Honest review. The pros, the hotel location is great, near the station and all the attractions, the staff were super helpful and friendly, our room was on the small side but the bed was comfy and the bathroom nice. The breakfast was OK. The main con for us and I will qualify it by saying that we were at the hotel during a heat was that the aircon in our room wasn't great, only touched the edges of reducing the temperature and was noisy. There was also some noise from within the hotel. Overall a good hotel though and we enjoyed our stay.

We booked a quadruple room for 2 nights. When we arrived the young girl at the front desk checked us in and handed us the key. She didn't seem to speak any language, Italian or English! When we got to the room it had ONE bed! When we got back to the reception a guy told us that the shower is broken in the quadruple room and they are giving us the single room and another one for 3 people. Long story short we ended up separated into 2 rooms.... the windows were barely closing, shower was the smallest I have seen and the closet door is rubbing off the floor. The only good thing about the rooms was the location.

This was a great place to stay, especially if your planning, like we did, to take trips on the Train to other cities during the day!(for us, we went to Pisa one day & Venice another day)
Staff was friendly, and breakfast was amazing with the rooftop views.
Definitely would suggests this hotel, if your looking for easy access to the train system, and a nice walking distance to local attractions.

Very close to the train station which made things easy with bags. The staff were great and super helpful. Breakfast had good options. Our only issue was the level of light let in through the window (despite the blinds and window shades closed) overnight which made it a very bright room.

The view for the breakfast is divine, one side is overlooking the duomo while the other side is overlooking the mountain. Very beautiful! Not to mention it’s very close to the main train station santa maria novella if you have big luggage to stroll around, this is not a big problem at all. And the best part is, it’s not even expensive at all. Absolutely worth the money spend, you cannot go wrong with this hotel. Go for it!

Breakfast from 7-10am. They keep it clean and they offer variety. Very nice staff.
100% recommended. Just be prepared for a very small shower :-)

Very good location 5 mins from train station and 15 minutes from the Duomo with lots of local restaurants. Room was cleaned every day and done well. Hotel room was very small with only just enough room to walk around the bed. Shower so small you could not bend over in it. Breakfast was very basic and did not vary at all in the days we were there. Had to pre book time slots for breakfast as the serving areas so small. No other amenities in the hotel.

The location was the biggest reason I chose this hotel; it's very close to the train station, making it convenient for a day trip to Siena and Pisa. All the viewpoints are within walking distance, so after lunch I could walk back to rest before continuing my sightseeing. I will definitely choose this hotel again next time!

The room was filthy with stains on the floor and a used towel in the bathroom. I wore disposable slippers because it was that bad. The towels I assume were clean, although they looked dirty. This is not what I expected based on the other reviews. As for breakfast, the food handler prepares the food and gathers used dishes all while wearing a pair of gloves that are never changed. Ex. Placing bacon on a sheet and then grabbing yogurt. Another time making scrambled eggs with all the dirty dishes there and then washing tomatoes without washing hands. Plus, when we arrived for breakfast you had a choice of cereal, milk or coffee as the other items needed to be re-stocked. The lady making the eggs had to try to cook, clean tables, and replace the food. I don’t typically write reviews, but this place actually made me physically sick because of how filthy it was. This is not a place I would recommended anyone to stay. The workers are nice; however, they need more help and direction on food safety and cleanliness standards. I personally would give this place a one star. We stayed at a place in Verona that was a three star and it was beyond any of the four stars.

The only positive thing about this hotel was location and AC (that we didn't use much, since it wasn't too hot but it worked)
Condition is worse than bad; outlet in the bathrooms loose, mold, no shower gel and shampoo, no hand towels, broken closet's door. Don't count on breakfast: disgusting coffe (it should be a crime in Italy), not enough seats; microwaved bacon. My daughter wanted a tee and she was told to boil the water in the microwave. Hostel standard (no offense to any hostel)
I looked for the hotel with s breakfast to safe some time in the morning. We had a bad experience from traveling around Japan-it was hard to find a place to eat in the morning. Italy is different-you can get a good breakfast and coffee everywhere. Lesson learned.

We actually booked here last minute, I read some not so nice comments but the air conditioner Works fantastic you just have to set it we kept hours on 23 I believe and it was very cool we were there from May 1st to May 10th and it was very hot on some days and we were totally comfortable, the staff is extremely helpful, breakfast was great the regular eggs and they had bacon they had fruit coffee machine was great we got cappuccinos every morning they have rolls they had a toaster it was pretty good the place is what you make it and it's right near the train station to supermarkets, it was actually a great stay and we would stay there again.

Putting the bug in budget.
Avoid a room over the road on the first or second floors because there are no curtains and if you need a dark room to sleep, a guess it's tough? Shower space was absolutely tiny.
Beds comfortable and clean, basic breakfast with a nice view (though for some reason sitting outside was off-limits? why?!)
Only stay here for a night if you're in a bind, otherwise, seek something else. I guess you get what you pay for eh

Ideally located to Santa Maria Novella train station, but didn’t hear any train traffic. I gave it a negative review as the bathroom stank of dampness that permeated into the bedroom as soon as you opened the bathroom door. Tiny shower, thank goodness I’m small. We asked the front desk on 3 occasions to fix the bathroom and was assured each time it was. I’m sure they just used air freshener to try to mask the odour. We were told they couldn’t move us as they were booked out. Average buffet breakfast, but they do a good picnic breakfast upon request, to take with you, if you’re leaving early for an outing. Nil tea and coffee facilities available in the room.

