The staff was very nice and friendly. The room was ok for what we needed. There was however mold in the shower, the bed was not comfortable and the “balcony” overlooked a nasty smelly area. It was next to the train station so nice that we didn’t have to go far. If I had not of been with my husband I would not have stayed in this area. It’s very very busy and not a super safe area. My fault I guess for booking in the area.

Before you back ask if the construction noise is completed. The room was too small to open a small suitcase and construction on the building next door starts at 7:30 am. So loud! Not worth the money at all. Stay elsewhere.

The receptionist stated an hour longer to meet us and explained the access keys etc. Chiara was very personable and caring and made our stay enjoyable. Any problems encountered were addressed promptly. Help was extended with taxi bookings or bus route guidance. We didn’t pay for breakfast as plenty of cafes, including McDonald, Burger King. A supermarket next door was convenient for buying water, snacks etc.
The only negative was a lack of cupboards, drawers for storing clothes. The B&B location was perfect for short walk to main train station and all the popular sites, restaurants etc. We loved eating at a popular place requiring reservation- ZA-ZA.
Tour meeting points also close by.

Staff was very helpful and kind. Easy check in. The area isn’t the best, considering it’s right next to the train station, but convenient for travel. The room was much smaller in person, and our bed was 2 twins pushed together. Comforter was black so it just always looked dirty. The shower/bathroom was a lot smaller in person and uncomfortable to bathe in. Towels had stains which wasn’t pleasant. Don’t bother with the free breakfast either across the street.

However, there’s no place to put shampoo in the shower room, so I had to leave it on the floor, which was inconvenient.
The smallest room is a bit too small, so I’d recommend getting a slightly larger one instead.

This is a perfect property for a staybin florance. Private entrance with secure locking, can come and go as you please. The room was beautiful and newly renovated. Bed was very comfortable and more bedding options available which was great for the chsnging weather. We had a little balcony in our room which overlooked the Balisca close to the train station which eas wonderful. We sat with a bottle of wine and soaked in the lovely scenery. The amenties in the room were great. Good size fridge for drinks to be stored and refilled coffe and tea each day with a good size kettle. Tv was brilliant as it was smart so we could stream from it.
The check in was easy, the room was very clean and the noise was minimal considering there are lots of people in the building. Outside there are local supermarkets, shops and cafes and the walk to the cathedral in Florence was 10 minutes! The train station was barely a 2 minute walk which is even better! Highly recommend this hotel!

Rome Train Station a Huge Disappointment

Unfortunately, Rome Train Station had a strike and couldn’t function causing changes to our itinerary - not any fault of the hotel- the peopl were so kind and informative and I would hope we get a refund - as we incurred another expense. We used hiotels under my friend’s name to book another room- Linda Rupp. We incurred a huge expense and loss as a result. I doubt that we will ever return to Rome again.

I was able to check in 2.5 hours early, the staff was friendly and helpful. The room was big with high ceiling and modern decor. There were 2 windows in the room which made the room even more spacious feeling. Bathroom had modern decor as well. The location of this place was so convenient, next to bus station, steps away from the train station, minutes walk to central market and city center. Would definitely stay here again if coming to Florence again.

This was an excellent place to stay. Very close to the Train Station the check in was easy you just fill out the online forms they send you enter passport and credit card and they only charge you the city tax if you paid for it in advance through Expedia or other site. They gave me a door code the morning of my arrival and the room was ready on time. The room was clean and safe. The bed was soft and comfortable. The breakfast was provided free at a coffee shop across the street pretty easy for a light breakfast to start the day. I would recommend staying here. No hassles no face to face interaction just a clean comfortable room.

Great rooms, just not much front desk service

Well, they have about a 2-hour window to check in, from 3 to 4:30, and to check out, from about 8:30 to 10:30, but if you can work that into your travels, the room was super comfortable, and actually had working air-conditioning, unlike the other 3 and 4 star hotels I booked during our Italian trip. On a busy street, but good soundproofing. As others have mentioned, the elevator is tiny, and can only fit one person with luggage at a time (not easily).
If you can put up with the quirky check in and checkout, and the elevator, you can get a great room for a great price in a great location. Breakfast is OK.

