Large tile in bathroom missing.
Lots of door handles have banged up the walls and doors. Stains in the kitchen. Minimal amenities -- no dish soap or sponge.

Location is absolutely great, smack in the middle of downtown with everything you need within walking distance.
The property itself is ok (the people at the front desk are great). We stayed for more than 2 weeks so the cleaning was a bit dubious. We checked in early because the room was supposedly ready, but the bed wasn’t done for instance. One of the cleaning days no one came so needed to ask for that. They also gave 1 set of towels even though it says they’re supposed to give 2.
The pressure of the shower is seriously low, the microwave wasn’t working. Used the laundry. It’s good enough but not great.
It could be so much better but maybe it was the unit we had (corner on the 7th).

The staff were very friendly and helpful. Issues with room included, while you could open the door once I was shown, the door handle is actually broken. The heating in the room didn't t work properly. The staff said they had a technician look at it but I don't really think it was fixed as the room remained cold. There were water stains and mould in the shower, one of the sliding doors in the kitchen cupboard was hard to push, the sliding table in the bed slide table on the right hand side of the bed is broken. Having said that the apartment appeared to be clean. Some addition cleaning products would be useful such as a broom an dustpan and brush would be a useful addition.

This is a good property with high end furnishing. My only message to the owners is to keep up with maintaining the property by painting walls and touching things up to match the high quality of the furnishings. Loved having access to laundry room. Staff were Ok, but a bit ambivalent compared to other places I have stayed.

L’appartement est grand et confortable. Les rideaux n’étaient pas propres (incluant ceux de la salle de bain) et plusieurs crochets de ceux-ci étaient décrochés. Ça donne un aspect négligé à l’appartement. Il y avait des taches sur le fauteuil. On a apprécié le local à vélo.
La salle de lavage serait plus appropriée à l’étage (sans les appâts à souris…)

Stylish, modern and very clean property., well located for the train station and shopping. Polite, friendly staff, however, we reported a fault in our apartment at 11am and they promised to sort it before the evening. Unfortunately upon our return at 6pm they had not even been to inspect it. They were very apologetic and sorted it immediately, which was greatly appreciated.

I do not know even where to start, did the suggested checkin on line so it’s quicker, that would be a no, not quick at all. We got “upgraded” to an apartment that was so disappointing - cracked floor with duct tape on some spots; shower made a super big puddle on our floor which we reported and a guy came to say he’d be back to chalk it and give us more towels as we used all ours to mop it up and neither happened; room was so hot and the fan available only stayed on for a bit, you’d have to wind it up again several times a night. I would not recommend

Urban Residents is a gem in the heart of Rotterdam. Huge apartments with floor to ceiling windows plus balcony. Kitchen was fully functional with top of the line appliances. I will definitely stay at Urban Residents again. Tons of shopping and dining options in walking distance.

We enjoyed our stay at Urban Residences a lot. Ting Ting and the other receptionists were always very kind and helpful. Location was great and the studio was very spacious for 2 people. Loved the open views. Having a parking facility in the building is certainly a plus and it's cheaper than other nearby parkings.

The apartment's furniture is old, stained, dirty, and smells bad. The place is full of insects. There is no air conditioning or ventilation in the apartment. The place is deplorable. The elevators are always busy, and there are only two used by the residents and workers. I do not advise anyone to book.

Worse Hotel Experience from an Avid Traveler

This place is quiet a dump. The images are from years ago when the property was built. Sewer smells from the bathroom and kitchen. Holes in the walls and floor. Music blasting in the hall from the other hotel guests, who are just as trash as the hotel. Stayed 3 nights and didn't shower as the sewer smell from the bathroom was so pungent. Ruined my time in the city. I was moved to another room and the next room was just as bad. The worse hotel I've ever stayed in. Would not recommend. In fact I urge unsuspecting travelers to not fall for the images of this property. It is very misleading. This property is more akin to a terrible hostel than a hotel.

