The room temperature at night is too cold and cannot be adjusted because the hotel has it locked. The staff at breakfast time is not very friendly.
The room is comfortable, clean, and has an excellent location.
Despite that, I would stay there again.

Very nice hotel, rooms and staff. The only negative is the elevator only goes to 2nd floor. Third floor guest have to drag luggage up a very long flight of stairs, so request a lower floor if you can't do luggage up stairs Loved the hotel and staff and rooms.

The hotel was great, rooms comfortable and clean. The breakfast and service was excellent too, once we could find the hotel 😂

The entrance was hard to find, there is a large brown door with a small sign on the side and no other indication that its a hotel. The address takes you to the right corner, but number 12 is not visible.

I even asked a hotel doorman right across the street and he sent me a block away.

Time to buy a bigger sign board or put it on the doors 😇

Such a cool hotel. Very convenient Parking just a couple of buildings down the road. Buzz to enter and the massive door opens to a beautiful set of stairs to the entance. Staff were very nice and helpful. Our room was clean and we were located in the BEST location. We were so happy we stayed here and wished we had a couple more days. Breakfast was excellent. Highly recommend this hotel.

We enjoyed our stay! We booked 1 room for 4 people (2 adults, 2 teens) but ended up getting 2 rooms. At first we weren't sure but it ended up working out perfectly as the rooms were right next to each other. I loved that the hotel offered complimentary water to fill our bottles. The breakfast was simple, and had everything we needed. If you don't mind some walking, it is a good area to get around to different parts of Florence

Overall a very nice stay in a central location. Spacious room, delicious breakfast buffet, friendly staff. The place wasn’t without a few issues however. We were two people in a room with three beds but they only made up one of them. We had to ask them to bring us linens for a second bed. AC was very noisy and though our room was hot, we had to turn it off because we couldn’t sleep with it on. Also, the mini fridge wasn’t working which we didn’t realize until we went to take out our cheese and fruit and it was warm. No place is perfect so I’d still recommend it.

Absolutely not worth staying here specially when you are with luggage.stairs to get to lobby no one to help and then elevator from first floor to second then there are lots of stairs to get to the 3rd floor .

Value for money is excellent. It is not a fancy place and has an old and small elevator to get to the second floor (where the rooms are located). But on the other hand room was VERY clean, great e, very well located (app 10 min from almost every important place but in the middle of a very quiet street). I would definitely come back.

Although the staff was very nice and the sitting area as well, I was horrified when my daughter showed be her bedding was stained. I expected the hotel to be as upset as I was or embarrassed at the least. All i got was an oh sorry. For the price we paid this should not have been an issue not even going to mention the other issues we had.

Best small hotel I have ever stayed

La Residenza Fiorentina is really nice small hotel.
First: despite small one but it offers great service (value for money). Location is perfect, only 5 min walk from SMN train station. Everywhere is a walking distance, galleria de academia, galleria de Uffizi, you name it.
Second: staff are very nice, helpful, and smiling.
Third: room is very nice and clean, our room (triple bed) had 2 private bathrooms which was amazing.
Fourth: Rooms are equipped with real AC and not a chiller, so work perfectly in humid weather.
Fifth: breakfast is basic but staff is perfect and delicious. We did enjoyed it. We do like the sparkling water dispenser which is available through the clock.
The only tiny negative is the location of the reception, use of elevator and a door password, being a small hotel in a residential building.
Lastly, I will not only definitely will come back, but also I will advice all my friends to stay in this hotel once they are heading to Florence.

Very nice, clean hotel in a great location. Minutes walking distance from the SMN train station and all the main sights in the city center. Very nice breakfast with lots of choices. They were able to keep our luggage for a couple of hours after we checked out and walked around before our train left.

I didn't like that I couldn't adjust the temperature of the room. All the rooms have pre-set temperatures . The only other issue was the size of the shower. There smaller than what you would find on a cruise ship.

I stayed in a triple room and for me it was a bit small, initially they gave me a sofa for the third person which was impossible to sleep in it. They changed my room the next day and gave me a single bed.Someone on my family stayed on a room for four and was super spacious with two bathrooms. Not too many hotels offered accommodations four four and that was a plus.

Difficult if you bring luggage as there are steps with no help. The lift is tight, bathroom shower was a joke It was uncomfortable to take shower. Staff working on the breakfast not welcoming. Smile is free and a simple greeting would be very helpful. The bed is comfortable and the availability of free filtered water is good . Distance to station and attraction is great too.

