My daughter and I arrived to the property around 1pm and were grateful for an early check in. We were offered three rooms, two in the basement of the house where we checked in (not Melville). The room was dark and musty with dated furniture and a stained rug. I’ve stayed in B&Bs with this place before and knew about the bait and switch. We were only in Newport for a day and a half so we took the hit for the early check in. The real issue I have is with the what I’m going to assume is mold? The room has no AC (fine) but the windows are sealed shut. It was hot as Hades all night. I woke up to the loud footsteps of people walking around the breakfast nook located above our room. I had a bad sore throat, hives and terribly itchy skin. Tried to call my husband who is a physician but there was ZERO cell service in the dungeon of the basement we were staying in. Walked out to the street, FaceTimed him and he said, sounds like an allergic reaction to mold. Came back to our basement dungeon room to find some random man lying on a wicker loveseat next to a random refrigerator both located across from the door to our room. Also the door to our room took 10 minutes and a PhD to lock. So here is the thing….this is one of the cheapest places to stay in Newport. The location is great. The bed was comfortable but overall it feels like you’re sleeping in the basement of a frat house in the 80s. Note, after leaving the room, returning home and taking some antihistamines my symptoms were gone.

We used the place as a crashpad for the marina and our charter - the bed and shower was great. Place has a 'charm' to it but for price and location to central Newport on a holiday week was ideal.

The staff were so pleasant to talk to and since my wife and I were not able to climb stairs, we were upgraded to a first floor room. The breakfast served every day was so delicious and ready when we were. Everything we needed was taken care of by wonderful people. Also all the attractions are within walking distance since the hotel is located downtown. I highly recommend the Melville House and we will be staying there again.

I had a travel day from hell and when I called (almost in tears) to tell them my check-in would be in the middle of the night not only did they accommodate but were extremely nice and reassuring, and then they upgraded me. He then called the next day to check in on me and ask about my sleep. THESE PEOPLE ARE THE KOBES OF HOSPITALITY. They recommended where to go and how to get there and as a solo traveler I felt extremely taken care of and not just a room number. The house is a little creaky in the best way. You feel like you were transported back in time. Great shower and I felt the ease of being able to come and go as I pleased. Such a bargain to be right in the middle of things and a quick walk to shops, the wharf, restaurants and the mansions. The check-in and out process was so easy. HIGHLY RECOMMEND!

We got an updrade to a different house. I really like staying in an old inn rather than a hotel. My only complaint is the mattress was not comfortable. Which ultimately becomes a deal breaker. My lower back was in pain for 2 days after my stay.
The location is great. My husband forgot is shirt and jacket and we were a 2 minute walk from The Gap and Jos. A Bank. We walked to breakfast in the morning so nice and close to Broadway and Thames St.

We actually upgraded to the Inn next door run by the same owner. He has 4 in the same block. Rick was the best host. The Melville house was clean but basic and unfortunately smelled like an old house (not in a good way)-a bit musty. Overall the Inns are well run, breakfast is good and affordable. Curtis was a good chef. All of the staff were great. The location cannot be beat!

Staff and host were great Melville inn was as expected - but the bed was horrible my husband and I slid to middle most of night , so uncomfortable we got no sleep , also no ac but was advertised as to having one there was a fan which gave me a headache from blowing on my head all night ! My cousins stayed in another room same issues but they had no ac or fan . We were offered breakfast next day from host but when we came for breakfast we were greeted as if we were bothering staff followed by French toast takes 25 min to make we hadn’t even ordered yet , containers of coffee empty along with everything else at self service station , we ended up leaving .

The room is tinyyyy! My husband is a 6’2” 250 pound big linebacker of a guy. This was totally my mistake in overlooking how small the room was. The bathroom was so small it was almost un useable. Pro tip- at the end of the hall on the second floor there’s a huge bathroom that I stumbled upon. I also made the mistake of thinking this place would have AC, so we were piled on top of each other AND sweating our butts off while putting on formal wear for a wedding. Also, this part is comical, but if we wanted breakfast, we needed to upgrade to get it… at a bed and breakfast. Made no sense. Other than that, I’ll give the location itself 5 stars because it was very walkable, and the woman who checked us in was kind. Again, most of this is my fault for not doing my research. I will say this bed and breakfast is definitely very authentic.

Last Minute Trip- Met All Expectations!
The Inn staff were friendly and helpful. They greeted us on the street and assisted with parking. They walked us up to our room ensured we had everything we needed. Rick is friendly and goes above and beyond to make sure everyone’s stay is meeting their expectations. The bed was very comfortable.

Good option to stay if you’re not in the room and out all day. Everything in town is 5-10 minutes walking distance. Other than that the rooms are fairly small making it an uncomfortable living space for the price.

