Lovely hotel, exactly what we needed to get away from the chaos of London! Room was very clean and very quiet - couldn't hear any noise from adjoining rooms. Felt very luxurious as well. A quiet little oasis, would definitely stay again.

The room did what it needed to do for the most part, very spacious despite size.
The only couple of issues were that the shower was making a weird gurgly noise pretty much all night, making sleep difficult and I found there was a not pleasant drainage smell to the room, though subtle but was still aware.

Do not stay here! The room we got was really dirty and had one working outlet. Given that it is such a small and minimalist space, we had hoped the room would at least be clean. The bathroom had a horribly poor design with no shower door, so anytime the shower was turned on, the entire bathroom floor was soaked. There was no way to keep the shower water inside the shower as there was so little gradient to the floor to the drain.

The reviews said the hotel had beauty rooms on each floor so I didn’t bring a hair dryer. There are only 2 beauty rooms on floors 3 and 7 and they only had one working hair dryer. Those rooms were also incredibly dirty with hair everywhere.

There wasn’t even any space to open up our suitcases, and I know the square footage is described but some floor space to have an open suitcase isn’t even available. So much wasted space in the bathroom and bed frame.

We ended up only staying one night here and booked another hotel close by. We just couldn’t stay in the room feeling like we were sleeping in a jail cell. When we checked out early, the staff just said okay well enjoy the rest of your stay. I didn’t expect a refund but maybe a more sincere apology.

Might work for some, but the rooms are simply too small and dark for two people. I can’t even imagine having more than two people in a room. If you are traveling with more than one person and want a comfortable stay, just basic hotel necessities, do not stay here.

It was clean. But the check in wasn’t till 3. They charged $50 for an early check in which is fine & acceptable. The part that got to me was that they didn’t hold your bags. Usually hotels hold your luggage till your room is ready. They don’t. You would have to pay about $20 per bag. Or pay the early check in.

From the moment we arrived, we were greeted by lovely gentleman, who made the whole check in so fast and easy.
The room was very comfortable and spotlessly clean.
This was not my first stay here, hence why we return again and again.
Around the hotel you are in the centre, underground 2 minute walk away, lots of bars, restaurants right outside and shops 10minute walk away, a lively busy part of London, however from inside the hotel, you don't hear any noise from outside and to be fair, we did not notice or hear any noise from other guests.
We really love this hotel and will return.
So thankyou to all the staff, cleaners especially, our room was immaculate

Rooms are small but are sufficient for what you are paying for. They mention that they have AC, however, when turning it on it will not cool the room very much and will turn off randomly. Our bathroom was not cleaned very well upon arrival but the beds were clean. No safe in the rooms aswell. During the evening, security remains at the front door which makes people feel more safe. Location is great if you want to be central.

I will be kind and start with the pros. The room was quiet and very dark. We slept well. It’s one of the quietest hotels I’ve ever been in. It was a great contrast from the city.
The cons. 15 euros to hold each bag if you arrive early. We requested an early check in for 40 euros, but we waited a half an hour before they told us they didn’t have a room for us. And we still had to pay the bag drop off fee to finally leave and see the city. Poor service. Dirty carpet in the hallways but the room was clean.
Very minimalistic, which is nice to the eye, but inconvenient for traveling. Not even a towel to use as a bath mat. One hand towel and two bath towels for our two person room. No tissue. No shelf to sit anything on. No extra room. No phone to call down to the front desks. No front desk. If you’re okay with absolutely NO bells and whistles and you just want a quiet room to lay your head you can make this work. If you want a dry towel to land your feet on so you don’t flood the bathroom, look somewhere else.

We enjoyed our 4 night stay at the Zedwell Picadilly. The hotel was clean and smelled great but the hallway carpets had stains and could be cleaned. We came during a heat wave and was grateful for the AC! This was a great location to the theaters, Chinatown and easy access to the tube. Staff were nice and helpful.

The floors in the room weren’t particularly clean, water stains on the showe glass, unidentified dried green product on cheap plastic toilet seat. The self check-in kiosks are ridiculous but they do have two people running back and forth to help with it. Shower gel and shampoo are the only amenities. There isn’t even a water glass. There are no hangers or anywhere to put your clothes besides leaving them in your suitcase and three hooks. The mattress was so soft and spongey it was like sleeping in a hammock. The towels were thin and threadbare. I paid a lot of money for this room and it was NOT worth it. I would NEVER stay here again. If this is the future of ‘innovative’ supposedly hip hotels, it’s going to be a dystopian one.

Overall, our stay was okay, but there are a few things future guests should be aware of. The room was significantly smaller than it appeared in the photos. There was very little space to open suitcases, and storage was none existent, making it difficult to organize clothes and personal items during our stay.

Housekeeping was also more limited than we expected, as towels were not replaced daily. While this may be part of the hotel’s policy, it would have been helpful to know this in advance.

On the positive side, the property was clean and served its basic purpose as a place to stay while exploring London. However, the room size and lack of storage space made the experience less comfortable than we had anticipated based on the listing.

Not a fan of the fee for early check in, staff was kinda rude everytime I spoke to them, cafe closed early even though it was like a food restaurant as well so not really accessible, vending machine inside was SO expensive & hotel located in not the greatest area to go out in at night. Other than my room was nice, clean, calm and quiet which I enjoyed and it had clean halls etc. Though I never got room service the whole 4 nights I was there.

Room and bed was clean. Pillows were flat and they would not provide extras. Hotel had no windows and areas where the air conditioning didn’t work were hot and suffocating. We moved rooms to an area that was cooler and air conditioning worked better. Great location. Nice lobby. Helpful staff. But if you have any level of claustrophobia this is not the place for you.

