the apartment was clean and fresh - everything was in great order. OK we got a very nice upgrade so were likely to be pleased! However it was super value and a great location (we were visiting the arena) with easy access from the tram. Have stayed other hotels previously and would happily stay here again

We stayed at this hotel due to its location right next to the arena. The rooms were great, mini kitchen with full facilities, good size bathroom and comfortable beds. The restaurant, bar and coffee shop all served high quality food and drinks at a reasonable price. Staff were very helpful and friendly.

Beautiful property with a co-working and lounging space downstairs as well as well as a cafe and restaurant! The room was clean and spacious with very convenient access to downtown (just a little walk along the river). I would definitely recommend!

I liked that the hotel rooms had a fully working kitchen, complete with dishwasher, microwave oven, and hob with all plates and equipment. Fridge an washing machine too! The bed was very comfortable and the blackout curtains made for an excellent sleep. The pillows were a little uncomfortable as they were very big and hard but understand not every person's pillow preference is the same. Location is excellent, right next to the 3 Arena which you can get a coach to and from the airport and really close to the tram which is 6 stops away from Central Dublin. Highly recommended.

The location of this property next to the train station was perfect for our needs. Even with several large shows happening next door at the arena we weren’t impacted by crowds or noise. We found all of the staff to be incredibly hospitable.

The only thing that slightly detracted were the beds we found them to be uncomfortable by the third night. I will say having access to a washer/dryer made up for this!

We didnt use the resturant the menus was very limited. The room was clean our forst room the AC was not working we jad to go down to the reception two days in a row before we were moved to a different room thanks to Alice for making the accommodation for us. My husband asked for coffe pods and toilet tissue replacement and instead of them just replenishing it they handed it to him in the lobby to take up himself. I thought that was a bit odd. If i were to go to Dublin again i dont believe id rebook with this hotel. It was not the standard I feel matched the price.

Good location and very quiet. Airconditioning in my room was poor/non-existant. Room was clean but a lot of visible dust on surfaces. The hand shower was broken and the rain shower was more of a drizzle than a shower.
Breakfast was OK but the only coffee machine is woefully slow - get your coffee before you select any of the hot breakfast offerings or they will be cold by the time you get your coffee!

Wonderful hotel fantastic location with the Dublin express airport bus stop round the corner, tram stop right outside, supermarket across the road, loads of restaurants and next door to the 3arena. Far enough away from the centre to be quiet but only a 20 minute walk alongside the river if you venture that way. Room was great loved having a very functional kitchen area with everything you could want (including a washing machine) Would 100% recommend

Modern & Functional: Stylish decor and a full in-room kitchen (laundry, dishwasher, oven)—ideal for long stays.
Prime Location: Conveniently located next to the arena for concerts and a tram stop (15 mins to city center). Shops and eateries across the road.
Great Service: Friendly, helpful staff across reception (Robyn in particular was great) , security, and the bar.
Top Amenities: On-site restaurant, coffee shop, bar, luggage storage, and shuffleboard.
Cons
Climate Control: Poor AC and sealed windows left rooms uncomfortably warm (25°C+). Staff moved us to a higher floor, but the improvement was marginal.
Noise & Views: Rooms facing the 3Arena have frosted windows and significant vibration/noise during soundchecks/concerts. Tip: Request a room on the other three sides of the building.
Maintenance: Minor issues like wobbly taps/handles, loose toilet roll holders, and inconsistent tea/coffee supplies. Regularly no loo roll in the communal loos.
Summary
A solid hotel with great staff, but significant AC issues and concert noise mean I likely wouldn't return. Recommendation: Good for others, but request a non-arena side and a higher floor.

