We have stayed in Newport many times over 30years - recently having rented the entire Chart House for long weekends over past 5years each fall, so know we know what to expect from Newport Inns...just needs some attention.

Stay was pleasant, older in conditions, in need of repairs and refurbishment. A little shabby, but bed accommodations were very good. Comfortable & crisp clean linens. However not enough Parking spots per rooms; fell short in not including for Check-In possibly not having anywhere to park our vehicle. At times cars may end up on public & very narrow street. It was uneasy not knowing uf using car for day trip would conclude in not being able to park locally to property where I’m staying. Otherwise the breakfast service we found A+ the team there works very well together get the job done always so pleasant & professional. They are an asset to the business. Thank you guys & gal.

This is a fun concept. A quaint B&B in an ideal Newport location. The problem is it’s REALLY old and run down. The toilet was broken and took a ton of force to flush. (They warned us about this as we were checking in.) The window could not be opened because it was covered in plastic. The staff was not unfriendly, but not super helpful either. I think we were supposed to get breakfast each day, but nobody mentioned it after check in. Parking is included, but a nightmare due to limited space.

Fine, not ideal. Several of the staff seemed new (makes sense, as it’s early summer season) and not totally sure what they were doing. I believe some of the other Inns Of Newport properties were nicer than Admiral Farragut, where we stayed, so I would book one of those instead if planning this trip again. Visitors should be aware that bc the properties are converted from homes, no two rooms are alike, nearly all are not ADA accessible and have many steep stairs, not to expect central A/C or coffee maker, fridge, ironing board, etc. in the room. The front desk is in another building and has limited hours. All of this is stated but worth mentioning bc some of the other guests clearly didn’t read that when booking and seemed surprised.

We went there around 12,had to go find someone to check in ,then there was no A/C,he said he would put one in,we came back from lunch,still no A/C, I called the phone number and the girl said your on the list,I asked how long and she kept saying your on the list,not very nice,should have been in the window already. Then we went to go to their complimentary breakfast in the morning which you had to make a reservation, ours was at 8:30,we went at 8:00, told we could'nt eat until our time,the place only had one couple in there. Would not stay there again!

This a great location in Newport. It is such a walkable city and this location is VERY walkable for restaurants, sight-seeing and just exploring! A nice breakfast was included with our reservation and was made to order. No self-serve room with numerous chafing dishes of dried out scrambled eggs, super greasy bacon and toasters or waffle irons that you operate yourself.

This was my first time at Admiral Farragut Inn. The location is prime and an easy stroll to Thames St.The manager, Rick was very nice and check-in was easy. I feel like the pictures of the rooms did not add up to what my room appeared to be. The room was clean without any issues. I was in the basement. There was no heat, but rather a Humidity machine. There was no fridge in my room, but an old fridge outside and it was very icky inside. I think for the price it was not worth it. I declined the breakfast because I didn’t feel the Inn was to my standard. I believe there are other properties owned by the owner so perhaps they may be better, but not the ones at 31 Clarke St.

We were extremely satisfied with our stay at the Farragut. The staff couldn’t be more helpful!! Everything we needed they were right there to accommodate us. I would highly recommend this B&B if you you just want to relax and the shopping was in walking distance. I give it a A

Call so parking needs can be planned as parking is very limited. In addition, you must go during your breakfast appointed time as seating is also limited (12 seats). It's a historic house so there is original parts so you can't really compare it to a five star hotel, it is what it is and enjoy it. Location is great as it is two streets away from main street just above Brick Alley Resturant. Make reservations ahead for weekend dining. There is no elevator as we were able to carry to third floor our light luggage for two day stay. Shower was hot. House is not sound proof so sounds may be heard from your neighbor hint hint, so we brought a speaker for music. Room does have a tv, no refrigerator so don't have leftovers. Great location. Eat at White Horse and go for a sunset sail all close by.

We went with Newport with friends and stayed in 2 different rooms at the Inns of Newport on Clarke Ave. Couldn't have been nicer. Great management and staff. Super convenient to downtown and every place we visited in our 3+ day stay. They include breakfast, both continental and full breakfast every day/. Just Perfect.

