Ciao!!! The elevator doesn't work adequately, so keep that in mind if you're traveling w heavy luggage, people w physical disabilities or little kids. The decoration is minimal and outdated w equipment needing maintenance. Beeding is simple. Bathroom was clean. They don't have front desk after 7PM. In conclusion, the property doesn't feel like a 3 stars hotel. I only recommended it for one night stay by single travelers or couples that have every detail planned and appreciate good location over anuthing else.

The hotel is located a few blocks away from the Milan Dome, shopping district and good restaurants. All attractions were at walking distance. Serena, the sole staff, was wonderful very friendly and helpful

Close to lots of restaurants, the cathedral and shops and the station which was very helpful. People were nice , lots of maps and stuff to look at. Had air conditioning. Our room was really quite big with a sofa and tv and desk and wardrobe. Bathroom and room were clean. Really great. Would stay here again.

Great location- 5 minute walk to the train station & 10 minute walk to the Doumo tourist attractions. Hosts are available on site for 24 hours. Quiet & clean. We opted for the Alma room which included a private bathroom & shower. The building is about 400 years old. Napoleon’s sister in law stayed here.

Nicest couple who hosted and welcomed me. It is an old building and dated but it was a clean and spacious room. The bed however was extremely uncomfortable and the air conditioning didn’t work the best. Thankfully it wasn’t too hot at night.

The Perfect Italian Inn

We thoroughly enjoyed our time at Bellevue House. We wanted an authentic Italian experience and it was that with great linens, a comfortable bed and a wonderful shower. Everything was spotless and very clean. Our room was spacious, Sophia. The Innkeeper was so kind and helpful. He gave us the names of several family owned/ run restaurants that had delicious food. There is a small, newer elevator that was able to carry my husband and I up to the 4th level (3rd floor) which was a godsend after days spent site seeing. They had daily maid service that kept everything spotless. If we find ourselves in Florence again we will be staying at Bellevue House.

This is an older property. You cannot expect this to be a traditional \"hotel\", as you would think of in America. The walls are very thin. It was clean. I had everything I needed. It felt safe. The owner was very helpful. I only use the room as a \"base\", so I need basics and location. Shower and amenities were great. Room was clean.

I booked three rooms at the Bellevue House in December for my adult kids, myself & husband and sister. Communicating with Luciano was so easy! He took such good care of us. Not only by reaching out, but by sending us detailed pictures and info on the building. Bellevue House is an easy walk to the train station. There is a lift, but just to warn you, it’s the slowest lift ever. No joke. There is even a note in the lift stating that due to the history of the building, they had to go by certain protocols. But hey, at least there IS a lift. It is small tho. The 3 rooms were great, clean and comfortable. Good size bathrooms were very nice and clean with nice shampoos and soaps. (No conditioner, but that seems to be an Italian thing along with no wash cloth/face size towels).

Luciano gave us some great recommendations for restaurants (loved Osteria la Scala) and told us about the Farmacia di Santa Maria Novella, the oldest pharmacy in Florence, which happened to be across the street. A must visit!! He kindly kept our luggage when we had an early tour.

We would definitely recommend staying here. Thanks Luciano!

We only stayed one night (our last night) at Bellevue House. All 3 of us wish we had scheduled more nights here. It was the perfect end to a great vacation. I cannot say enough about how fabulous the owners of this hotel are. Here’s one example but there are several. We had an early flight and had to get a 3:30am taxi to airport. Alex knocked on our door at 3:15 to make sure we were up and he helped us get all of our bags to the curb and waited with us to make sure taxi arrived. Who does that?!! We were blown away by the warmth and personalized attention we received here. I truly hope to return one day for a longer stay.

51 steps or a alpw elevator to the hotel but wasn't a problem. Ran by father and son, exceptionally nice. Great location also. Only odd thing was tv which had 2 channels. One was BBC and the other was the China propaganda channel. Wanted to see Italian language simply to listen more to Italian

We stayed here for 2 nights. and we are so glad we did. The hotel is on the top floor of the building which also houses other hotels. Easily found from Florence train station. As its the top floor of course it has a few flights of stairs but there is a lift which although it is slow(due to age of building) it works great. The welcoming wss very nice and Alex explained loads to us as you need codes to get into the premises and for the lift. Incidentally Alex came down the stairs to greet us and took our bags up. The rooms were spacious and very clean and lots of towels and toiletries. The bed was very comfortable and there is air conditioning which worked ok. Shower was also very good and hot. I think the family live there also so always on hand and not intrusive. There is no breakfast option.Overall we would stay here again if we ever went back to Florence.

