Francesco is a fantastic host, best ever, very helpful with suggestions on restaurants and where to visit! Great location close to everything, and the view from our room overlooking the Arno down to the Ponte Vecchio was amazing! Helps also that it’s straight across the river from La Carraia, one of the best gelaterias in town!😋 This pic was the view from our balcony!

Don’t book. Massive construction project

September 2025: massive construction project right outside hotel and under the balconies. See my photos. I booked this hotel specifically for the view of the river from the room and the balcony overlooking the river. When I checked in I was so disappointed to find a massive construction project happening. To give you an idea, excavating probably 30 feet deep under the street to repair or replace what looked like huge water lines. When I asked if there was another room available, the staff said all rooms were over the construction. When I expressed my disappointment and that this should have been disclosed on the website, the staff person raised his voice at me and started to argue with me saying I still had a view. After 1.5 days of travel from California to Italy I didn’t have the energy to deal with him or the situation. He assured me the construction wouldn’t disturb my sleep. Awoken by jack hammers at 7am while still on California time. My view of the river was actually of the mess of the project. The staff should have offered me a considerable discount and apologized. In addition to that, the walls are paper thin. I could hear my neighbors every sound, including at 3am. I had to move my bed to the other wall and sleep with my head at the foot. This building is located at a busy intersection with lots of street noise. I left a day early bc if all of this. nHowever it is central to all of the popular sites in Florence. And right on the river.

Dream stay

We booked last-minute after a bad experience elsewhere, and we immediately felt so welcome! We turned up unnannounced just 45 minutes after booking, but the room was ready, we had a welcome drink, amd soaked in the style of the place. The service by Adriana absolutely made the stay - she couldn't have done more for us.

Location was excellent, access easy and the onsite pooch was incredibly friendly.

Fantastic host and a fantastic location!

Our stay at the Residenza Vespucci was FANTASTIC! The room was very spacious for our family of three and the view from the balcony over the Arno was spectacular. Francesco, the owner, was a lovely host, and Adrienne, his assistant, was a great help answering all of our questions (not mention making an incredible limoncello spritz, served free in the early evenings!). And Lappo, Francesco's sweet pup, was the icing on the cake.

The location was perfect for our first visit to Florence. It is pretty central, so everything was a close walk, but it was in a quiet area at night, so we could rest easily. The cafe on the street is excellent and the owners (a young couple and a brother) were extremely welcoming and friendly, too!

All told, it was the perfect place to stay in Florence, and we couldn't have asked for better!

The room was decorated beautifully and looked out on the Arno River, the bed was extremely comfortable, and there were plenty of towels and a nice refrigerator in the room, delicious coffees and tea’s with real China….they thought of everything! I would highly recommend staying at this location. You will not regret it.

I absolutely LOVED our stay at this boutique hotel and highly recommend it to anyone that is looking at this property. The location is perfect and we loved the unique character of the hotel and our room (we had a balcony with a view of the river, it was perfect). Also the staff is truly amazing. So kind and helpful and there is an adorable dog named Lapo that is so happy to greet you as well.

I also really appreciated the unlimited water, snacks, wine, and even cocktail options. All included for no extra charge. This place is truly one of a kind and I simply can’t recommend it enough!

The view from the room with a balcony is as beautiful as advertised. It is worth paying extra for it. The hotel is super central, in a lovely and safe location. This place was amazing! Francesco the host was a great welcoming host. He showed us a map of the city and gave us tips on places to visit. He also had a common area with a fully stocked refrigerator with wine, water, beer and champagne for us to take from which was no extra charge. The room was amazing and bed was very comfortable. I cannot recommend this place more! We will definitely be staying there again next time we are in Florence!

Boutique hotel with the best location

The location was amazing, right on the river with incredible views of the sunset. So close to everything, made all the museums, piazzas, restaurants really accessible. The host was incredibly friendly, helpful and the hotel itself was very clean, well decorated, air conditioned. The common area with open bar made it feel very luxurious - when I first arrived he popped a bottle of Italian sparkling wine for a me and brought it to my room! Would highly recommend and I would stay again if I return to Florence

Residenza Vespucci was a dream hotel for us. My 94 year old mother and I travelled to Florence for a week in May 2023.

Upon arrival, we met Francesco, the owner of the hotel. He was gracious, warm and welcoming. His dog Lapo (the trusted hotel concierge) was calm and soft and lovable. His presence made us feel at home.

Our room was the Grand Suite which had a huge (but narrow) balcony directly facing the River Arno. The rooms are lovely, and large. There was a king sized bed for Mom, a very comforable pullout for me, and two clean bathrooms.

The hotel has an elevator, so it was easy to get Mom in and out of the hotel.

Mom and I spent hours every day on that balcony - drinking tea, wine, and Francesco's homemade Limoncello. We watched a beaver enter its lodge, rowers and anglers, people walking dogs, foot traffic. bicycles, traffic, scooters.....and the birds were wonderful - Night herons, seagulls, swifts, Igrets... You can see the Ponte Vecchio from the balcony, and the moon rising over the river is magical.

The balcony itself was a wonderful outlet for fresh air, beautiful moonlight, and activity to watch. Particularly for someone who has limited mobility.

