Everything is great. Only 2 things need to improve. First thing is the lounge aircon is very noisy. Second thing is the single bed mattress is not in an even surface, one side is higher than the other side. The mattress needs replacement. Apart from these 2 things, good location, easy access to swimming pool, sauna room, steam room, game room. Staff are very friendly!

Great location and facilities in property. Apartment was a good size. Down sides were air con wasn’t strong enough, cushions were stained, kitchen could’ve included a few other key items such as microwave and colander. Also one of the lifts were out of order so we had to wait for too long each time when we wanted to leave. We were there for 8 days and it wasn’t fixed during that time.

The room and the amenities need some care
In my room the queen bed was 2 single mattresses but with no topper which made it a little uncomfortable
The timber floor in the kitchen was separating, the doors in front of the fridge and laundry didn’t close fully and the ironing board needed replacing, it collapsed while using it which other than some quick reflexes could have seen a serious burn or injury
The roof over the pool area could also use some care and the sauna doesn’t seal so as a result doesn’t heat up.
Location was sensational with some simple maintenance I would stay here again

Bed was raised in the center where they were pushed together.
Main bedroom blinds had a pretty big gap on the edge which let the sunlight in across the bed.
Couldn’t get the tv to work on either option. Good little coffee shop attached to the building.
Perfect position to the city.
Doors don’t automatically lock when leaving the room. Have to lock it with the key when leaving.

Stay was average overall, room was certainly not clean by any means. Food in the sink, oven was dirty, floor in the kitchen was sticky.

Staff member who greeted us during check in was excellent, another lady from reception however was quite lacking in the customer service department, quite blunt and rude.
Free wifi (as advertised) does not exist, entered the room number and last name and didn’t show up to connect to.

Room was booked for 4 guests, only 2 towels supplied.

I think there are better hotels in the vicinity worth choosing over this place.

We actually had three separate rooms booked and found them all to be dirty one was gross with dust, line and hairs all over the lounge and bedrooms . The whole unit needed good stub and bleach to clean the bathroom totally unacceptable.

The cleanliness was definitely well below average or a standard that could be considered acceptable. The property needs a good bleach mop and good vacuum with filters changed. The property smells dirty. Feels dirty. Definitely could not recommend this place without a complete overall cleaning system.

The staff are brilliant at this hotel. The facilities in the apartments are fantastic - full size fridge and fully equipped kitchen. Level 55 seating space is such a unique feature - epic views and nice quiet spot to relax or catch up on emails. There are so many delicious restaurants of varying cost options within walking distance. Always stay here when I travel to Melbourne.

We were only here for a quick overnight visit mid kids soccer tournament but everything was fantastic. Late check in and 24/7 front desk allowed us to arrive a bit later than usual. Rooms were clean, quite spacious, plenty of room for 3 kids.

Arrived early. Got the option to upgrade to a better room but had to pay the extra. Windows were dirty so couldn’t take nice pics Foxtel did not work and needed to get maintenance up to fix a few things during our stay (windows would not close). Staff we lovely. The accommodation was lovely. Beds were comfortable Games room and pool area was a nice area. Level 55 offered great views where visitors can just go to and relax

Specifically booked this accomodation as it had a pool, on check in was told the pool was closed and not able to be used. No discount for not being able to access all offered facilities when making the booking. Couldn’t access tv channels, wifi quality was poor, pointless using it, cleanliness was average, shower head in ensuite bathroom was damaged and spraying water in wrong direction, water from shower leaking through back wall making the carpet in the bedroom wet and smelly. The check out time of the property is too early at 10.30am, this is really too early given the fact that check in time into the property is only after 2pm. Hope the management can make the checkout time at least 12pm which is standard across other short stays/hotels. The WiFi on 35th floor is also quite bad and has a slow connection, hope this gets fixed too for higher level floors.

There was a 20 minute wait for the elevator. Would use the stairs but we were on 39th floor.
We asked to leave our car in the parking lot for an hour after we checked out, open parking lot and were told no. Asked her to check with the manager, he did not bother to come out and had her tell us they were making an unusual exception this time but the absolute best they could do wan Noon.
Poor communication and no desire to make a reasonable decision.

This hotel ha a good location.. the room- kitchen utilities are poor.. kitchen snd laundry detergents/bags should be for each day not one if each for stay of 5 nights? The room keys are heavy. The property was not managed well. Despite of requesting housekeeping multiple times, paying additional for including the house keeping in the package it was not provided for.
On speaking to the manager onsite that he will assist and get back with a response he did not.