Great location, Apartment was really nice. Would i stay again, probably yes. Only downfall was we had no batteries in our TV remote, asked front desk and was told there are none left and to go and buy some myself, which i found to be poor service. In the end, a cleaning lady helped us out with some spare batteries, but the remote still did not work. Asked front desk if we could switch a remote from another room and was told all the TVs are different, so we had no TV for 2 nights. I felt this was very poor in terms of service

The property was great! We were on the 13th floor with a nice corner room that had floor to ceiling windows for a great view. The apartment was clean with modern furnishings. We had a balcony but I wished it would have some chairs on it so you could enjoy sitting out there.
We would definitely stay here again!

We have previously enjoyed stays at the property and were shocked at how shabby our apartment was. The overall condition of the building was poor and badly in need of repair/decoration/cleaning. The flat was generally in need of a good clean and the balcony so dirty we did not use it. Very disappointed. Will not be back!

This property located at Lijbaan shopping center with tons of store. Transportation is convenient, and walking distance in less than 1 minutes. I like the property with two sides corner window doors and balcony. It is executive apartment setting with modern kitchen and decor.
Cons: no A/C. The unit is hot. Yiu have to open patio doors to cool but the mosquitos comes in to bite you. The worse is the bedding. The comforter in the closet has many yellow stains and orange stains. The maid did not bother to out comforter into duvet. There is no summery blanket. It makes the sleeping experience a nightmare.

About 15 minutes walk (without luggage) from rail station. In shopping area, Starbucks, Burger King, etc so nothing special about area but seems safe enough. Apartment is a glass box on two sides. 28C in shade outdoors. Air con did not work. No way to cool glass box. Appliances and fittings good quality but need attention (toilet seat cracked, shower head could not be raised above about 5 feet 6 inches) glasses missing from kitchen, duvet had stains on it. Overall ok but probably not stay again.

Location is excellent. We stayed in the Penthouse Suite; lovely views. Room itself extremely poor, lots of things need fixing. Light in the bathroom not working. Toilet roll holder loose. The water was pouring out of the shower all over the bathroom floor.
We used the parking and it was great, spaces a little limited for an apartment complex this big. We damaged our front bumper on the curb outside as the curb was crooked, so be aware of that.

We complained about all these issues and Urban Residences had the nerve to refuse to provide any sort of compensation or any gesture of goodwill.

I raised these points with the reception staff as well who couldn’t have cared less, which was disappointing. I’ve stayed here many times before, in practically all of their available types of rooms; studio, family studio, large 2 bed, penthouse but I’ll never stay here again cause the way they responded to all my complaints is totally unacceptable.

This is a very dingy, run down property. While it is a modern building, there is NO air conditioning! I was told the building never had it. This is insane, since the building is a glass box, which even on a mild day, 60F, will be boiling like a greenhouse. Impossible to sleep. Had to keep the windows open with all night street noise.

The place is really great, very well located and close to everything. A very friendly staff; always willing to help and provide support.
Although it is in the city center, if we closed all the windows we could not hear the outside noise. Very good sound sealing.
The unit we stayed lacked some maintenance (like cold water in the restroom tap), but overall we were happy with the hotel.

Property is good but there is a terrible odor in the bathroom. Asked for housekeeping to look into this problem twice. The first time, we were not in so don't know what was done, the odor was reduced but the odor came back the next day. We reported again a few days later, the \"technical\" came, we were told there is nothing that can be done, and that the plumbing system is old. We were told to run the hot water to flush the drain for two hours. That helped for a few hours, then the odor came back.

During check out, we provided feedback to property management, we were told that \"some\" units have this odor problem. We should have asked to change unit, however, this option was not mentioned to us when we complained about the odor (twice).

To future patron - ask to change unit if there is odor problem.

We feel that this is a health hazard, odor is from rotting organic matter accumulated in the plumbing or from mold. Either are not healthy. The property management admitted that it is a know problem yet the odor remains.

We are not happy.

Amazing property at a central location close to all bars, attractions, food and shopping. We made it our base for covering rest of Netherlands minus Amsterdam. Close to the train station and the property is large with ample room for the entire family. The views were great and the suite had everything we needed.

I would give this property 5 stars, however, my room's kitchen was missing utensils: I had only 2 cups for drinks, one fork, and I was missing spoons and knife. No sharp knives, no paper towel, or paper tissues, I bought them at local grocery stores. Otherwise, it is centrally located in shopping district and close to everything. Property is safe, great views from balcony, clean, nice attentive staff.

