It is centrally located. Gym was awesome. We were in one of the penthouses, the pics and descriptions were accurate with the exception of the terrace , as it’s not on the same level. BBQ didn’t work which was very unfortunate. Property is dated but the staff were lovely and it’s off the noisy 5th, however there were nights you could hear the dance music until 3am. Felt super safe the entire time.

Overall, for a family to stay, it fit the criteria. Separate rooms and baths (we stayed in 405) and the property was clean, although we found used tissues on our balcony upon arrival. They had towels, beach chairs, coolers and umbrellas to use as we ventured to other beaches.

There was plumbing gurgling from time to time and the lighting was terrible in the rooms and bathrooms, but it was sufficient and we were barely in the condo in the first place!

The hotel truly exceeded my expectations. The staff were very kind and went above and beyond to attend to any of our questions or needs. The exterior was absolutely stunning and the interior was just as beautiful! The rooms were very spacious and more than enough for three people to live in comfortably. In addition, the location was perfect, as everything that we wanted to explore was within walking distance. Highly recommend!

This hotel is just off the busy and lively quinta avenida however the room was very quiet. I booked a penthouse suite with 3 bedrooms and even within our own unit, we didn’t hear the noise from the other family who was staying on the bottom floor. The rooftop Jacuzzi helped us relax at the end of a long travel day. The staff were kind amd the rooms were very clean and spacious.

Maya Villa Condo Hotel was the absolute best! Our condo was very clean, we'll equipped with a full kitchen and very quiet at night. The staff was very attentive from the time we checked in until we left. Security was present at night and a locked gate into the complex made us feel secure.

A special shout out to Eric, the Bell Captain, who always seemed to arrive when we needed him!

We've stayed at Maya Villa multiple times and are planning to visit again in 2026. The staff are as good as it gets. Top tier. If any problems arise, they are quick to solve it. Isidro deserves much recognition for going out of his way to welcome us and help us during our stay. He way also there to see us off and helped us load our luggage into the car. Clean rooms. Security at the gate. Staff were all 5 stars. From the office to the housekeepers (we had the wonderful Ana). Everyone is amazing. I highly recommend staying at any of the resorts in this group.

Maya Villa Condo Hotel is an excellent option to stay in Playa Del Carmen. This hotel is clean, in a good position, near to everything. The rooms are spacious, comfortable with good lighting and A/C, also equipped with everything you need in the house. It is my second time in this hotel and I definitely recommend in you want to be at home.

We stayed in villa 402 and it was very clean and had everything we needed for a few days there. It is just one block off of 5th avenue so convenient for restaurants and shopping. There’s a spa and asian restaurant right next to it. The villa was quiet and the noise from nearby bars was not an issue at all. There is construction nearby during the day though. The check in is not at the property, it’s down about a block but they brought up our luggage for us. Place is very secure with gated entry. The pool and jacuzzi were so nice, very aesthetically pleasing area. Comes with lots of drinking water, including a hot water dispenser which was so nice for quick cup of tea. The beaches were not swimmable for us due to seaweed but it’s a great spot for being close to 5th avenue. AC worked good too and there’s a taxi station on corner. Big grocery stores within 10 minute walk as well to stock up on food if you’re planning to cook. The only issue I encountered was trying to reach front desk, everytime I called they didn’t answer.

Relax at Maya Villa Condo

The grounds were nice. The staff was friendly and helpful. The condo/room was spacious with a full kitchen. The bed was firm with a variety of choices for pillows from firm to very soft. The shower had good water pressure. Room included a water dispenser, coffee maker, 2 televisions. It was very comfortable. I would stay here again.

침구류 상태 좋았고 청소도 잘 되어 있었습니다.

한가지 아쉬운 점은 자꾸지가 뜨겁지 않았는데 밖으로 액티비티 하러 다니느라 사용 할 시간은 없었습니다.

Parking is limited and poor. Automatic garage door opener did not work one morning. Had to go to the other location to get help.

Key fob would not open the front gate. Had to go down to the garage to get in.

No elevator. Makes for hauling suitcases in and out difficult.

