The ads are a bit misleading. Read the fine print. Click until you can’t click anymore. I never wrote bad reviews… but… the apartment was fabulous! Parking a nightmare. One couple had their car towed. They need to give you exact laws and information about how to park and where and where not to. Check in woman acted like I was bothering her with questions. When I called to ask about parking from my room, no answer. When I asked to speak to the front desk manager at check out, the staff couldn’t find her. The pool is NOT on site and far. You need to take some trolly to get to the one free drink happy hour at another property. Exact written directions needed for parking. People travel far and are tired… pointing doesn’t help them . I didn’t sleep well thinking I would get towed. Times on their site, google, ChatGPT were all different… then there are street cleaning days apparently . The resort fee was 30 a day for towels and some pool somewhere. Apartment was great. That’s about all. I travel a lot … I’ve never had this experience.

Receptionist was friendly and informative.
Disappointed that our apartment was located in another block about 10mins walk away which didn’t have a pool as advertised. This also meant we were not close to shops.
Beach is close by and lovely.
Room was clean but with limited crockery.
Bedding was interesting as not the usual duvet cover over the quilt but flat sheets over the duvet instead.
Our TV in the living area did not work. I reported this several times but no one attended to this issue. We therefore had to use only the bedroom TV.
Nice quiet block with good security door.
Awaiting my deposit back still.

This is my go to place whenever I visit Miami Beach if it’s not booked up . The location is great! close to the beach , cafes , restaurants, bank ( ATM ) and even a Walgreens there is also ample public transportation within foot steps from the hotel .. i highly recommend this hotel for everyone - Cheers Joe

When booking you believe you are booking at one location but they own 3 locations and place you where ever they want. I tried to do a late check in, they agreed but no one was there to check in me. The bed sheets were torn, the kitchen and bathroom window don’t work or lock properly. Housekeeping promised to pick up our dirty towels and provide new ones she said she would come by but never came and then I was charged for them.

The shower was absolutely disgusting. The water did not drain. The place we checked in was 5 blocks away from where our room was. The description says adjacent property so we thought no big deal but 5 blocks isn’t adjacent. Also you could see through the door and it was not secure at all.

1. the resort fee 105$ was NOT mentioned when I booked.
2. the location is FAR away from the check in hotel and very far from the South beach, Uber costed 90$ per day to get there and back
3. the building is old, cold, uncomfortable, with freezing floors and a cold glass kitchen table
4. the fridge was leaking
5. they put the queen and king beds into a relatively small room so the door was not opening fully! there was no way for the person whose bed was at the entrance to approach it.
6. I hurt my legs multiple times with the ledge of the bed- the corners are prominent and hard!
7. the bathtub was in poor condition, painted carelessly to cover the uneven surface and tile.
8. the microwave handle was cracked, about to fall apart
9. the TV was not working in the hall; the TV in the bedroom was hard to navigate (especially for my father, an elderly man). they was no instructions on how to use the 2 remotes.
10. the “resort” fee was supposed to be for the use of swimming pool BUT it was far from our hotel! different address! And the promised “free drinks” 5-6pm were VERY far, an uber to this hotel cost 40$.
11. The check-in staff was rude to other customers
12.the picture on the Expedia was NOTHING like reality
13. there were old blood stains on our blankets! disgusting
14. no cutting knife in the kitchen
15. strong smell of nicotine/smoke everywhere

My impression: disrespect to clients: they use shabby old smoked buildings without renovation and basic broken amenities.

