The hotel wasn't a good location. We never met the host which was strange. There was also a very strong sewage like smell in the reception area. The worst part were the five flakes upstairs we had to walk up just to get to the bedroom. The stairs leaving up from the living area to the bedroom were very Steep and creaky. Also there is a discrepancy between what hotels.com said we needed to pay for the city tax and what the host made us pay.

Great apartment, we loved the terrace especially at night to relax. Just be aware it is a 4th floor walk up. We would definitely recommend.

This is an apartment, not a hotel. So no staff on property to give helpful information about how to get places, recommended restaurants, etc. The owner did communicate a bit by email before we arrived, and met us at the front door to explain keys, etc. Pros: the apartment is modern & large by European standards. It's clean and did have a small fridge µwave, hotpot & nespresso machine. A bottle of complimentary champagne was provided. It's close to Rialto bridge but not on the Grand Canal. It's 2 blocks off a main avenue, so quieter at night except for theater-goers im the courtyard below and water taxi drivers on short breaks on the small inner canal . Cons: there is no concierge, so if you need help of any kind, you're on your own. We did get a water taxi referral, and that worked since they gave us directions to the closest dock, but 30 euros higher than what friends paid for service to Venice airport. We could've used a little more help understanding transportation and navigating Venice. The apt is up 3 flights of stairs with no elevator; we had help when we arrived but not when we left, and my roommate had an injured back, so it was extremely difficult getting bags up and down by myself. The toom's doorlatch is tricky, and we figured it out but had to call for help once. Several sockets didn’t work and although coffee pods were left, the Nespresso machine didn’t work 90% of the time. Don't count on sleeping 4 since the sofabed has a horrible mattress.

Location of the apartment was central to everything! Maurizio was great although our check-in time kept getting delayed. Pillows could be updated but the apartment was comfortable for the 5 of us.

Excellent location for a stay in the tourist area of Venice with easy access to all the tourist locations within a few minutes walking. Outside of property looks a little rustic which was a bit concerning initially. We misunderstood the need to ring the bell and wait for somebody to provide the key and take the tourist taxi in cash, but after that it was a perfect location for a family of 4.

Wonderful accommodations! Though close to the very busy Rialto Bridge area, it’s in a calm quiet little square, with a lovely restaurant. The apartment is clean, comfortable and well stocked. The beds and bathroom are all very comfortable, the owner is absolutely lovely and it has a small deck (not big enough for chairs but big enough to stand on) over a canal where you can watch the boats go by.

However, we did encounter a disappointing interaction at checkout. I called the host for clarification regarding a note in the apartment asking to leave 20 euros in an envelope for the city tax (there was no envelope provided). I had already left the money on the kitchen counter and was literally standing by the door ready to leave. I wasn’t trying to argue—just confirm the process—but was met with an unnecessarily aggressive response, including a threat to call the police if I didn’t leave immediately.
While the stay overall was good, the tone of that final call left us with a negative impression. A little more courtesy would have gone a long way.

Hard to find, interesting place wouldn’t call it a hotel but a very nice apartment. Kitchen with table up a flight of stairs to the bedroom area. We were on the fourth floor with no elevator. It was good exercise but would not recommend for people with mobility issues. Other floors had different room layout I think

Our stay was nothing short of incredible. Our 2nd floor room had an incredible balcony overlooking one of the canals with gondolas going by. The room was very spacious and we found it had everything we needed for a perfect stay. The location was also amazing, just minutes from the Rialto Bridge. Would highly recommend!

I liked the convenience of the location to surrounding landmarks in Venice. The shower pressure was bad and the host came in to the apartment and closed the shutters while we were gone. I prefer natural light in my space and wanted to enjoy the canals view. I never had a host come in to the apartment’s while we were gone and not tell us.

The Rialto bridge and Vaporetto stop (to / from the airport) is about 5 mins away. Campo San Giacomo di Rialto which was a meeting point for a few of our tours was 5 - 7 mins away. This place is very very central.
The apartment looks exactly like the pictures and it is very spacious. There was also a working cooker and pots/pans/condiments if you did indeed want to cook.

