Location was spectacular! Stayed in The Condo. 5-stars! I would stay here again.

Pros: Pool and grill. Steps to beach, restaurants, shopping, cafes, and ice cream shops. Lots of parking and large balcony. Housekeeper Alexandra was great (informative, friendly, helpful). 100s of cableTV channels, lots of books and board games. A/C and ceiling fans in every room. Well stocked dishes, pots, pans. Modern bathrooms and comfy beds.

Cons: Lacked basics like salt & pepper, sugar, spices and coffee filters. Oven, one burner, and fridge water/ice did not work. I wish it had a smart lock instead of having to fetch a key at The Lodgings. Laundry coin machine did not work so I drove around to 8 different places looking for quarters. Overall minor issues and hopefully they get the oven installed by the time you read this, which still had an owners manual and styrofoam inside of it and was not connected to a gas hookup.

Property was less than 2 mins to the beach where we spent multiple hrs every day and 10 mins to several area restaurants. Beach chairs and umbrella were avg, with strong beach winds, really needed a heavy duty umbrella. Small, clean studio room with well equiped kitchen. we did not cook but made coffee, tea and toast in the a.m. water pressure was limited in the shower. Would stay again in the future.

The beach (2 minute walk away) was absolutely gorgeous! The pool area was pleasant, but many of the umbrellas were broken and the lounge chairs were dirty. The room was great! Very comfortable and spacious. The water pressure in the shower was horrible! Almost impossible to get clean in the little trickle. Good location for restaurants and stores. Overall, great deal.

We were locked (electronic) out so many times on our trip and when we would call (no one at the place) they said, we can’t see you trying to get in. Clearly something wrong, the 2nd to last day they finally gave us a key. No cover on the bathroom window, no body wash in the dispenser.
But the location was good and it was fairly quiet.

The room was clean, but needed more towels and the shower had no pressure. Check-in was less than perfect. Had to make a stop by a hotel to check in then travel to our condo. Overall, we go to our location and the beach was beautiful and we soon forgot about all the hassle.

I was bitten by so many mosquitoes, my legs are so itchy and have a lot of red dots from mosquito bites.
The bathroom did not flush properly we have to plush it 4 times so it will work.
other than that turks and caicos is a great plce.

Hard to rate this property as our accommodation in the complex was brand new. So our studio was very clean and had all required amenities. This alone deserves a 5 star. The complex is a 3-4 min walk from beach, so great accessibility. Being so close to the beach, the price was very reasonable.
Our issue was with the exterior of the premises. The pool water was very cloudy and unclean when we arrived. We were unable to use the pool until day 6 of our 10 nite stay after the pool maintenance guy showed up on the 5th day and did maintenance on the pool after which we were told it would be useable the next day. The area around the pool is not maintained. The area needs sweeping. The pool furniture needs cleaning. There is a bin with pool toys but they are all very dirty. it would be better if the bin n toys were removed. The property advertises a communal clothesline and clothespins in each unit. This is untrue. When we erected a small line to dry our swimwear, we were sent a message to remove it. The exterior gets a 3 star at most. It should also be noted there is construction all around the property which is now in preliminary stages so noise was not a problem. As the construction progresses, noise may become an issue.

I had an amazing experience at the South Fleetwood Villas. I was in Suite 2 which is a studio with a comfortable king bed, a full kitchen, including a microwave, coffee maker, electric tea pot, stove and full size refrigerator. The Suite was immaculately clean. All the kitchen supplies you would ever need. The room also included beach chairs, a beach umbrella and a cooler with wheels, that you could take to the beach or throw in your car to take to another beach. Also, they have beach chairs already on Grace Bay for you to use. The beach is 50 ft from this villa. Just behind The Mansion condos. it’s the perfect spot. 1/4 mile to town where all the shops and bars are. I couldn’t have asked for a better place to stay. It’s a great value for where it is and what is in included in the accommodations. I also enjoyed my private patio and the peaceful pool area. The pool was very clean! I felt very safe here as the villas are gated. Great bang for your buck here! I highly recommend the South Fleetwood Villas.

Very cozy spot super close to beach, many restaurants and supermarket. If you are looking for a high-rise hotel this is not for you. If you are looking for something with character then this is your place. We did not have a car and it was fine. Only reason I gave it 4 stars was because you had to pick up and drop of the key at a different location. Also they required a 250 deposit that I was not aware of until day before we got there. Otherwise it was great. We were in the effeciency. Small bed but fine for me and my teenage daughter. Shower went hot and cold but that did not bother us. Kitchen had everything you would need. We loved being able to sit outside on the deck and have our morning coffee. We never felt uncomfortable walking anywhere. Any issues we had (smoke alarm battery was dead, electricity went out) was fixed very quickly. Communication was very easy. Would definitely stay again.

