Our 5th time on this gorgeous island over the past 10 years - Staying 7 nights at this property for the first time. We booked the room through Expedia where this is a VIP access property and free upgrade was included but was never offered (given property seems relatively empty, assuming availability).

Rooms:
- Quite dated.. dirt and grime on the shades and the bathroom. We found couple of large glass bottle shards on the sofa and hesitating to let our 11 month roam around.
- One AC for the entire cottage. Booked this place because it is advertised in Expedia as AC in the bedroom. Due to this reason - you pretty much have to leave doors open at all times and defeats the purpose of having a two bedroom cottage.

Service:
- Security staff is very friendly and helpful. Restaurant staff (Ruth) is extremely rude and acts like she hates her job and everyone involved in the process. We discussed this with other guests and everyone feels the same. Every morning, we need to endure this for the breakfast..
- Breakfast is the exact same plate everyday. It is not continental as advertised and they prep and serve the same plate. You can order extras to balance it which we've been doing.

Location:
- No concerns here. If you didn't do any research to find out this is not a beach property, that'd be on you. We have a rental car and that gets us anywhere we like. Beach had umbrella and chairs, no service.

Overall:
- If I knew these cottages are so old and lacking amenities at ~$500 per nig

Wonderful resort! Clean and well furnished cottage, reasonable price, quiet and tropical environment and delicious food at the restaurant. Staff were all so friendly and helpful. Definitely recommend this resort especially for couples.

Overall, Kokomo is a lovely place, BUT…. There are a few issues. The bathrooms need to be updated. The shower faucet was terribly rusted, and it was bothersome that maintenance hadn’t changed something so simple. Having the kitchen was absolutely wonderful, especially due to the fact that the restaurant on the resort was ridiculously expensive… I mean ridiculously expensive. Kokomo did provide vouchers for free continental breakfast daily, so that was appreciated. Supermarket was super close, so we opted to food shop and cook… traveled with children, so this was necessary. When we arrived, we were pleasantly welcomed by Wenie, who was most helpful in giving information. Cleaning staff was great…. Worst experience… Ruth, who works in the restaurant. Very unfriendly… never provided a smile, welcome or good morning… her delivery was very harsh and she seemed annoyed if you only ordered the continental breakfast. We actually hated going there because of her honestly. I would return in the future.

Nice and scenic grounds as well as cute & clean little cottages.
Our top 2 staff, would be Wenie, she went above and beyond to make sure we were having a great vacation. Also Jeffery the beach shuttle driver is super nice and helped us with all of our questions about getting around the island
Plus high five to the chef at the WE Restaurant on site, everything we ordered was really good and affordable, comparing to other restaurants that had good reviews

Beautiful place. Staff is especially kind. Clean. Quiet. Restaurant is good. They provided a phone to use during our stay with pre-programmed numbers for shuttles, taxis, etc - very nice amenity. Even though the hotel is not on the beach, shuttle provided quick access. Compared to most places we looked at, Kokomo was attractively priced.

My one negative comment is that it is not
walkable to outside restaurants or shops. If one doesn’t have a car, add $30 to $60 for a round trip cab ride. It adds up.

We booked this hotel because the rates were reasonable, the cottages had two bedrooms, and the location, while not on the beach, was central. The grounds are beautiful, the on-site restaurant was good and the staff were very accommodating. They have a shuttle to a beautiful and quiet beach on Grace Bay next to the Wymara where you can get a delicious lunch at their oceanfront restaurant. The shuttle runs on a regular schedule but the driver was always available to take us to and from the beach as needed. We had amazing massages at the spa. I only gave it four stars because the cottages are in need of updating - especially the bathrooms - but other than that we were happy with our decision to stay there. I definitely recommend renting a car - you will need it to explore the island and to get to off-site restaurants.

Lovely staff and beautiful property! Wenie was lovely and very helpful and Jeffery at the beach was amazing and very helpful too! We had one issue with our toilet but it was promptly fixed which was great! I also liked how remote it felt. I did feel like we were the only people there for the first few days. I would recommend to rent a car. The beach was only a 3 minute drive so it's really convenient. There is also a set up on the beach and you can use the restaurant/bar/games on the beach and bathrooms which is great! I would recommend this resort if you're looking for a break from the big loud resort vibe and want a place to relax and enjoy beautiful Turks and Caicos!