Was great. Only negative note was the windows in the room were nailed shut and AC was not working. Was not a hot time of the year but the air in the room got a bit stuffy. This was particularly true after a shower as there was not bathroom exhaust fan.

We enjoyed our stay at the Admiral Farragut Inn. It was a little difficult to find since there was no sign. Also, you have to check in at the Cleveland house next-door. That was not indicated anywhere when booking through Expedia. We ended up calling and it all worked out. The person who checked us in, was very helpful and nice and gave us the lay of the land. We had never been to Newport before and were only there for that one night. She gave us some restaurant recommendations that were a short walk away. Our room on the top floor was lovely. It was a nice king bed and a fairly large room with a skylight, pitched roof, and beams. There was also a nice bathroom, although the shower was a bit small, however, my husband and I are both big people. We ordered our breakfast at check-in for the following morning. It was very tasty. I had eggs, sausage and blueberry pancakes. The server offered orange juice to other tables but not to us. You help yourself to coffee, but all they had was regular, and I only drink decaf. They also only have caffeinated tea. it would’ve been nice to have herbal options. Check out is simple; you drop the key off in the basket in the house next-door. The location could not have been better. We were a block away from the historic Touro synagogue and the next block over from Thames Street, where all the shops and restaurants are along the water. We would definitely stay at the Admiral Farragut Inn again.

The houses are historic and older, but that is the charm of the Newport BnB's. Walking distance to everything, very quiet neighborhood, easy access parking. We are definitely going back this summer.

Comared to other Newport B&Bs we have been in, the facilities were a bit more rundown and amenities were basic. Breakfast was made on-site to order, but minimalist standard fare. We were suprised there was no fruit provided. Had to ask and was told only bananas available. On the plus side, bed was comfortable and inn was very convenient to the Thames street shops and dining.

Inns of Newport are a great option for downtown!
Online reservation process was straightforward. Rick and the staff were super-friendly and super-accommodating! Upgraded to a suite when we arrived for a reasonable rate, and it was very spacious and comfortable. They have tasty, simple breakfast items that were made to order. Each building has parking, but people who don't know how to park made it a challenge (holiday weekend) - it worked out though. Centrally located so you can walk to just about anything in Newport except the mansions. Highly recommend - would definitely stay again!

This is a convenient place to stay close to Thame's street with a friendly innkeeper who is quick to respond to needs and who prepares a very good, although limited menu breakfast. It is not your classic B&B-there are 6 properties the innkeeper manages and breakfast is consolidated into 1 area. There is no downstairs living area. The Inn is old, shabby and in need of repair including, painting and general upkeep. It is overpriced but the convenience may be worth it.

If you are looking for the standard B&B experience this is not the place for you. The Inn is one of four Inns run by \"The Inns of Newport\". It was more of a hotel type experience than a B&B experience. Upon check in we had to go to the central building where we were pressured to upgrade from the room that we originally booked, for an additional cost of course.. The Inn is on a quiet street within walking distance to most restaurants, however, there are many other Inns in Newport that I would have preferred to stay at.

Convenient location, but the place could use some TLC. Room was small, but clean. Had a dripping noise on our AC from a unit above. Kept my wife up all night. We stayed across the street in the Astor Room. Management didn't seem very concerned. Doubt we'd stay there again.

It was a good stay, we did get the last spot in the parking lot at the inn. I am told there was additional free parking across the street. We were placed in a 3rd floor room (walk up) it was small but fine. There was a leak in the shower so we were moved to a first floor room that was much bigger. Breakfast was great and it was clean and comfortable. Location was great!!

Splendid Weekend Getaway
Traveled to Newport from Massachusetts for a 3 day long weekend. Staying at the Admiral Farragut Inn was an absolute delight. The maitre'd was very friendly and accommodating, and the other employees were also very kind and helpful (they helped me with my meager duffle bag even though I insisted it wasn't necessary). As I was traveling solo, I had a comfortable room on the second floor: four poster queen sized bed, wood stove, window AC, tv, and a private bathroom with a tub.
Nice central location surrounded by other equally gorgeous colonial homes, with a 10 minute walk to the downtown area and about a 1.5 - 2 mile walk to First Beach, Cliff Walk, and the Newport Mansions. The breakfast service was also wonderful, and I appreciated that you could call and tell them what time you would be ready and what meal you wanted. The french toast was excellent!
Parking was a bit of a hassle, as you could either try and grab a space next to the Inn (tight quarters) or park across the street behind another bed and breakfast the owner manages. I was lucky enough to stay parked in one of these two lots my entire trip, with the self-imposed caveat that I walk everywhere (not a deal breaker for me by any means, but if you are accustomed to driving to your places of interest, be prepared to pay for parking).
Overall, I had a wonderful time! I would definitely go back again, perhaps in the Fall when it's a bit cooler!