The apartment was quite small, lacked character and because of the position in the building quite dark. The rug was pretty grubby and the sofa really needed a steam clean. The best part about the place was the facilities. The pool was great as was the steam room but the sauna didn’t get that hot. Location was convenient to the trams, Melbourne Central and Queen Vic markets.

Nice kitchen but missing some items. Also just a bottle of dish soap would be better than the little packets.
The Main Problem is there is No place in bedroom to unpack your suitcase because there are no drawers or shelves. This is a real problem as the bedroom is also very small. If they put some drawers or cubbies in the closet that would be helpful.
The safe is in a bad location.

Housekeeping was an additional cost when we booked, however, we didn't get housekeeping Christmas or boxing day. Housekeeping on the other days was very late in the day and often missed housekeeping items. One day was missed when it shouldn't have been. Spa pools were out of order. Table tennis paddles were broken. Pool cues had to be collected and returned to reception. The room itself was lovely.

Over all we had a great 4 night stay. The room was nice an8 well appointed with full kitchen and washer / dryer. Just enough space for 4 people to sit and watch TV.

Our room has TV issues which the they tried to fix but didn't come right.

Apart from that the staff were friendly and helpful and provided an extra dining chair for our visitor.

The location is very handy to the Queen Victoria Markets and lots of shopping malls. All walking distance.

Convenient location and easy to find - we drove and the onsite carpark was convenient in the city.

We were only staying 2 nights but wished they provided some dishwashing detergent, already in the apartment - to at least allow us to do some proper cleaning and when required.

Property was great. We stayed on the 53rd floor and had an amazing view. Staff was friendly and helpful. The suite had everything we needed for making food. Grocery and alcohol stores conveniently located nearby. PLENTY of places to go eat all around if you don’t want to cook. Definitely crowded on Elizabeth St. and we were accosted by a homeless person, but that’s the shape of big cities nowadays. I would stay here again.

The room is clean in general but there was stinky smell from the toilet drainage in the main bedroom.

Also the roller blind in the balcony fell off when we tried to put it down.

The WiFi was a bit slow especially in the evening busy hours and we weren’t able to watch Netflix.

The view on the 55/F common area was stunning

The staff are helpful. Even though there was some minor issues and we definitely will stay here again.

Great location, great room but let down by not being clean when we arrived. We had expected daily service but on check-in were told that was only changing towels, making bed and putting dishwasher on. No cleaning for the 6 nights we stayed and no cleaning materials provided. Toiletries were replaced daily. We reported dirty state on first night but nothing done.

Bed and pillows fantastic - apartment clean tidy and adequate. I would rate this property 5 stars if Avani was seperate to residential apartments. It unfortunately is shared, which generally creates maintenance issues. Also paying over $550 per night for a two bedroom apartment is expensive when the advertised photos don't reflect the current condition of the shared communal areas.
Outdoor terrace in poor condition, sauna closed due maintenance issues, outdoor spas closed due to maintenance issues, steam room closed due to maintenance issues. Pool open but water very cloudy, many maintenance issues with pool area. Pool table broken, with only one cue, table tennis table bats broken. I accept accidents happen and areas have high usage and therefore wear and tear. But come on, some of these broken areas have been broken for a very long time. Is it the body corporate or Avani management responsible. This is my issue with serviced apartments being shared with residential
apartments - who is responsible for repairs and maintenance.

Sensational Melbourne stay!

I booked AVANI for the first time after staying at other hotels in the vicinity on previous visits to Melbourne. I will definitely stay at AVANI in future. The location is very convenient, we had spectacular views from our apartment on the 49th floor which was spacious and in immaculate condition. Staff were extremely friendly and helpful. But what made our stay outstanding was the pool and facilities on the 9th floor. It was like a huge living room with sofas and filled with light and kept at a very warm temperature so you could easily spend all day there reading and relaxing, plus the water in the very large pool was 31 degrees, so ideal for swimming or just floating around. It would have to be the best indoor hotel pool we have encountered by far. I can’t recommend AVANI highly enough!

The unit we stayed in had a full kitchen, which was good. Aldi and woolies Metro were 2-3 mins walk from the hotel. Major malls were 5 mins walk which was really nice. The Queen Victoria markets are 3 mins walk from the hotel with a lot of veggies n merchandise on sale there. The free tram - 35 stop was just 3 mins walk on Latrobe and Elizabeth st. Front desk was very helpful and polite. Checkin and checkout were pleasant. The front desk has an excellent secure location to store bags after checkout. Overall we were very happy with the stay and had a wonderful experience.
