The main avenue was really close. The pool was nice. The staff was very helpful. The room was amazing. Only thing my bathroom was smelling like sewer and there was a lot of stairs. Otherwise it was actually really great and it was only one room out of the three.

We had booked 2 reservations as our flights got changed and they were able to connect our stays so that we could stay in the same room. The condo was spacious and had everything we needed. Complete fridge, all the toiletries etc. The only suggestion is to maybe offer a few different thickness of pillows. Our were all very THICK.

It's a decent spot, and a good price. A few things to know: first, the kitchen was advertised as stocked with spices and oil, which wasn't true, and there are not a lot of available grocery stores. Second, depending on where in the complex you are, there's an extremely loud club that plays music until 2am. Our room had an industrial strength white noise machine, which helped, but it can be hard to sleep on the weekends. Third, during our stay, half the place was cordoned off for repair work, which they didn't tell us would be happening when we booked.
I probably wouldn't stay here again given all that, but if you don't mind the noise and you're really just looking for a place to crash, this one is alright.

The only issues were the AC in shared area(living room) was not working properly and the door lock/key was a nuisance and a bit of a safety issue since the door had to be locked with the key from inside. Other than that we enjoyed our visit.

Because of the construction work going on .. the property was not as appealing as it looks in the pictures .. Air conditioning had issues but the Manager was kind enough to change the condo for us and she also offered us free breakfast through out the stay.

Great property in a great location. The condo was spacious with room for all 7 of us. The staff was great and even brought us an extra bed when we asked. It is close to several options for shopping, groceries, and dining. We were able to walk to dinner and to get groceries when we needed something. The staff was helpful and communicative via WhatsApp which was great. Parking was easy and covered and private, which was super convenient.
If there is one knock it is the pool water is super warm. One pool was closed for maintenance, but you have access to pools at their other properties also, which we did not try. But the pool at this condo was really warm - like almost hot tub warm. They should really pump some cooler water into the pool to make it actually refreshing.

We stayed here for 6 nights and we really enjoyed it. There was some construction in the hotel they are fixing one of the pools but other than that all good. Very walkable everywhere and they have parking too. We enjoyed it.

There is not one bad thing anyone should believe about this beautiful property. Our 3rd bdrm penthouse was spacious yet cozy at the same time. Room temperatures were freezing at night which is awesome for sunburnt skin. One of our favorite places we have stayed while traveling abroad.

Several issues. 1 tired travelers have to walk down the street to the concierge office. 2 no accommodations or complimentary service for pool being out of service. 3 laundry service didn't wash our clothes. Only folded and returned dirty. 4 Security tried bribing our party for money, stating we we're too loud and he'll take some money not to report the issue!

This is my third time staying at this property. It's great location. If this 2 bedroom apartment was located anywhere else, it would be at least triple the cost. But here in playa, we have a really nice place close to everything. Highly recommend it.

We had the family penthouse which was very large. My kids loved it. All I can say is that the penthouse is 4 flights so if stairs are a difficulty be warned. My husband and I stayed in a bedroom on the first floor which was fine for us but the kitchen is on the 2nd floor and master bedroom on the 3rd floor. We couldn’t have made that.

This property unfortunately as beautiful as it is, is located near either a sewage treatment plant or an area, where they ship all the smelly seaweed. Because the moment you open up the door to go outside, the smell of sewage overwhelms you.

Great Intro to Playa del Carmen and Cancun area
Very good location, convenient and comfortable, many restaurants and stores very nearby, great to have on-site parking, is close to Xcarret park which is a MUST SEE location and well worth the trip and the cost. The town is a bit commercial but not over the top for a beach resort, with a safe and secure vibe that was most welcome. Staff at the hotel and in all restaurants etc were friendly, accommodating and helpful and made our trip very delightful. Spanish language is helpful but not critical as ENGLISH seemed widely spoken and understood.

We noticed that the water was warm, completely still, the waterfalls were off, there was scum around the edges and on the surface of the pool. From closer inspection it appeared that the filtration system was broken and as such the pool was essentially a pond with no chemical treatments and therefore liable for disease and illness.
We raised this with the hotel staff and we were just lied to.
I have managed properties with swimming pools so I know what the process is and that they are happy to risk their guests safety was not acceptable.
We checked out once they confirmed we would get a refund.
They then refused with hotels.com to refund us. Fortunately I had the promise of a refund in writing and sent this to my credit card company who then sorted it.
The management are liars. We were offered their sister hotel which is next to the sea and smells like fish with a pool mostly in shade, and was a downgrade from what we had booked.
We were told the pool has a leak and needs a full drain down however this hasn’t been booked in- why not?
At cost to ourselves and losing a day of our holiday to move we just wanted to leave.

We had the 3 bedroom penthouse, 3 flights of stairs, 3rd flight is the rooftop patio that has an excellent view of Cozumel and the beach.. 5th avenue is right outside the property which makes it so much better when looking for food, drinks or just a nice stroll on the town.. seems like they only turn on the fountains for the pool on weekend which helped water get colder. Water was warm in pool Monday-Thursday. Overall I really enjoyed our stay here. Staff and cleaning lady were great!