Stayed in 2024, returned again. First night of a week stay, the room was hot. Front desk staff moved us to another room, no issue, even with my frustrations. No complaints and better this stay with the coffee area open, restaurant operating, etc. Brought son and daughter in law along and they enjoyed their room as well. So close to Lua tram, Centra market for snacks, etc. Love Beckett Locke

Fantastic hotel!!
Came to Dublin for a concert in the 3arena, was right next door, could hear sound check.
The room was gorgeous, had all amenities (iron, hair drier, microwave, over, coffee machine, kettle, towels, soaps/shampoo, glasses, cutlery, plates, washing machine, dishwasher, fridge/freezer, toaster). Breakfast was gorgeous, buffet with both full English and continental options with tea or coffee, and juice for a good price.
Would definitely recommend and will be staying here again when next visiting Ireland☺️

Hotel is well-located right next to the tram. The coffee shop downstairs is really good and the gym is super nice.

Our only issue was that the walls between the rooms seemed to be paper thin. We could hear everything our neighbors were doing and they weren't being noisy! If you're a heavy sleeper this place is perfect.

Overall what a great place. Excellent transportation links and so easy for a number of different venues. Hotel restaurant and bar were great quality and great service.
Rooms are well equipped and everything was thought through.
One area of disappointment was front of house. I reported safe not working on arrival and still not addressed 3 days later. Reception failed to take pre charge correctly on check in then sent me an email suggesting it was my fault and I needed to address it as a matter of urgency.
These issues apart would be more than happy to stay again if visiting Dublin.

My family of four stayed here for 5 nights - we had a 2-bdrm unit and it was perfect for our stay. Very convenient location, close to the airport (shuttle drops off right at the hotel), groceries and cinema across the street, public transportation right outside the door, and walkable to downtown. Very safe neighborhood too. The hotel staff are great, and the cafe in the hotel was very handy. I had read bad reviews about the breakfast, but I was very pleasantly surprised at how good it was - not just a continental breakfast, this was a full buffet and there was something for everyone. We made use of our in-room kitchen most days, but treated ourselves to the hotel breakfast on our last day. The vibe of the place is fun and friendly, somewhere between university student housing and trendy hotel. Loved having in-room laundry.

Decent enough hotel, good aesthetics, good location but a real shame that the staff team just didn’t seem to care. Upon arrival another guest was telling reception that there was no hot water and this continued through to the cold shower experience the following morning.
No explanation, no sincerity just it is what it is!!!!

No a/c because it’s in Europe. Luas line right outside of door was a plus. Room only gets cleaned if you stay more than 7 days. You have to take your own trash out, not a huge deal but didn’t find out until day 4. The beds are terrible, feels like you’re sleeping on wood. The couch is just as hard. Excellent location, friendly staff, and clean.

This was the worst hotel I’ve ever stayed in. Lighting is terrible; no cabinet space in the bathrooms; no lighted spaces for makeup; I had to go to the front desk to replenish toilet tissue; no housekeeping - including changing towels. The only good thing was the location right next to the tram.

It was a decent stay and is right next to the tram. The staff was very helpful and very kind. There was not a telephone in the room and bed was a little firm, which is fine. Best part, while St. Paddy’s day was going on, it was nice to have a hotel that wasn’t in the hustle and bustle of it all to retreat at the end of the day to a quiet area.

The hotel was located and functioned perfectly for us. At the end of the tram line, right in front of the hotel. A Dunne's supermarket across the road. A nice walk into and from the city along the river starting 100 yards away.
We had the room with a kitchen, washer dryer and dishwasher, or maybe they all do and due to my dietary requirements we were able to prepare food in the evening but ate out every day for lunch.
The rooms look good and ultra modern but are not very functional or comfortable to use or relax in.
It was too warm at night in the room, if the air cooling system worked it did not keep our room at the set temperature but we were out most of the time.
I wanted to use the gym but the keycard never opened the door. You can get drinks and food in the hotel but we never used as we ate out downtown restaurants during the day and just had snacks in the room in the evening.

The two bedroom suite was perfect for our family of four (two adults, 13 and 10 year old kids). The restaurant was excellent, and we had great service. The location was perfect as a jumping off point to explore Dublin, with the red line LUAS next to the property, and proximity to stores and family-friendly restaurants.

Everyone was so kind and anything we needed help with they were right on it. Would recommend this stay highly. only thing which has nothing to do with the hotel itself, but the distance to Temple bar area for walking is about 40 minutes which sucks but other than that this stay was great.

