I almost never leave reviews, but people really need to know before booking here.

This place charges prices similar to much nicer beachfront hotels in the area, but the condition of the rooms is nowhere close. The photos online are extremely misleading and do not reflect the rooms we were given.

Check-in started the experience off poorly. The office door was locked while staff sat inside and could clearly see us waiting. We arrived right before the posted 4:00 PM check-in time and were still left standing outside while being ignored.

Our first room was unacceptable. The sheets had stains, the floors were filthy, the room smelled bad, and the furniture looked poorly maintained. We were offered an “upgrade” to a suite, but it wasn’t any better.

In the suite we found blood on the couch, mold on the blinds, hair under the toilet seat, and hair in the dishes left on the table. The floors were dirty and there was a sharp chipped tile near the bed that was a safety hazard.

By the time we discovered everything, the office had already closed so there was no one available to help. We chose not to stay and ended up sleeping in our car instead.

I have photos documenting everything. For the price they charge, this place is completely unacceptable. I strongly recommend booking somewhere else.

They put us in a room and the TV immediately blew out. Front desk made up a story that maintenance was coming and never did. Next day, they put us in another room and that tv didnt work either. Also no help...Both had terrible showers. Terrible experience. Just keep looking, theres plenty others better for your buck

This is a nasty hotel. My room's ceiling in the bedroom leaked so the bed had a big wet spot in the middle of the bed. They gave me a different room but it was dirty and sheets were stained. The staff was horrible. They charged us an extra for a resort fee and I still had to wait till almost 5 pm for my room to be ready
The pool is very small and dirty.

I stayed here for 3 days and had a very disappointing experience. There was no room service or cleaning during my stay. We were not given extra toilet paper or fresh towels, which made things very inconvenient. This was by far the worst experience I’ve had, and I rarely leave reviews but this needed to be shared.

The room was absolutely filthy, smelled of mold, furniture was beat up, the couch was completely ripped. We had a hard time breathing and when we asked to switch rooms we were told there was nothing available. When we contacted Expedia, the hotel lied to them about talking with us. The pictures on the website absolutely do NOT match what you get. Horrifying start to our honeymoon. We were denied a refund and when I tried calling repeatedly, the line was busy. I was so upset as I was really looking forward to staying there and enjoying the close proximity to the beach.

The room is spacious. The beds are comfortable. The location is great for beach and free trolley. Small grocery across the street. Everything else is extremely basic. For the money don’t expect any start up packs in the kitchenette. There are no checks and balances. You might get silverware but have to ask for a coffe cup or glass. Pictures are deceiving. You will need to buy everything. Kitchen towel, paper towel, no ice tray. Coffe and liners etc. Towels are minimal. No hand towels. No closet or a place to hang anything in the room. The furniture serves minimal purpose. No night stands. Dresser was not meant for clothes. All I can say is be prepared. If you stay at one of the sister places you will be walking or getting transportation after sign in. Many people upset that they had to come to the Seaside to use the pool. We worked it all out. Had to request everything like hair dryer. Buy kitchen soap. Staff did try their best to find some of the items requested.

This place has so much potential but...

1. A Resort Fee was imposed upon my arrival. I booked online and thought I was paid up. (but what resort?)

2. They offered Happy Hour at a location 10 blocks away from the hotel. I was told I could drink the HH Punch as much as I wanted from 5p to 6p every day.

3. On a walk to the bathroom from the bed, my new white socks were black upon return to the bed. The floor looked great but it was clear it had not been swept or mopped in weeks.

4. There was a decent amount of hair in the bathroom. I was in the shower trying to get it off my hands almost like cobwebs. Didn't love that.

5. None of the drains had caps and filled with water immediately.The double sinks were cute but each had 2 or 3 toothpaste caps within. I almost lost an earbud in one and would've been pissed had I lost one in there.

6. The bodywash dispenser in the shower was empty on Day 1.

7. The TV had one channel. Not a smart TV; no apps.

8. The kitchen had a microwave and two electric burners but they were 4 butter knives, a spoon, a spatula, a mixing spoon, a small frying pan, and four plates. No cups, no forks, no pans.

9. There was a mini-bar on the shelf in the kitchen that had overpriced items that you could buy across the street. With a resort fee, just seemed like Pringles and water should be included.

