The staff was great, the physical building is lacking. The floors were uneven throughout, to the point where I slipped and fell in the bedroom itself coming out of the bathroom (I was uninjured thankfully). Needs some repairs.

The staff was very friendly, check in was simple and we were pleased that the hotel is pet friendly. It was tricky to find the hotel check in lobby at night, the fitness center did not have any sanitizer wipes or water cups at any time, the rooftop hot tub which is open air did not have towels available. These concerns were addressed with the housekeeping staff. The maintenance team was very helpful in getting our TV working in our room. This was our 1st road trip to RI and we definitely want to return again in the Summer and we would stay at this hotel again in the future.

The two bedroom suite was great, we loved having room to sit as a family and hang out. A few things that were negative was that the tv is old and doesn’t support Netflix, etc., and the breakfast was very weak and looked ransacked every day without replacements. We enjoyed the location, the staff, and the hotel overall and would definitely return. The kids loved the pool and got to as well!

I have to say. The 2 front desk staff made my stay extra. Special. Especially Sergio. It was my boyfriend’s Birthday and I brought some balloons and a cake and the staff made sure they took care of it. My room was nicely decorated. I couldn’t thank both of them enough. They did an amazing job and were very attentive. You’d definitely want to stay here.

The rooms were clean and spacious (we had a 2 bedroom suite), and the jacuzzi and pool were nice. The ocean views were lovely.

We were a bit surprised that our room was not serviced, and that the breakfast offerings were very slim.

The location is great - an easy walk to the Cliff Walk.

Overall it was a good stay.

We stayed in the main building. It’s definitely an older property but well maintained. Felt like the quintessential “roadside/seaside inn”. Our room was the one with the two queens + the bunk room and the kids loved that they had their own cozy little space! Also enjoyed the ocean views and easy access to the beach!

The building is old and the minute you walk in you smell the mustiness. Our room was very small and tight but we had a great view of the water. We were also on the road side but being October we didn’t hear any road noise. Breakfast is typical but I watched one women get a banana a few times and all were bad. The no name yogurt had no flavor. They went cheap on breakfast. Suggest that they just don’t serve it. Location was good

Beautiful property. Rooms had washer and dryer in the suites fridge dishwasher plates. Indoor pool and Jacuzzi outdoor Jacuzzi. Perfect continental breakfast daily included in the price. The staff was exceptional. Any issues or problems we had were addressed right away. Definitely will be staying here in the future. In walking distance to the cliff walk and Newport bus pick up and drop off near hotel. Highly recommend this hotel.

First of all that had to be the most comfortable hotel bed I have ever slept in! Second the bathroom was off the charts. we did have a suite so the amenities made staying there very pleasant. The only complaint I do have is checking in was at three and we we got there a bit earlier. We were told the room was not ready and we would receive a call when it was. so we drove around for awhile and then went and got some supper waiting for the call we never received. It was probably around nine we headed back to the hotel and called. So basically we paid for four or five hours we didn't get to use.

The view from the windows (both bedroom and bathroom) was a filthy roof (disposed cables on it), a fire egress/stairs and an exterior wall less then 6 feet away. Pictures will be provided upon request.
THIS INFORMATION SHOULD HAVE BEEN PROVIDED AT THE POINT OF RESERVATION.
A pillow case was stained (appeared to be blood) and a couple of towels were also stained. The pillow case was changed upon request ...we did not ask to exchange the towels because there were plenty others that appeared clean.
We asked for a room upgrade (willing to pay the difference) and were told that no rooms were available because of a wedding that weekend. However, Expedia showed rooms available.
Lastly, there was a terrible smell outside so we could not open the windows.

We had s great time the staff was helpful the rooms were clean and bed comfortable although the bathroom did not have any hooks to hang towels nor did the bedroom we found that strange, put a couple of hooks on the bathroom door? There was also no shelf or anything in the shower where you could put your shower items they had to go on the floor that was also inconvenient The lack of a restaurant and bar was also a bit inconvenient. They had an adorable bar/restaurant looking out on the water and it was closed down indefinately. On a positive note their bike rentals were excellent brand new baskets locks helmets, Everything was really great. We rode them all day long ......... and the other positive where the bed's, very comfortable as I said, the staff was professional and helpful, but I will say there was one young man Who had a little bit of an attitude, didn't want me asking too many questions It seemed and scolded me inappropriately. He should never be speaking to a customer that way ...he was very good at his job, but he needs to change his attitude. It left me with a bad feeling After having such a nice visit. I've visited a lot of hotels in a lot of different countries, and that is the one job in which you cannot be rude to customers?? if he corrects that he will be excellent at his job.
All in all I would say for the price the hotel met our expectations, but I would say it was good not great