I stay at Urban residences every 2 weeks for work. It is by far more relaxing to stay in a studio rather than have to stay in a hotel. The space you get is generous (although a little too warm for me). Everything is clean & although some areas may be in need of a little refurbishment, it is perfectly fine. The staff are very helpful on the rare occasions I have an issue. If you don't need or want to be waited on hand & foot & want the independence to eat what & when you want in your own space - this is the place to come.

The accommodation is only 10 minute walk from Rotterdam Centraal and right in the heart of the city, the room was fantastic, with a great view over the city from the balcony and windows. Dirty studio with no air conditioning - there is 'climate cooling' but it does not work... We had to sleep with the balcony doors open it was so unbearably warm.

The towels and bed linen are stained and old. We asked for replacement towels as ours did not seem like they'd been wash at all but they never appeared.

No cleaning unless you stay for longer than 3 nights.

The 'king' bed is two singles pushed together with a duvet that isn't big enough for the combined bed. They also travel apart from each other during the night resulting in a large gap each morning.

There are only two lifts which serve 19 floors (c. 70 apartments). As a result they are very slow and can take a very long time to arrive meaning you need to allow 10 minutes just to get out of the building.

The TV is old and does not have any smart features like Netflix or share to screen.

Two positives are the location and the view - our room was on the 9th floor.

But ultimately I cannot recommend this hotel and I would not stay again.

I'm also shocked that this is a Expedia VIP hotel.

After our amazing stay here last year we decided to book the same corner studio again this year.
This time the apartment we were in was smaller (though still with the beautiful glass walls and great views). The balcony was dirty and the glass was in desperate need of cleaning. The apartment overall, though modern in appearance, was a bit tired and would benefit from a refurbishment. The WC room had cracks running up every corner and along the edges of the floor, the soft furnishings were a bit grubby and the entire floor space was very scuffed. The washing up liquid bottle was also empty (not a big deal but it made me wonder why it hadn't been checked)

On a positive, the bed was comfy, though sadly, one with a split double mattress which always results in one of us getting wedged in the centre by morning.

The desk staff were polite and efficient. Despite Expedia stating this was a VIP Access booking, we didnt reveive any additional perks.
We would possibly stay here again, but would speak to the accommodation first about the studio we were booking.

The apartment is central to Rotterdam and within easy walking distance of pretty much everything. Lijnbaan Interparking is a 2 minute walk and we booked 3 days 'come and go' parking there for a total of €35 though its half that if youndont intend to use the car during your stay.

Check in was a little muddled with room number and floor, but ladies on reception were excellent. Beautiful city views, room was clean and spacious but a bit warm - and remember mosquitoes when leaving balcony door open! Could perhaps do with a third elevator. All in all very pleasing, 4 out of 5 minimum.

The hotel has NO air-condition. Make sure you note that. The rooms are warm because of all the sunlight. And the only way to cool it down is by opening the door to the deck. However, there is no cross breeze, so the room stays hot. And, there is NO screen so bugs and mosquitoes WILL come in and WILL bite you. My husband and I learned the hard way.

Also, the room wasn’t as clean as advertised. It looked like it could use a deeper cleaning. The trash cans were sticky and the surfaces still seemed to have residue from the last visitors. We did not remove our shoes because we were worried about the cleanliness.

Due to the heat, mosquitoes bites, and sanity of the hotel, we left the hotel early and switched hotels because we could not stay more than one night.

Stayed for two nights in May. The apartment was maybe starting to show its age a tiny bit but overall was a really great apartment in a very central location. It's easy to get around Rotterdam from the hotel, we just walked.

Only negative was a smell in the bathroom on one of the mornings - possibly a partially blocked drain.

Loved the location & the balcony.
The room was spacious & just what we needed.
The only criticism is the body wash bottle pump didn’t work & we had to take it out of the holder to use.
Loved having a kitchen and we cooked 2 meals while we where there.

Great location and lovely room, sofa looked a bit tired - only issue we had was access to washing machines when other people did not remove theirs. Staff very friendly and helpful.