It was a wonderful experience staying at Bellevue house.
The location is perfect for a walking tour of Florence and near to the santa Maria station. The hosts were very helpful in guiding us to get around and suggestions about eating places around. Very comfortable big rooms. No TV but has great WiFi. Since it's an old building but well maintained you might get a feeling of living in a old castle

This family run hotel was an absolute gem. They were kind and attentive and spent lots of time suggesting places to go and eat on the local map. Our best and favorite meal of our entire trip to Italy was a recommendation by Ale. The location was central to everything we wanted. The hotel is older, much like the city. However, they keep it clean and the charm is off the charts! The room was huge and worth every cent!

I liked Luciano. He was super helpful especially since we came in late due to a delayed flight. The place is historic setting so it is very old. The three days there we did not get room service or fresh linens and towels. But we were busy most of the time anyway. When leaving we were charged a “room tax” of 2 euros per person per night. Cash only. I would have tipped him that just because he was a very nice person.

The property is in excellent walking distance to everything. The person that greater us, Luciano was amazing. Our flight coming in was delayed by 2.5 hours and he was kind enough to stay up well past midnight and make sure we made the trip ok from the airport. Exceptional.
The room is large. High ceilings. Very open. It is in a historical building. They have a lift for those who do not like the 4 story walk up. Love the space, but Luciano will make me come back!

Minutes from Great Sites!

We picked Bellevue House based on prior reviews and so we could not only walk to all the must see sites but also be close to the starting point of our tours. We were not disappointed. Do read the email sent prior to check-in with entry and elevator codes! The owner was wonderful with lots of helpful advice. Loved having the kettle, mini fridge and daily water. The lift is slow but gets the job done. It might have been operator malfunction but it would have been nice to have a cooler room.

Absolutely nothing bad to say about this property. It is owned and operated by a lovely couple who take turns living at the property and their farm house. Each room is huge and full of beautiful comfortable furniture. Our room was 3 rooms, bedroom, sitting room with a sofa, and the largest bathroom I have ever had in a hotel in Europe.

Short review because zero complaints, only complaint was that we didn't stay long enough.

Alex and his father were great managers for this house. His father was very thoughtful and thorough when we checked in and showed us a map of tourist attractions and as well sent us an email in advance. The room itself was very spacious and it gave us a very homey feel for Italy. This small, family owned hotel is very conveniently located near the train station and within walking distance of many of the major attractions in Florence. The room was large and comfortable. They installed a lift within the last few months that improves access to their third floor location so people shouldn't be put off if the description they are seeing says that there is no lift. The best part of my stay was the excellent attention of the family that runs Bellevue House. They were so friendly and helpful.

Close to main tourist area. Beds were not comfortable. Lots of stairs to go up. Not the type of hotel if you are looking for luxury. Saving grace is the extremely helpful dad and son team. Would I recommend it, yes! Not for the comfort, but you are so busy during the day that you only need a place to rest your head. The dad and son were very helpful.

The host and his family are very friendly and did everything they can to make our stay pleasant. The location is great -- just minutes walk to all major attractions, yet quiet and still affordable. Plenty of restaurants around to choose from and the hosts recommended all the good ones and even helped to make the reservations for us when we couldn't. Our room (No. 1) is spacious. The hotel is on the 4th floor (3rd using European convention) of an old building without an elevator. Although the hosts can help with the luggage, people with difficulty in climbing may want to avoid. The interior needs some renovation, especially to the floor. Adding some furniture will make the spacious room more usable. All in all, we had a comfortable stay and enjoyed our time on Florence. We thank hosts for their hospitality.

Excellent hotel with spacious rooms, ideal location (near train station), and wonderful staff (Alex was exquisitely helpful in navigating the city and giving recommendations). The only thing to be aware of is that it is on the fourth floor of a building without an elevator. The only circumstance I would not recommend this establishment is if you are physically incapable of climbing several flights of stairs.

Room at the back was spacious and very quiet. Although the room was a little dark, there were however lots of light fittings/lamps. Would be great if breakfast was served as this was the only thing we were missing. Great place and would love to stay again.