10. The artwork in the room wasn't centered and was damaged.

11. Housekeeping came knocking at 1015a for an 11a checkout.

12. Bed and pillows were comfy.

You get what you pay for essentially. Great location and very nice staff. However the rooms are extremely dated. Had to request another room. The first one felt like a basement had mold on the shower curtain, both beds had stains on the sheets and pillow cases and the remotes didn’t work in either room. The second room was a bit better but loose toilet seat. The shower drips and splashes all over the floor if you don’t remember to turn it off tightly. The hot water in the shower took forever to get hot until we figured out that if you turn the sink’s hot water the shower got hot quickly. Probably wouldn’t book again for my personal taste

Honestly, it is not a hotel. They took apartments from hard working people of Miami and turned them into some kind of \"suits\". I got somebody's 1br apt. Smell was moldy when I walked in. There was no hot water! Microwave didn't work. None of the 2 TV's worked. Instead of going to see a sunset, I had to deal with maintenance. This apt was Not ready for a guest. Nobody cares.

Worst part- They want you to pay \"the resort fee\" but it's not a resort. You have to return a towel if you want a new one. No coffee in the room!! I'm serious, no coffee. Cheapest toilet paper so take yours. No tissue box. No beach chairs. Zero amenities. Pool is not for swimming, it's for kids. Resort fee????

Staff is untrained. No hospitality, not the right demeanor. Front desk guy randomly left with his car in the middle of the day. And - PHONE IS NEVER PICKED UP. Overall, not recommend . Stay only if you have no expectations at all.

I have a good start: check in was spotless but amenities like phone in your room: don’t think about to ask if you need an extra toilet paper. No housekeeping when request. The hotel charges you more than enough money as additional fees to at least have your room clean over 6 days of stay. Unprofessional staff: they will not say the word sorry. The studio I stayed had two TV’s. The one in the living room was working, not the one in the bedroom. And it’s 2026 tell me why Miami Beach still is ten years behind having direct TV as part of their cable amenities. People from 7310 Collins Ave (partners) - ended up doing housekeeping at 8:30 pm. I will dispute the fee charges. I deserve a compensation for the inconvenience.

The room wasn't completely tidy, some of the towels had minor staining as well as the bed sheets. They had a kitchenette and table for two yet only one glass to drink out of. Also no garbage can in the kitchen. It was also very difficult to speak with hotel staff when the business was getting busy. For instance one day, we wanted to inquire about beach towels and I had to wait around 20 minutes behind guest checking in. for a 20 second procedure of me asking for the towels and the desk clerk handing them over. Also when seeking fresh towels I was informed I would have to come back in an hour to get some, this was at 5 in the afternoon and we were getting ready to head out for dinner within the hour, so we were hoping to shower.

Great experience at Seaside Hotel.
The location is excellent — the beach is just across the street, which is very convenient.

The room was clean and well maintained, and everything was in good condition.
A big plus is that the staff speaks both English and Spanish, which makes communication very easy.

Overall, a very good option to stay in Miami thanks to its location, cleanliness, and service.
Highly recommended. 🌴

Check in was a nightmare. Tiny office, no a/c, one person to handle check ins, and about 10 guests in line. The room was difficult to find since there are multiple buildings. The room was super awkward with limited space to move around the room, the furniture was totally unsuited for the space and looked like it was picked up off the street, the bed was the most uncomfortable bed I have ever slept in since it was not level and I spent most of the night clinging on to the middle of the bed sheets so I didn’t end up on the floor. The mattress besides being uneven was super hard and uncomfortable. The room faced the street so I had to listen to racing cars backfiring all night while fighting gravity on the uneven mattress. I could go on and on but suffice it to say that this hotel/room really spoiled a great night out in Miami and had absolutely no value regardless of the nightly rate. Definitely do not recommend.

It wasnt horrible, it wasnt great. It is in the middle of everything. So you have a bunch shops and restaurants within walking distance. The beach is also right across the street so thats not bad. There is a little kitchenette with a cooking surface and a fridge. All in all for what we paid for a few nights it was ok. Check in is at 4 dont expect early check ins. Shower heads leave something to be desired. And although not the fault of the establishment, our neighbors were slamming the door shut on our first night there until like 3am so that was annoying, but again thats not really the fault of the place. The staff was friendly enough. If you’re looking for a cheaper option that is in the heart of the place and you dont mind sacrificing a little luxury its a fine place to stay.

