The location is great (besides the work on the street right in front of the property. Close distance for walking to and from train station and attractions and restaurants. They were working both inside and outside on the building with construction starting around 7:30am - very noisy.

Check in was only challenging because the hotel wanted passport identification and since we were checking in late they wanted it emailed or texted. Hotels.com blocks out the email addresses to keep the communication through their site which is a reasonable security measure. But the hotel was able to work with us and get us in when we arrived. The room was more spacious than I had imagined. It was very clean and the basket of goodies for breakfast was wonderful for us as we were just passing through. There was a washing machine and a full kitchen that we didn’t get to use, but will remember for future visits.

Check in was convenient and friendly. The building itself is old (beautiful), but this isn’t the St. Regis. It’s a converted apartment building with some “apartments” and some “rooms”. We stayed in a 1 bedroom apartment for one night only. It was well equipped, full European style bathroom, kitchen with the necessities, a huge bedroom and a laundry area. It was more than we needed for the night, but the location was perfect and the cost extremely reasonable. Would highly recommend unless you need to be waited on left and right.

The Novella House is a quaint, well-maintained accommodation that is close to little shops and restaurants. The Duomo and Santa Croce are each about a 20 minute walk from Novella House. Although it was 100° outside, the room actually somehow stayed cool. All of the staff members we encountered were helpful and kind. The comfort of the room exceeded expectations. This is a hidden gem!

This place is a gem! It's really a full apartment with a separate living and dining area, updated modern and clean bathroom (although a bit cramped), a fully stocked kitchen with utensils, pans, and dishware, a washing machine, and a large bedroom with a comfortable bed and beautiful view of the city. We could LIVE here. The dining area had a huge wood table, where you could gather guests. The location was fabulous, as it was a 6-minute walk from Florence Central Train station, but a 10-minute walk to basically everything - all the squares, the museums, bridges, etc. The staff was friendly, but this is the only 4-star rating section, as they had a few missteps with us, including some of them not knowing where the electrical breaker was for the stove, how to turn on the washer, not calling us when a package arrived that we'd alerted them to (they did come back after hours to deliver it after we begged), etc., but NOTHING so serious as to make us not go back, as long as you don't need true 24/7 assistance. If you are planning on Florence, plan on this property, as it's really fabulous, as you can actually cook in the kitchen, and be really close to everything. We would absolutely return for an extended stay here!

I liked this place it was clean with all the necessary amenities. I personally didn’t like the vibe and it was not the picture that was described it was very renaissance Catholic Church vibes it even smelt like a church, the room was mustard yellow with creepy art, the bed was very thin, you could feel the springs but our overall experience was great. It was good for an overnight stay and the price you can’t beat. Loved the blackout wooden doors that helped us sleep in and they were also very nice about us checking out an hour late and holding our luggage. Like I said I can’t complain about our stay just the decor and wall color/style wasn’t my favorite but the stay for the price was amazing.

Rude and late, but still a nice apartment

The apartment was nice but the service was pretty poor. We arrived at 3.30pm, the room was supposed to be ready at 3pm but it wasn’t actually ready until 4pm. The person on reception called Alex did not manage the situation well, he was kind of rude about it when he should have been a little apologetic. We had travelled to Florence by train from lake Garda with 2 young children, we changed train 3 times, we were hot, we had carried our bags from the station, we just wanted to get into our room. They forgot to put towels in, the door was tricky to open, the power kept cutting out so we were advised to turn off our AC if we wanted to use the kettle etc. I get it, it’s an old building, if it hadn’t been for the initial check in it may have been charming instead of annoying.
The apartment was clean, it was in a good location, had great facilities and good sized rooms.

My only objection was that we were in the room directly across from the office and in the evening a couple of men in the office were having a very loud conversation (not an argument) for quite a while. It sounded like they were in our room! All they needed to do was use their \"inside voices\". Once the office closed at 7PM, no problems.

Wow. What an amazing property. My wife and I stayed here with our two daughters (10 and 12), with my mum and her husband staying in an adjoining apartment (a separate apartment, but with a shared front door so that we felt like we were staying together as one big family!). Both apartments were astonishingly spacious, well-appointed, and tastefully decorated - the high painted ceilings were a highlight. The location was perfect for our needs: halfway between the Locauto car hire place and the main train station, and still easily walkable to the centre of Florence. The hosts were super-friendly. We recommend the nearby restaurant La Grotta Di Leo.