Broken fridge
Just returned from 4 nights stay in flat 4 on top floor. Met by host 10 mins after arrival. Stairs to flat were manageable but may be difficult for some people. The stairway also had the bad sewage drain smell. First impressions flat 4 is a duplex flat with kitchen bathroom and dining on ground floor and bedroom with sitting area up another very steep set of wooden stairs. There is a lovely private veranda overlooking the roof tops. Host explained to us that the fridge was broken and the coffee machine was leaking. He stated the fridge would be replaced the following day. The following day no new fridge appeared and I again spoke to the host who stated it would maybe now be the following day!! Needless to say the fridge never appeared during our four night stay. This severely restricted the use of the apartment as we were unable to use the apartment to eat in. Not a problem you might say as were in Venice with plenty of places to eat out. Wrong it rained solidly for the 4 days we were there which has caused severe flooding to the south of Venice!! Contacted the host on our departure to complain about the fridge and lack of communication. Overall we were disappointed with the accommodation and would not recommend.

We originally booked a two-night stay with this property. Overall, the entire building - from the entrance to the apartment unit itself - felt very unsafe and unclean.
We arrived for our check-in (any time between 2-9PM) and no one was available at the front desk. The building manager spoke to us over the intercom and was able to unlock the door remotely without even verifying our information. The blinds were broken and unable to be closed creating an immense lack of
privacy. Our unit was dusty as if it had not been cleaned since the previous guest(s). Additionally, there were leftover water bottles from the previous guest(s) in the fridge.
We decided to end our stay that same night and check into another hotel. We had left a jacket in the closet and when we reached out to the manager to see if it was found, he said nothing was left. This either shows that the managers do not clean out the units between visits or they choose to keep guests’ items without any sort of “Lost and Found”.
Happy we left the property early and found a more accommodating hotel. Would not recommend this property to anyone.

We decided to end our stay that same night and check into another hotel. We had left a jacket in the closet and when we reached out to the manager to see if it was found, he said nothing was left. This either shows that the managers do not clean out the units between visits or they choose to keep guests’ items without any sort of “Lost and Found”.
Happy we left the property early and found a more accommodating hotel. Would not recommend this property to anyone.

Although the property was clean and well situated, the check is process was the WORST I have ever experienced. I asked to leave my bags in the morning but never heard back, so I left them elsewhere and went to explore. An hour before I had planned to leave the bags, they finally sent an email, but I had already deposited them elsewhere. He could have called or texted, but instead he waited and got more and more angry, even though I was the one who had to arrange alternative storage due to his lack of timely reply. The man is charge of checking in was incredibly RUDE and hung up the phone on me FIVE TIMES, including when I tried to get help finding the property later that day. (Google will map you to the opposite side of a small canal which cannot be crossed here). I would explain the correct method of finding the property, but I strongly recommend against staying here. I was literally begging the man to explain how to find the front door and he was just yelling at me and hung up several times. He was a complete a**hole, and this was even more notable since we had just come from staying at Residenza La Osmarin, where the proprietress obviously lived in the building and was incredibly gracious and sweet. This place is clearly run by a company renting out multiple apartments and having them managed by someone who does not give a crap. It’s the hospitality industry. This manager was inhospitable, rude, hostile, and impatient. Stay elsewhere!!!

When we arrived we were told our room's air conditioner was broken. They took us to one of their other properties but I was disappointed that more effort wasn't taken to communicate with us. We walked 20 minutes with luggage to the first location then back toward the water taxi to the second location. The half hour of walking, with luggage, could have been avoided if they had called us. They did email but too late. We were already traveling and didn't have time to re-check email. I did appreciate the new room with air conditioning.

Spacious apartment, lovely kitchen, couch had some stains, didn't get much bathroom amenities, and there were possibly bugs on the bed cause we got bitten all over when sleeping on the bed.

It was about a 20-minute walk from the train station, shorter by boat taxi, and not too difficult to find if you follow Google Maps. A good central location for all things Venice.