Horrible construction noise in the room above us. So we left for the day. Next day they were back again. Sadly we got food poisoning from the day before. I went to the front desk to see what they could do. They denied that there was any work being done. So I invited them to come hear if for themselves. Then after checking they offered us another room but not until 3pm. They were expecting us to go out for the day so we were not there to hear the racket. Very poor customer service. So due to the way they handled the issue I can not recommend staying at this resort.

The property is located in a great area with easy access to the beach and to restaurants as well 5th Ave. Just steps away from two great restaurants for breakfast and dinner.

It is a quiet hotel which is nice if you're looking for a more relaxed vibe, as well lots of green plants/trees for each suite to have privacy (no one is looking into your window which is a nice feature).

Rooms - overall nice but could use a little upgrading. Ex: showerhead water pressure, bathroom fans extremely loud and bedroom fans unable to use because they were extremely loud as well.

Staff - extremely helpful and pleasant. Respectful of privacy but also available at any time.

Safety - felt very safe in the hotel at all time including in the evenings where a security guard was present at the front gate throughout the night.

We just stayed at this lovely condo and absolutely loved it! AWESOME is a good description. It is very close to the beach as well as the Avenida marketplace area. The taxi system is right at the corner and so is the main office where you can get any and all the help you need, even beach towels and umbrellas! This sweet small town area is clean and completely walkable. Everyone was so friendly. You can use the pools at any of the 3 owned properties.

We had a 2 bed 2 bath with a full kitchen and hot tub. The living room could use updated furniture, but everything else was GREAT! There are no lifts! Stairs only!

These people are so amazing, and I can't thank them enough! - Eric, Mayte, Dafne and our transportation driver to and from the airport. Thank you!!

Our original booking was affected by Hurricane Helene. After JetBlue canceled the flight we contacted Expedia (who weren't great), and were offered alternate dates.
We came a week later and were given a great welcome...and an upgraded apartment!
The parking is in the basement and safe.
The accommodation was of high standard and very clean. We loved it!

You are surrounded by nature and its simply beautiful!! The staff is super friendly and helpful. They accommodated me and my family with all my needs. The pool is small, but fun to experience because you feel like you're swimming in the jungle. The condo was clean and beds were big and comfy. Kitchen had everything you'd need for cooking. I only gave this property 4 stars because one night my partner & I came back to our clothes that were left sitting around in the condo hung on the balcony completely soaked. We never asked for room service for any of the days, so we found it strange that our clothes were just all wet.

We enjoyed our stay Maya Villa. We booked a 2 room condo but we wer wanting the penthouse with hot tube. The gentleman at checkin graciously checked and got us one. We really appreciated his efforts in doing this for us.
Once we entered the unit. They had wine, rosws and a greeting card for us since it was our Anniversary. Very nice.
The unit was spacious clean with. Everything worked except for the coffeemaker but it was okay since we do not drink a lot of coffee anyway.

The rooftops offered a great view with the ocean on one side. The lounger and sofa cushions were in of replacing. Some had stains and others were ripped. Also. The hot tub needed servicing.
Overall, the stay was nice and we would definitely considwr staying there again.

We stayed on a lower level unit facing the street. There was a lot of street noise but the slamming of the iron entry gate everytime someone came and went was ridiculous. The room was nice and spacious but had an overwhelming musty smell. The checking in and out at the other building was inconvenient especially if you are getting in late or leaving early, you have to drag your luggage down stairs and over cobblestone then up another flight of stairs.

Perfect for our spring break trip with our two college aged children. The penthouse had great spaces, with the rooftop patio being truly \"over the top\" wonderful. Beds were comfortable, bathrooms clean and functional. Close to the beach and 5th avenue, and far enough way to make the property an oasis from the activity of PDC. This world traveling family would stay again at Maya Villa.

First time in this area. Hotel was great- pool is very chilly in December- but rooftop was Excellent! lots of room -hottub- a little worn- needs a facelift- but worked ok. Staff did not clean hottub itself very well - Again- laid out in peaceful bliss on rooftop- all a quiet sanctuary! Would stay again. Hope they fix the Thatch roof - couldn't use kitchen terrace due to the debris falling there- but inside was spotless and awesome and comfortable!!!

