Lovely place in a quiet street but within walking distance of The Falls and all amenities. Jacky and Alice were excellent hosts. Our room was clean, spacious and comfortable with everything we could need and the breakfasts were delicious. What else can we say? If you're planning to visit The Falls, you should stay here!

This was such a relaxing and quiet place to stay. Clifton Hill and Niagara Falls can be so phrenic, which is fun. But to walk to Susan’s Villa and be away from it was so nice. Alice and Jacky were so kind. This place was so clean! Spotless! I would come back here just as a retreat to relax even if I didn’t go see the Falls. Can’t say enough how much I enjoyed my stay.

Within walking distance of main attractions, with local WeGo bus close by. Free parking a huge plus as most hotels in the area charge $50 a day. This property is so far the best that I have stayed at. The entire home was super clean. Our rooms were spacious and comfortable. Our hosts, Alice and Jackie were very friendly and welcoming. They prepared a delicious, fresh breakfast every morning. They supplied everything that we would possibly need for our stay, including snacks in the common living room area. Susan's Villa B&B Close to Falls but Quiet Sreet
House is only a 10 minute walk from the falls which was great (and an even shorter walk to the Hard Rock Casino, if that's an important consideration). The inn was on a quiet street, blocked at one end from Falls traffic. Parking spaces were off the road on the driveway. Owners were very nice and attentive to our needs. We had a 1st floor room with both an inside and outside entrance that was very convenient. Breakfast was adequate, but could use some custom dress-ups and touches seen at other B&B's. Recommendation: The bedroom could use a ceiling fan.

Susan and Jacky are amazing! Our rental was clean and cozy and the perfect location for our Mother-Daughter week in Niagara Falls. Breakfast was absolutely amazing, so yummy, and the plating was so pretty. And they did a great job accommodating my vegetarian daughter. We had a wonderful stay at Susan's Villa. Alice and Jacky are excellent hosts! We especially loved the breakfast each morning; every dish was delicious and unique. Our suite was clean, cozy and warm, full of great amenities and was spacious and well decorated. There was a lot of closet and drawer space, a fantastic bathroom and shower/tub, and we were happy that it was self-check-in with keyless entry, so we didn't have keys to lose as we toured around. One of the best parts was the close proximity to all the Niagara Falls sites; we were able to walk to a lot of the local things, and if you figure out the WeGo bus system you can just leave your car at the villa and almost never pay for parking. We are definitely sad at home today without Alice and Jacky's wonderful breakfasts!

This is a wonderful B&B. Our unit consisted of a large living room with a large closet, bedroom, and the bathroom. Exceptionally clean! Breakfast was delicious. We stayed three nights and it was nice to have so much room to spread out in. It is just a few blocks from the main areas. We walked every day and when we couldn't walk to an attraction - the WeGo bus stop was just a couple of blocks away. I definitely would give it 5 stars. If I found anything that was lacking was the streaing service on the TV. We are \"news junkies\" and we couldn't find a news station that was a complete show - not just a news clip from the streaming service. I would definitely stay here again if we come back to the area.

Susan and her husband are super hosts. I appreciated the cleanliness of the entire house: all guests must take off their shoes at the entrance and I saw a Dyson in action every morning. Superlative breakfast cooked by the owners who are always ready to serve you extra food/beverage if wished: we stayed there 3 days and everyday we found something different to taste. This is the second time i have stayed here and would do so again and again! Susan was incredibly friendly, helpful, and a fantastic cook! It was literallya 15 minute walk to the falls and in a nice quite neighborhood.

The bed & breakfast was ok, as far as cleanliness goes. The upstairs (where our room was) had a sitting room that was cluttered with excess furniture, making it unusable. Our \"two-bedroom\" suite that we booked had 1 bedroom that was locked (& therefore not usable); however with it just being the 2 of us, that was ok. There were 2 washcloths & 2 small scratchy bath towels in the small bathroom. When we arrived, we were told that because we had gotten a deal through the website, that we weren't entitled to breakfast ???

Would definitely stay elsewhere next time...Susan just makes it blatantly obvious, she is not happy running a B & B. Very much like a hostel; small, scratchy gym towels, no soap, 1/2 roll toilet paper. Breakfast was ok, haven't had hotdog in scrambled eggs since I was a kid. The place has potential. Just seems they are trying to save a buck!

Short review.. Too hot in room, very small towels
The two of us had a long weekend for our first visit to Niagara Falls.
Check in was easy and straight forward. Be sure to call a few hours ahead to let them know your ETA. Parking was adaquate.
Not much to say except the issue with the fact that the A/C was not run during the nights when we were there and that made for very sweaty evenings. The primary issue is no air conditioning running or fans during the evening. Even though the outside air temp was in the low 70's in the evenings when we visited and we opened all the windows to get air in the room, it was too humid and stagnate to do much good. They could spend $50 just to put a ceiling fan in the room. That would have helped at least a little.
The bathroom towels were very small, much smaller and thiner than standard towels. Doesn't seem like it would be that big of an expense for them to purchase decent sized towels.
Apparently there is a limit to how many people can be served at breakfast. When we asked for an 8am breakfast on the day we were to leave we were told that there would be no room for us and we would have to have breakfast later. We just skipped breakfast and hit the road.
I would recommend this B&B except for the stingy use of air conditioning. No way I would go back because of this.

Needs improvement!
Pulled up to house, was a little skeptical. Yard need mowing, grown up. House was clean, but very dated. Room was hot and took several hours to cool off. Next day, hot again. Susan cooked a nice breakfast for us.

After All, It was good...
The house owners are not always at the house, they live somewhere else, so make sure to let them know when you arrive, we didn't and had to wait for more the 40 minutes.
beside that thing, Susan that runs the house is very nice and kind.
One last thing, We traveled with our 4 month daughter and while making the reservation, we asked for crib or pack and play. we spoke with Susan's husband on the phone and he said that it is OK. when we arrived Susan asked for 20 Canadian Dollars for the pack and play, although the price was not mentioned by her husband on the phone and despite the fact that it was the only place that charged us for this(out of 4 hotels we booked this trip).

Lovely and well furnished B&B
This is a lovely and well-furnished B&B with a friendly owner who cooked us a fabulous breakfast each morning. There is a lovely patio in the backyard with a gazebo. There is off-street parking.
The street it's on is quiet yet convenient, 2/3 up the hill between Niagara Parkway (the main attractions and the green line bus) at the bottom and Victoria Ave (lots of restaurants and souvenir shops) at the top. That hill seemed steep, but I'm from Columbus, OH where things are pretty flat. :-)
We stayed in the suite closest to the kitchen, and it had what appeared to be a very new shower/tub enclosure. One negative is that there is a very narrow space between the foot of the bed and the dresser in the main bedroom. The foot-board is wider than I expected, so I managed to hit my shin on it every time I walked around that corner of the bed. I guess I'm a slow learner. :-) Accessible outlets are at a premium in the main bedroom, so you may want to bring a power strip. The secondary bedroom had more floor space, a small refrigerator, and available outlets.
Those with mobility issues would probably do better staying someplace on (or at least closer to) the Parkway/River Road than Ontario Avenue unless you plan to drive everywhere.