We stayed in apartment 3 for 2 nights. A great, new, well-equipped apartment. The owner had stocked the fridge with a few complimentary cool drinks. The property was our favorite accommodation during our stay in Italy. The apartment it’s self was roomy, clean and really gave us that ‘Italian feel’. The apartment could use a microwave but otherwise very set up with everything you need. Bed was super comfortable and shower was excellent. The communication with our host was amazing and they were happy to help in anyway they could.
Accessing the apartment with heavy luggage was tricky but the location of the apartment was central and surrounded by everything you need.

Location is fantastic. Couldn’t use the coffee machine as it had no instructions and very different from what we were used to. No attendant in the building and no contact information so impossible to ask questions. Place was very clean. Directions prior to the stay and better communication regarding the need to call 72 hours ah ad of time would have avoided a great deal of stress and frustration. Not very friendly reception by owner/manager.

This place was so hard to find! If you’re going to have luggage with you this place is not ideal as is hidden. GPS didn’t work either we had to ask bunch of locals for the address. Once you get to the place you have wait in the hot sun until the host shows up. This guy didn’t offer any water for us to drink or cared enough to help us with our luggage. This is a terrible place to stay. Although the apartment was clean and very spacious but the air condition doesn’t work well.

Great location, Amazing apartment, very clean, great rooftop views. Live as the Venetians do when you stay here. There are stairs to climb with a suitcase and some people may find it difficult to find but not if you are half savvy and use GPS etc. Riverboat stop Rialto and 5 mins walk. Candy shop was how we remembered where we were as quiet Courtyard was 1 mins walk from there where entrance was. We found it central for everything as we had stayed north east before and it’s a trek back if you only want to freshen up but this apartment was easy to reach from anywhere. I am very happy to recommend, also noting some older clientele maybe better with the hotel, but then they hopefully won’t be reading this review anyway so I say .. go for it .. I will try stay here again and i don’t say that often. Also check in was easy, ring the door bell and they will arrive shortly afterwards to greet you and there was no fuss that we were 2 hours early, very accommodating. Also easy to call ahead give a rough estimate of arrival time. Air con and Wi-Fi was top notch too as Venice was hot. Some refreshments in fridge was a nice touch also as was needed cool drinks after hot walk until we could replenish the fridge.

We stayed in the loft on the 4th floor. It's a 5 room apartment with a kitchen, 4 piece bathroom, dining room, sitting room, king bedroom and private large terrace. The only drawback is there is no elevator. The inside of the building is immaculate. The fridge gets stocked with water, beer, pop etc. daily as does the Nespresso coffee. (incuded). Close to restaurants and lot's of shops. About a 3 minute walk to the Rialto Bridge and the Vaporetto station. When you book you'll get easy to follow directions to find it. The staff is super friendly and you can call them anytime.

This hotel/apartment was fantastic. Very spacious, comfortable, clean and sunny. There are windows all around for beautiful breezes and wonderful views. The apartment was very comfortable and modern. The kitchen was fully stocked with everything necessary to cook a quick meal when you tired of eating in restaurants everyday. There’s a few supermarkets 3-5 minutes away. The bathroom was clean and large. Blow dryer was nice and strong although the placement was a little awkward I still made it work for me. There are 2 downsides- lots of stairs and there’s no one at the front desk to answer questions. The owner does answer texts very quickly so we didn’t find it that difficult and for the stairs...well, it helped work off all Pasta calories consumed! The neighborhood is quaint and charming.

Once we had found it and were in, the property was lovely although we were expecting a queen bed and two singles for the three of us. But we used the sofa bed, so all was well. Lovely views of a quiet canal from the bedrooms, and of the Piazza Malibran from the living room. Spacious and stylish rooms, comfortable beds, powerful shower and well equipped kitchen. Some information in the flat would help - we never did work out how to use the coffee machine! Convenient location and a good place to stay.

A very nice apartment within 5 minutes walk of Rialto Bridge, very clear instructions on getting to the apartment. Wi-Fi did not work for my entire two night stay, which was frustrating and inconvenient, but I guess could not be helped(?). Also upstairs neighbors were extremely loud until 2AM and construction workers were outside the bedroom window at 7:30AM, so sleep was hard to come by. Again, not the owner's fault, but hopefully you will have better luck than I did.
