Very noisy, dogs barking all the time, internet only works half the time and does not work in the bedrooms, hot water only half of the time, extremely noisy water pump on the roof that went off every two minutes for 20 seconds 24 HOURS PER DAY!!, not much in the kitchen to cook with, the fridge door doesn't close properly, no ceiling fan in the living room, the beds were hard as hell, the couch is made of cement with thin cushions on it, we had to install new showerheads ourselves, I'm sure I forgot a few things.

It is a very nice building, but missing some very basic amenities. The mattress was incredibly uncomfortable. I gave the owners of feedback. Hopefully this will be taken care of before the next guest arrive.

Good sized 2 bedroom, 2 bathroom apartment with 2 balconies in a quiet, nice residential area 10 minutes to downtown. Property Manager Leonardo spoke perfect English and was very friendly and helpful. Apt needs some updating but it was perfect for my sister and me. Please note that the kitchen is lacking a lot of items, ie. bowls for cereal or salad, salad/mixing bowls, can opener, toaster, food storage containers for leftovers . Pots and pans need to be replaced because they are in poor condition. Air conditioners worked perfectly and there was always plenty of hot water in both bathrooms. Living RoomTV only has 3 English stations and Netflix does not work. TV in bedroom only in Spanish. Small pool but nice to cool off and read during the afternoon. Taxi to downtown PDC only $8.00. Would stay there again.

This is the worst place I have ever stayed in. No one is on-site for check in / check out or problem solving. We were desperate when we arrived at night. Call multiple numbers multiple times for an hour to be able to get someone on the line. Basic amenities like microwave are missing. Water pressure is low and water was intermittent. Garage is so small that we got stuck by another car behind us and missed a trip.

The hotel-apartment was great, spacious, and clean. The bed in the living room was a twin size bed, perfect for my teenager. Only downside was the kitchen, no microwave, nor hand towels or napkins. The provided dishes, cups, cutlery, and plates were very almost new.

Check in and check out was easy. The room had two bedrooms (one king, and one queen beds), living area with a dinning table, and a kitchen with fridge. The AC worked properly and it nice to have WiFi. There is an underground parking for your car but also lots of street parking if you don’t feel like the extra hassle. Close to Sam’s Club, Some Walmart like store, and a shopping mall. Good location. Friendly staff. Price was similar to other regular rooms at other properties but for this one, you get the 2nd bedroom and extra space. Nice that they had an elevator.

Stayed there for 8 nights and it was a good stay. The biggest bonus is the close proximity of Playa del Carmen to most of the fun parks around. The property is a great location as a starting point to explore the area.
The property itself has a good kitchen area an 2 bedrooms. It is also very quiet, so we were always able to get restful sleep. It is located in a mixed residential area, close to the federal highway. Inside the property, it feels like a secure compound, away from the rest of the world. We stayed on the 4th floor. Luckily the elevator was just outside our door. Although the elevator quit working on our last day there. The parking can also be tricky. There is a secure underground garage. We sometimes had to double park due to lack of spaces, but we managed to always park inside the compound. There is an underground cave in the garage which is very cool, with stalactites. Don’t venture in it though, it is small and the window looking in is plenty to enjoy the feature. The cleaning staff kept our room clean. The front desk attendants were also very helpful. Thank you for the great stay!

Place is new and very well kept family owned propery. The beds are not very good. We told the front desk and a mattress pad was put. Nice place for adults. 12 apartments. Has an elevator. 2 bedrooms 2 baths in each apartment. Nice eating and sitting area. Quiet. 5 minutes drive to downtown, beach and to dock area for Cozumel. Easy exits to arqueological areas.

My grown daughter and I just returned from an excellent stay at Casa Leo. At first we were concerned that it was too far away from the beach but it was only a five minute 50-70 peso taxi ride to 5 Ave/beach area. The size of our room was almost 900 sq. ft., it had an open concept kitchette/living room with 2 bedrooms each with their own bathroom,and the air conditioning was excellent. It's only a block walk to a bank to change over to pesos and about a 10 minute walk to the Sorianos grocery store and mall. It was a quiet area and woke to the sound of birds in the morning. Marco the manager spoke fluent English, Italian and Spanish and was extremely helpful when I needed help on the phone because I didn't speak spanish. He was accommodating and pleasant to deal with and made our stay an excellent one. This property is new and only opened in December so we were very happy with our stay. The tour company we went to Tulum with was also only a 10 minute walk for us to meet the van. Overall I would recommend this hotel if you would like a large apartment style suite in a newer building in a quiet area.