And then there was Francesco. He is the consumate host!! Caring, compassionate, and genuine. Every day he provided little thoughtful services and kindnesses. One night Mom had a medical event and Francesco had a physician attend the room in 15 minutes.

The best experience in Florence. I have been several times in Florence, but this time my stay was extraordinary in the Residenza Vespucci. My room had a very nice balcony with amazing views! I had the opportunity to do a lot of videos and pictures for Instagram. The host is very nice and kind person.
You can reach any touristic, historic and interesting point walking from the Residenza Vespucci.
It is 5 minutes walking from the train station.
Now, this is my favorite place to stay in Florence.

Great stay, great location. The view from the balcony is unforgettable beautiful! We booked the suite that had separated sitting room with two full bathrooms and one wrap around large balcony, it was so comfortable we felt like we were staying at a nice Italian home, not a hotel. The perfect small hotel

I love this hotel. Our suite, with a large living room and separate bedroom had three small balconies virtually sitting over the Arno. Awesome views. Perfect location. The lovely young woman who runs the hotel makes you feel that she is personally responsible for assuring that your stay in Florence is her personal responsibility. I fell on the street and asked her where I would find an emergency room. Knowing I would have a long, long wait if I went to nearest hospital emergency room, she found and booked me at an excellent private clinic, and had a pair of crutches waiting in my room upon my return. It’s like having family in Florence

Stayed in grand room with river view, party of six. Thought would be 2 BR cause when booking it states 1 king, 2 twin and 1 sofa bed. Ending only two rooms, one bed room, and living area. Not suitable for six adults, no storage spaces, luggages, personal belonging pretty much are on floors, noticing mold in shower and there is a leak from ceiling through rain shower head. If known, I would book at least 1 Grand suite and 1 bedroom, so these will accomodate all of us.

Great location, tiny room, gross bathroom

Not sure how this hotel has such high ratings.While the location and view is phenomenal, the room is less than tiny as they added bathrooms at some point that takes up 1/2 of the original room size. There is almost no storage and only the bed and 1 desk chair in the room.

You can look at the photos of the bathroom...really gross and they used some type of deodorizer that made it hard to breath. Like someone who is wearing too much perfume only worse. And the odor permeated the entire flat.

We come from a family of Inn Keepers and travel extensively. We found it hard to imagine how the proprietors of this hotel can overlook the issue with this room. The only redeeming thing about our room was the location and view.The entire room needs to be steamed and grout repaired.

Wonderful stay at a very well run and located property. The brother and sister at the hotel are very professional and most helpful. The location is right on the Arno but happily a bridge away from the super busy Ponte Vechio. You are a block away from the Westin if you want to see the Westin's rooftop bar or you can stroll the adjacent streets to gaze at the high end shop windows. There's so many different shops right there: Maniboo nail shop, Italian/English bookstore with a place to sit inside and read, vintage clothing shop, PAM grocery store. Or walk across the bridge to see the Oltrano neighborhood. Another bonus is how well lit the streets are all around the building at night. Thanks!

Residenza Vespucci is fantastic!

I couldn't begin to say enough good things about the Residenza Vespucci: The neighbor hood is perfect, and a short walk to just about everything there is to see in Florence; The hotel itself is beautiful, very well kept, clean, secure, and charming; The hosts and staff are incredibly charming, helpful, inviting and warm.
I could not recommend a place more highly. The next time I visit Florence, I will definitely try to stay here again

Aurelia and her brother were just super. I developed an ankle condition on the Sunday we were there. Could not walk. She called and had a dr come to the hotel to see me. I missed two days of touring, but after that i was fine and did not lose an entire week of vacation. She just made our entire trip. Just a super experience.

This hotel will rip you off be careful. I booked one person by accident which I did for my other two stays in Italy. Never an issue or charged extra. This hotel I was supposedly upgraded. I arrived with two people nothing was said until checkout that I had to pay a extra $100. I went back in and acted like I booked the same room with one and then two people and guess what same price. So clearly I was scammed. Everything else was good so it definitely ruined the experience I had there and in Florence.

Great view !!

Well, the view was fantastic. The hosts were nice and they offered us some interesting drinks. The room was clean, but the bed was not very comfortable at all. I suggest either a new mattress or a mattress topper.

It’s OK for location & price.

So, it is nice that it is away from the center of things BUT do note that it’s kinda dark and “creepy” when you go thru the downstairs and metal gate at night (even the day time) with very little light and not knowing or remembering where the light switches are - in the dark. My wife and daughter were a bit frightened each time we go in and out from our room and down elevator to outside. Inside should be well-lit at all time; but I think it’s a shared entrance?!? Not sure.
Becareful with taxis - got taken for “extra” tour of city - extra loops for extra ticks on the meter.

when we arrived to the hotel, we were greeted by Aurelia. She spent at least half an hour with us, introducing us to the area, answering our questions, and making suggestions for restaurants, activities, bike rentals, and places to see. During our stay, she was literally on call answering all of our questions that have come up during the day. In fact, she also helped me carry the bike that we rented up the stairs to the room. Our suite was spacious, clean, quiet, and very comfortable. The location is also amazing.Thank you Aurelia for making sure that our family have a great vacation. If you are in Florence, I highly recommend this hotel without any reservations. Don't forget to check out the sunset.

