The hotel is clean and very simple,
I liked having access to a full kitchen although this hotel is a bit far from the main attractions of Cancun and playa del Carmen if you do not rent a car. The staff was very nice .

It was about 7pm. There was no staff, the door was locked when we arrived, no communication before, and no one answering Waht’s app phone calls and texting. We only had eSIM. We waited half hour there and luckily other clients walked by and help make a call to the host, finally got in.

The room was great. More then expected. The staff was very friendly. We really enjoyed our time there. Only issue we had booked for penthouse as there was an elevator and after day 3 elevator didn't work so we had to walk all those stairs. I do realize fixing it was out of the employees control so we can't say anything bad or negative about that. Overall I believe we had a great stay. Exactly what we wanted away from the tourist zone.

The room was dirty, still had clothes and trash from previous people, walls and doors were brown with dirt when should have been white, no signal on the TVs, locks on doors and windows flimsy, some broken or about to break….. gentleman at the check in was pleasant but was gone early and wasn’t back till late morning…. Just not what I was expecting from the pictures

The overall stay was good and the price was very reasonable for what was offered. However, we were given a different room than the one we originally booked, which was disappointing. While the alternative room was still open clean and comfortable, it didn’t have the specific features or layout we were expecting, like a loft bed we had anticipated for our 9 year old son. It would’ve been helpful to have been notified in advance or offered a choice. That said, the service was decent and the location worked well for our needs as we spent a majority of our time out exploring.

My room was very spacious. It was clean I enjoyed the two balconies and the bed was very comfortable m.

Dishes, pots and pans were not the greatest, but if you complain, I managed to get two brand new frying pans! In the kitchen, I only had one water faucet, cold water. I had to hear my water for dishes. That wasn’t too bad. They did not supply drinking water. That was a tough one, because my water supply was transported on my back (71 yrs old). The staff were friendly except for one sour puss at the office. Zucette was in the office was a sweetheart! Language barrier with all the staff

I stayed in this property February didn’t get a chance to review it. The pool is tiny and in an inconvenient spot. Don’t think it’s cleaned regularly. You can probably wet your feet in it or stand awkwardly but not swim. The penthouse apartment was nicely decorated, but not necessarily a “penthouse.” I paid extra for breakfast included, and there is no breakfast there.. The area is out the way and not near downtown (by walking). You’ll need a car or taxi for sure. I wouldn’t stay again

This shouould be for a child. Do not advertise that you have a kitchen when there are no utensils other than One plastic spoon, one broken pot two lids that dont match anything. Plus no drinking water the soap is in a ketchup bottlle

Not much has changed from previous stays at this property. The staff are friendly and helpful, willing to provide service when required.

The area around is not a reflection on the property itself, because it is located in a residential part of the city. Management have attempted to maintain the property to a good standard, especially after the recent storm weather!

Overall I chose this property because I have had long stays in the past, which had been comfortable, and the rates are very good.

Very inconvenient location it is not possible to walk from the hotel you would need to take a taxi. The pool advertised is so small and dirty you definitely cannot swim in it you could maybe stand in it or just put your feet in but it’s in such an awkward spot there was never anyone using it. There was no breakfast available and no rooftop terrace as promised. The safe didn’t work, the TV didn’t turn on and was so tiny and when we would come back at the end of the day we would find our room an absolute sauna as the fan and AC were shut off by the staff. Would definitely not recommend staying here we ended up moving to a different hotel. It was our honeymoon and we were so disappointed. We tried reaching out to Expedia but we’re not able to receive any compensation. Do not book

Apartment was clean but warn out. Paint was warned off on doors and walls, toilet seat bolts rusted off, stove was covered in rust and baked on grease, dishes stained from years of use, and broken safe. The kitchen was not functional. Fridge did not cool, stove propane full but could not get pilot to light, minimal cookware. Selected condo to prepare meals, had additional $2,000 in food expenses since no functioning kitchen. Not told until arrival that you could not flush toilet paper down the toilet. This is common but it was not stated on Travelocity posting. Pictures on the posting were misleading. Property owners posted pictures for all the units available plus sister property. Pictures I thought would be our condo turned out to be for Casa Luca. Pictures must be from first built because the unit was very much worn out and not fresh as the pictures displayed. Pictures gave an appearance of more space. 2nd bedroom did not have air conditioning unit. Door must stay open at nighttime to receive cool air from common aera. Cement furniture and bed bases with thin mattress. This is common but should have thicker padding to not feel cement while sleeping. WIFI not consistent. Strong signal if in the common area but no signal in bedrooms. Pool was small and close to units. Pictures made pool appear larger and hid closeness to the first-floor units. To respect tenants, we could not use the pool as we would accidently splash on to their sitting area or the kids. Loud neighbors.

