They turned off the AC and turned on the heat, it's still in the mid 70's, and I had sun beaming in my room all day, so it was HOT! The gave us a fan to use, unfortunately we fell asleep with a window open and we got dozens of mosquitoe bites! Dozens! The mattress is old and you feel the springs.

The hotel was well-positioned for airport transport and access to the rest of old Venice, but it itself was in an area where newer buildings had been constructed, so there was less of the historical charm, although the hotel itself was an old historical building.

The location is excellent as we did not have look for long with our luggage in the evening. There is no help with luggage up and down stairs and crossing bridges in Venice unless the hotel offers porter service for a fee. Being close enough to P. Le. Roma helped.

Great place to stay! Simple breakfast but enough variety. Friendly and helpful staff who spoke English. Easy to get to, but further from the main sites. Beds and pillows were of the more firm variety. Allowed us to keep luggage there after checkout until we finished our day.

A high rating for a BARE BONES room with simple decor and no tv because of the location and price. It is right next to the bus stop, people mover, and water taxi. A little market to buy water/groceries is nearby too. Ideal location for cruisers with big bags and those who are fine with the very basics who want to stay in Venice. This was a monastery in another life. The rooms were simple and comfortable. It was an easy walk from the bus into the hotel. There were no bridges or cobblestones to carry your luggage over and there were minimum stairs (which I considered often watching other tourists lug their belongings). There was no tv - which I considered a bonus. There are group spaces for sitting in if you’re traveling in a group or want to sit and read away from your room. There was a beautiful court yard to eat breakfast in and a canal in the front. You are steps from water buses, the airport shuttle, and a bridge away from the Grand Canal, but in a still quiet space. The breakfast was amazing and the staff was excellent. They were friendly, had recommendations, a place to store luggage and were quick to help with little needs and inform about skipping lines and unexpected delays and arrivals. Our stay was excellent and the place charming and historic in its simplicity.

We chose this property because of its proximity to the train station. So we got what we paid for - barely. The room had zero personality. The bed was rock hard. Even my 19 year old daughter wasn’t comfortable. Elevator was conveniently out of order. I’ve never had to take so many stairs for the second floor with our luggage and no staff assistance.

The major problem for us with this property was that the lift was NOT working for the duration of our visit and had been so for a time before our stay. We were given a room on the third floor and at our age mid 70s, this was very difficult. No other room was offered. NO assistance with our luggage up too and back down from our room was given.

The young lady who checked us in (I am sad to say I didn’t get her name) was FANTASTIC she gave us a map, recommendations on where to eat (which turned out to be great) and walked us through how to use the public transit. Transportation is AMAZING! The water taxi stop is right outside the doors and there is an express to the main square.

We have a great time in Venice. we chose this hotel for several reasons. 1- is very close to the train station.
so when we arrived we check in and , we were carry nothing to the center. 2- breakfast is included and is more than many hotels that we had stay. a great coffee machine from eggs to cheese to croissants. FANTASTIC.
3- now venice charges turist 10 Euros per day per person for the city center. since this hotel is out the city center like Plaza san Marc , we were able to register for the exemption and we did not have to pay. 4- Is by the water and right there U can get a vaporetto, to the other Island.

I was looking for a cheap hotel in Venice, near to the bus station for the airport bus. This was a good choice. It is a very old building and my room was small with cheap furniture but it had a big ensuite bathroom and was spotlessly clean. Lots of negative reviews about the elevator but following the instructions, it was fine. I had to leave very early for a first flight out of the airport. I mentioned to the day receptionist, she passed the message to the evening staff, and one of them was ready for me as I left. I was also offered a takeaway breakfast. The location is super, right next to some vaporetto stops and 5 mins from the bus station.

I did not like anything. The blankets were old fashioned, the place is very old. To use the elevator you need to keep the button pushed so you can go to the second floor and the elevator is really, really old and opened so you can see the walls while is going up. I do not book again at this place.

No TV's in the rooms and the elevator did not work. The elevator not working was the worst part! This was the only hotel in our 20day trip that we had to deal with elevators not working. I wanted to stay here because I thought it was different from the hotel we stayed in in Milan. It is close to the station, we arrived by train, a super market is on the way as is a vaporetto stop. And the piazza Roma, 2 minutes away is where the coaches to and from airports and other cities start. It is in old building - this is Venice after all - the thick walls and shutters keep the building cool in the July 30°+ heat. The lift is very old and very slow but will get you and your luggage to the correct floor. The only drawback for me was that a cooling shower was quickly folliwed by feeling I was in a sauna before I could get dressed. There was air-conditioning and the bedroom was fine. I asked by email for dietary items for breakfast, the hotel confirmed they could supply and did. The single beds I also requested were ready when we arrived. For me the location was perfect and I would stay here again.

Overall, this was a nice property. The building's architecture is beautiful. I was lucky as the wasn't anyone else staying in the other room so I didn't have to share the bathroom. The mattress was a bit hard for my liking so the first night of sleep wasn't the greatest. I asked for a blanket to lay on top of and it made a huge difference. The room had air conditioning! The breakfast was included and tasted great!