This was an absolute gorgeous Villa, we stayed in studio 2 and really enjoyed it. The beach is 2 min away and within 5 min you are downtown and have dining an shopping options. The studio offered beach chairs, and an umbrella. While you don’t need it for grave bay beach (they have beach chairs) we used them for the other beaches we went to. We would definitely rent this gem again.

I didn't like the fact that there was no onsite management to be able to contact nor was there a unit phone to permit local calling. Also, I didn't like that we were near another unit where construction was ongoing for our entire stay. Apparently, the complex was still not fully developed.

My husband and I paid in advance for a full week here, but when we arrived we were told our reservation had been cancelled. The manager said that mistakes had been made, and to make up for that we would get a full refund, and a free future stay. The week (where we ended up at another place) is now over, but neither of these things have happened.
This was a trip to celebrate my 75th birthday later this month, and the unexpected and unwelcome change of plans, as well as the manager’s unkindness, put the trip under a black cloud.

We have stayed at South Fleetwood many times, but on our most recent trip, our reservations (paid in full) were cancelled! And we were told there was no other unit on the property, so we were left to fend for ourselves. Then we were told there was availability on Tuesday. We moved into a unit that day, but then were asked to leave the next afternoon because actually someone else had rented that unit. Again, we were on our own. We were promised a free future trip to make up for these mistakes, but then the manager changed her mind. My husband and I will never stay here again, and I would not recommend it to anyone.

Wonderful, but not for those looking for luxury

Amazing location and wonderfully comfortable property. Think of this as an house rental and you will be happy. Cleaning lady was exceptionally helpful and kind. Lots of room and perfect for sharing with our young adult, just post university, sons, who could walk to the nightlife. We all walked everywhere and loved the convenience. This is not an elegant or prestigious place, but the epitome of casual comfort.

This property was disgusting. Roaches everywhere, ants everywhere, bed was dirty and had roaches under it. There was roaches in the bathroom. It was a roach party. We were told we were getting a new room- that didn't happen. I tried speaking with manager \"Debbie\"- conversation got disconnected and she rudely ignore my calls. She's also not willing to do partial refund after what we had to experience. We were also told that we could use a gym, which is non existent, website speaks of a \"spa\" that was also not provided.
By far the worse stay I've had in years. I don't know why it says \"excellent\" on the reviews. It's a horrible place. We were the only ones staying there , now we know why.

We stayed here before, when it was privately owned. What you don't find out until after you book is that check in/out is at another hotel. You have to take a separate taxi each way, so don't bother with the round-trip transfers from the airport. If you do get that option, don't expect them to pick you up for check out. Tinys taxi's phone went right to voice mail and the box was full. We had to hire another taxi service. Still trying to get a refund from Orbitz.

No check in at resort. I never received info on where and how to check in so when I contacted Expedia agent ace cooper he required me to cancel my 5nites while he searched for an alternative. Only good option he found was at Lodging’s which is at the airport and way overpriced. Ace indicated I had to cancel south Fleetwood to rebook and promised a refund which is now in question. Bait and switch? No one available all week at South Fleetwood and I never received instructions to check in downtown and was refused option of moving s Fleetwood Tuesday or Wednesday.

Excellent property in great location, about a 2 minute walk from beach. Comfortable beds and pillows. On-property caretaker Alex is wonderful. It felt quiet and secure. Parts of house can run hot because of layout and A/C set-up, but I think that's pretty typical.
I'd be happy to stay here again!

A few details that might be helpful to others:
The umbrella/chair situation is a little confusing. They provide them in the rooms (good quality) for you to carry to the beach. I thought from the description that there were chairs and umbrellas at the beach-- there are a few lounge chairs reserved that are permanently located at the back of the beach, but you would have to rent the umbrella. This is all fine, but was confusing to sort out at first.

The check-in/out requires going by their office and physically picking up/returning the key-- just be aware that the office is near the airport, so it does require going across town from the beach, and you'll need to plan for that extra travel time back and forth on check-out day if you're trying to stay later in the day on the beach.

If you plan to cook, my experience was that the kitchen was well-equipped, but anything at all you need to cook with-- salt, oil, anything-- you'll need to buy. There wasn't anything already stocked.

Property is located in a nice gated complex. You have your own personal beach walkway..which only took 1-2 mins to get your feet in the sand! Our unit came with a cooler and even two beach chairs. We stayed at the sky villa unit, and we even had our own top deck for star gazing at night!
Everything was within walking distance. Great place. Would definitely go back!

There could be more lighting. It was very dark walking from the road to our unit. There also needs to be an easier and more efficient check out process such as leaving the key in the unit perhaps. It was inconvenient having to return the key to The Lodgings at 11:00 as we had a late afternoon flight.

Condo was clean, but missing a screen on one bedroom, door handle was broken so the only way to keep door closed was with the deadbolt lock. The pool area needed a bit of cleaning, tree needles and dirt on deck chair cushions.
Internet worked well and rooftop deck was nice.