Location, location, location! Absolutely phenomenal location to downtown Newport and the wharf area (Approx. 5 min walk). The buildings are Revolutionary War era construction, so don’t expect the modern amenities of a 21st century hotel chain. But, the properties are clean, charming and well maintained despite being nearly 300 years old. Off street (free) parking was also a plus, but beware if you driver a larger vehicle (large SUV or truck), the lots and driveways are very tight and would be near impossible to traverse in a pickup or large SUV.

I booked in advance on Expedia only to then hear just before my arrival that the hotel doesn’t have a room at all for me. The person helping me was unhelpful, not particularly ‘with it’ and made for a very tough experience. Couldn’t have had a more frustrating experience

We reserved the Melville, but check-in was at the Cleveland and we were given a room in the Admiral Farragut. All 3 are listed as different hotels on booking sites, but they are owned by the same group. If the owners are going to treat these hotels interchangeably, then they should be listed as a single hotel with multiple buildings. In particular, they should not be listed with different prices. On our departure date, I checked listings for that evening and there was more than $80 difference in price between the cheapest and most expensive of these three hotels.
The owner explained that the Farragut had bigger bathrooms. Maybe true, but the plastic shower stall was old.
When we arrived in the afternoon, they gave us a spot right next to our building. We then drove to a restaurant for dinner and when we returned at 9:30 all the parking spots were taken. A staff member directed us to a different lot across the street, where we had to wedge between two big SUVs and had almost no room to get out. I was frustrated parking spots were not assigned.
The bed was big, but fairly stiff. Once you got through all the decorative pillows, the two actual pillows were sad and lifeless. The next day we asked for more pillows, which were much better.
The window AC was weak. Just enough for 80's temps, but not for hotter days. The wifi was nonexistent, despite 3 routers. Multiple ping tests had download speeds of 3-6Mbps. Couldn't load basic websites. Breakfast was fine. Staff were helpful.

My girlfriend and I did not have the best experience with the Melville House. Upon check in, the owner Rick told us he hadn't received our reservation from Expedia, and that this happens all the time. He then said he would upgrade us to makeup for this mix up since we couldn't stay in the overbooked Melville house. For more context, we listened to him check in four other couples before us and upgrade them all; the group behind us also booked through Expedia and they had no knowledge of their reservation either.
We were then brought to one of his other properties called the Elm Street Inn, about a 15 minute walk outside of town compared to the centrally located Melville House. This appeared to be someone's house and we stayed in a small, unfinished bedroom off the kitchen. Because this was our anniversary trip, we decided to just let the room situation go and focus on what we planned; staying in the room as little as possible. There was also an older, unfriendly man who we ran into a handful of times cooking in the kitchen - we think it may have been his house?
It seemed like their business model was to overbook the Melville house, and then place people accordingly throughout their other 4 rooming locations. We wouldn't book here again or recommend to anyone, and definitely didn't think this was worth $350

Rick was phenomenal in checking me in. I'm a bigger guy at 6'6 and he upgraded me to a bigger room and bathroom that would accommodate my height. I can't promise room upgrades, but if they have availability, it's a potential perk. The room was great, bed comfortable, bathroom updated and spacious, but it retained and older charm that reminded me of my grandmother's home. After visiting other cities in New England, it is hard to beat the walkability of the hotels on this street to the harbor restaurants and shops. Certainly worth a revisit for a longer stay!

The house was old which was to be expected in an historic house. However, our room smelled of wood smoke (and it took me 2 cycles of laundry to get out the smell). Several things were broken, little things but they added up (the sink didn't drain, the bathroom floor tiles were broken, the shower was tiny).
However, the people running the place were fabulous, extremely helpful in getting out breakfast order and making sure we had parking. Bringing us ice.

Manager was really great! He upgraded our room for free since I booked a room that had a double bed and bathroom in the hall. He was so very helpful. He also offered to give us a ride to Ocean Cliff where the wedding was! We declined but appreciated the offer!

Our room was right off the breakfast area so if you want to sleep in you might want to pick a different room. We were only there for one overnight.

Love the old house, however could use some TLC and care towards hosting guests versus being a business. As soon as we checked in the ?manager pulled a bait and switch, stunk of a used car salesman, pushing to upgrade the room to a queen then suddenly it was a king for an extra $40 a night. Suspect he had a lot of open rooms he needed to fill and this was his way of pushing us into a higher rate room. Was not even in the house we had chosen. When we said we wanted to see the room we had booked, his whole demeanor changed and he was no longer friendly. The young man working for him did change our room back to what we had booked and refunded the difference, but it was incredibly shady. The properties themselves could use some care and attention, some areas were dingy, the face covering of the vanity was falling off, the air grate only had 2 screws holding it on the others were falling out, the outside sitting area was completely neglected which is unfortunate as just a little effort would make it a huge plus. Overall, our stay was fine, but we have stayed in many places and this was the worst. Never book through Inns of Newport, there are far better options for the same price range.

