I was recommended this stay by friends who said it was their favorite stay on their whole journey through Italy and I could not agree more. Alessandro was an incredible host and made everything super accessible. The location is perfect for being close enough to the tourist attractions but equally close to the quaint parts of Venice in order to get away from crowds. As a first time visitor to Venice I think staying here made me fall in love with it. Everything was VERY clean and the interior was designed beautifully to represent Venetian charm but also feeling modern. Would recommend anyone to stay here.

Alessandro checked in with us a couple of days before our arrival to make sure everything was set for a seamless check-in. Even though we arrived after the official check-in time, the whole process was incredibly smooth. The directions to the loft were clear, the entry code instructions were easy to follow, and we were welcomed with a thoughtful snack bag and plenty of coffee pods in the room, which made the place feel very homey.
The location is excellent and very central. It’s about a 10-minute walk to the Fondamente Nove station, the Rialto Bridge, and the San Polo area, and around 15 minutes to St. Mark’s Square. Venezia Santa Lucia train station is about a 30-minute walk away. Everything we wanted to see and do was conveniently close by.
The room itself was very clean, the bathroom was bright and well stocked with amenities, and the bed was extremely comfortable.
We would definitely recommend staying here to anyone visiting Venice.
In fact, we’ll be back in two weeks and have already booked with Alessandro again!

The air conditioning and wifi worked perfectly - that was sadly not the case in many other places we stayed at during our European Summer vacation. The entire property was immaculately clean. The toilet was powerful and responsive. Several beverages were waiting in the fridge and snacks on the table free of charge. The bed, pillows, and sheets allowed for a good night's sleep each and every night. The owner made sure to send helpful maps/directions so we knew which vaporetto to use to get there. I can't stress how much extra effort the owner puts into this hotel to try and give you an experience that makes you resent the majority of the other hotels you will stay at in your lifetime.

The owner was very helpful prior to our stay by giving us a downloadable map to find the hotel and responding promptly when arriving to make sure we could find the place. He went over how everything functions so as to make sure we knew how everything worked and also to guarantee a smooth stay by answering questions especially when looking for the best mode of transportation back to the train station. He put balloons out to celebrate our anniversary which my wife and I appreciated making our stay even better. The location is great. It's quiet and away from the busiest tourist spots but within walking distance of everything, so you could easily go whenever you'd like. The place was very clean and was taken care of. There were also umbrellas available since it did rain for part of our trip which are free to use. This made our stay convenient as we did not need to pack an umbrella and we did not want to wander around looking for one to buy either. The room had snacks and drinks available for us upon arrival which was very thoughtful as well. So many positive things to consider when staying at a hotel. I would recommend friends to stay here when they visit Venice!

I can’t recommend this place ENOUGH! First of all, Alessandro was one of the nicest people we met in Italy. It was very clear how passionate he is about hosting his guest house. Every single small detail was thought of, I couldn’t believe it honestly! Big things first: room was the perfect size, bed was very comfortable, bathroom and shower were HUGE for Europe! Here are all of the small details I appreciated:

-we had water, Coke Zero and a small bottle of Prosecco in our fridge, all complementary

Great stay! The attention to detail in our room was amazing. We walked from the train station with little issue. it’s Venice, so expect some tight spots, but overall very manageable. The location is excellent; we explored the city easily on foot and found great food options within minutes. Our host was welcoming and made arrival and departure smooth and stress-free. Beautiful small property with visually stunning touches. It's a somewhat unusual mix of a boutique hotel and an Airbnb, e.g. no front desk or maid service. Fantastic base for us to explore Venice for a few days. Centrally located with a 10-15 minute walk to St. Mark's and the Rialto, 5-10 minute walk to water taxi services, 20-25 minute walk to the train station and automobile pickups. Also, the restaurant right next door, Hostaria Bacanaria, was one of the best meals of our whole trip.