Staff was awesome! Extremely helpful and courteous even when faced with difficult guests that were obviously not going to be pleased with anything!
Love that the historic “mom and pop” type motels of yesteryear are being saved and renovated into lovely studio apartments! Admittedly, I was a bit worried about the spread between buildings, but the staff helped explain the trolly and bus system. Beach/restaurants/local groceries were easily walkable…even with medical and slight mobility issues. Would recommend. Only downside was the lack of luggage storage. My fault that I didn’t read that in the listing, but difficult when coming off a ship in the morning and check in is not until late afternoon. Again, staff was awesome in arranging our rooms to be moved up in the cleaning schedule. :)

I like having a kitchenette to cook, but the stovetop in our room took a really long time to heat up. The hotel is minutes from the beach—and the beach parking lot is great if you have a car—just don’t forget to pay. The neighborhood seems pretty safe and walkable but the trolley stops right outside the hotel too. Overall we always enjoy our stay in north beach!

And once I addressed the dirty room they did the correct thing by asking if I wanted to move to a different room but I didn't feel safe. So I went to a whole different hotel and didn't stay there at all.

The room did not look exactly like the pictures, and there was a strange smell when we arrived. We had to buy home spray to make it smell better. The listing mentioned a pool, but it was not located in the same apartment complex. It was about two blocks away. Parking was also not included, and we had to pay daily to avoid getting towed. There was no hand soap or dish soap provided, so we had to purchase those as well.

Customer service was okay, and the beach was only a few minutes away, which was great. Overall, we still had a good stay. It wasn’t perfect, but it wasn’t too bad either.

There was no utensils. There was only two towels, no face cloths. The room was dirty moldy. They didn't give me the access code to get into the area where my room was had to wait until someone came from inside to open it because the people at the office were gone for the night. No coffee for the coffee maker no glasses no coffee cups. Totally disgusted. We stayed one night and the other two nights that I was supposed to stay I want reimburse to me. They told me to contact you on that matter so that's what me and my wife did here it is please get back to me at your Earliest convenience to resolve this matter. Thank you, Frank Cassanelli.

First of all, when you book the property the address in expedia is not where you are going to stay exactly, they have 4 diff properties and you have to walk couple of blocks from the check in area which the hotel has informed us a day before our stay that we might stay in other properties not the one they advertised online. When we tried to contact the reception they will not answer your call, we have a flight delay so we have tried calling the property multiple times, have left numerous voicemails and nobody answered or returned our call.
The unit we stayed at is not so clean, the flooring is dusty, sandy and the toilet is a bit dirty that we have to wipe it clean.
The location is good though and the beach is walking distance and restaurants, supermarket is very accessible.

This hotel is not a good deal. You get what you pay for, and then you pay a surprise resort fee on top of that. The extra resort fee is not disclosed anywhere prior to booking, and is nonrefundable in addition to the $100 refundable deposit. They charge $30/night for 'resort fees', but there are no amenities offered to justify this. Not even courtesy transport from where you check-in at the Seaside, to where the room was located at the Beachside, 0.5 miles away. Not a far trip, but not convenient when you have luggage to carry between the properties. In addition to the lack of amenities, the wifi in our room wasn't even working during our stay.
Our room at Beachside All Suites looked decrepit and the photos on the website did not at all match the state the room was in. The wood was rotted out from the door frames and baseboards and looked like it was just painted over. There was water damage to the bathroom ceiling and the bathroom hooks were rusting away. The unit was equipped with a full kitchen.. but lacked basic kitchen necessities, such as glassware or anything to cook/heat food in the oven or on the stove. The living room furniture all looked rough, with leather cracked and peeling away from the couch.
The whole place felt more like a rundown apartment than a resort hotel. The cleaning staff does a good job as the room did feel clean, but the room needs major refurbishing and the resort fees should be dropped or made transparent before booking.

Overall a great place to stay , lots of room, practically an apartment that you stay in, clean, felt very homey, they have silverware too if you bring takeout back, lots of soaps available. The only thing I disliked is that we had to check in at a different building and drive to the actual place we were staying, it was maybe only 4-5 blocks away.

The entire house needs an update. The bathroom did not smell clean at all. Shower curtain dirty and had long hair on it and I do not have long hair nor my family member who was there. Ceiling lamps full of dust. There was no bathroom trash bin and we had to call and ask for that. We did not receive any extra trash bags for our 5 day stay. Limited dishes and cooking utensils, not enough to make a full meal. No complimentary or small container of dish washing liquid. This hotel needs new flooring, bathroom racks falling apart. Dim lighting throughout the entire building. I would not recommend at all.