The place is not a hotel, it’s more like a vacation property rental. The rooms in the images were probably taken like 10 years ago, because the rooms look run down, or at least the one we had. The place is the bottom two floors of a building and it was hard to find. Once we got there, it took like 20mins Rea to get in because they didn’t answer the messages I had sent them. The building is also across the street from a charity home building, so expect people to be smoking outside at all times and stare at you as you walk down the street. Definitely affected my experience in Florence. The staff was also not super helpful and had the “it is what it is” attitude.

Disappointing room, location &helpful service good

A good location and very helpful service. We were disappointed in the \"Superior Triple Room\" with city views however. The website shows a room bathed in light, while the reality is that it was quite dark with windows onto the shaded narrow street. The \"bathroom\" is the size of a cupboard with a toilet and washbasin. The shower is separate.

It did the job but all in all, the marketing does not portray the reality.

Neighborhood marginal, with a halfway house across the street, and several shady looking people hanging around, smoking heavily, strange smells, dirty streets. Always felt like we had to keep looking over our shoulders when we walked in and out of there.

Our train was delayed, so we arrived later than expected. However, we were greeted warmly and shown to our apartment a few blocks away from where we checked in. The old apartment looked recently renovated. It was modern, clean, comfortable, and in a great location for seeing historic Florence. It had a nice kitchen, which was fully equipped, small balcony, and stairs to climb to the third floor. We were able to store our luggage after check-out.

We had such a wonderful stay at Novella House, I only wish that we stayed longer!! I came here with my family of 7 people. The staff is extremely well accommodating and helpful. They go out of their way to help their customers, always with a smile on their faces! For instance, they immediately helped me find a suitcase shop to buy a suitcase when mine broke and called us taxis whenever we needed. They even kept are luggage after our check out for free so we could sightsee. They are on site until 7 pm, sometimes even later. Really a wonderful location, just a few steps from beautiful sites and lots of restaurants and markets! The welcome basket was a great touch and very convenient. The apartment itself was beautiful and even though it is decorated in an older historic style, everything was extremely clean and it had all modern amenities. Thank you Francesco and Alessia for a wonderful Florence experience!!

There is only one time we got cold water in the shower maybe people next door was in shower too. We still recommend to others because of the location. Snacks and drinks are topped up daily without extra cost.
I also have to mention we got the room at ground floor. It is beautiful and spacious. Loved it.

Very nice drag at Novella House. Francisco greeted us and held our bags until the room was ready. Room was great. Nicest shower in Europe. Nice touches with the snacks and free water/juice. A taxi was ordered for our early department, which made getting to the airport to easy. The rental is walkable to everything. Definitely recommend.

The bed and the pillows were horrible. We barely slept for 3 nights as the mattress was a 15cm piece of foam and extremely uncomfortable.
This is unacceptable for a hotel which is rated 4 stars!
The location was however perfect as were the staff who were extremely friendly and helpful.

Our room was next to their admin office, & the noises start very early and we could not sleep well. Worst was they did not provide floor mat in the toilet and i slipped on the wet floor after shower and broke a glass window panel while trying to avoid the fall. They changed us Euro80 for the damage. Stayed there 4 nights and we get occasional knocking on the door looking for receptions.

We booked this based on previous reviews and close location to the train station. The walk from the station was brief. We were greeted by the staff and had a lovely room on the main floor. Our room was very comfortable with a large bathroom. There was also complimentary breakfast basket that was replenished daily, as well as kettle for tea and coffee, and a liter of bottled water in the fridge. Good Wifi. Excellent walking access to all the main sites of Florence. We stayed for 2 nights and highly recommend.

We had such a lovely stay. It's the perfect location being so close to everything , whilst being just away from the busy centre. Everything is in walking distance and the restaraunts close by were excellent and very friendly. The room was perfect and clean and I would gladly recommend a stay. Loved it! The apartment was perfect for 3 people (1 double bed/queen and 1 twin bed located in the living room) and we had plenty of space. We were also pleasantly surprised that it came with a small stove, fridge, laundry washer, and kitchen table. Olga and Francesco were also very kind and helpful throughout our stay. The location of the hotel was great. It was within walking distance to the train station, but on a quiet street next to a main piazza. It was also within walking distance to all the famous sites and great restaurants. The service was phenomenal. We arrived much earlier than check-in, and we were able to safely store our luggage, were given our keys and all the information we needed. The host also gave us a map and outlined important sites for us and answer questions we had. Once we had access to our room, we were so pleasantly surprised to find that it was very spacious, had a beautiful European decor and a nice modern bathroom. It was extremely clean, towels were provided as well as toiletries, and we were given an iron when needed. Although the front desk was only open between the hours of 8:30am-7:00pm, there was a number that we could reach them at all times in case of an emergency, and they were very willing to answer any questions and provide anything we needed throughout our stay. Checking out was very easy as we had to catch an early train, and we just left the keys in the room. We really enjoyed our stay here and have no complaints whatsoever and would highly recommend it to anyone staying in Florence.