We stayed in Suite 1 and it was perfect. We enjoyed the back deck/porch as well as the front porch. It was a cozy very comfortable place. We could easily walk for many restaurants and the beach was a quick 1 minute walk away. Excellent location. Everything was wonderful. Water pressure especially in kitchen was very weak.....but that was the only thing I can say negatively about the place. The girl that does housekeeping was a doll! Very, very pleasant experience.

This is a below the radar property there is no one in site. You check in/out at the Lodgings next to the airport . It’s very quite small property I had villa 7 on second floor with a rooftop vista. Property is surrounded by palms. 2 minutes to the beach and 10 minutes walk to Grace Bay dining area. Big kitchen too.

The place is immaculate, and tucked away very private, and the people who work here marvelous the only issue we had was before we checked in we have to go pick up the keys at lodging near the airport, which was inconvenient and also we were confused that we may have to stay there, we did find out from the maintenance man that we do have a room here and from then on it was fabulous. The location is literally couple hundred feet from the beach. They provided beach chairs and an umbrella. All of the kitchen was fully stocked I’d love to come back , even though Providenciales is a bit pricey

Suggestions to owner: repaint with high gloss for easy dirt removal. Change outdated windows for kitchen and baths because bugs can still crawl thru the slits (no screens). We had a group of 6 and this property was the perfect size for us! The dining table allowed us to sit down together for dinner after cooking in the kitchen. The living room had plenty of room for us to play games. We loved the covered deck- it was so nice to sit outside. The property is about a two minute walk to the beach, and it’s close enough to be able to run back to the house if we forgot anything. We were easily able to walk up and down the strip along Grace bay. There is a convenience store really close and a grocery store about a 15 minute walk away. We would definitely stay here again!

The property is not oceanfront, but beach is very close & it is ocean view. Nice place with everything needed to cook a meal. Very homey feel. Safe & convenient to lots of restaurants & shopping. Jamal hotel service was terrible. He needs to be talked to. He was not welcoming or helpful. Changed prices on upgrade for us 4x. We even called orbitz because Jamal said he couldn’t upgrade, which was a lie according to orbitz. Our room never got clean. No one checked on us for fresh towels or soap. Nothing you’re basically on your own. Including taxis, no one knows where this place is!!!

Perfect Romantic Getaway

The price and location cannot be beat! The hotel itself is bigger than the pictures and perfect for 2 people. The kitchen has everything you could need and there is a lovely outside patio to relax after a day exploring the island or to have your morning coffee. We didn't use the pool but it was very clean and there were new lounge chairs, umbrellas and grills around it. I saw many negative reviews about the beach chairs however I disagree because the hotel came with 2 very nice private chairs along with 2 umbrellas which were perfect! The hotel is only about a 1 minute walk to the beach and about 5 minutes to the town. The only issue with hotel was that the bed is right next to the bathroom which is a bit awkward especially since the door is a sliding door rather than a traditional door that closes completely. Overall I would highly recommend anyone coming to Providenciales to stay at this hotel especially if you want to stay on Grace Bay.

I like the property location near to the beach. The property didn’t not give much details about transportation fee from airport to office then from office to condo. Also we have to pay if we wanted to wash and dry clothes. Machine for change broken. Front desk people seemed to not happy every time we requested toiletries or something else. The property was very quiet and close to the beach. You have to go check in at a hotel close to the airport. The traffic controllers will call the hotel to come pick you up. The hotel set us up with a driver that gave us an unshared taxi and made a stop at the grocery store without extra fees.
The cottage is really cute and has what you need for a comfortable stay.

My girlfriend and I booked the Cottage for five nights over New Year's. Debbie's staff put us in the Studio, which was much smaller. She acknowledged the error but could not move us into the cottage. Instead she agreed to refund us the difference. It took more than a week for Debbie to process the refund, and it ended up being just $25/night--when in fact the Cottage was at least $75/night more expensive. She never gave us a full refund. If you book this property be prepare to get the wrong room.

First, would I stay here again? Absolutely, without question. Was it perfect? Not exactly. The location was superb. A few minutes' walk to the beach, to the stores, to the restaurants. Very safe area. We walked to the Fish Fry which is a little less than a mile but felt very safe. Our unit, the 3 BR Family Suite, had a deck off of the back and a patio off of the front. Everything was in good condition. The AC in the main bedroom wasn't great but the rest of the unit was cooled very well by the other AC units. Check in was a very long wait in line - over 30 minutes. But welcome to island time. There are plate and utensils but nothing else. Typically, when we rent a unit there are some basics - salt and pepper, paper towels, napkins, etc. Not here, had to buy everything new. Shower pressure and hot water were acceptable but not great. Overall. really liked it and would stay again for sure.