Weird process, but a cute enough stay
Check-in was a bit chaotic and because they manage multiple inns on the same street, they clearly give people whatever room makes sense when they check in regardless of the building. So my room/inn was definitely not the room/inn I booked but it worked out fine. It would have been a more significant issue if I was not on a casual solo trip. And if I hadn't already come to terms that I was paying a premium for the location (5 minute walk from the wharfs/downtown Newport).
The building I was in was a bit unfinished, and so was the room (unfinished floors, bathroom/sink could use upgrades, very outdated paint and doors/looks) but it was clean and cute for a New England stopover. But I wouldn't stay if you can't accommodate a little bit of unexpectedness in your travels. Overall, definitely not worth the price I paid (or up to the standards for that price) but it worked well enough for this specific trip.
The building I was in was a bit unfinished, and so was the room (unfinished floors, bathroom/sink could use upgrades, very outdated paint and doors/looks) but it was clean and cute for a New England stopover. But I wouldn't stay if you can't accommodate a little bit of unexpectedness in your travels. Overall, definitely not worth the price I paid (or up to the standards for that price) but it worked well enough for this specific trip.

Cute little property with a historic feel to it. Parking was convenient on the property. Staff was friendly. Walkable to everything. A must to do is have dinner and drinks at one of the oldest taverns in America, the Whitehorse Tavern. Which was a five minute walk from the property.

We booked this stay as the night before running the Newport Half Marathon. We were very excited and thought that staying in a historic, quaint spot would be a fun addition to the weekend. However, a few days before we received notification to call the office to confirm our stay and felt coerced into \"upgrading\" our room after being told it would be \"too small\" for us. The room we were brought to when we checked in had two beds and two separate rooms, which we did not need at all. The mattresses were incredibly thin and uncomfortable, the curtains were sheer and did nothing to block out the light. Additionally, although not within their control, we were awoken multiple times in the evening by tours outside of the venue and by other guests. This could potentially be avoided by implementing a quiet time to respect other guests. Lastly, we were told breakfast would be until 11am so we could get some hot breakfast following our run. We arrived at 10:35am and were told the guy who makes breakfast had already left for the day. Overall, poor experience.

Be aware that when you book a room on this site, it may not be the room that you get. Once we arrived, we were given a key to check out a room on the third floor in a different building. It was a shotty room with unsafe locks and a lot of narrow stairs. I feel it was a way of forcing us to upgrade which we didn’t feel we should have needed to do. Management told us that they would throw in breakfast which we had already paid for online, but was never taken off of our bill.

It's a period inn so I expected a small room. The room itself was quite nice, however, the bed mattress was extremely hard and uncomfortable. The room lock worked, but the main building lock didn't , so the building wasn't secure. Also I didn't receive any housekeeping service during my stay. Newport accommodation is always expensive and this was no exception, but the next time I visit I will spend my money elsewhere.

While I scheduled a stay at the Melville House, they overbooked and offered to “upgrade” me to an attic room with a hole in the ceiling covered by a piece of plywood, a concave king bed, a toilet that didn’t flush, and a ghost that sat down on the edge of my bed in the morning. This was a short vacation to Newport and we thought a stay at an Inn would be nice. We booked online and contacted by Rick before our planned arrival. He also met us on our arrival, helping set us up with parking. The house sits on a quiet tree lined street along with other homes of the same era. He asked about our needs and shared the size of the shower (small). We agreed it would be fine. And while it did work for us it was indeed small. Other than the shower the bath is old and small. Floor tiles were old and cracked. The fixtures were dated as well. Taking a seat on the toilet required a bit of aerobics as the sink partially over hangs it. The GFI outlet didn’t work at all even after attempting to reset it via the buttons. My wife had to use a household extension cord that was extended to an outlet in the room in order to use her hairdryer. Two other non GFI outlets in the room had only one side that would hold a plug in place. The wall paper and paint showed their age. The bed was comfortable with clean linens. The flat screen TV was set on top of a dresser and worked fine. This is a colonial era house and is without any real insulation between rooms or the foyer. This resulted in a rather loud environment. The noise from the front door opening and closing as well as other room doors was high as was that from the steps which are wood and uncovered. While some of this was exacerbated by one set of guests it was just the same loud and disturbing. Wrong room perhaps?

Rick, Otelia (my apologies if I misspelled) and the whole staff made me feel completely at home in this quaint, quintessentially New England B&B. It is no frills but I loved every minute and you have all you need. You cannot as for a better location! I was right down from Bellevue Avenue to tour the « cottages » and I was right around the the corner from America’s Cup Avenue and Thames Street for great restaurants and pubs and just staring out at the water. Loved this place!

This was my second year staying a Melville House (or related property) for the Newport Motor Week. The accommodations and the location are excellent; central to wherever you want to go. What elevates the experience, however, is the the helpfulness and generosity of the innkeeper, Rick. I trusted that if if I ever had an issue (which I didn't) it would be taken care of.