A good and Convient place to stay
The Admiral Faragut is a great place to stay. it is two blocks from the center of town. staff was great. Parking is another matter. Limited parking in their tight lot. We had to park on the street. They issued a parking permit to avoid tickets. Our room was nice. Only Improvement I would make is, the lighting sconces on either side of the mirror had bear light bulbs with no shades It was like looking at two suns.

Rick, the manager, called us while we were traveling and offered \"an upgrade\", which we took. We had a late arrival and the staff was accommodating. However, we arrived to be staying in the attic of a house. No hand rails to the attic level. The carpeting was dirty. The bathroom and bed were very clean but the furnishings were dusty and dirty. Rick brought someone out to clean the room. I was traveling with my 80 year old mother - so not 2 kids looking for \"an experience\".

Unprepared properties with a bait & switch upgrade
Arrived at check in time and was told we could check it but our room wouldn't be available for a couple of hours. When describing the room he said we may want to switch to a different room because the ceiling was slanted. That's when the bait & switch came in. The different room would cost considerably more. He reduced the increase and we agree unhappily and were told the room would be ready in 90 minutes... grrr So we parked on site and walked the community until we were contacted. Got into the room to find the TV not working and no Kleenex available. they came by and took care of that while we were at dinner. The morning was the biggest disappointment. Free breakfast so we came down just after 9AM to find only 3 tables (all full and people annoyed at the wait for food). the single server was a very sweet girl but severely undertrained and uninformed of the number of meals that would be needed. We finally received out food at 10:45. At this point, half our day was wasted. This and any affiliated properties will be avoided.

First we were told we were being moved to an entirely different property, but that our new room wasn’t ready yet. When we arrived back at the office we had to follow the owner in his car. Once we finally made it to the room it was just a converted bedroom in a house right next to a shared kitchen where every sound could be heard. The bed was extremely uncomfortable and placed all the way in a corner so one person had to crawl in and out. There was a three inch gap between the window ac unit(which didn’t keep the room very cool) and the window frame exposing the room to the outside. The television didn’t work. The bedding was stained. The room was generally very unpleasant looking. Not the quality I would expect for $400+ a night. We only stayed one of the three nights as it was such a bad situation and impossible to enjoy our long awaited vacation. The owner tried to put us back in our original room when I attempted to cancel the remainder of our stay, but followed it up by saying that the room he put us in was “much nicer” than the original. If that’s somehow the case I’m not sure how this man stays in business. Never again would I stay in one of his properties, of which he seems to own many.

Unfortunately, the owner/manager was abrupt, disorganized, and unprofessional with us and with a number of other guests. Although check-in started at 1pm, they still didn't have a room ready for us when we returned at 5 pm. We ended up in different rooms than we had reserved. The owner/manager disparaged other guests and even his own staff (who were beyond amazing and extremely overworked, at his own admission) to us. He also reminded us multiple times how expensive the rooms are for weekend guests and that we were paying less! While there may be difficulties such as staffing shortages due to Covid, that doesn't excuse a lack of communication and unprofessional behavior. We were told we had to make reservations for the included breakfast, but they ran out of available time slots, leaving us unable to dine there. I would not recommend staying here for now.

Paid $290 per night. The room was so bad that we had to forego one night stay. No hooks in the bathroom or the room. No toilet paper roll holder. Not even a soap dish. Bathroom can barely fit a 4ft person. Room was barely cleaned. Not even a bottle of water in the room. Breakfast was sub par. No curtains on windows. Bed linens stored behind the bed in plastic bag. We have stayed in Newport few times and this was the worst bed and breakfast. Would not recommend to anyone.
