The included breakfast is a continental one. No eggs, bacon, etc. Small, compact, easy to navigate breakfast area. Staff were friendly. The rooms aren't super modern, but the hotel is over 150 years old. You get a separate sitting area and plenty of room. Great location. Free parking. Would stay here again.

Admiral Fitzroy B&B is located within easy walking distance to Thames St shopping & the waterfront shops & restaurants. Room was large enough with a good sized bathroom & tub/shower. Staff were friendly and allowed an early check in & parking which helped a lot. Cookies at front desk were a nice treat. Breakfast was a good spread of fruit salad, Greek yogurt, bagels & breads, coffee & juices. A bit of noise during the night but had a great stay and would stay again.

Please do not pay anything more than $200 - 250/night for this place. Particularly if they give you #3 room in the basement. The room is damp and roughly finished. Because, it is a basement.

The room was ok. Bed awfully uncomfortable. Smoke alarm went off in our room for no good reason at 1 am and needed to call manager to come and disengage. Things just felt worn out. It was a very nice continental breakfast and staff friendly and kind. Rooftop is fantastic. Good location to the wharf and shops and all things on Thames St.

The property didn't have any working AC on an 85-degree day. The AC kept tripping the breaker and they said they couldn't fix it and the windows didn't open. They suggested we leave our door open instead.

We stayed here for two nights for a wedding. The staff were helpful. Parking is an excellent benefit. Everything is in easy walking distance. The continental breakfast was a bonus and quite a surprise with excellent coffee, fresh pastry assortment and bagels but the fresh fruit was a nice way to start the day. Very very quiet. Nice touch with fresh cookies at the desk when you wanted just a little snack. I will definitely stay again!

We stayed at Admiral Fitzroy for one night. We really appreciated the free parking and perfect location on Thames St. Our room was clean - the bathroom felt pristine. The bed was comfortable. We did have to call for help pretty late - around 10pm - when we were getting ready for bed and found we were unable to lock any of the windows on the parking lot side of our first floor room. Staff members arrived minutes later and helped us secure all of the windows so we could sleep soundly knowing we were safe. Overall, our stay was wonderful and we would absolutely book another stay here.

Having free parking in downtown Newport was great. I felt the room itself was clean and the staff was friendly. I do think this hotel needs some renovating. I understand that it is an older (age and style) hotel but it looks tired. It needs a paint job on the inside. There are old fashioned murals of flowers and garland but then some strange fake patina on top that just makes it look old and not in a charming way. The breakfast served was fine but the room itself had a lot of things on the walls that were dusty. Walls were patched over the paintings. Great location but for the same price we could have had a more modern hotel.

The location is terrific. That’s why the prices are so high ($525 p night). For the price, I would expect a little more upkeep. The wallpaper was faded and torn, the furniture was scratched up. Pillows were flat. There is no front desk staff after 9 PM. There are a lot of other Inns and hotel rooms around there that are less expensive.

This property would not be a place I would normally stay in, but the LOCATION and the PRICE were great. The Inn was super clean, the shower was super hot and had great pressure, and the breakfast in the morning was simple with bagels, English Muffins, fruit, yogurt, and cereal options. What more could you ask for free? They always say location is the most impt thing so this place it was LOCATION, LOCATION, LOCATION!!!

We enjoyed our stay at the Admiral Fitzroy Inn this week. The location was centrally located amidst the wharves and shopping places. There are plenty of options for eating on the go or sitting down for dinner along the waterfront. The Inn served breakfast every morning with quite a selection of foods to choose from. I loved the historical feel of the building- and yes there is an elevator!
Being an old building, the walls were thin, but not so much as to interfere with a good night's sleep after walking around Newport. We had a back corner room with a beautiful breeze coming in through the windows.
Thames St. is a one-way on this part, so there is a lot of traffic all day- including trucks... But don't let that interfere with the ambiance of the Inn.