Room was spacious and clean. Its tough to get to if you have a taxi or driver because it is on a narrow street you will have to get out in the square and walk over, but the walk is extremely short. There is only one iron in the hotel and sometimes it is shared between multiple hotels in the area. Those were the only downsides other than that i recommended this hotel also great breakfast

I would say a bit of a mixed bag for us. We stayed 3 nights here. Our room was very bare bones and freezing cold (we were told not to adjust the temp in the room), but quiet. We were only allowed one key when we really could have used 2. We appreciated having an elevator and the area and hotel felt safe. The staff were friendly and the breakfast offered had a good variety. Our bed was a bit lumpy but the linens were clean. The shower was ridiculously small (like RV small) and the shower head shot water every which way (not on purpose) so showering was not great. For the price and location, I guess it was fine. Maybe a different room would have been better. I think as I get older, I just want a few more comforts. If you are on a budget, then it felt safe and fine. If I were to come back to Florence myself, I would probably stay somewhere else.

The place and the staff were amazing. Federica, was very helpful and kind. She took care of our luggage and the staff in the kitchen were very kind. The breakfast is great. Our only comment is that in our room the A/C did not feel at all during the night and the rules, they provide in the check-in said that you are not allowed to change the temperature so if this is the case they should check that the room has the appropriate temperature, we understand summer has a very high temperature but that's the reason you are paying for a hotel with A/C. Thanks

The front desk lady was very nice, there was a parking lot very close to the hotel, but we had to paid extra for it .

Wonderful place to stay, the staff were friendly and the room very clean. Breakfast was included and provided lots of choice and a chance to start the day nice and full. Only slight downside is the property is quite noisy. You can hear noise from outside and also every time anyone else in the building opens or closes a door. This made for some disrupted nights. However I would still recommend this place as it is very conveniently located and the pros definitely outweigh the con.

There was no kettle/tea/coffee provided in the room. Breakfast options were limited.

Location is good if you are travelling by train. We arrived and left Florence using the train, as well as starting a day tour outside the train station.

For the money, this was an excellent place to stay in Florence. It is centrally located in an historic palazzo and near the train station and all the museums and my room was large and airy with a king size bed. The bathroom was a bit tight, but freshly done and spotless. Breakfast buffet was included and had plenty of nice options. Arrival - finding the entrance and checking in was a little confusing, but once understood - coming and going was fine.

To be fair, it was extremely hot during our trip and we came in on a Sunday afternoon. The hotel door (which was pictured on the website) was closed from view with a large wooden door. The address listed on the website was for the rear entrance. You'd never guess that a large staircase leading up to hotel door (as pictured) laid behind it. We could of gotten in at the back of the building, but we had no idea this was possible until we attempted several hotels and one lovely woman showed us how to get in. The room was two flights up and I was never asked if I could climb stairs. I can do so, but it is not without discomfort and although we were offered a chance to relocate the next day, we were already unpacked and didn't want to go through repacking. The air conditioner hardly worked. The fan helped to blow a little bit of cold air, but I needed to put my luggage bag on the stand to stop it from rattling - but this did work. The maid service was good, the room clean, the internet worked fine. This would have be a good hotel for one or two nights, more than that I would check elsewhere or get a better room.

La Residenza Floretina is a hidden gem. Located in a 17th century villa close to major historical sites, it is clean, quiet and comfortable. The lovely receptionists are helpful and eager to please. I wish we could have stayed longer.

Overall, this hotel was okay and met our needs, but it did not have many amenities. The hotel is very hard to find at first, especially when checking in and carrying a few suitcases. I wish there was a bigger sign on the outside. When you finally get in, you have to hit a few buzzers to be let in, which is good for your safety. The hotel itself is very small and a typical Italian hotel. If you want all the bells and whistles, then this is not the place to stay. The staff was very friendly and accommodating. The location is great. It is a 5-7 minute walk from the train station, a 10 minute walk to the city center, a 30 minute walk from Piazza Michaelangelo. Overall, this hotel served its purpose if you're there just to sleep at night.

Buffet Breakfast is much better than some 4 stars hotels. The staffs are very friendly and welcoming. The location is perfect and so convenient.

I stayed in La Residenza Fiorentina for a week solo Vacation......all I can say is 2 THUMPS UP. From day 1 up to my last day, the staff are very good. The day receptionist by the name of Maria, she is absolutely phenomenal. She's so professional, speaks English well thats really an A+ when you visit a non English country, very helpful and always there for their customers. If I own a company like this I will definitely HIRE this lady. Kudos to her for making their clients like a FAMILY. On the other hand, the Hotel location is PERFECT......walking distance to all the tourist destinations of Florence. Only 3 minutes walk from Santa Maria Train Station.
This Hotel is definitely SAFE!!! One thing I really like about this hotel location is that Grocery Store is just below and surrounded with lots of nice Restaurants.
My room is Clean and everything I needed in a 3star hotel are there. Can't ask for anything else. Overall I will give La Residenza Fiorentina a rate of 5/5. Definitely coming back in this hotel again once I visited Tuscany in the near future.
