False advertising on 'apartment' size and most uncomfortable place ever stayed at. I didnt pay for Student accommodation but for more than $200 per night was shockingly expensive. There were several living on same floor. At least 2 overnight parties in which music vibrated throughout into early hours (2-3 am). Horrendous noise of screaming and domestic arguments throughout the night, foul smelling cooking which smelt for days following. Elevators not working andnunreliable, no privacy if blinds were open - views straight into rooms opposite in second tower, so kept closed most of time. fittings in bathroom. Space was incorrectly classified as apartment was only 4-5 feet wide in 'lounge' . Room serviced once in 7 days. fridge was turned off at time service. Had to throw foods out as it was a 42 degree day. However 'Fantastic' cafe on ground floor with lovely staff and food made it bearable!

The hallway to our room smelt so bad that we had to hold our breath! The room was pokey and it was clearly set up as student accommodation for the RMIT Uni down the road. The room was clean but had an overpowering smell of some sort of cleaning product. There was a single bed where the couch should have been. This made it hard to watch TV as the bed kept rolling around. The bed in the 'master' room was only a double and was comfy enough for one person, but my hubby ended up sleeping on the extra single bed as the bed sagged. OK stay, but very much overpriced for the standard. More like hostel accommodation.

We actually missed our first night stay as our flight from Sydney to Melbourne was cancelled

What I thought I’d reserved was a very nice looking 2 bedroom apartment. What we actually got was a nasty 2 bedroom apartment in an annex which we were told by someone who worked there was student accommodation.
It wasn’t very clean, the carpet was old and looked dirty as did the settee which was covered with a stretchy brown cover.

The single bed was uncomfortable. The double was ok but took up most of the room. No bedside table and it was difficult to use the wardrobe. The top cover was a horrible cheap material.
At no time were we informed that we would not be staying in the hotel.

We weren’t the only ones that had this problem. We spoke to others who had the same experience.

Only one lift worked on the first day and no lifts worked on the second day. Some of the fire escape stairs doors were locked so they had to be wedged open with bits of wood. Room was under expectation - only one towel each, no hand towel, face washer, etc. The tv was installed about 1 metre up the wall and tilted down so not easily watchable. No extra blankets or pillows in the room - sofa bed was made up with one pillow and one thin blanket. Was relatively quiet at night.

We were expecting a 2 bedroom apartment and a sofa bed. There was only one bedroom. What they called a second bedroom was a space next to the bathroom with a folding stand, it certainly does not qualify as a bedroom. The bed only just fit into the space and there was no room either side or any windows. The sofa bed was a leather lounge that folds flat with absolutely no padding. The kitchen had a gas stove top with no way of lighting it, we had to make a trip to the shops just to buy matches. There was also no tea towel provided to dry the dishes. The balcony had nothing to sit on. There was no wi-fi. It was a long wait to get the lift as only one was working.

The hotel is in deplorable condition. Three cockroaches appeared in the room just as we were going to sleep. Since it was late and the hotel is divided into two properties, we had to stay overnight. The next day, I requested a room change because I had paid for two nights, and the receptionist offered to spray insecticide. After insisting, she finally moved me. And that's not even mentioning the condition of the blankets and the overall cleanliness of the room and bathroom. I will never return to this filthy place.

The \"deluxe\" two bedroom apartment was tiny. Not even enough room in the main bedroom for two bedside tables. The shower head was about perfect for a 5ft person, otherwise it is way too low. The lifts were terrible with waits of up to 10 minutes. The entire building is dirty and smelly. But worst of all, the balcony door had no way to lock it. We had to jam a chair in it to ensure it was closed. Very very poor, do not recommend to anyone.

The room is small and average. Its a budget hotel, nothing is fancy. The pool is outside and cold water, surrounding by other apartments so its very hot. The pool is 1.3m depth all way through and have sign for no kids under 18, definitely not suitable for a family. Room is clean, location is great. If you don't spend much time in the room and just for sleep, its for you and worth the money. If you want to spend time and enjoy the room, this is not for you. Staff is nice and friendly.

This was the second time staying at Arrow on Swanston; there won't be a third. I was chilling on my bed around midnight when I thought I saw something out the corner of my eye. I put it down to being tired.
About 10 minutes later, I got off my bed to get a drink, and as I was approaching the fridge, a mouse came running out across my path and ran under the fridge. It scared the you know what out of me
I went down to reception. The guy there was watching something on his phone and didn't notice me at first. I asked if I could get a room without mice. He activated another room's keycard and asked me to go look at the room and if it was suitable then I could switch rooms. I get to the new room, (on the 6th floor, my original room was on the 1st floor) and the keycard doesn't work. So I have to go back and tell him that the keycard didn't work. He kind of acted like he didn't believe me. He again waved the keycard over whatever activates it and said it should work now. I check out the room, it looks ok. I go back to the original room, get my things and settle into the new room. The next morning when checking out the lady at the desk asked how my stay was. I said 'So, so\". She asked \"Why?\" and I mention the mouse and having to change rooms. She somewhat apologised.
Throughout the whole thing, I got the impression that having a mouse in your room is a common thing, as they didn't seem overly concerned. They also never once offered any kind of discount.

