Great property and experience with staff! I was in a king room overlooking the pool. They provide earplugs to combat noise from nearby music. However, if you're in Mexico, you are likely already prepared for the noise. I did not need to use the earplugs but appreciated that they were available. The light in the bathroom is dim, if you need to do your hair, makeup, etc. you won't be doing it in the bathroom. Lastly, the remote for the AC in my room didn't have a button to turn off the light on the display. If you like your room DARK, the blackout curtains work great, but you will need an eyemask.

Had a great experience at this hotel. I travelled alone and felt safe and comfortable at all times. The location of the hotel is excellent, everything you need is walking distance from Kinbe. Steps from the beach. Breakfast place, pharmacy and gellato right in front. Best tacos 3 minutes away. Yoga studio 5 minutes away. The staff was friendly and helpful, the room was very clean and comfortable. Would definitely stay again!

Staff are super friendly, and the greenery was a great surprise throughout the property! You can’t help but take photos of how picturesque it is 🤗🤗

If you have a balcony unit, make sure the drain is cleared, because rain can collect and possibly leak into your room. The room was great though, and AC worked very well! It’s located right off 5th Ave, so it can get a bit noisy in the evenings — I was fine, but I know some people require absolute silence to sleep well, so just be aware of that.
There’s an Oxxo 1 block south of you wanna grab some water/snacks/drinks nearby. I love the Argentinian choripan (sausage sandwich) stand just up the street off of 10th Ave (they’re open until 3am everyday!) 👍👍

Great little spot in a perfect location!
The hotel is small but very clean and charming. The pool was super cute and a great place to relax after exploring. What I loved most was the location there were tons of restaurants and attractions just steps away. Perfect for anyone who wants a cozy place to stay while being close to everything.
We had an issue with the shower and the AC unit leaking, they just changed our room to another and everything was fine.
Really enjoyed this property.

This location is great. You can walk to the beach and the strip is a block away. Parking on the street is 10 pesos or .50 an hour. Make sure you get peso coins to feed the meter or download the parking app. The rooms are small. The staff are friendly and helpful.

If you are looking for a bare bones property ( think almost nothing but a bed and small bathroom) but a great location this is it. I thought the other reviews that mentioned the night club were exaggerated- they weren’t. Also, curtains don’t close and very bright all night. The location is good- delicious sandwich shop (very affordable!) right across the street and walkable to shops, restaurants, beach and marina.

It was the nicest staff I’ve ever encountered. They became our friends. And the placing of the hotell couldn’t not be more perfect, it was 1 min walk to the beach and 1 min walk to 5th Avenida. The hotel room was super fresh and the hotell had a djungel vibe which we loved.

Cute hotel, pleasantry surprised with my room except my couch needs replacing and the fridge is tiny. Expect loud music from the clubs nearby so bring earplugs. The AC wasn’t really cold but was tolerable

The A/C was so loud and for some reason it is installed below the loft level where the bedroom is located. Since cool air travels down and hot air goes up. The bedroom temperature is quite uncomfortable. The hotel also offers transportation with premium charge between the hotel and Cancun airport but the driver was about 30 mins late picking me up at the airport. The room is not sound proof so be prepared to hear the street noise until 4 am.

Nice hotel in a central location but NOISY!!!

The hotel is in a great location, steps away from 5th Ave & the beach with bars, restaurants and shops. The room was spacious, clean and comfortable with housekeeping extremely efficient. Front desk staff were also great. There’s a handy breakfast café across the street which is very reasonably priced but service can be a little slow so be prepared to wait. Beware of the beach bar at the end of the road (Zenzi Beach) as they will try to overcharge you! Avoid bars with no drinks menu / price list as they'll overcharge on purpose.

Because of the proximity to 5th Ave and the clubs, the noise is very loud until 3am and can affect sleep, so whilst we enjoyed the hotel itself, would choose somewhere quieter in future. Beware of garden facing rooms, especially on the lower floors because of the lack of natural light. We were originally checked in to a ground floor room which was dark and bleak, so asked to change to a higher floor room which we did and made such a difference to our stay.