I was advised to park in a certain area because the hotel does not provide parking. Rental was towed and honestly the way I wasn’t the only person going thru that seemed really shady. I will say the young brother who was there when u checked out was very nice and helpful but other than that I was very unsatisfied when I arrived and even tried to get Expedia to move me to another hotel before the Tow fiasco. Very upset that I was not only uncomfortable but feel like I was set up to have ny car towed which will triple my expenses. I really am seeking a refund to be honest.

Only thing good about this place is the location.
Pictures are super misleading. Reception is 5 min driving so if something is needed you have to drive there. No one ever answers the phone.
They charge a \"resort\" fee of 35$ a day which is mindblowingly expensive specially considering there is zero service. The room is extra bright in the morning and super noisy. The toilet was making a leaking noise 24/7. And to top it off, there was cockroaches in the room. DO NOT BOOK HERE. Yoi can find way better at that price.

The rooms weren't very clean. We took two steps and our feet were already very dirty. There were stains on the floors. There were also no cleaning supplies available for us to clean the room ourselves and feel comfortable, since we were told that cleaning is only done every three days. There were also missing kitchen utensils that would have allowed us to at least use the stovetop available in the room.

The room was nice but some of the power outlets did not work from the second night. We were a a building far from the check in building and far from any amenities. This was not highlighted in the booking app. No staff onsite of the building we were staying at. Phoning the receptionist was in vain as no one ever picked up the phone. You either walk 15 to 20 minutes or take a uber to the chick in building for any assistance. Like I said earlier the room was nice and clean. Everything else could majorly improve.

The check in process took forever. Initially there were experiencing Internet problems, which created a backlog. Checking in individual people was a very long process. Then, the actual room was at Beachside hotel, which is about a mile from the check in counter, so we had to drag our luggage for a mile. Then, the room had no soap or shampoo, only one roll of toilet paper, and the TV was not working. It is also very hard to get them to answer the phone. Eventually, they brought in more soap and fixed the TV.

Bathroom had no soap and the tub looked dirty. One of the televisions were not programmed. Also the picture on the website stated that there was a pull out couch in the living room and there was not. There were several people in the reception check in complaining of the same false advertising. The room was nice and spacious but I needed the additional couch for my son to sleep and the kids ended up sleeping together. Great location and parking was fair and easy. I would return again in the future.

WARNING: Extremely Unsanitary and Unsafe Stay

My wife and I had one of the worst travel experiences we’ve ever had at this property. I’m sharing this review so others are aware before booking.

The apartment was full of cockroaches. We found cockroaches in the bathroom, in different areas of the unit, and even inside the toaster when we tried to make breakfast. It was absolutely disgusting and unsate.

The apartment was also dirty, clearly not cleaned before our arrival. The coffee maker had mold inside, making it impossible to use.

We reported everything immediately to the front desk, showed them photos, and were told they couldn't do anything. They said someone would come to clean the unit, but no one ever showed

Would never stay at this property or any other properties they own. Check in was OK. We had to walk eight blocks to get to our room. When we got there. The air conditioner did not work properly. I called the front office and she said she was just told about the air conditioner.(I’m sure she knew in advance.) We then asked to be transferred to a different room. An employee bought us keys for the new room, no one mentioned we have to walk five more blocks to get to the new room. Once we got to the other room the key cards did not work. It was very difficult to get a hold of the front desk from then on. Not quite so friendly if you have a problem/complaint. We ended up booking a completely different hotel returned both sets of keys and asked for a refund. She said it she would need a contact the manager’s for approval . Still waiting to see if I get a refund or not. Needless to say never ever again.