I genuinely appreciated my stay here. It was very personalized. The resort is small and so they have a small team that’s genuinely like a family. They were all so good at making sure our stay was smooth. Very informative! It was helpful that the grocery store was a 5 minute walk and there’s a shuttle straight to the beach. No complaints! We would absolutely return is we have the opportunity too.

A hidden gem! The property, lush with plants, flowers and fountains is truly a botanical environment. From the minute we arrived, to the minute we departed, we were treated like family. Ms Wenie, Maureen, Jeffrey (shuttle driver) and all the bar/kitchen staff and groundskeepers were very polite, attentive and professional. I highly recommend this quiet hidden gem with all the amenities at hand over any large resort.

This will ne my 2nd home!! Wenie, our concierge was fabulous. She texted prior to our arrival, when we arrived and every morning to check on us. Our cottages were the cutest ever, kitchen area, 2 separate rooms for privacy if traveling with a friend.
There's security that patrols the cotteges. Jeffrey, the shuttle driver, will take you to the beach, which is breath taking on its own, but theres a designated are for the people that stay at Kokomo with chairs and umbrellas. The beach is not overly crowded. Our main taxi driver Junior, is the best you can get. He picked us up multiple times in a day without issue, took us to a great grocery store to get whatever we needed to stock the room and made sure we were safe when he dropped us off at places. Everyone and everything about this trip made it a true vacation. Thanks Kokomo ❤️

Seven nights stay in the \"classic cottage\", which is an older and somewhat dated type of the cottages on the property. Updated cottages are on a different quality level under the \"ultra lux\" name.
The property is gated and guarded at the entrance. The swimming pool was clean, well-attended, and never more than a 2-3 people in it. The on-site restaurant serves excellent food. Property manager Wenie was excellent and ready to accommodate every request. Very friendly staff. Daily room cleaning service. IGA supermarket is a 3-minute drive away. Short 5 minutes' drive to the Grace Bay beach on the resort's shuttle or by a rented car (car is necessary to get anywhere to the island). The beach area belonging to this resort is adjacent to the luxurious Waymara resort, and you can access their beach bar, restaurant and the bathroom. The beach attendant will set up your chair and umbrella.
Be aware of the following: the cottage (#212) had non-locking doors to the bathroom and to the bedrooms. There is no washer/dryer in the unit, but there is a communal washer/dryer on the property (about $10 cost per wash/dry). There are no ceiling lights in the cottage (only small side table lamps), and generally the lighting in the cottage was dim in the evening, making it difficult to read. Overall, it is a well-run budget resort for a couple or a young family who want to stay away from the crowds and expenses of the Grace Bay's massive resorts.

This place was perfect for what we wanted. Each quaint cottage (same size) has 2 separate bedrooms which is really nice being a couple coming with our 4 year old son and his grandmother. Wenie our concierge is wonderful, welcomed us even before we arrived and helpful with all our needs. The cellphone provided with trusted vendors is a wonderful idea. I really liked that we had a little outfitted kitchen too to not have to eat out every time because it can get expensive. The supermarket is close by and a 10 minute walk if you don’t mind walking. The room was cleaned daily and we felt very catered to. They have a wonderful spa for treatments, yoga gear included and a place to meditate and practice. Wind chimes and water features around as well as a good restaurant.

As mentioned, it is a 5 minute ride away from Grace Bay beach and the shuttle was nice to feel like you were going somewhere every day without going too far and having to drive or rent a car. Near their provided lounge chairs and umbrellas is an amazing 5 star restaurant, Blue Water Bistro - beach front of Wymara Resort.

Kokomo felt good to come back to every night after a day at the beach and use the pool and lovely enclosed hot tub with foliage which felt secluded and private. If you want a lovely more affordable place, enjoy being in nature, like walking and a more down to earth place these cottages are great. I love beauty and although this was less posh than most hotels on Grace Bay it was serene and homey.

What a great little gem! I particularly loved the winding garden paths that lead to all the cottages! The yoga deck was also a wonderful bonus. The pool and restaurant was great and the staff was super friendly! The hotel is not on the beach but very close to it w/ a shuttle if you don’t have a car. I would absolutely recommend this resort to others who want a more affordable but quaint cottage that isn’t the madness of the resorts on Grace Bay!