Alex was fabulous. He gave us referrals for restaurants in the area. He even took us to one cafe to introduce us to the owner. He took us to the bus station to help us get info for the bus. The location is excellent. It is very close to the bus station and the train station. The location makes it very easy to walk around Florence. A perfect place to stay! On another note for those that haven’t rode the buses be aware of the bus validation police. We are from a small town and hadn’t rode the buses. We didn’t validate our pass and it cost us 50€ each.

We stayed in the Genevra room and it was exceptionally huge. It easily fits the four of us, 2 adults and 2 children.

THis is a small hotel on the top floor of an old building (~16C). The room was spacious and pleasant with an in-room shower as well as access to a private bathroom across the hall. There is no lift which meant a long hall with bags but some excellent workouts to shed the tiramisu. Breakfast not available but numerous places nearby offering pastries and coffee
The owner and his wife are a charming older couple and a fund of genuinely good advice about local eateries and places to visit

I had a lovely four day stay at the Bellevue House. It is in an old convent located on the top floor of the building. My large room faced a courtyard so it was generally quiet. While there is no breakfast service, my room had a hot water pot along with teas and instant coffee. Two things made my stay very pleasant: the location and Luciano and his family. The Bellevue House is in close proximity to the Santa Maria Novelle train station and the Cuomo, yet not in the frenzy of the main tourist areas. Luciano, his wife and son provide great information and a welcom8ng experience. I would certainly recommend and stay there again.

Bellevue House is Fantastic!

The Bellevue House is less than 300 meters from the train station. It is a hotel that is more like a Bed and Breakfast. We were in the Carolina room. It had two side-by-side twin beds, a futon in another part of the room, and a huge wonderful bathroom. The only drawback is the four flights (91) stairs that you have to walk up due to no elevator. However, they do come down to carry up your bags which is very helpful! Attentive service by proprietor and staff. Excellent suggestions on where to dine or shop. They call for taxis if needed. A great place to stay and get the flavor of Florence.

A little shabby, but great place to stay

Bellevue House offers a pleasant, no frills stay in an ideal Florentine location. Conveniently located near the train station, but also short walking distance to the main Florentine attractions. Very much a hidden gem. The hotel itself is quite modest. Furniture and decor is old, but rooms are spacious. Hotel proprietor was the kindest, most helpful person. Gave great food recommendations, and let us check in early and leave our bags while we explored the city. For the price and location, this is a great option if you're okay with an \"old hotel\" experience.

A good hike up the stairs but the owner and his son were very quick to assist us with the bags.
Located very near the train station (walking distance even with bags) on a street with little shops and restaurants.
Recommendations from the owner were great for restaurants and sightseeing.
Clean and had everything we needed including air conditioning and wifi.

Old-World Charm

Bellevue House is on the top floor, three stories up, in an old building, apparently a former residence for a countess. The rooms face away from the street so they are quiet at night. I had a room facing the garden, the silence only broken by church bells in the morning. I had a double bed and the room was large enough to be comfortable, unlike some other places where the rooms are tiny. Cons: There is no breakfast, there are many flights of stairs (but staff will carry your luggage), there were mosquitoes in the room, despite a window screen. Pros: The owner Luciano is very gracious and helpful, the hotel is close to Firenze SMN, Avis car rental and a 15-minute walk to the Duomo and the place has old-world character.

Great location for sights and transportation

A picture of Florence hospitality. Room reflects charm and owners are beside themselves with service. Two blocks from bus terminal and 4 from Termini. Really good food and drink selection on street and even better prices one block off Scala. It is a three-floor walk up, but Alex, the son, takes the luggage for you.
He is also former interpreter so directions and recommendations are clear and right on the mark.
The room is old-world, but clean and comfortable AND it has excellent A/C. We visited in August so this was a big advantage.
The hosts will make you feel like you are visiting relatives-only better!
Highly recommended!

Great location near Train Station

My wife and I stayed here during our time in Florence and couldn't have been happier with the accommodations. I wasn't aware of the House being on the 3rd floor (4th in american) and so carrying luggage was tough so pack light. We also had a shower and sink in our room, but no private toilet. We had to exit our room and cross the hall to a private toilet. No problem, but it just was unexpected. Our hosts were AMAZING. They gave us several local recommendations and helped us find the best places to eat while we stayed in Florence. A few minor items noted didn't hurt our stay at all. We would stay with them again.
