Great communication from host. Great for what we needed for the night. Plenty of space for 5 of us. Coffee, tea and milk which was a nice touch. Only problem was it was quiet noisy at night due to the proximity to clubs but with earplugs in it wasn't a problem.

Close to shops and restaurants and easy check in but not suitable for families. Whole apartment was vibrating with loud music from adjacent club all night, doors slamming in the corridor, drinks split on the floor in communal areas, shouting from both inside and outside the building loud enough to wake everyone until 4am. WiFi intermittent and needed to keep signing up. Room was 4/5 cleanliness, missing drawer handles, dish washer not working. I think if on a stag or hen party then good location and amenities but I will not be returning.

Room was clean we were upgraded to larger apartment (10) before check in so very spacious. Stayed as family for theatre trip after Christmas, the location is very central but next to nightclubs so it was loud! This is clearly aimed at groups for clubbing, you could see some wear and tear to walls and furniture in the apartment.

The smell from the drain in the bathroom was unbearable, it made the bathroom unusable. I sent a message to epic but was not responded to. Overall the apartment was very tired, holes in carpets, sofa stained, stains on tiles in bathroom, seating area broken. The was also a terrible smell of sick. This place was 'epic' super easy to access and the apartment was gorgeous. Perfect for a night away. Bed was comfy and the shower was brilliant and super hot...could have stayed in there for ages ❤️ the check in process was easy too.

We wanted more equipment in the kitchen, just 5 glass, no wine glass. Need to fill up the kitchen things.The Wi-Fi was bad. Was hardly work in the kitchen/livingroom. Good things was two large bedroom 2 very good bathroom. Clean apartment and nearby everything.

The check in and out process was very efficient, good communication. The apartment was lovely and central. It was perfect for a getaway with friends. Our only complaint was the music from nearby bars on till 5am. However, this is not something the apartment has control over, and to be expected with the location.

The flat looked like it had been torn up. Wallpaper peeling off the walls, scuff marks and scratches on the walls, shoddy maintenance work which left horrible scratches, scuffed skirting boards.
There was ONE prosecco glass and no wine glasses. Which doesn’t sound like a problem but when you arrive for a girls trip away and two people have to drink out of tumblers, it takes the fun out of it.
The magnetic release on the man entrance door sometimes didn’t work.
The maintenance guy came into our flat while we were out and pulled the handle off one of our bathroom doors (why were you in the bathroom?). They sent someone round to fix it and said there had been a mix up and thought we had checked out. But our coats and shoes were in the hallway so he would have seen them when he entered immediately so why then use the bathroom?!
The 50% security deposit is not immediately obvious when you book so that’s a fun surprise too.
Saving grace of this place is the location. Right in the middle of the bars and pubs so great for the night life but everything else, poor effort.

Apartment was spacious and well appointed. Located walking distance to shops and restaurants. Check in was a little clunky as a tenancy agreement needs to be signed and additional credit card details provided, however once that’s all done the codes to get in were promptly provided.

The dishwasher wasn't working, and didn't get sorted. No cleaning was done, you had to ask for basics like Toilet rolls, towels. The caretaker Jenna was extremely rude!! Unacceptable behaviour!!

The property has sewage problems and the smell was disgusting, the power kept tripping when trying to use toaster and sofa bed was completely broken. No WIFI or cable TV in the living. No signal either.
I had to contact management who took a day to respond to our request for a room change, then they moved us to a smaller room.
Location is excellent but also in a very lively street with sounds from the nightclub being heard in the apartment. Windows broken and wouldn't seal. Very disappointed for the price paid. Would only recommend for people not looking to spend any time in the apartment.

The walls are dirty, scraped, paint missing. It is under equipped, no oven gloves, tea towel and we were left two dirty washing up sponges that were not usable.
The windows have a film over them so there is no view. It’s very dark and oppressive. The blind was broken and the outer window was smashed.
The threshold from the living area to bedroom area had two screws sticking up, which cut my partner’s foot. The threshold was loose and unsafe.
The laminate flooring in the kitchen area has gaps in and I stubbed my toes.
The bathroom is a wet room and very slippery when wet. My partner slipped but, managed to stop herself from falling.

Although the property was clean. The property is not fit for purpose. Says sleeps 8 but just one 3 seater sofa. Says bathroom but plug did not fit so unable to use bath and it says fully fitted functional kitchen but the oven was unusable as had no shelves and only 2 glasses in property.
I tried to contact the property whilst on holiday and again for months after but they have refused to get in contact with me or resolve my complaint. Its seems they were happy to take my money and really have very little regard for customer service.

The flat was much nicer than expected. It was large with a nice sofa and TV. The shower was perfectly functional and bed was comfortable.
Issue was the flat was rather hot, no air con, and given the location you don't want to open the windows. Other guests were also not too considerate of the need for others to sleep. Finally the communication is other the top. They email you daily if feels like, which just isn't needed.

Booked a room for a one night stay. I was told check in details would be sent before 3pm but we arrived and there was no check in details. Contacted on WhatsApp with a message and phone call no answer. Rang the main number and the lady said she would send the check in details straight away this was past 4pm. Very uncomfortable sofa bed, was told it was a king bed but was a Double in the main room. Fire alarm went off at 7am in the morning.

Our room smelled terribly of cigarette. I asked the hotel receptionist (which by the way is reachable via WhatsApp and not physically present) if they could clean the room thoroughly. They sent a staff member with a can of Lysol. That was the solution.
After staying around 15-30 minutes in the room I couldn’t bare the cigarette and smoke dander. It was everywhere. I ended up in a coughing and allergy attack I had to leave. I asked for another room and they didn’t have any. I asked for a refund and they couldn’t “guarantee” one. I’m taking it up with Expedia or my credit card. I don’t recommend this place

No one was answering my calls. When I did find a member of staff they told me i was at the wrong building. I found my room but there was no key fob so couldn't get in.
The apartment was a good size but tired looking. It was cold and I was unable to change the temperature using the controls.