The room (303) was clean but small. The bed was comfortable, the air conditioning was great and the shower (though tight) had good hot water. Location was near the train station and a short walk to everything. Breakfast was amazing, with everything you can expect in a US hotel and more. First of all, it is a 4 asterisk hotel, not 4 star hotel as Expedia shown. See the photo for yourself. It is more like hostel or bed&breakfast. If you are expecting anything like hotel, you might be disappointed . If you are not yoga trainer, The good thing is close to train station. For a quick night to catch early train, it might be work if the price is right. Another thing forgot to mention is the shower box. If you are not a yoga trainer, you might have real difficulty to use the shower.

Windows head blinds that would not open so we never got to see outside. Shower was very small. You could barely move in the shower stall. There were only two large towels, no washcloths no hand towels and they did not change them the next day we had to ask for fresh ones received two bottles of water in the refrigerator the first day and never anymore the following days air conditioning unit worked well plenty of outlets clean facility. Breakfast buffet was OK, front desk young lady was very helpful and nice hotel was down the block from the train station so it was quite crowded but manageable.

We booked and paid for a double room but were given a one full-bed room instead, which was very disappointing. When we went back downstairs to address it, we were told there were no other rooms available and that this was simply what we would get.

The shower was extremely small—so much so that even as a petite person, I couldn’t comfortably close the glass doors while showering. There was barely any space for our carry-ons, and surprisingly, no phone in the room to contact the front desk.

The walls are paper-thin—we were woken up in the middle of the night by a neighboring guest being sick. The breakfast was also a letdown, with stale and old food. While the view was nice, it didn’t make up for the overall experience.

To top it off, the front desk staff (particularly the main woman downstairs) was unhelpful and rude. Overall, not a stay I would recommend.

I would like to share my experience following a recent stay at this hotel, which was, overall, very disappointing.

Upon arrival, I was unable to access my room as the door would not open and required maintenance. This resulted in an unexpected delay at check-in, which was particularly inconvenient after travelling.

Once in the room, several issues became apparent. The safe was not functioning, which limited the ability to securely store valuables. The room itself was notably small, and the level of amenities provided was minimal — consisting of only a bar of soap and a single towel.

The balcony was not in a usable condition, as it was unclean and appeared to be leaking. Additionally, the layout of the room was not particularly practical, with the television positioned to the side of the bed, making it difficult to watch comfortably.

Breakfast arrangements were also restrictive, with only two specific time slots available. The quality of the breakfast was poor and did not meet expectations.

I was also informed during my stay that the hotel was fully booked, which appeared inconsistent with the actual occupancy observed. This raised concerns about the accuracy of the information provided.

I had to wait for hot water to have showers.

The most disappointing aspect of the stay, however, was the level of service. Staff interactions felt abrupt and unwelcoming, with little effort made to assist or engage.

Honestly, this experience ruined my holiday.

It's clearly a block of flats that has been converted to a hotel. My room was a bit cramped but for a few nights, I could live with it. There is a slight smell which in high summer is likely to be prominent. If you don't expect a 5 star experience, then it's OK. My room was clean, the staff friendly enough and walking distance to all the major sights. If I was back in Florence, would I stay there again, probably not, but I've no real complaints. Just don't expect too much and you'll be fine.

I was there for three nights and had no issues. Staff were very polite, the rooms/bathrooms were clean and the hotel itself is in a good location. I would say, however, that I was by myself and the room could be slightly cramped if two people (even though double bed was comfortable). Would recommend if you’re looking for mid-budget hotels.

We stayed two nights in mid Jan. I am very disappointed with this hotel. It is 4 stars on Expedia. I would think it is self-reported 4 stars. The owner probably equipped it with a few checkbox amenities such as a safe, a "mini bar" and so on to claim it.

1. No reception standing at the front desk (it was 11:30 in the morning). The street door was locked until ring a bell.

2. Immediate sensed an unpleasant smell in the lobby, as if someone just had a smelly meal.

3. The room key card is laminated with the room number for re-use. It is dirty and worn out.

4. The room was very code with a wall AC unit off when we entered. Also, the room had a very strong bleach smell. It took a few hours to warm the room up.

5. The WiFi did not work at first. Wanted to ask the front desk but found out that the phone was broken.

6. The room is very small, barely holds the beds with no much additional space. No table and no chairs.

7. The wall AC unit barely kept the room warm with max fan. It is extremely loud. You feel as if in an engine room or an airplane.

8. No cup or glass

All in all, 4-starts is a scam in my view. If you expect a 4-stars or 3-stars, skip it. If you see a deep discount, don't fall for it. Expedia really should downgrade this hotel.

9 day stay. The property hit my must-haves! Central location, clean, affordable, and safe. 5/5 in all these areas! There is nothing they can do about dirty streets but the filth did not cross the threshold. T2 tram from the airport is 2 blocks away. The central market is 2 blocks in the other direction. Key card swipe after dark. 24 hour desk service. Breakfast on the 5th floor with views. Very courteous staff. The only complaint is breakfast tables are cleared very quickly while I went for a americano refill. Will definitely return here.

There were no additions such as shampoo provided or coffee in the rooms
The room had an awful smell (urine from the bathroom and vinegar from the bedding)

Breakfast was also poor
They' did provide some gluten free.options which was apprecaited but the bacon was cold and all fat and coffee tasted strange
Wouldnt recommemd or go again

We spent 2 days here. We had mosquitos in room first day, which I had to use mosquito spray given by reception.
It rained during our stay so had water leaking through ceiling in bathroom through several places - so puddles on floor. Had to put towels all over floor - not hygienic and very dangerous - wife and children slipped a few times could have caused an injury.
I had payed full cost up front - if I could I would have left within first few hours stay.
Not one to complain but I have to in his instance.
No way is this a 4 star hotel.
Only plus is location.

Breakfast fresh and varied. Air conditioning perfect. Room is a bit too small even for one person, but it is clean. I appreciate the bath room especially.