No hot water for two days.
A bit of a nightmare.
Staff a bit on the slow-side in dealing with this.
It’s three days that Expedia’s customer support team are trying to contact them, without success.

If you don’t encounter issues like mine, the place is fine, but if anything happens, they seem to be not trained to fix things quickly and in general terms, they admitted part of the building is a bit “problematic” when it comes to hot water.

( which is kind of crazy for a hospitality company, to admit ).

I really loved staying here. It's right next to the tram (remember that Dublin doesn't have a metro yet so this is clutch) and the express bus takes you right there from the airport in about fifteen minutes. Really beautiful downstairs with a great bar and restaurant. Genuine weights in the gym! Very grateful for that. Well designed room that was definitely enough for me for a week. It even had a washer in the room! Would book again the next time I go to Dublin.

The person I was staying with is severely lactose intolerant and ordered a food (oatmeal) that typically isn't made with milk in the US for breakfast as there was no allergen listing on the menu to state how it was made. He ordered it only to have two bites, notice something was wrong, and be sent into severe stomach pain and sickness for the rest of the day. We asked for fresh linens at the desk since staff hadn't yet started cleaning our floor and the person I was staying with hadn't been able to make it to the bathroom before getting sick and we waited over two hours for them to be delivered. However, they were only delivered because I had to ask a cleaning staff member for a broom and dust pan to sweep up a glass that broke in our room (which I'd also asked the front desk for an hour prior when I reasked about linens) and the staff member noticed we were missing bed linens when she came in to Hoover. Cleaning staff were super kind and incredibly helpful.

Staff were all lovely. The egg and bacon ciabatta from the coffee shop was absolutely out of this world...yummmmmm.

Only issue we had was we paid for an extension and went out to cine back in only to find our key card had not been reactivated,went to reception and she corrected it straight away..

Room was great, staff was fantastic... mostly. My friend was also staying and hurt her knee and needed an ice pack. A nice lady from the bar, walked over to the reception desk asked for an ice pack from the first aid kit. The receptionist gave a snotty \"no\", so we went back to the bar and she found some ice packs. That was an effort above and beyond to care for a friend of mine and I am ever so appreciative. I've stayed before this time and I will most definitely stay again.

The place itself was great. Beautiful rooms, lounge, awesome cafe downstairs. We ran into a few issues with the temperature in the room not working, but the staff were quick to help and moved us to another room. The only negative I would say is there could be a little more attention to detail when it comes to cleaning the washrooms, our first room had toothpaste on the sink, and the wall beside the sink/toilet had seen better days as did the tile floor. Overall though we had a great stay!

Hot water although my room didn't have great pressure but sufficient. Bed was comfy and next time maybe I'll get some stuff for breakfast to put in the fridge.

Check in and check out was flawless. The kitchen was sufficient for making meals on vacation. The washing machine and dishwasher controls seemed a bit cryptic, an internet search cleared most of that up. I had brought a couple of microfiber cloths to aid in kitchen clean up, I am glad I did because I didn't find one on the kitchen. We also didn't find a washcloth in the bathroom, back to the I am glad I brought some cloths. The bathroom shelf lent it self nicely to all of our party to place their toiletries out. The bed that I slept in (we were a party of three) was very comfortable. The lounge are was very nice for well lounging. We did not eat breakfast there as we cooked in. The coffee shop on the ground floor was good and we stopped in several times. The unit that we were in was the larger 2 bedroom suite.

There was no hot water in our room so we couldn’t take a shower in the morning. There seemed no way to contact reception without doing some online research and when I told the reception staff about the problem all we got was “very sorry to hear that. Bye.” Shame. It seemed like a nice place.

I was only in town one night due to a long layover. On this night they were repairing some pipes, so there was no hot water for a shower. It was supposed to be fixed before I checked out, but was not. The first room I was assigned had towels on the floor. Reassigned quickly, but that still leaves an impression that I feel goes against the image of this brand.