The property and the room were both pretty outdated. You can tell they did put a little bit of effort into a renovation to make it look more updated and modern, but it really was just putting cosmetic touches. What stands out about this place is definitely the location. It is right across a street from Miami Beach and located on a street that has some decent places to eat just to the right of it. There was a pizza place called Blossom that was absolutely amazing a sandwich spot and a couple different places.

Dear Expedia Customer Support,

I am writing to formally file a complaint regarding my recent hotel booking made through Expedia. Unfortunately, my experience was extremely disappointing and did not match what was advertised or requested at the time of booking.

First, I specifically booked a room in a particular building; however, upon arrival, I was placed in an entirely different building without any prior notice or consent. This building did not meet my needs and was not what I had reserved.

Additionally, I informed the hotel staff upfront that I suffer from leg pain and cannot climb many stairs. I clearly requested a room on a lower floor or in a building with an elevator. Despite this, I was assigned a room on the third floor in a building with no elevator, which caused significant physical discomfort and hardship.

The condition of the room itself was unacceptable. The room was very dirty upon arrival, and there were visible bugs in and around the room, which raised serious concerns about cleanliness and hygiene. The sofa in the room was also broken and unusable.

Furthermore, the room was missing an extra comforter that should have been provided. We repeatedly asked the staff for it and were assured multiple times that it would be delivered, but it was never provided during our stay. The ac also was not working the whole time. DO NOT BOOK THIS PLACE ITS IS HORRIBLE!

Bedding sheets had some else’s hair on it , followed by the tub , and sink area. The in bedding sheets seemed to have been used looking very unwashed. There were no face towels and the only two large towels had stains of looking old unkept. Limited cooking utensils etc. The entire apartment appeared old and outdated. Lastly, there was dry mold in the closet, that had been painted over. Front Desk assistant was piss poor with unconcerned communication. I took pictures to prove my point.

First room we checked into was mouldy, smelt of damp and had no pans but did have hobs. We went back to receptionist who changed our rooms. This one was smaller but smelled better. Also had pans but this time no hobs or knives. We booked this place to save money by doing our own cooking and washing. After 20 hours of travellimg and a good 45 mins finding and changing room i couldnt be bothered and settled. They also do housekeeping on every 3rd day of your stay. We didnt get any and had to ask for clean towels and toilet roll. Upon checkout, they tell you they need 30 mins to check the room to get back the deposit. We asked them to check the room said would be around 35 mins. We waited an hour and had to keep asking to get our deposit back. We had planned to go into town for some food before hitting the airport but had to cancel due to this. Overall good place to stay if u plan on sleeping and showering there. If u are staying long haul i would make sure they give what they advertise.

Only the Location is Decent – Everything Else is Terrible

The only positive about this property is its location. Beyond that, my experience was extremely disappointing. Upon arrival, check-in was at a completely different address than listed, causing confusion and wasted time.

The room itself was in unacceptable condition. The bathroom was clearly not cleaned, with a clump of hair bundled on the floor and visible stains in the toilet. Pillows had no cases and showed urine marks. There was a strong, unpleasant odor throughout the room, making it feel unhygienic and unsafe to stay in.

Communication with the property was poor. Staff were unresponsive, and even when I reported the issues, no immediate solution was offered. Instead, I was told to wait up to 24 hours for an update—despite my booking being only two nights—leaving me with the impossible choice of staying in an unsanitary room or finding alternate accommodation at my own cost.

Cleanliness was non-existent, service was unhelpful, and the overall condition of the property was far below what was advertised. Based on my experience, I would never recommend staying here.