This location is off the beaten path and away from the loud and overwhelming tourist zone of the Playa. Note that there is a shopping centre, grocery store and Oxxo all within a 15-minute walking distance. The staff Susy and Eric were incredibly friendly and amazing property hosts. The penthouse room was clean, spacious and the bedroom was comfortable and cool. Note that the room is on the top floor so the sun will heat up the cement and the A/C in the living room will not always be able to compensate. Get a cheap stand-up fan at Walmart and problem fixed!

Decent stay for the price!

Our stay at Casa del Arbol was great! The pictures weren't 100% accurate but we got a GREAT price so were not complaining. The place was very clean. There was no patio furniture or anything outside on the huge patio.. just a cement table. Unfortunately the receptionists couldn't remember the wifi passwords so we had no wifi for the first night. We also noticed that the shower and the bathroom tap were shocking us while using the water. We did feel a little unsafe and that the electrical definitely isn't up to our standard. But again, we paid next to nothing for this penthouse so it wasn't the biggest deal. But this room was in a nice, safe and quiet location in Playa and allowed us to easily explore the city.

The room was on 4 th floor with an elevator that got stuck 2x my husband had to force the doors open.
The beds were hard as rocks.
The whole condo was infested with ants.

I like the location, because is not a busy area. There is only one place where to go and eat. The infrastructure nice looking but needs more handy man work. Broken walls, taped mirrors, dirty doors. You must experience by yourself.

I liked this place. Fridge was in the e room and the room was spacious for me and my husband. Bed is not the most comfortable and the room was not soundproof so I could hear many things outside but it was quiet for the night thankfully. These are the things I would expect from Mexico so i wont worry too much. But it was good over all. We had a little kitten following us until the front door. That was cute

The room was alright. We stayed a week and the room was only cleaned once. The shower didn’t really have hot water. The ac didn’t work which made the room humid and hot. Also, we had problems checking it. Check in was suppose to be until 12 am, but there was no one at front desk. We had to sleep in the car because our phones didn’t work in the country until a couple days after. Overall, not the best place to stay.

The rooms are large . In a matter of cleaning they should improve, I saw a cockroach in my room. the stove was very dirty. I rented a car but this hotel does not have parking and I had to leave the car outside on the street. The area has a lot of abandoned land.
The mattresses are old and they feel the springs. The music of the guests was heard in my room. An important point is that the reception employees should be friendly and greet the guests but they focus a lot of their time on the cell phone.
…but without a doubt I would return again.

The condo was nice and relaxing. The only thing I didn’t like was the main door was slamming all the time. They need a rubber lining so doesn’t make noise. The floor was very dirty, it’s seems like the workers never clean the floor but they put clean towels and fix the bed. The cookware was worn out. Everything else was comfortable and relaxing. I would recommend this place to a friend.

I liked that I was on the top floor with my own large balcony/patio vey private. It was vey comfortable in this manner. The mattress needs to be changed, but for the price it was good. My “penthouse” connected to another suite which made for thin walls, so you can hear the neighbors. They are trying hard to recover from pandemic so they are putting things in order. They are short staffed. Miguel and Cristian were very nice. A taxi ride to la quinta Avenida 50-70 pesos about 2.5-3.5 dollars.

I specifically stayed at this hotel for the bunk bed(loft), my son was so excited! I get there and when he takes me to my room it's not the one I booked-I tell him and he says I reserved the one he gave me, not the bunk bed. i said ok and then i checked my app to make sure- I did book the bunk! i go down and tell him and he said the one he gave me is pricier - that was never the point- this is a cheap-ugly hotel, it was only the \"cool bunk bed\" experience my son wanted. he is little.
anyway- AC in the kitchen was not working- pool was gross- area is sketchy

I have an extended stay at this property! The property itself is very clean and well maintained.

It could get very noisy with many guests because doors are slamming because residents dont understand if balcony doors are open the main entrance door will slam shut. In confined buildings the way this hotel is structured it is constant, even with very few residents.
Maybe dampers on the doors could resolve this very easy?

Overall the staff have been excellent, very attentive, and always with a smile. Suites are very spacious, and amenities in the suites are very adequate. I would book again if I am staying in Playa Del Carmen.

Pretty bad experience. First day we left sign for room cleaning, they didn’t do it. Every single day of our stay we had to go to front desk to ask for towels/shampoo/soap. The bed and pillows were really uncomfortable. Hard to find this place in a run down neighborhood, parking is only on the streets and hard to find a spot close to building. On our last day we had no internet at all, left on 2/25 and still no internet available. Had to ask for office password in order to do my flight check in. The only nice thing about our stay was the friendly little guy that apologized for all the inconvenience
We’ve had. He brought 2 croissants within a coupon for a wine glass if we had dinner at a nearby restaurant.

