This was one of the worst hotel experiences I’ve ever had. The room was extremely dirty when we checked in, and it looked like it had not been properly cleaned. The bathroom was unacceptable, and the restroom door didn’t even have a working lock, which is a serious privacy and safety concern. The overall condition of the room was disappointing and made us feel uncomfortable throughout our stay. I expected much better, but this hotel failed to meet even basic cleanliness and maintenance standards. I would not recommend staying here until these issues are properly addressed.

This review is firm while sticking to issues you said you experienced, which makes it more credible.

This is your basic budget friendly hotel and good for short stays. It had what I look for in a hotel room which is no carpet, fridge, microwave, plenty of towels and very comfy bed and the location to any planned activities. They do have the typical mini breakfast (not buffet) and coffee/tea bar too but in very close proximity to restaurants and grocery stores. Otherwise good hotel close to The Falls/ CA border and about 30 or so from BUF airport.

Not what was expected. Room (2 queen beds) was small, not enough light, not cleaned well, stained chairs. Since it is a motel and have outside doors, there were a lot of mosquitos in the room.
We had to cut our stay and move to another hotel.
Stuff was nice, helpful and friendly. We had no problems to get refund for the remaining of days that we did not use. Outside property look nice with small clean pool.

Bathroom was extremely small, to put it in perspective you need to stand on the side of the toilet or inside the tub to close the door. Bathroom was also poorly cleaned assuming because the maids barely have room to turn around in there. The room itself was decently clean and spacious, liked the wood floors. AC cannot be adjusted and turns on/off throughout the night causing it to be extremely hot. Pool was closed for most of the day for maintenance and when it finally opened there was a group of obnoxious people in there who weren’t even staying at the hotel, overheard them say the staff said they could swim there. The free shuttle advertised is actually a public transportation trolly which was interesting to say the least.. however, the staff was very nice and helpful. Breakfast was decent..bagels, toast, cereal, bananas, waffles.

When I checked in the guy at the front desk was great... at checkout I waited like 10 minutes because the women was smoking a cigarette with her friends outside. The property seems to be poorly run. The grass in play area was overgrown, the pool seemed most like a jacuzzi. Our first time visiting Niagara falls and it was not a great experience for us.

The pictures of this property on Expedia is completely deceitful. The room smelled like a wet dirty towel, i walked on my socks for a minute and they turned almost black, which showed me that the floor was dirty. The door had to be kicked to get in. Breakfast was horrible, all you get is waffles, cereal and muffins and of course coffee and tea. The area was ghetto, people asking for cigarettes as soon as you walk out of your room. There was not much interaction with staff so I can't knock them.
I am definitely surprised you refer people to this property.

Never, ever book this hotel. This place is run down. Looks nothing like the pitchers. There were homeless people sleeping outside the room as well as junkies and cars on senda blocks in pieces. I was told I could cancel it if I didn't like it, said the purse behind the counter. And when I did, they proceeded to charge my card for both rooms had to argue on the phone for 3 days to wait five days for a refund.Never ever booked this hotel

I saw that this hotel had just an okay review when I booked it, so I thought it would be fine, but it IS NOT. We had to move rooms twice because of different things not working, and we ended up having broken things still and having to live with them. From ants to plugged shower drains to losing power twice, never having our room cleaned, no hot water and even more! I am leaving this review as a WARNING. If you are just staying a night or two it will be alright, but if you stay any longer like we did for a college class, PAY MONEY FOR A BETTER HOTEL, or else you will have to be sharing a broken hotel with people using it as low-income housing.

⭐️ Overall Rating: 2.5 / 5 (Fair)
Your experience highlights a classic budget hotel trade-off: excellent service and cleanliness masked by aging, cramped physical infrastructure.
👎 The Downsides
Small Rooms: Limited physical space restricts comfort during longer stays.
Poor Maintenance: Visible wear and tear reduces the overall value.
Congested Washroom: Tight layout makes daily routines uncomfortable.
👍 The Upsides
Clean Room: Housekeeping is doing a great job despite the old building.
Nice Staff: Customer service is friendly, welcoming, and helpful.
OK Breakfast: The complimentary morning meal is acceptable for a budget tier.