1hr after this was paid I then had an attempt to take the full amount for the 2 nights stay. I challenged the EPIC team, as when I booked the property via Hotels.com I stated pay at hotel.
I was told by the EPIC team, that they have no one at the sitw so the money has to be taken before arrival. Again, I was not very happy with this, bit I had to pay. The EPIC team advised that I should raise this with hotels.com directly so that hotels.com are able to remove or adjust the option of Pay at Property.

Building manager showed up and escorted us to our apartment and explained everything. Through no fault of EPIC, Liverpool won an important football match that day resulting a lot of partying in the nearby clubs. Made me wish I was younger!

The accommodation is fine but I find it really odd that kitchens are fitted out well yet hardly any basics to use them are provided. I ended up having to buy disposable baking trays and this wasnt the first time !!

Already made a complaint. Next to a nightclub with bounding music untill 3-4am never says this on description. Rooms a dirty smell and holes everywhere in the wall. Couldn’t check in till 3.40 despite check in being at 3pm, no communication about this however or prior warning just constantly lied to telling there chasing it when clearly have been seen sat in office playing on phone. AVOID AT ALL COSTS.

ONE RUDE & ANGRY FEMALE STAFF MEMBER ON PHONE!!
Paid for a 2 night stay but didn't stay at all due to a really rude & angry female staff member I had the misfortune to speak to on the phone before our arrival. I phoned to ask for help with their 3rd party checking in company's email & was greeted by a very, very hostile female. I'm a strong female but my partner & I were that upset by this representative of EPIC Seel Street that we decided not to bother staying at this hotel & ruin my partner's Birthday, even though it was paid for!!!

We arrived to find that we were not actually in the building we had booked but in an alternative building two streets away (on Duke Street). We had purposely booked the Epic Seel Street apartments to be across the road from a hotel our family were staying in. It was not clear on the booking that you may be in an alternative property. When we got to the property the sink on the bathroom was completely blocked. This was dealt with swiftly but was inconvenient. There was also renovation work taking place in an adjacent property which was noisy until 6pm. We were not notified of this. The property was generally scruffy and in need to refurbishment, with broken furniture and the cooker didn’t work. All in all a disappointing stay.

I booked 5 rooms for a hen party including the penthouse. We appreciated a couple of free upgrades and a complementary late check out on the penthouse. The space was massive in all the rooms and had everything you could need. The location is great too.
However we did have a few issues. The self check in codes arrived an hour late and only after my friends had visited the office at the sister hotel. The penthouse was very cold and the heating system didn't seem very effective, it also needs a lick of paint in some areas like the ceilings or cleaning the old tape off the windows.
Living rooms dont have curtains and one of them had a flood light outside, so the person in the sofa bed couldnt sleep - the team changed the room on request though. Not sure how this would be handled if it was busier in season.

I was staying for a long weekend to visit family and go to a game at my rugby club on The Wirral. I had booked into the Seel St apart/hotel but actually stayed in the Duke St location. Very helpful and friendly staff in the office at check-in and check-out. Was able to have a parcel delivered prior to my arrival. We had booked a “super lux studio” for 2 adults and 2 children. Alarm bells went off when we came to the building since the place was quite worn down. We were really disappointed when we got in the apartment. It was freezing cold, the windows would not shut, the walls and carpet was stained, it smelled terrible and there was not kitchen utilities for a family of four. The walls were paper thin and parties going on all over.
We called the receptionist and he came over quit quickly. He was really serviceminded and took us to their buildings in Duke Street to view other rooms. These rooms were of a much higher standard, but was actually what we expected from the price we paid.
It was not ideal having to move a family on a Friday night after traveling the whole day, and they shouldn’t have put us in the apartment in Seel Street in the beginning, but we are still happy with the solution they came up with, and the receptionist was serviceminded and helpful.

Great location, staff pleasant to deal with over phone and WhatsApp. Easy to checkin and check out. Stayed in 1 bed apartments sleeps 5, would’ve needed more towels for 5 ppl only provided two bath towels and two hand towels. Only provided one toilet roll for two bathrooms so had to buy more. Was no hairdryer in room but they provided one on day 2 after asking for a second time for one. Walls could’ve been doing with repainting and some of the carpet was ripped in bedroom but overall very clean and great place to stay. Perfect for groups.

Hotel is in a great location there is no staff at reception everything is done via phone or social media the staff were really helpful I had to call them a few times very friendly the booking in system can be a bit confusing as they send you a code for the door then a code for your lockbox outside your room that has the key fob in for your room a few people arriving at the hotel were a bit confused as to how it worked we worked it out in the end

The room smelt damp with sticky surfaces. The bed had a relatively comfortable mattress however the pillows were well worn and lumpy, and the duvet was so thin it was like a pancake. Sheets are advertised as Egyptian cotton, these certainly hadn’t seen egypt at all. Wouldn’t stay again.

The apartment we were given was not what we had booked. We were given the apartment in Campell street. The WiFi was not working for the duration of our stay. We had no hot water the first night and afterwards would only last for a few minutes at a time. The heating would only work intermittently. Overall it was a very disappointing stay.

The apartment could be amazing, the size is ideal for a family or group of friends, however the finish in a lot of places is poor. In painted spots, wrong sized door handles sofa seating for 3/4 (apartment for 8), tiles unfinished around the bath. Needs a little TLC to bring it up to a really good level. However, having said this my kids loved it, it’s location is perfect and the price was great.