The food was homemade and not the hotel variety of food you get. They locked the doors after 8 pm and you have to use a key to get in. My husband liked that feature. Would stay at this place again.

A mixed bag in Newport.
We were attending the tennis tournament in Newport and wanted to stay nearby. This B&B has a very good location and they have parking which was great. The check-in was a little bumpy but turned out fine. The room was rather shoddy and a bit sad. Shades we're broken, the bathroom needed updating. For the money they charge, the breakfast could be better. There's a difference between quaint and tired. Still, the staff does the best they can and the location was right.

We chose a place that was conveniently located to downtown, unknowingly how loud it is after 9pm. We had our windows open, and there hoards of (probably) intoxicated people up and down Thames until about 2am. The next night, we shut the windows and turned on the AC and it was much better.

The Fitzroy cannot be beat for location. They provide private parking and you won't need the car again if you wander Newport proper. We've stayed many times over the years and always find the manager welcoming and have interesting conversations. Breakfast is basic offerings...no hot meals. We did not see any water damage as noted in other reviews. It probably is more noisy at the height of the season however was perfect in November. Our room was perfect size...with a couch and table with 2 chairs. Good size bathroom. We will stay there again and are purchasing gift certificates for family as gifts.

The reviews on this hotel were deeply misleading. This hotel clearly has major moisture issues. The entire building smelled musty and both rooms we were assigned had visible water damage on the ceiling or walls. The hotel staff did move us to a second room after we pointed out the water damage in the first, but it was pervasive throughout the entire building. Would never recommend anyone stay there.

We stayed at the Admiral Fitzroy Inn while attending a wedding in Newport. The building is quaint, and the decor definitely gives you a sense you are in a special and historic environment. Our room was ample, however it wasn't necessarily comfortable. Our bed was so extremely squeaky that if one person rolled over in their sleep the other would wake up because of the noise. I would suggest to the hotel to invest in new mattresses, box springs and pillows. The shower was nice and hot with good water pressure. The staff was extremely friendly and breakfast was included and was an assortment of hard boiled eggs, cheeses, muffins, yogurt and berries, fruit, etc. Parking is included which is a huge bonus.

We stayed at the Admiral Fitzroy to celebrate our anniversary in August. The location is top notch. They have a free parking area and, once you're parked, you don't need the car at all while spending time in the downtown area. The rooftop patio is a great feature for a glass of wine, watching the sunset over the harbor. The staff were professional and courteous. They are operating on a reduced housekeeping schedule, but when we had a need for maid service, they were prompt and thorough. The facility itself is an old historic building that requires a lot of maintenance. They seem to be doing their best, but it does show its age at times. The continental breakfast is included in the price of the room. It met our needs, but if you want a hot breakfast, you'll have to go to one of the many nearby cafes. The room was small, but more than adequate for our needs and was kept reasonably updated. This is a good choice for a Newport stay for a few days.

There were many flies in the front hallway. Our room was comfortable but we witnessed a very drunk person take down gorgeous lighting in the courtyard when he fell that wasn't replaced. The rooftop offered nice views and the location is great, we truly walked everywhere except for ocean drive. I didn't mind this but would not stay here again. Compared to Newport, the cost was fair for the experience.

Nicely located but hotel could use some TLC and updating. Given a first floor room near front desk, very noisy. Not only can you hear everyone out in lobby but you can hear people above you talking, moving furniture, walking and the nearby compressor sounds like a bomb going off at 6am. Room is very outdated, in need of a paint job, also very small, hard to get around furniture or get into bathroom when the closet door is open. Huge disparity in room size from the room our travel companions had who booked directly with the hotel....conincidence?? Daily breakfast was nice.

The building has a tremendous amount of character, it's conveniently located on the main strip of Newport, there was a problem with our air conditioner the first night (it was quickly remedied the next day) but sleeping with the windows open was disruptive there was a lot of street noise also drunk folks walking about.