We had a wonderful stay on our 3 day trip to Florence. The location was perfect, just outside of the busy, tourism center. Everything was accessable, but it was quaint and quiet. The balcony overlooking the Arno was fabulous. Lastly, the staff was amazing. Our host was helpful and friendly and our room was clean and we'll kept.

This was amazing, we were greeted and made welcome with a nice cold drink, it was a 35 deg day. Once cooled down a little we were given the location of Ola Ea to eat, drink and sightseeing. The property is located so central walking is easy to all the sights and as you are by the river the view is awesome. Highly recommend

Excellent stay ..

We loved the location being on the river, it is an amazing view. It was also within 10 minutes walk to most attractions. The host was very nice and extremely helpful, we had issues with our phone service and she helped resolve it. We liked the suite setup, rooms were very clean. We liked places the host recommended for food, there are excellent pizza and Gelato places right across the river.
I will definitely stay there again on my next trip.

This place is a great location and it was clean and felt authentic. Not very many amenities but we didn't need any and so didn't need to pay for them. They do offer an amazing water machine that has chilled sparking water in the lobby which was so refreshing during the heat wave.

I loved how homey this place is! Aurelia and Francesco are the kindest people who make you feel so welcomed and will answer any question you have. The location is great - 10 minutes to the train station and walking distance to all main attractions as well as great food & shopping - right next to the river. The room and bathroom are spacious and clean. The curtains are white, so bring your eye mask, and you can feel the springs on the bed, but it doesn't prevent you from a good night's rest. I felt very comfortable here :)

The keepers of the hotel were excellent. Extremely accommodating and made sure we always had what we needed even after we checked out. This was the only place of the 8 or so we stayed on our trip where the temperature control actually worked, and hallelujah for that!!

Great Service and Fantastic Location!

The service was great. We had booked last minute, but the room was ready and comfortable for the evening. The room overlooked the river, and the location was great if you want to be in the middle of everything. We thought it would be noisy, but it was just fine. The room was small and outdated. But, worked for us since we only slept there. Service was five stars! Only wish we had breakfast included. The place recommended by the hotel is overpriced. Eat elsewhere. I cannot remember the lady's name that coordinates everything for you, but she was absolutely amazing and helped us out with finding best places to shop and another hotel for the following evening, since she was booked. I would stay again.

A room with a beautiful view

I was a little nervous booking through Hotels.com after reading some reviews. I called the hotel to make sure they received the booking. Francesco answered the phone and was such a delight to talk to. Asked about our arrival and said not to worry. It was all set! Upon arrival Aurelia showed us the room and offered a bigger room and a complimentary bottle of wine to enjoy on our terrace over looking the Arno River. This is a perfect location. Highly recommend. Rooms are clean, beds comfortable, mini bar, and a room with a fantastic view. No breakfast but plenty of places in the area. Don’t hesitate to book a room here.

Very displeasing

We stayed here for 2 nights. We were not informed that if there was another person staying in the room you would be charged an extra 25 euros a day. This resulted in an unexpected fee of 50 euros during check out which the receptionist could not provide a document showing us what exactly we were being charged for. Claimed he was giving us a \"discount\", and proceeded to get angry with us. As two travellers on a tight budget this was not a very good way to end our stay in Florence. Not to mention the rooms were outdated, needed painting and our bathroom light needed re-wiring. Would not recommend and would not stay again.

Room with a view - you will never get bored with the street view or view of the river and bridge. The room itself makes you feel at home. I like the coffee machine which can also make hot water. The reception lady or the owner is very friendly and helpful.

Residenza Vespucci was amazing , beautiful room & bathroom with an amazing view over the Arno & you could see Ponte Vecchio from the little balcony , fantastic location close to the train station, bars, restaurants & shops & ideal to explore Oltrano. It dates back to the XV Century and spans over six floors, one destined for retail and five to the 5-star luxury lifestyle hotel, totaling more than 5,000 square meters.

Steps from the historic Ponte Vecchio and Arno River, IL Tornabuoni's interiors are designed by Milan-based architect Andrea Auletta. Each of IL Tornabuoni's five floors are designed with a distinct color scheme as a nod to the Renaissance period, embodying the city's rich history and artistic magnificence by incorporating distinct regal and bold gem colors including vibrant teals, deep blues, sunny yellows, energetic vermillion and soft greys.

The wallpaper for each room and suite was custom designed by Auletta with lush fabrics including silk, rich velvet and wool were used for the furnishings. Most rooms and suites provide two double beds for guests, a rarity found in much of Italy and Europe, along with grandiose bathrooms which recall the lavishness of ancient spas.

Many suites offer stunning views of the Duomo, Santa Maria del Fiore, and the famous Cupola del Brunelleschi or the picturesque Arno River and Il Ponte Vecchio. The restored Minerbetti Palazzo has retained much of its heritage with state-of-the-art avant-Garde interiors and the property's opulent look and feel perfectly blends historic prestige with modern day beauty.