I have stayed at this place multiple times and although I am attracted to its homeyness, I am feeling a sense of neglect for the experience of renting their villas. I was in love with this place from my initial renting in 2012. the original owners built this place with love. very welcoming and personable. you could feel it. the present owners, not so much. I had friends come with me. the rental has THE WORST beach chairs on grace bay, (and we walked grace bay)! missing slats, rusted. and aside from that, for the weeklong stay we had to endure seeing a used condom laid out on one of the chairs. I was embarrassed because these folks relied on my decision to come here, as I have loved it in the past. the electric stove top in the unit is severely cracked. i informed the owners of this LAST year. the temperature dials are so old they are blank, making cooking a meal without burning it a challenge. not wanting to be petty, but there were only two coffee cups in a three bedroom unit. come on, these guys have to do better. during our stay, day 2 the blender died. the owners were notified. after not hearing from them I called on day 4. The woman I spoke to said they were aware of the issue but when I again stated the problem the woman said she didn't understand the issue and what I wanted. I had to literally state that I was requesting a replacement for the blender. needless to say it arrived later that morning. the lounge chairs around the pool, although updated are cover

We stayed in the 3 bedroom Condo for 5 nights. The location is great - close to beach and to shopping, restaurants, etc. You don't have to get a car to get around, although we did so we could travel the island. The beach at Grace Bay is one of the best!

The property has a nice pool with some shade. Parking is private/gated. We always felt safe there (we also always felt safe wherever we went on TCI).

The villa had plenty of space for our family of 5 and had all the amenities we needed. We made several meals there to help the cost of the trip as TCI is an expensive place to buy food or to eat out at restaurants.

My negative comments of the villa/property is that it needs some TLC. All the windows don't fully shut and let hot air in. Not all the outlets worked, but we were able to power what we needed. The A/C does work well, but we used fans to move the cool air around.

If the property had better maintenance and upkeep, I'd give this a solid 4.5 out of 5. However, in the current condition, I give is a 3.0 solely due to the needed repairs. I'd consider staying here again, even in the current condition, because it is so very conveniently located.

This property is so close to the beach, 2 min walk. The efficiency was super clean and cozy. Everything u need provided, the person on site of property brought extra wash towels. Pool was clean with beautiful landscape in gated community. I was able to walk to super market and local stores within 12 min.

We stayed in Villa Coco. Spacious rooms (Kitchen, Bedroom, Bathroom). 1st level unit, right next to pool. Overall a very quiet complex with easy (2minute) walk to beach on path. Beachfront is very nice and quiet (in between the hustle and bustle of larger resorts).

Pros: perfect location for the beach. The beach umbrella and chairs came in handy! Area was quiet and felt safe. We stayed in Studio 2 and enjoyed the patio every morning during breakfast. Very relaxing and romantic spot. The bed was super comfy! We also took advantage of the washer on site ($1.75 per wash) and hung our clothes on the clothes line in the back. Staff was very friendly and responsive. Loved the island!

Cons: I understand this was a tropical area, but the unit has an ant problem in the kitchen that needs to be addressed. There was a stream of ants coming from a corner of the counter. We cleaned the area before we used it and disturbed a bunch of ants in the toaster. We also swept the kitchen and bathroom floors when we arrived since there were a few dead insects on the floor. This could have been a magical vacation, but the unit is rundown and not enough attention to detail. The checkin process was also bumpy. The staff will pick you up from airport and take you to a different property for checkin and from there they will get you a taxi to South Fleetwood. We got the keys from a young man who did not know which unit we were staying in. When we arrived we located a unit labeled “the studio” and were glad our key worked. A few days later another couple knocked at our door saying they were advised they were staying in our unit. We tried to assist them and called the office (which is offsite) for them. Luckily they were able secure a room on the property.

We loved that we could walk to the shopping area and restaurants. Also easy access to the beach. Also love the homey feel. So cute! It does need some repair and some new kitchenware - like new fry pans. And the grill needs fixing or replaced.

This is our second stay at the South Fleetwood and it was just as amazing as the first! We were pleased to see the improvements and new furniture in the pool area, as well as the new outdoor kitchen. We will be back this fall!

Great place, needs better communication

We were told someone would be there upon our arrival to check us in. No official person was there to greet us but luckily we found the cleaning person and she called the manager to find out which unit we were in and then she gave us her cleaner key to use because the official unit key was with the manager who didn't show up to the property until two days later.
We tried to communicate with Debbie while there and at first she responded via email on hotels.com and by text but then when we needed fresh towels and more TP, she never responded. We ended up keeping our towels without refreshment for the stay and had to find a maintenance worker who just happened to be there in order to get more TP. Luckily we didn't run out.
The unit and compound itself were very nice and great location close to the shopping district and beach.
And very affordable.
But they need to work on their communication.