From check in to check out excellent place to stay. They have free scooter or bike rentals at hotel. Great view of ocean from room 470. Open the window and listen to the waves! The public beach across the street has a lot of red seed weed not recommended to swim in. The beach to layout on was perfect. Kris at front desk was great from check in to checking out. Had a bottle of champagne on ice for me my girls birthday weekend. Everything was perfect. 10 minute ride to down town the sunset cruise. Parking for 5hours would’ve been $75. Uber for $13 highly suggest uber from hotel! Definitely booking again here. Free continental breakfast 7am-10am. Free coffee, tea, lemonade, water in lobby 24hrs a day it seems! Roof top hot tub and fire place at sunset was amazing! Thank you for a great stay!

The suite was perfect for a family stay. Grandparents and kids loved the pool and the rooftop hot tub. The neighborhood was cute with nice restaurants and an ice cream shop and the view of the ocean and the pond from our corner suite was spectacular. We loved our time here and exploring Newport.

While it was looking like our room was not going to be ready at 4:00 check in, the wonderful woman in charge of houskeeping overheard our plight(expected at a wedding at 4:30) and new of another room that was suitable and available! Thank you! The continental breakfast was very good, the coffee and \"make your own\" Belgian Waffles were excellent.

The location, right outside of Newport, is a plus. Easton Beach is right there and the beginning of the Cliff Walk is about 15 minutes away. The hotel WiFi does not work past the lobby which was a bummer, the breakfast is simple but was enough for us. Room was clean but conditioner, body wash, and hand soap were empty upon arrival. Front desk crew is very friendly and helpful. The restaurant is closed, did not ask why but there are plenty of little places to eat.

We love this hotel. Across the street from the beach and some restaurants, you can walk to the Cliffwalk and the hot tub on the roof with the fire pit is such a treat. The staff is really friendly. The gym is nice and the breakfast is simple but good. I just wish people would respect the rules and don’t drink/smoke on the roof and the hot tub. The indoor pool and adjacent hot tub are really nice as well. Both buildings are nice!! We will keep coming back!

Great place and staff. Only disappointment was not knowing that their restaurant and bar was not open for the season. Fairly expensive room and we expected a full service hotel resort. Hotels.com and the property should have made that clear. Deceptive!!! Not cool!!!!

No black out or rooftop hot tub

The rooms were nice but no black out on the windows. The sunlight would come through the blinds at 5 AM making impossible to sleep past that.
Also the hot tub on the roof deck was not working. This is a big feature of the hotel, on the home page of the website and we couldn’t use it

Our room was on the 4th floor and the elevator was down for two days. As two Seniors it became hard to come and go from the hotel. Asked for some kind of refund or discount and was refused. Also rooftop hot tub was not working. We were not told about that prior to check-in. 7-10 am breakfast was out of food by 9:30 am

I took my daughter and her friend to Newport for a couple days to get away. I like the fact that this hotel had the beach right across the street and was close to the shopping in Newport. The hot tub wasn’t working on the rooftop deck, but that was fine. The elevator also was being repaired on day two of our stay and was out of commission until we left. We did get a text message asking if we would need help with our bags when we left which we didn’t need, but it was nice to know that it was an option if we did need it. I would definitely stay here again.

The room was fine, but windows were tiny. Only way to see the water was standing at the window. The corridors were a maze, and elevators...my son refused to ride in it. Probably fine, but noisy and slow. The pool was in another building, up stairs, and no place to change or use a rest room. So we didn't use as we'd have to walk across a street in our suits to get there.

I know Newport is expensive but i've stayed elsewhere for similar price and much nicer in Newport. I selected it for the beach, which was a nice walking distance. But in future I'll stay elsewhere. The rooms were clean, but public areas were not. And breakfast had 1 2-slot toaster that was almost broken and nothing worthy of mention.

The outdoor hot tub was out of commission. We wanted another bag for the ice bucket since ours ripped, and the front desk person said that wasn’t an option. They constantly ran out of coffee, the roof top deck is nice and quiet and great indoor pool.
It’s walking distance to lots of stuff.