Property is a great location, quiet street and at first look presents beautifully. Access to a very nice gym is terrific. All items for kitchen are available. Towels are available a half block away.
But our unit was in perpetual shade and smells like mildew. All clothes in the closets and drawers will smell after a short stay. The condo had scented plug-ins but more were needed to combat the smell. There is no sunlight so after it rains, there is a puddle on the small terrace that never dried. We all got many mosquito bites. There was also a sulfur/sewage smell that would fill the condo several times a day. Truly awful. The pool is tiny as is the hot tub (warm tub). Always in shade. Closest beach is a bit away as the one at the end of the block is a fishing area with boats. We took 2 teenagers on this trip and leaned the hard way that we would have been much better off at an all inclusive with a pool. Not having access to a sunny pool or terrace and beach being a bit away was not ideal. 5th street gets old very quickly if you stay more than a few days. Overall I would not recommend this property or Playa del Carmen without an all inclusive type stay if you are traveling with any kids.

The Maya Villa condo and beach club was overall fine for our family of four. We appreciated having the space and three beds for my teenage kids and me and my husband. The kitchen was helpful and we liked having filtered water available. Unfortunately, the dishwasher was broken our entire stay even after maintenance was called which made washing dishes annoying while on vacation. The other issues were having limited hot water and the smell of mold and sewage especially after showering and the entire unit smelled and there were no windows so we could not get the smell out. Our friends had a constant smell of mold in their unit and we heard that another unit had issues with flushing their toilet. The air conditioning and ceiling fans were nice and we like the balcony. The couches were very uncomfortable which was a disappointment since our friends were next door and we wanted to hang out socially more. We were also unhappy there was no real place to sit by the small pool and could not use the bigger pool at the sister hotel a few doors down. We did however really enjoy having access to The Gym and used it almost every day. We appreciated having fresh beach towels and towels in the unit, but otherwise found the front desk staff to not be very helpful. The maids were very friendly and helpful.

The hotel was good, but they have several buildings and you cannot use other facilities such as pool which you can see the hotels.com app pictures. That is disappointing since I was planning use the pool.

The concierge was awesome his name starts with an I. I would hate to mispell his name but he was always available and very willing to assist. Also see ask him about Pedro. Trust me, he will get you the best deals on any of the attractions near by or far away. They both went the extra mile to make sure we enjoyed our stay...

This is a perfect property close to all the attractions of 5th Avenue and a block away from the ocean.
It is ultra clean and very well cared for.
Excellent dining options nearby but also everything you need to prepare your own meals if you want to as well.
I would definitely stay here again!

My dad and I had a pleasant stay. The property is super clean. My dad enjoyed the pool so much. The location/size/money value totally worth staying. Also big thanks for decorating the condo for my bday, and leaving a nice card and a bottle of wine. Much appreciated. Unforgettable experience. We will be back.

We absolutely loved our stay here. It was exactly what we wanted and expected. It was clean, quiet, well maintained and close to nearly everything. The perks and amenities were also a very nice addition. Free massage, another properties pool, food discounts, beach club etc. We only had conrsct with the concierage staff and security and they were all extremely pleasant.

I absolutely loved my stay here! It had everything needed to cook and even barbecue. I stayed in the three-bedroom villa. It was fabulous! The washer and dryer were a plus. There is a Walmart nearby and the dining options are plenty. Super close to the fifth avenue. I liked that they have their own secured parking area.

It is a beautiful property .We just got back .Our stay was from Sunday to Friday We stayed in the 2 bedroom penthouse . It has everything you need. It has a full kitchen in case you want to cook. It has a private area upstairs with a hot tub and where you can barbecue. The rooms are nice ,clean and comfortable. AC was great . The only issue was it had like a small smell . It smelled a little humid but not like bad. I Still loved the place . I would stay there again. Every employee was very nice ,friendly and helpful. I recommend this place . I hope to visit again.