I wish I could give 0 star if there is an option. I booked this place for two nights when I decided to bring my parents who are both in their 70s for the first Europe trip. This place have limited check in hours and requires calling them 48 hours ahead if you check in after 5pm which I did but end up no one answer the call. We arrived Florence around 8pm and it was a very freezing heavy rainy night. When we finally found the resident building and tried to contact them but still no one answer the phone, even Hotels.com customer service can not reach them. It ended up we spent another $800 to book a 2 star hotel which is the only one still have vacancy in that area and my mom caught cold after that night. They totally ruined my trip, avoid this place if you don’t wanna have my experience!!

The only negative is that is very close to the train station, and the people that hang about. Not an issue though and felt totally safe at all times, day and night.

Staff was great! Was able to schedule a taxi for 4am, for us. Room was nice and clean, and shower was wonderful. The outside noise was a little loud, just people going to and coming back from bars almost all night. We were there just there a night, but it was a good location. Close to train station. Also since we had such an early flight, and were going to miss the breakfast provided, we were given the vouchers, and were able to pick it up the day before and take it with us in the morning. It was great!

I would have given 5 stars if not for the hot water issue. I had 2 days of cold showers and bathroom fan was as loud as a plane.
When i mentioned that i had no water they said it would be fixed,but next day it wasn't. When i did mention this at check out ,all they said was \" im sorry\" .

Upon arrival the immediate area outside the property made me feel unsafe. It is not in a great location. The building itself is not well-kept; it's extremely old and dirty. The elevator is probably the original elevator from the 1800's and looked incredibly unreliable so I did not want to get stuck in there and decided to schlep my suitcase up 3 flights of stairs. The hallway lights were out, so I felt even more uneasy that there could be strange people in the building. Last but not least, the code I was given to get in the actual unit did not work and there were no people on site so I left and had to find a new hotel. Worst honeymoon experience of my life. Furthermore, La Residenza is unwilling to cooperate with me and refund my money, so I will be taking it up with Expedia and/or my credit card company. Do not book here, you will thank me later! I'm not sure how this place has good reviews.

This is very near the McDonalds and train station so there’s a lot of foot and vehicle traffic but super convenient to the train. Rooms are cute, clean and there is a lift to their floor.

It was noisy if you opened the window, but the room also had air conditioning. The bathroom was tiny and I knocked my elbows a couple of times when in the shower. Breakfast wasn't great either. It was served over the road in a cafe which was very busy and breakfast for the BB guests was very basic.

Love this place!

We had a great experience at the property. The room was super spacious, very clean and quite lovely. Staff was very accommodating and the location can't be beat, as we were steps from the Duomo and Mercato Centrale and very short walks so SO MANY OTHER great sites. We opted for the breakfast inclusion option and the vouchers for the little cafe across the street were great... perfect way to start the morning before heading out on our adventures each day. :) On the most minor note, another pleasant amenity was having CNN global on the TV, which gave us at least some connection to news back home (when we wanted it) in English. Absolutely loved our experience here and would book again.

Super close to train station and conveniently located. Initially had hard time looking for the place since Google guided me to the side of the building but front desk helped to look for the place. Reception speaks great english and they stored luggage for us after checking out. They have an elevator so if you are traveling with heaby luggage getting it up to the room is not a problem. Overall i enjoyed the stay and will be back to stay here.

Was a nice, modern hotel, very clean, and had nice small touches in the room to make it more charming. The breakfast was across the street and consisted of a coffee, orange juice, croissant, and small breakfast sandwich. Easy 5 minute walk from the train station (which was why we booked it) and was worth it not to lug our luggage all over the city. The room had french doors and a small balcony but we didnt use it because it was pretty loud out front. Staff were nice and helpful. You have to either have a key or get buzzed in by staff to enter. Check in/out was real easy and they held our luggage for a few hours so we could keep seeing the town before our train out. The hotel was in walking distance of most tourist sights (10-30 minutes from the major sites). We would definately stay here again!

This property was well located, just across the street from the train station, near several shopping & dining options, just a few blocks from Santa Maria Novella church, and just around the corner from the 1st stop of the City Sightseeing Tour Bus. Check in was easy, and they were kind enough to allow us to store our bags as our room was prepped. The room was nice, but my coverlet did appear a bit dingy. The breakfast service was great. Unfortunately I cannot remember the young gentleman’s name, but he was so kind to pack us a to-go breakfast since we were catching an early train. I would stay again.