Property needs some updates, but it is located in a wonderful area. Tons of activities within walking distance. Averaged 13k steps a day and still didn’t go everywhere. Downtown Playa is the best place to go in Mexico.

We frequently stay at condo in beach areas-the floors were much cleaner than most. The interior courtyard is filled with nice plants and an interesting twisting pool. There is a larger pool on an upper level where it would get more sun and large enough to swim. Little french bakery steps from entrance. You can hear loud club music outside, but not to much inside the condo. The fitness center is next door in a actual stand alone fitness center. You will need to get a entry ticket from the front desk. If you are a runner, I would prefer a morning run by 8:00 on 5th Ave before it is sunny and crowded. Has a fun retro feel. Would defy stay there again. Best yet, they never asked me to write a review!

Porto Playa Condo is very nice secure clean place. I would definitely go there again. Within 1 Block to bakery, convenience store, restaurant, massage, pharmacy, 5th Ave. Perfect location, not on beach but sister property is. Beach has mostly washed away but still nice to sit by ocean and have dinner and drinks.

Location is close to 5th avenue and close to dining, shopping, and beach. However, if you like to sleep from 10pm to 4am the music is so loud it is pretty much impossible without earplugs. Also the week we were there the hot tub was cold, but the pool was nice.

The guy checking me in at the front desk was kind of a jerk when I tried to speak Spanish to him. Actually laughed at me. There was some noise the first night around dinner, but it subsided before sleep. I don’t know if I would book it for a little family on a weekend. May have some street noise. But amazing location, great stay. Lots of room and close to everything. So nice to finally have a washer and dryer after only staying in hotels for a couple weeks. Also had parking, which we appreciated.

Very very noisy. We were awoken by loud thumping music each night from 11:00pm to 3:00am. When we went to the front desk the gentleman said that he has never heard a complaint in his three years of working there. We received no assistance from them. We contacted headquarters via email and they were able to move us to a sister property La Tag which was much quieter. We did have to forfeit a large unit for a one bedroom, but were much happier.

Registration was \"clumsy.\" Everything was coming at me at once...I did not feel welcomed; I felt like they needed to get me signed in and signed up. The gentleman who took us to our room was very socialable, kind, and helpful. My husband was being obnoxious, and he and the bellman were very kind. After that, we really loved our stay. The pool areas were beautiful. The bed was super comfortable. TV service was very good. It was a blessing to have Netflix as it rained one day and Netflix was in English. However, the sofa in the living room was uninhabitable. When you sat down, you sunk to the floor. Cushions were too soft. We piled them on top of each other in order to be able to sit down and get up. Both restaurants across the street were cute with good food and drinks. Thank you.

The 2 bedroom condo was extremely clean and well equipped with a full kitchen, coffee maker, etc. It was much bigger than we imagined which was nice and comfortable for a 4 night stay with our two boys. The pool and grounds are well kept and maintained and very beautiful walking to and from your condo through the greenery of the garden. All staff were very friendly and helpful, especially the young security guard that opened the door for us multiple times a day. The only negative we have is unfortunately a big one for us, which was the lack of quality sleep we had during our stay. Unfortunately there is a bar/restaurant behind the condos that blasts very loud music and karaoke for a majority of the night. This noise kept us awake for all nights of our stay. Otherwise, this condo would have been the perfect stay!

Loved it here and would love to come stay again. Grimm and grounds was very clean, everything is close easy to get around. There was not an elevator so it’s not accessible for those who aren’t able to use stairs. There were two issues during the stay. The AC in the master bedroom was not working but they came right up and fixed it. One evening I couldn’t get the shower water hot but they immediately came in and fixed it. When the rain started there was a small leak coming through the screw in the sliding door in master bedroom in which they sent maintenance up and fixed immediately. Even with these issues I still loved it there and would come back. I would reccomend and still give them a high rating in the review. The staff was kind and friendly.

We had a 2 bedroom condo on the main floor which was well appointed. The main courtyard was very well landscaped with lot of trees, bushes and seating areas. Close to shopping and dining. The beach nearby wasn't worth visiting. You may want to go further north from here. Very walkable. The staff was professional, but not the friendliest. Be mindful of the $50/hour late checkout fee. No getting around that.

Great visit to Porto Playa
This is our second stay at the Porto Playa. Check in was easy, condo was ready. We stayed in a 2BD with top deck. View are lovely higher up and we enjoyed the hot tub and space to relax. The condo was very clean and stocked with cooking utensils. Only thing we would add is a dish rack for drying dishes but a towel worked fine. Also a salt shaker would be a plus. We had housekeepers in a couple times over the week to change out towels as things take a bit longer to dry. Beds were comfortable and the condo was quiet. The condo also had beach chairs and umbrella. A small soft cooler would have been nice. The pool was lovely and could always find a chair and umbrellaLoved the location so easy access to shops and restaurants. Dont pack too much! Loads of cute dresses to buy just steps away. Especially liked the selection at Mayan and The Loft. Our favorite restaurants were Rockas for Jamaican - amazing dinner,Chez Celine for breakfast and the best chicken I have ever had at Asadero el Pollo at 2nd/20th. We also had a great meals at Yum yum and Roxy’s Little Fish Shack. Recommend highly.