This stay was an incredible value. We had a lot of space, the front lobby was staffed basically 24/7, and we felt safe and close enough to the main part of town to bike even though the condo is in the residential area (Ejido). Staff was kind enough to let us keep our bicycles locked in the hotel area as opposed to outside for safety. There's an area to park your moped/vespa if you rent one of those instead.

The TVs and stovetop provided worked well. You are also given a set of basic kitchenware so that you can prepare simple meals in your room. We didn't use the pool but it is beautiful and was kept clean. There is also a vending machine with basic snacks.

My only complaint is the towel service was pretty bad--the towels were a pretty rough and stained and when we asked for a change they only gave us one, no extras and not even a hand towel. The walls are also very thin--the building is made of concrete and everything echoes. You could often hear children running in the room above, but it didn't bother us as we spent most of our time out. I wouldn't expect any extra frills, but if you are okay with simple accommodations I highly recommend this condo.

The good - Large penthouse unit, large balcony. AC worked well. Very nicely decorated. Nice tile and finishes.

The bad - A chair in the bedroom fell apart when my wife sat on it. She is a small person and the chair was not glued or nailed together. She was cut and received bruises. The bed is as hard as the floor. The unit could have been a little cleaner, but not terrible. The hotel is in a bad area of town, far from everything. When walking back to the hotel a local told us not to go down a certain street because it was dangerous. We left after 2 nights due to the horrible mattress. You simply can not get a goods night sleep. The manager said he would process a refund for the remaining 5 nights if Expedia agreed. The Expedia agent could not get in touch with the manager. I assume we will not see a refund.
You are only give 2 towels and must ask for hand towels and wash clothes. You will need to know some Spanish to communicate with the front desk.
It was a good thing we were on the top floor. every evening and morning all you can hear are dogs barking everywhere. It would have been very noisy in a lower unit.

The place was 2 inches from a busy road. A guest told us there were lots of wild dogs close by. The advertised 2 pools were stupidly tiny as well as dirty. The suite was clean but smelled horribly of cleanser. We signed up for 3 days but left after 20 minutes. Hope we can get some money back. Stay away!!

Everything was as great. The only problem I had was there was one air conditioning unit. It was located in the master bedroom. There was a fans for the the other bed room and a ceiling fan for the living room and kitchen. I have to to leave the master bedroom door open to try to cool the rest of the condo.

Everything is new. Only thing I would recommend is to keep better maintainance on the pool. I rented to rooms, because we were 4 adults and 2 kids, but only use 1 to sleep and whole time use the other. You can even cook. Close to Soriana and Cinemex. Easy access to freeway to go to Tulum.

It was really great time. My neighbor likes to move hers tables a lot. That was the only bad issue. I was there for 2 days and was good after the long day traveling around Playa del Carmen. No far from downtown and uber in Mexico is cheaper then Canada or USA

Cantrally locations make a different!!!

The manager and his staff running this and other properties do their best to asist their customer.

I had a wonderful time at the new location as it was closer to the main attractions.

The manager allowed me to transfer to a central location, of course I had to pay for the upgrade.

But it was worthed it!!

Great for the price

Its ideal location allows you to be close to everything but not were everyone is. There are always taxis within minutes to get you to your destinations. It’s very peaceful and has just what you need to enjoy your vacation.

Nice hotel but not really close to anything.

This is a new hotel and the staff are really nice. But when I booked the hotel based on rating nobody mentioned that this place is not close to 5th avenue and is in a deserted area. If you are looking for a quiet place than this will be a nice place to stay just know you will need a taxi to go anywhere.

Good budget stay

The apartment was very spacious. Bed was comfortable. Shower hot and good pressure. The TV was not premium channels as advertised. The swimming pool was clean, we didn't use, weather was not warm enough and the pool was mostly in the shade. Not enough utensils to cook, needs pans, only 1 frying pan supplied. The cost for a taxi into the 5th Avenue area is officially 50 pesos. Takes about 40 mins to walk. WIFI was decent.

Beware! Do not stay here!!!!

I booked the hotel for 9 nights and the next day tried to cancel the reservation or at least change it to one night because we had friends there who offered to host us. We were told that they would not cancel our reservation or make the change and would not give us any money back because they had already prepared our room even though they weren’t expecting us for a week. We got to the property and found out that they had mislead their proximity to the beach and pretty much anything else within walking distance. Very frustrating to feel we had been completely taken advantage of and lied to!