The snell of humibity was terrible, they had to chsnge our room and in tnis one the water in the toilet wouldn’t stop running when you flushed it. Thus pkace needs works. I neverwanted to cone vack from vacation do quickly until the mojent I was in this place. Terrible

The tv remote didn’t work. Not a big deal cause there is ton of nightlife.

The staff was very nice. The safes didn’t work in either room, and it was only one lock on the door, no chain or any other type of locking the door when you were in the room. The stairs did not have a good handrail and they were tricky to walk up and down with luggage. The water pressure was not too good and the water was not too hot. my toilet would get stuck frequently. I actually learned how to fix it myself instead of calling them. If you like to watch TV, they only had a small TV in the room. The bed was very comfortable. The sheets were clean. The towels were clean. The room was overall clean just needed some painting, and , maybe a little bit of updating but it was pretty much like the picture show. I would stay there again for the money I felt it was fair. The location was excellent. It was one block away from the beach one block away from fifth Avenue, right in the center . Very safe area very open.

This hotel is in a PERFECT location. You walk out the front door and you are right in the middle of everything you need in Playa Del Carmen. You won't need a taxi ever, you can just walk everywhere. The room was perfectly nice and they clean it everyday. The check in was great and they took good care of us. The property is beautiful with a jungle vibe. The pool is beautiful, but almost an \"indoor\" pool the way it's set up, so we never saw anyone use it. You're so close to the beach, everyone just walks to the beach. A/C worked great. Hot water worked great. Bathroom was pretty smelly at times, but in my experience traveling to Mexico a lot, that's pretty common. Just ignore it. The hotel does have some noise from the clubs on 5th Avenue, but not nearly as bad as many because it's set back a little from the craziness. Bring ear plugs though if you're a light sleeper. Starbucks is right out your front door. The hotel offered roundtrip transportation from to/from the airport and they were very punctual and trustworthy. I loved my stay at Hotel Kinbe and would definitely recommend it and will stay here again in the future. Don't hesitate to stay at this hotel, it's a great option.

If you don’t mind getting a dirty room but being close to everything, this is your place.
We received a room that didn’t even have a window so the smell of humidity was intense.
The sheets were dirty (they changed them but those sheets should have never been used to start with). The floor wasn’t even clean and was full of sand, dirt and hairs from other people.

The pool doesn’t get a ray of sun in the whole day. It says in outdoor but that’s not really true.

We left before our booking ended. They said they would try to give us a refund for the last night but it was pending of Expedia. Expedia spoke with them on the phone and they refused to refund us for anything.

Will never stay here. That’s for sure.

Great boutique hotel which is a good value for its close location- close to the main strip of 5th Ave but quiet enough to sleep. Clean comfortable stay with the basics covered- air conditioning, hot water and a nice pool area. I have stayed here many times before and I am always happy!

Great place for TAM. Also logistically close to Ocean Plaza, good restaurants and bars. Some previous reviews mentioned some noise. You barely hear it. Netflix was convenient and can change to English. Room was clean and staff was very friendly. I didn't care for the shower floor but not a big deal. The hotel has one iron from the front desk and it's useless cheap. No iron board. But I managed. Overall i enjoyed my stay.

Beautiful hotel! Loved the plants all over the property, this was such a fun touch. Nice pool and rooftop, and Sergio is so kind! Very easy access to the tourist areas in Playa Del Carmen. Loud at night given the proximity to clubs, but ear plugs will do the trick if you can’t sleep through it.

Taxi ride to the hotel was advertised at one price, but when reached the hotel they asked axtra money, because if conversion rates. This is a nice property to stay if you are not looking for a resort. It is a lovely place that feels like you're walking into a beautiful jungle. The staff is friendly and attentive. The pool is always warm. There are very few amenities, but the surroundings make up for it. The restaurant across the street \"Les Amis\" run by the most friendly man, Tony, is the best breakfast place. I highly recommend Kimbe hotel.

I have stayed at Hotel Kinbe a few times now and it is always a great choice- nice boutique hotel in a tucked away quiet location that is down the block from the activity of 5th Avenue and one block away from the Zenzi Beach club...keep up the good work!
Great \"home base\" while I was scuba diving cenotes with Yucatek Divers...awesome experience!!!
