didnt know how to get in!
This was a special holuday for us and we spent far more on the hotel than we would usually and were VERY DISAPPOINTED.

Venicee is amazing so you only need a hotel to shower and sleep.
The hotel had a extremely small shower so it washard to take a confortable shower. The queen size mattress was on top of a double boxspring so the you could only sleep in the middle of the bed.
I guess when you pay EUR300+ for a hotel, at least the. Shower and bed should be confortable.

The building itself is a home converted into a hotel next to a small canal. We were in room number 2 of 5 rooms. The room was old and outdated. Next thing we knew, we saw a bunch of fruit flies. I noticed the bath window was opened and being next to the canal, i assume that's where they came from. I closed the window and killed about 10 of them. The bathroom is the kind that doesn't have a true shower-- the shower is the bathroom so everything gets wet. As the night progressed, we saw more and more gnats/fruit flies in the room. They were on the bed and even on my clothes! We killed about 40 of them. Needless to say, my wife was extremely irate, crying, and disgusted. Since we got in late, the front desk was closed and there was nothing we could do at that point. I requested a transfer and was given room five. It was a lot better with a updated bathroom and no infestation of bugs. The sheets were dirty as my wife noticed that there were strains of hair and stains on the blanket. The ac did not turn off so it was a solid 10 degrees the entire night and the free wifi did not work. Final point--Venice is a small place where you can literally walk anywhere within 20 minutes. This place is alluring with stating that it's close to landmarks but any other hotel can say the same. Unless it's your last or cheapest option, don't do it! And if you're going to do it, demand rooms 3-5.

Overall the hotel was good and we liked the location: quiet but easy to get to tourist places. Enjoyed breakfast in bed everyday, brought to our room by a very nice lady! One criticism is that the room was advertised as one double and 2 singles but the singles were in fact a sofa bed so the kids had to share. Also, if you are arriving by vaporetto I suggest you get off at Fondamenta Nuove (not Ca d'Oro) as it is much closer to the hotel and easier if you have luggage.

This hotel was a little further from the busy St. Mark's Square area, but was very near several water bus stops. The neighborhood is quieter & very charming! The room itself was spectacular, we had a view of the canal, and the furniture and chandelier were beautiful. Breakfast (delivered to your room on a tray) was great too! The front desk staff is rarely there, but they answer the phone whenever you call. I would definitely recommend.

Hotel has a convenient location; not too far from the train station and near a vaporetto stop (which offers service to Murano & Burano). Lots of character and very cozy with only 5 rooms. A very generous breakfast is brought to the room in the morning at the time you requested (very punctual). The room itself was spacious and comfortable and offered a nice view of the Canal (small fridge in the room). The bathroom was on the small side (shower stall). We would definitely stay there again!

Pleasant Stay in Venice

Had a very pleasant stay at Locanda Aquavita. They were very helpful with directions, arrival instructions, etc. The room was nice and clean and had good AC and Wifi. The walk from the closest canal bus stop was a little longer than expected, but Venice is small so really everything is convenient (I would say it was a 10 minute walk).