My family thoroughly enjoyed our stay at the beautiful Kokomo Botanical Resort. Staff was very friendly and helpful. Our cottage was very clean and perfect for the 4 of us. The pool and hot tub area is beautifully landscaped, perfect place to sit and have a mojito while the kids swim. We highly recommend the WE Cafe- lots of delicious options- try the spaghetti with garlic and olive oil and the vegetable spring rolls! Overall it was a wonderful stay and we hope to return some day.

Property was nice and centrally located if you are exploring the island. The resort beach is 5 minutes away and there is a hotel next to the beach spot that you can order food, drinks and use bathroom. Thwre is a shuttle that takes you there and back. Jeffery was very nice. If you are looking to be in the beach scene and not rent a car or be in tourist area, then I would stay in Grace bay area. Facility has a nice pool and salt water hot tub. Food was really good in the WE restaurant. They are not open on Monday's.IGA grocery store is not far and can prepare food in villa's stocked kitchenette. It was very relaxing and recommend it.

We had a great time at this place. From the moment we arrived, we felt the warm hospitality of the resort staff who went over and beyond to take care of us and ensure our every need was met. A special shout-out to Wenie, the concierge manager. She contacted us before our arrival and ensured our villa was ready (even though we arrived 2 hours before check-in time). She was there everyday checking in on us and making sure our stay was special. Our kids celebrated their birthday during this trip and Wenie found a way to make it special by decorating our room. Overall, we had a great time and while this resort is not on the beach, it's centrally located and close to everything. The beach is a 3 minute drive and the resort has chairs and umbrellas at the beach just for the guests.

Loved the space and privacy that this cottage style resort provides. The two-bedroom cottage was ideal for my family of four. Resort staff were excellent, including concierge, housekeeping, message therapists, beach club attendants and wait staff. Wenie, in particular was exceptional. She went above and beyond to ensure everything was taken care of during our stay. WE restaurant had great food, but service was slow. Beach club on Grace Bay was perfect. Easy to access via free shuttle, not as busy as in front of other resorts, nice chairs and umbrellas, and close to great beverage and dining options. Blue Water Bistro is a must for lunch. The only negative was the close proximity of a night club, which we could hear from our cottage. This may only impact cottages near the entrances.

I book this resort as the last minute, this one of the few properties that had an available room left on such short notice. Overall good time at Kokomo. The location is great, a short taxi ride and it was safe. The staff are very pleasant and accommodating. Wenie by far is the best. Whatever you need, she will assist you in anyway that she can. I love, love, love the pool area, couldn't get enough of it. The scenery of the property is aesthetically pleasing, however my room was not. I would have to say, that was my only complaint. It wasn't cleaned to my standards. The cleaners didn't clean my room throughly, you could see there were several areas they hadn't even bothered to clean. The blinds were dirty, the bathroom sink wasn't cleaned thoroughly and you could see the residue of the previous guest toothpaste on the sink and wall. The toilet had stains on it. The floor in the tv room had a stain on it. The refrigerator had rust all over it, which was not aesthetically pleasing to the eye. Thankfully, I always walk with my disinfecting wipes and Lysol spray because I had to wipe the bathroom down. I can only speak for my room, but it could use a little updating, especially when you're accustomed to staying at high end resorts.

A beautiful stay in beautiful surroundings. Kokomo offers peace and quiet away from the busy resorts. A car is advised. For us the location was perfect. Everything is about a 10 minute drive away. The Grace Bay beach area was very close by and offered what felt like our own private beach access with chairs & umbrellas. The cottages offer everything you need - a home away from home with comfortable beds, a stocked kitchen, lounge area and plenty of privacy. The pool area is quaint and beautifully landscaped. Wenie is the best host! She is lovely and on hand for everyone’s needs. A truly magical stay. We didn’t want to leave! Thank you to all of the warm and welcoming staff!

Beautiful rooms and landscape, but you will need to take a cab anywhere. The location is distant from beach and downtown. Cabs are very expensive (US$23 per person/anywhere) and only accepts cash. Please bring plenty of cash because ATM are ALL out of service in the island.