Property had a kitchen but apparently new management decided to remove everything in the kitchen that makes is useful. So basically no way to cook your own meals - no pots, pans, dishes or utensils of any kind. Its why we booked a room with a kitchen. We only had one working (hot water) tap in the bathroom sink - rust at the bottom of the shower drain (I mean a lot of rust).

terrible service. lazy housekeeping staff. i had to wait 2 hours for a room that i pre-booked. the room was dirty and definitely not well maintained. there was mold in the shower and on the ceiling. the floor was dirty. there was nowhere to charge your phones near the beds. the water pressure was awful. the only saving grace was the comfortable bed. the AC in there barely worked and it was very loud. the doors to both the bathroom and bedroom did not close. i also had to walk 2 blocks down to the hotel after checking in and there was no parking that wasn’t paid. would not recommend.

I stayed at Beachside location at 8320. It is not on Collins Avenue and away from main hotel location (15 min walk). The property manages multiple sites but only had staff and front desk at the Seaside location making it inconvenient when needing hotel assistance. No transportation shuttle available to get to the other additional hotel sites which i thought was ridiculous. Had to walk in thunderstorm rain to get to Beachside location at 8320 after checking in at Seaside. Arrived and my key cards did not work. Had to wait almost 45 min for staff to arrive to open the door. Room itself was set up nice but there was one cracked TV in one bedroom area, called each day for maintenance, no one showed. Also latches for windows were broken, hard to close windows once opened. Staff are pleasant but surely cannot manage the multiple properties adequately. 8320 Beachside location also has no dining options nearby...had to walk to Seaside on Collins Avenue each day for food. 5/10 rating for Beachside location! Stayed at Seaside previously and had much better experience. Not worth it to stay at the alternate Beachside locations!!!

Didn’t like that the check in place was 6 blocks away and you do not know until check in so if you are taking an Uber and have bags it’s a major inconvenience. The room is very spacious. It is basically a one bedroom apartment. I loved everything about the hotel, it's very affordable for 4 days and 3 nights. I felt very safe and secure. I didn't have any problems getting what I need from the front desk. The staff was very nice and I really enjoyed my time. The only thing I didn't like was I had to pay for parking every day I was there so there isn't any free parking and they only have body towels not face towels but other than that I loved everything about the hotel.I will be booking with them again

stayed for 6 days with two kids. arrived and none of the kitchen stuff was in the room - and we only had 3 towels, and 1 half used roll of toilet paper and tv wasn't working. We had to go back down to the main building share all this info and was told \"sorry tomorrow they will fix this\" they came by with one pot, one pan and one spoon. no extra towels or toilet paper - I had then asked HK for these items and they said \"ok\" and again, no delivery. FOR A THIRD time I had to go back to the main office and get those myself. No one ever came to fix the TV or to pick up garbage or light cleaning during our whole stay. Sheets had weird stains on them but whatever, we were already dealing with enough. Would not stay here again or recommend.

Our stay was extremely disappointing from day one. We paid for a service that was never properly delivered. Although we had access to the room, we had to fight every single day just to receive the basic services we were entitled to. It was exhausting and completely unacceptable.

One night, we felt very unsafe when there was a violent argument in the room next to ours. The guests were shouting, aggressive, and even knocked on our door. We asked the hotel staff for help, but no one responded or offered any kind of assistance. We were left feeling completely unprotected and on our own.

We also purchased a protection plan through Expedia, expecting some level of support, but instead we felt entirely abandoned throughout our stay. The hotel was irresponsible and dismissive from start to finish.

I absolutely do not recommend this property under any circumstances. I hope Expedia seriously reviews this case, as the experience does not reflect the service or safety that guests should expect when booking through their platform.

Seaside and beachside are same owners do not stay

Do not recommend. It looks good but service and housekeeping are very rude and will not supply your room with enough towels or toilet paper. Has a mini counter stove but no pans or pots so bring your own. We had 3 women and were only allowed 3 towels no washclothes . Pool at seaside is dirty and hot, germ cesspool.