Booked a 3 night stay for my son’s birthday . At check in the fridge did not work had to ask the front desk several times to check it. The next day mid morning it was fixed. My perishables ( sushi) spoiled. The water was Luke warm then became non existent. The floor was dirty. My white socks was black after walking in it. It boasted a full kitchen but there were no pots except a large pot cover. I am disappointed. I didn’t read the reviews before booking had I done so I would see everything I have experienced was also described in other reviews. I checked out the second day did not accomplish my fullnstay

Check-in location can be confusing since there are 3 or 4 buildings within the block that are part of the company. I did enjoy the pool area & the ease of access to my room. My room was not an updated one & that's always disappointing when it's not mentioned or pictured. Resort fee can seem annoying as it's almost the same price as the room & little \"resort\" feel; it's just a beach towel & access to pool. No chair or umbrella. Oh yeah, ice situation was a little weird too. Only in office & nothing to take any back to your room with, bring a bag I guess. Overall tho, I would stay again & again due to proximity & price.

Very disappointed in this stay. TLDR: the place is clearly a run down motel that’s undergone barely surface-level remodeling and is called a resort because there’s a 20x20 ft pool at one of the buildings. On arrival, I received an information sheet detailing a number of things. One, there was a complimentary happy hour at the sister hotel and two, there was pool access at this other hotel as well. Much like the rest of my experience, this was a disappointment, as I found out the sister hotel was a 20 minute drive away. To say this was misleading is an understatement. When I arrived at my room, I found multiple broken tiles on the floor, cobwebs and dust on the lighting fixtures, a kitchen light that didn’t work, a bathroom light that didn’t work, a bathroom fan that didn’t work, and a bathroom window that did not shut. In addition, the sheets had holes in them and there was no duvet cover, just two sheets. The couch was torn and ripped, with foam insert showing. We received no washcloths and when I asked for some, none were brought. When I went to the front desk, the stated I could have 1 cloth per person every 3 days. Absolutely disgusting. We ended up leaving after only one night. I received a hard time from the front desk staff about checking out early and was told a refund would be “difficult.” Would not recommend.

Staff upon check in wasn’t very hospitable(check out after we checked out early was fairly friendly however). Room wasn’t horrible but not very clean or confidence inducing. Upon inspecting the bed the mattress cover had what looked like mouse droppings and stains all over it. Also there were some people standing out side the door from the time we initially checked in to the time we went back after getting dinner that seemed a little sketchy. This isn’t a one off property it’s an area with a few repurposed apartment buildings. They charge 34$ on top of your initial purchase plus a 100$ deposit. Wouldn’t recommend unless you can’t find somewhere else and would 100% inspect the place before laying down or sitting on anything.

I gave this place a chance but it was not a good choice. We were able to buy parking there that wasnt too expensive and the beach was right across the street. Its kind of a shady motel vibe. Our tv did not work and maintenance came in and broke it even more. The bathroom was not very clean and just overall not a great experience so definitely will not book again

Rooms are decent, good air conditioning and showers but they had bad customer service..asked 3 times for room service and they never came, asked for towels, they wouldnt give them to us at the counter they said they would have room service bring them and never did, finally i went back down the next day and they gave me towels also went without toilet paper for a day same reason they said room service has to bring it and never diid, same thing went down to the counter the next day and asked again and finally got some

kitchen area provided but they don't tell you they don't provide the basic cookware,(they do provide a sponge and tiny bottle of dish soap),you only get 1 towel and have to answer 1 question to many for more or fresh towels and getting a roll of toilet paper is almost like asking for a bag of gold. the mirror was against the wall instead of on the wall. I notified 3 different people in the office and the last one told me just leave it. the water ran in the tub constantly. I reported that. Someone came ,banged on the shower handle a few times and walked out,it worked until it didn't work. The location is nice,food,beach,park,
and free trolley all a stones throw away. I think if they take the time and properly fix the unit issues and clean them Seaside can easily be a 5 star property. Honestly, I would stay there again🙂

There was a small issue with our key card not working, but as soon as we told the front desk, they reset it right away and even walked us back to the room to make sure it worked. The service was top-notch. Everything else was perfect!!!!

The studio was spotless and had all the essentials for a comfortable stay. We loved the wooden floors and the modern vibe. The pool area was a nice place to relax after the beach. Free Wi-Fi worked well, and the 42” TV was great for nights in. We’ll definitely return.

When we checked in, we noticed that one of the lights in the room wasn’t working. We mentioned it to the front desk and they sent someone up immediately it was fixed in less than 10 minutes! The rest of our stay was amazing. The room was cozy, and the free happy hour drinks were a great bonus.