Surprised to see so many high ratings of this resort. It was average for our family. There were 3 adults and 1 toddler in a 2-bedroom cottage. The accommodation was quite small so it felt a bit cramped for us.

Pros: rates are rather affordable, front desk staff and housekeeping were responsive and accommodating with our needs. Food was good. Shuttle to/from the beach was flexible if we wanted to go outside of the posted schedule. Once you were at the beach, resort provided chairs, tables, umbrellas and water. Grace bay beach was nice, private, quiet and relaxing.

Cons: rooms were small. Staff at the restaurant were distracted, slow and sometimes rude. Dining options were limited, and restaurant was closed on Mondays (just the one place to eat for breakfast, lunch and dinner). While food was good, it was quite pricey, but that may just be Turks in general. Resort was quite small, no activities on-site, not really a family-friendly vibe, I'd say it's better for couples looking for a quite, relaxing getaway. Pool was more of a pond (quite small) and not sure how it was kept clean since it was chlorine-free. Offered a service at the beach that stated beverage service on their website, but there are no waiters taking your beverage order. There is a cooler where you can help yourself to water. Also paddle boards were advertised however not available. While the closest beach was relaxing, limited activities and not a super lively vibe (no live music or activities).

Very attentive staff who welcomed us with drinks and move our luggage to our cottage and again at checkout. Recommend getting one of their spa packages! Several delicious menu items at their restaurant (open every day except for Mondays). I also like the convenience to the airport, do arrange for airport transport to and from in advance. They also provide a flip phone preloaded with contact numbers for local drivers and concierge. On site parking was available. The property has a botanical garden path that is perfect for taking pictures. This was a good mid price resort option in Turks and Caicos. Highly recommend!

Beautiful concept, but the facility could use some upgrades.
The grounds are beautifully maintained, with lush vegetation, which I appreciated.
My bathroom was not clean, and had someone else’s hair in the shower and urine stains on the exterior of the toilet bowl.
The staff were excellent, but I’d be remiss to not point out that I do believe that hiring is / was based on a concept of racism and colorism.

The staff who held the most front facing positions were consistently anything other than black. So much so, that it was painfully obvious that they chose a particular racial demographic to fill these positions.

Turks and Caicos overall still has alot of work to do when it comes to their poor infrastructure and equitable employment opportunities for all.

The rating of this review is based on our experiences interacting with Weine. She was simply the best concierge / manager i have ever interacted with, and i have stayed in a lot of resorts / hotels. Highly organized, professional, responsive, and practical. She made the stay great. There were other great staff there like Jeffrey on the beach, and Chris / Michel the evening restaurant staff.

So Weine is the reason for high review score, and i would stay there again. However, the stay was not without problems. We made the mistake of purchasing the Coffee/Pastries; it was a mistake. The breakfast staff were down-right rude about this pre-purchase, with the first member of staff having a hissy fit because we were not making any other breakfast orders (\"what food do you want to order?\") and the rest being totally unprofessional / rude about it (one morning, one of the staff members was on a personal call, loud speaker, AND texting at the same time!; first time I had seen both being done at the same time while supposedly on a job). We did pass this on via Weine; however, I doubt the general manager will do anything about it as we did not see or really interact with them.

I liked the apartment, which was the right size for our family of four; however, i do understand some other reviewers comments that it was a little dated. This did not bother us as we were out most of the time.

The shuttle only takes you back and forward to the beach, where they have a section dedicated.

There were issue from the start. The room was dirty ! It looked clean until you walked on the floors and your feet got dirty I don’t think under beds have ever been vacuumed. The amenities that where there ie full kitchen grill beach chairs well this doesn’t exist. We had to ask for new pots and pans as the 4 that were provided were nonstick and peeling so badly you couldn’t cook with them without it all ending up in your food. There were 2 spoons and the knives were either bent or so dull you couldn’t even cut with them. There were no storage containers or bowls to mix anything in half the shelves in the fridge were missing. It said that a grill can be provided upon request but what they don’t say is that you must supply the charcoal and lighter fluid. I have never stayed in a place where that was our responsibility to supply and it’s quite costly at the store for charcoal and no lighter fluid to be found. So the grilling was a bust as well. The beach chairs that we had to ask for where horrendous they were so rusty, you couldn’t even close them. We were told to just leave them on the beach if we couldn’t get them closed that was ridiculous. There was parking issues but that was the least of the problems . Although when we asked for the new pans they were provided the next day the grill was brought up to the porch the housekeeper came every day but still didn’t clean very well. I found the staff pleasant and helpful but was disappointed in the overall condition of the place

My family loved the bungalow style place to stay at. The beach is 3 min drive from Kokomo by car, if you don’t have your own transportation they will drive you there. The beach is beautiful.