I stayed here for 6 nights for 3 adults and it was awesome! We had a 2 bedroom condo, one had a king size bed and the other 2 twin size beds and they both had their own bathroom which was perfect! They give you pretty much anything you'd need to cook in the kitchen like pots, pans, utensils, plates, cups etc. so that was nice. It was close to the Quinta which is where all the shops, restaurants, and bars were at and like a 5 minute walk from the beach. We also had no issue with the noise from the Quinta we barely heard anything in the rooms. We were on the 3rd floor with our private terrace on top which had a hot tub, grill, table and seating which was awesome. We ate out a lot so we didn't use the grill but the hot tub was very nice. The staff was very lovely, super nice and accommodating. Our tv wasn't working one day and they sent someone to come fix it, took a while for them to get there but they got it done. When we got housekeeping, we were on the top floor so it wasn't done till about 3ish, but they were great. They always had someone at the door, which was nice. They do ask for a $250usd deposit when you check in, but they email you about it before your stay so it wasn't a surprise. I really had no issues with the place or staff, besides with a guest who was right by the pool but was upset when we were playing in the pool and they happened to get splashed on lol. But otherwise I absolutely loved staying here, I would definitely stay here again.

It was hard to buy groceries for our stay when there wasn't a way to store them . Lighting wasn't good at all in the bathroom.

This condo is close to everything. There is a cute little coffee shop across the street which we went to often. Its a 5 min. walk to the beach. The staff are very helpful and friendly :) I will definitely be back for another stay.

The location is terrific and it felt very safe. The downside is the condition of the units is very old and items are showing a lot of wear. We stayed on the second floor. There was not an elevator so this meant every time we went out, we climbed over 200, I counted, stairs between the stairs to get in the building and the stairs to the unit. This became challenging, especially with groceries and luggage. We have gone to Playa del Carmen about 20 times in the last ten years and I can't say this would be a place that we would stay again.

Both pools were very nice. The unit was very spacious and had a nice outdoor seating area where we could have meals and relax. The property location is also very central to restaurants and shops. The closest access to the beach unfortunately was washed out but other beach access was close by with plenty of sand. Overall, highly recommend this property!

We had a great experience at Porto Playa. We would absolutely stay here again. The location is perfect, giving you access to Fifth Avenue without staying directly on it. The pool and gardens are great. It's a small place so you don't have to hear or interact with other guests very often. The front gate was always guarded with security. We stayed in Room 203 and note that we did get the bass from music on Fifth at times (that is probably the case for a lot of the rooms) but that's part of being in Playa del Carmen (it's not loud enough that a pair of earplugs wouldn't completely block the sound). The staff are great and very attentive, the suite was immaculate and we would absolutely recommend this place to our friends and family!

This property is very close to busy 5th Ave but you wouldn't know it. It's a lush oasis in a busy neighborhood. We loved our unit. It had everything we needed to cook for ourselves when we wanted to. Its great with children. We were most often the only ones using the pool. I loved how many trees and greenery there was. It felt like we were nestled in nature. The staff was so accomodating. My parents also had a condo and asked to be on the ground floor to be nearer to our unit and they were quickly moved. Any small issues that arrose were dealt with efficiently. Our housekeeper Sarita was excellent and professional. We would not hesitate to recommend this condo hotel to anyone. Thank you for making our stay so enjoyable.

Perfect location. Cancún Beaches are more blue but playa de Carmen beaches are not bad . You can visit Tulum , Cancun , Cozumel etc because it’s (playa de Carmen ) in the middle of everything.

The staff at Porto Playa were fantastic! Very nice, friendly, and helpful. Spend a little extra for the suite with the private rooftop patio, it’s well worth it. The rooms were clean and comfortable. Pool was nice and never crowded. Amenities were sufficient. Coffee filters must be precious, because I asked the front desk for some and received 4. I didn’t bother asking for more, just used the poor man’s paper towel version. The location is great for shopping and nightlife… if that’s what you’re there for, as all are close. However, if you’re there hoping for a good night’s sleep… good luck! It is quite loud starting at around 10:00 and goes to 1-2:00 in the morning. As for the “beach” in “Beach Club”… it is nowhere to be seen from the resort. You had to walk a ways, 3 blocks or so, and even then it’s where they moore small fishing boats. Overall I would say it’s okay.

This is a stellar hotel. Clean, safe, beautifully designed. The pool and lounge area was amazing. The beds were very comfortable and the apartment had everything we could need. Only downside as is it in located in the touristy area you can hear club music overnight. Nothing a set of ear plugs cannot fix.