Lovely two-room suite with shower room and separate room for toilet/sink, updated in a very old building, conveniently situated about 5 minutes from the train station, and convenient for walking to all the sites of central Firenze. Truly amazing! Very generous, friendly and helpful hosts. Alicia gave us all tips and ways to travel and discover florence. I had booked a triple sharing room and i was provided two rooms. Nice big and cozy ones. Very clean and quality toiletries and bath towels were provided. Expresso machine and various types of coffe, tea bags, crackers and snacks were provided in the room for free along with water and juices. I would highly recommend this room. Also very close to S Novella station.
Just one thing to mention is that the wall paint in one of the rooms has peeled off, but its not at all a bother to me considering their services, generosity and neatness

Not only was the location great (15 minutes or less walk to almkst all the prime sites in Florence), Francesco and Olga were very helpful. All the restaurants they recommended was superb. The room was spacious, clean, and stocked with free food and drinks. Overall, our stay was marvelous.

The directions to the hotel were simple and clear. It's a very short walk to/from SMN train station. Check in was simple and Francesco is extremely upbeat, polite and kind. My stay was very comfortable and quiet. The room was very well furnished and the bathroom was extremely clean and well appointed. You can walk anywhere in Florence from here. There are tons of eating options nearby, from fancy to simple. I've been to Florence many, many times, so I didn't need any assistance with sightseeing or the like. Convenient location and spacious room

Novella House is located close to the main train station and within walking distance to all the main tourist attractions. The room was huge and all the snacks and drinks were complimentary! Francesco was so friendly and helpful - he showed us on the map the best places to visit given we only had one day in Florence and gave us restaurant recommendations. We would definitely stay here again

Nice and clean.

This was a wonderful place to stay. Our host was so gracious, helped take our heavy suitcases up the stairs, as no elevator. Had a mini fridge with some water and other goodies. Our room was a suite and plenty of room to move around. Lovely ceilings and would definitely stay here again. Certainly not disappointed in our choice to stay here.

We were greeted warmly and allowed to check in despite the fact we arrived early. It was a good location by the station. Very spacious rooms and a variety of amenities for the price we paid!

Spacious suite

Francesco is very professional and welcoming. The room is larger than expected and the frescoed ceiling is one of a kind. It has a kitchenette but we didn't use it though we enjoyed the cold drinks and a whole basketful of snacks provided and replenished during our short stay.

Great Find

Since this was the least expensive property we've booked I was a little hesitant about it. It exceeded my expectations. The room was huge with a four poster bed and frescoed ceilings. It even had a kitchenette which I wasn't expecting equipped with pots and utensils. We booked a deluxe room. The staff was more than helpful and recommended an excellent osteria down the street. The location was ideal, easy to find near to the train station and all the major sights.

Loved this small hotel

Good value for money. In the middle of historic Florence close to everything you want to see in Florence. 5 minute walk to Central Coach and Train station.
Lovely big room with painted selling and very nice Bathroom and small service area which has a fridge a coffee machine and Kettle. Water and juice included plus all you need to make a nice cup of tea or coffee.

This hotel has a variety of rooms - different shapes and sizes but all with all the requirements you could ask for - mini fridge and a variety of crackers, etc free for the taking. The room we had was huge, with at least 12 foot high ceiling. Even in the heat of the day, the room was cool. I suffer if the humidity is high and although air conditioning was available, but we never had to use it. The room stayed very comfortable. Location is excellent and easy to find. Close to the train and bus station on a side street. Easy walking distance to all the attractions in the old city.

Nice place with very good rooms.

A nice place with large comfortable rooms. We didnt experience any noise. Good location. We parked at garage excelsior, which is a 2 min walk away (eur 22 extra) . Driving in florence is hard and it is tough to park in front of the hotel in a large car.
There is no breakfast but there are a lot of nice snacks kept complimentary in the room.
Francesco was friendly and helpful.

Great location and comfortable room

The hotel was located in a central and easy to access part of town, not far from the train station. The room was clean and nicely decorated, but mosquitos kept finding their way into the room and bathroom. We stayed for 4 nights, there was air conditioning, but July is a very hot time of year and it wasn't cold. There was a festival at a nearby piazza with music and dancing while we were there which made the trip extra memorable. Overall, great location and a comfortable room.