Property and staff (especially Wenie and Makr) were great! Very pretty property and each unit is clean and it’s nice to have a little kitchen with price of food being very expensive in TCI. There is a food store & pizza place less than 10 min walk from property but nothing else around. The beach shuttle is great but wished they would go to one other beach for a change (we didn’t rent a car).

Beautiful spot with a nicely laid out small space for a family of four. The grounds are lovely and the pool and hot tub are relaxing. The only downside is the location -- need to drive (either in a taxi, the shuttle, or a rental car) to get to restaurants (other than the one resort restaurant) and beaches. But it's all super close so that's not that big of a deal. Everyone there was incredibly nice and helpful, especially Wenie.

This was our second time staying her because the first time we had such a great experience even tho the restaurant was shut down the first time we went which was 2 years ago. This time everything was fully open but they still didn’t update anything in the house like the shower head which sprayed the water straight out so the bathroom would be soaked and the only way to shower was by putting the shower head in the corner making it very uncomfortable. That was my own fault cause I knew it was like that 2 years ago but I assumed it would be fixed since it’s a very simple thing to change. The real issue I have was that I booked 2 adults but last minute I had 2 other adults joining me which shouldn’t be an issue because it’s a 2 bedroom cottage which sleeps 4 adults but when we got there they charged us $600 extra plus $100 more than what my Expedia account said I owed and they said “because I have a membership with Expedia I got a discount” but I still had to pay the resort price which I thought was very shady. I understand paying extra for adults if you need extra accommodations or if something was included but we paid for the 2 bedroom and nothing was included like breakfast or resort excursions or resort amenities beside the pool so I’m very confused and frustrated as to why and what I was paying $600 extra??As returning customers I was very disappointed because they didn’t even try to help us and in the end it was not worth the money I paid for. Never again.

My daughters & I stayed here and Wenie was absolutely the best! The entire staff were super nice and accommodating at all times! I felt extremely safe at all times and they provided security to escort us back and forth from the resort to the beach. We were supplied with a local cell phone to call when we were off the property which provided extra peace of mind. Again, Wenie and the entire staff made our trip from the US extremely enjoyable! Oh, and the spa was amazing!!!

This is the best resort on the island!!! I have visited Turks and Caicos three times so far. I always stay at Kokomo Botanical Resort. I have traveled the world and this is actually the best resort. They actually treat you like family instead of a guest. Wenie contacts you before you leave to make sure you have transportation to get to the hotel. Once you arrive you are greeted with refreshing rum punch and a nice cold cloth. The rooms are clean and spacious. The restaurant food on premises is good. There is a cellphone for you to use on the island. There is no other resort doing this worldwide. The phone has everyone you need to contact including taxi drivers for the hotel in it. They offer shuttle service to the beach for guest. Once you arrive to the beach Joseph helps you get any excursions you want to do.The property has security only guest are allowed after 8 which is amazing. If you take taxi that is not one of theirs they can’t enter the property after hours which is a great safe precaution for female guest. Wenie goes above and beyond. I texted Wenie my friend that was coming for the first time we were celebrating her birthday. She made the villa special for her. The pool has fresh water in it. The hot tub is in a secluded place. Every worker treats you like family. They truly have mastered the term a home away from home. They have tons of towels for use. I have already booked for march 2024. This is definitely a amazing place to stay. This is a five star resort!!!

I was there 7 nights and the sheets were not changed once nor the floor mopped. no concierge available especially not after 4pm. It said there’d be breakfast included but that’s not true. Very small, 5 rooms total and no amenities other than a small pool

Beautifully landscaped property. Cottages are tiny but have charm, with nice verandahs overlooking gardens. Bathrooms in cottage very cramped - would be challenging for tall people. Staff are very helpful. Facilities limited with pool quite small. Breakfast unexceptional. Fairly priced.