Avoid unless you're a cat.

Terrible place, choose another one! We were settled on the fourth floor and when we entered the room, we immediately wanted to escape from there. Very dirty and depressing room, with cockroaches!!!!!! We were relocated to another building for one night, but it wasn't better there, it was dirty and there were cockroaches even in the bedroom, I couldn't sleep, afraid that they would go out crawling in bed. As soon as you get out of the elevator, it's like you're in a horror movie, everything is very old and dirty. The next day we were given another room on the ninth floor, it was better, cleaner and without cockroaches. So if you're staying at this hotel, ask for rooms starting from the seventh floor. The only thing that was good in this place was the cafe, they cooked very tasty and served well.

Booked a 2 x 2 bedroom penthouse apartments. Upon check-in we went to the rooms. They were only 1 bedroom with a double bed shoved in the main area (1 apartment) and the other apartment had 2 double beds in the bedroom with a single bed in the lounge room.
Very disappointed. There is also permanent residents living in the complex, some of which smoke in the balconies.
Prior to coming, we attempted to contact the property by phone and email with no success. We now know from our experience, it should have alerted us to what was to come
All in all very disappointing. Wouldn’t stay there again.

Took well over an hour to check in as people were complaining about cockroaches and mold and wanted to move room and then they gave me the wrong room, not what I booked, so when I come back down to reception someone else was complaining for about half an hour about staff removing their baggage and items from their room without approval or any notice because the room was getting maintenance done.
The manager handled it very poorly instead of agreeing and apologising. Their argument went on and on and on. While another three travellers queued up behind me. Waiting

The room was quite comfortable. We stayed for a week. It was very convenient for visiting the attractions in Melbourne. The reception staff and housekeeping staff were wonderful. It was explained to us that towels would be changed every three days. With the exception of the weekend, housekeeping provided fresh towels every day. I should point out a small issue. I had booked a deluxe one bedroom apartment but was provided a studio apartment. When I queried this with reception, they checked with their superiors but explained that this was what they provided for a one bedroom apartment. So be aware that the photos of the rooms are not what you will get.

The room was unhygienic - floor was sticky with grime and dirty. Looked and felt like it had not be cleaned in at least a week. Spoke to reception who just said that it was cleaned every day so it wasn't an issue.

The hallways getting to the rooms were consistently unclean - litter, garbage bags etc.

Took over 3 weeks and lots of emails for them to return the bond.

Literally the only positive was location.

I was extremely dissapointed with the blatantly false advertising.

Walking into the lobby you may become excited (I sure was) until I was told that I was not staying here but in fact in the building next to it. Going up the elevator the hallway to our room was dark and felt as if we were going to get murdered, our room being no better,the rooms are joint by a window, only some of the locks work and the second rooms door is glass leaving my friend with no privacy. We were welcomed by a messy room, with used pimple patches on the counter, weird stains, and a smell that made everyone sick. We ended up buying wipes in order to feel more comfortable cleaning every surface. This place is not bad if you need a cheap place to get drunk but from the pictures presented, I am not pleased

The photos of the rooms are not even similar to what we got. The listing promises a couch or sofa in every apartment, we didn’t get one so we had no where to really sit together and only 3 dining chairs for a booking for 5 people. The pool was freezing and the smell on the pool/gym level was unpleasant. Only one lift was working which lead to long waits for a busy building.

Within easy walking of numerous pubs, cafes, restaurants and the market, as well as being on the tram line. Would definitely stay again.

Rooms are very small, no privacy as a shutter from main room to lounge where son was sleeping feel down.
Frosted glass window between single room and double room. Single room also had frosted glass door. One person could move around at a time.
An odd mix of glasses, one was a McDonalds glass, not even enough for all of us.

The room conditions were okay, but the kitchenette stovetop was non-functional and hot water in the baths had stopped working properly after our second night there. Housekeeping also came and took our towels and didn’t replace them, causing us to have to come down to the reception to ask for it manually; something that wouldn’t be much of a problem except for the fact that we weren’t provided instructions on how to operate the (what I assume is an) intercom and thus had to look to using the elevators.

Only one elevator was functional, and on our second day it completely stopped working when we got back from our activities, causing us to walk up 7-8 flights of stairs to reach our room.

Overall, placement in the city, while convenient, doesn’t justify the conditions of the building very much. Additionally considering our room was in a separate building from the reception, and were told by other residents that the pool “had a layer of scum building up on it”, would look to other alternatives for future travel.

A series of problems with the room. Including no couch in the lounge room! and a missing dining chair. Another was broken. The space smelt very bad as a griller had been left on maximum heat in the apartment before we checked in and stank out the room with smoke but we couldn't get a replacement space. They didn't have a space to put us in as an alternative, as we were a family. The concierge was lovely but the stay was really disappointing.

This was advertised as a PREMIUM apartment. The photos looked fine, average reviews were fine. What we got was NOT what was advertised.

--- This property is a SCAM! ---

Upon entry, there is a foul smell like musty old carpets. The carpets are ripped in multiple places. The chairs have ripped fabric. The curtains have rips and holes. The bed bases are ripped and torn. We didn't do a bed bug check but in retrospect should have (tip, if there's an iron, run it along the edge of the bed. Bed bugs will be cooked and show up).

The bathroom mirror was filthy, zero effort in cleaning. There was a used toothbrush on the floor. The toilet did not flush after the first use. This is a health department violation.

The deck was covered with a tarp. I have no idea why or what for.

The closet was home to the most skanky nasty portable cot I have ever seen. It was probably harvested from street-side rubbish. The mattress was ripped, stained, aged, and I wouldn't let my pets sleep on it as they'd get fleas or bed bugs or a venereal disease.

The reception room is not manned, and a visual inspection shows it's used as a rubbish storage room.

Phoning management is the worst experience. They simply lie, spin excuses such as \"we're upgrading\", and refuse to offer refunds or room changes based on \"the manager is not here for a few days\". All while staring at you through their curtains from the ground floor unit adjacent to the rear car park.

This hotel was disgusting and uncomfortable. The room smelled musty, the surfaces were sticky, and the bathroom had mold and stained fixtures. Even though the stairs were guarded, they were still extremely steep and dangerous—especially for kids. The whole place felt poorly maintained, and we were so unhappy that we had to leave and find another hotel. Definitely not a place I’d recommend.

When we arrived I was told I had to pay $100 as a deposit for the room, this was not explained very well as this was on top of our accommodation but I was to get it back if our room was not damaged in anyway.
When we arrived in our room which was through another are to the reception we noticed that the room had a smell so we opened the windows. The two rooms with the beds in them had too much furniture in them as one bedroom had a double and the other had a king bed which with all the furniture in them there was not much room to move. We had to use the sofa as a bed and we was only given one sheet and a blanket and one pillow.
Tv didn't work properly but did come right after I went down to reception as there was not a phone to use to ring through to reception about the tv and more bedding.
There was no face washer and no tea towels no hair dryer (which you had to request). The fridge froze our food so we had to turn that down.
Carpet was stained and the bathroom was a tad off and it needs a fresh coat of paint . The intercom didn't work to talk to people on the street who were visiting us and there was also no booklet/folder to say where the fire exits were or information on the complex etc.
The pictures they actually show of the rooms are of their other hotel they own not this one as we have stayed at that hotel a few times but it was under another name.
The only good part was the service at the little coffee shop on the premises it was fantastic.

Good location in the middle of melb CBD. I've booked this hotel a couple of times. Unfortunately there was a red stain on our sheets that my partner had to cover up with a fitted sheet. Not sure what it was, but alas not a big deal. Amenities were great, and we did get a better room that we originally booked!

The room itself was good, can't complain there. I found the rest of the hotel bizzare. The pool and gym building was very seedy and felt like an undergroung subway, also a strange musty mouldy smell. I tried countless times to contact the reception in anticipation of my stay (over the phone, via email, via their website, via wotif) to no avail. This was incredibly frustrating as I wanted to confirm my check-in time with them (to ensure it was okay). And yet, loved the location of the hotel. I think overall I have mixed feelings, but it was a nett positive once I was there.

Look.. what they advertise as the rooms is NOT what you get. They advertise these beautiful rooms but you get what's equivalent to Ibis Motel style accommodation. And yes, precious priscillas complain about it on here and say they'll NEVER stay here again. Sure, more room for us who like VALUE.

Think twice before prioritising cost savings over safety. Yes this hotel is budget friendly, but I had the most terrifying experience when a random person was able to access my hotel room while I was inside getting dressed. Luckily the guy quickly left after he said he had got the \"wrong room\", but that does not take away from the fact that his key card was able to access a different room to his. And no, this guy was not the housekeeper.

Nice hotel located a really central area. Walking distance to Melbourne Central + tram is close by. Close to Lygon street and lots restaurants and shops close by. Room is comfortable for the price, easy check in/out. Would recommend.

Decent location just outside the city. Room was very small and cramped, bathroom very outdated. Also needed to walk around multiple floors to exit the car park as there’s no stairs/lift. Was fine enough for the one night.

Absolutely disgusting. Mould and damage everywhere, disgusting smell to the rooms, no lights working, tv broken, beds stained and rock hard. We refused to stay even after been shown two other rooms. Disgusting

Overall it was good, our room did not look anything like the photos though, and it was rather cramped for our family of 5. A few more instructions for the parking would make life a bit easier also.
Overall a pleasant overnight stay. I wouldn’t want to stay longer than that in the room we had though as it was far too small to relax in.

Uncomfortable experience

Not a great experience. Booked for 4 adults, arrived to the accommodation and only 2 beds made up (a single and a double). Went back down and they had housekeeping come and make up the ‘sofa bed’. I ended up sleeping on the floor because it was more comfortable than the sofa bed. The photos make this accommodation look a lot better than it is, I had another booking at this property for later in the year that I have now cancelled and booked somewhere else.