Minimalistic, good choice if you're just spending the night as there are nothing to do in the room apart from sleeping (no couches, no TV).
There are also no hairdryers, you have to go to the 3rd or 7th floor.

The location of this property is amazing!
Being able to step out your front door onto Piccadilly Circus is worth the small inconveniences that come with a hotel room that is stripped back to basics.
The bathroom situation suits couples, but isn’t ideal for a scenario where the people sharing a room aren’t romantically involved.
We were also disappointed that we could only have 1 pillow on each bed (requested a second but denied because they didn’t have enough).

Here is the revised part integrated into the review.

The Zedwell Piccadilly has an excellent location. It is literally a few steps away from Leicester Square and Piccadilly Circus.

Unfortunately, that is the only excellent thing about this accommodation.

We booked Zedwell for three nights. During those three nights, the room was never cleaned and fresh towels were never provided.

The room, which they call a “cocoon”, is exactly that, although perhaps even a cocoon has more practical storage. There is no wardrobe, no clothes rack, no bedside table, and no small table where you can place your belongings. Nothing. Just a bed and a shower room. All your clothes have to remain in your luggage because there is absolutely nowhere to hang or store anything.

The worst part was the luggage policy. We arrived at noon, while check-in was at 3pm. I did not expect the room to be ready, but I did expect what every normal hotel offers, the possibility of leaving our luggage until check-in time. Not at Zedwell. To leave luggage, you need to pay £15 per piece. For two carry-on bags and two backpacks, that would have cost £60.

They did, however, offer a “better” option, pay £50 to access the room we had already booked, three hours earlier.

The same applies at check-out. You must leave by 10am. Otherwise, late check-out costs £50. If you want them to keep your luggage after check-out, it is again £15 per piece.

I travel frequently and I have honestly never come across such nonsense.

If you just want a bed and hot shower this place will work for you, however, if you’re travelling with someone else then you had better be in intimate terms as the bathroom is separated by a glass (frosted) wall. The room felt ‘budget’ all be it designer budget, but lack of anywhere to sit other than a very low bed and cold concrete floor made it feel cold and uninviting. We missed the fact there was no tv so was a bit surprised. This place is great if you’re out late and crashing at the end of the day. Fab location with so much on the door step and very close to tube and buses.

We were on the 2nd floor and club music played until after 2am every night we were there. It sounded like it was in the room with us it was so loud. Also, the shower flooded the room every time we showered. The location was good. The staff was minimal. There is no phone to communicate you have to go down to the lobby of you need anything. There is no tv or blow dryer. It’s just a room and beds. Beds are decently comfortable. Pillows are horrible! The club music and flooding ruined the stay for us.

Okay, the location is great. It essentially smack-dab in the midddle of London’s “times square”. It’s also right next to a tube station, so it’s easier to get around with all the traffic.

Check-in was relatively easy. The service, well —laughable. There was no service. The most you’ll actually get something is checking in. We had to change rooms 2 times because the A/C’s weren’t working (It was 30 celsius/98 fahrenheit). Then, when trying to get a couple extra pillows (because they only give you one) we’re told they’re out. Same for towels, apparently, there’s only one person in the hotel who can grab towels if the cleaning lady isn’t in. We also had issues getting toilet paper, to the point that we just stole some from the bathroom in the common area. If you didn’t talk to a person directly vs. using WhatsApp, good luck on getting anything.

The elevator-bank-waiting-area on each floor only has one button. So you have to ride up or down until you get to your destination. Because if you press the button, it also sends an elevator that’s going up (even if you’re going down).

The room was fine, I get that it’s supposed to be bare bones, but some things need to be included. Like two of each “thing”. Two hand-towels, two towels, etc. Finally, idk why, but the bathroom sinks started to have their super weird smell coming out of them, my first thought is that their hot water tanks need to be cleaned, idk.

TLDR: Less pricey hotel, but you lose a lot too.

The hotel is very centrally located and in a great spot near a lot of shops, theatres, and restaurants. While the service leaves something to be desired, as you have to check in and get your own room keys on a self-service tablet that is not very customer-friendly, and they do not clean the rooms during your stay. If you want towels, you will have to ask the person in the lobby, and the trash does not get taken out. The room itself was fine, very minimal, but it was clean and had everything you might need. The issue is the toilet. The \"room\" with the toilet is encased in glass that is frosted. This does not leave any privacy from the rest of the room, and everything can be clearly heard from the toilet to the rest of the room. This hotel is great if you are looking for a fairly reasonably priced room that is centrally located and has the bare necessities and nothing else.

Just checked out after 3 night stay. Was really anxious after reading other reviews, however there was no need to worry. It wasnt the cleanest but didnt bother us, a stray hair on the floor, dirty grout in the bathroom etc.
My 5 year old loved having her bed so close to me. The aircon worked great!! It was up to 36degrees this week so very grateful!!
After not sleeping the first night due to a rubbish pillow, i requested an extra one which was waiting on the bed on our return, no problem!!
The location was great!!
I would book again, dont let the bad reviews scare you too much, just be realistic about getting what you pay for.

Room was dirty, so many issues. Had to switch rooms twice. Was given a room with dirty sheets was given another room with Beatles. At least there were no bedbugs was getting emails about being checked out during my stay. If I knew better, I would’ve stayed somewhere better but it was OK for the price. Also, the air-conditioning did not work during the day. Great location, though easy to get to and from Heathrow and anywhere else in the city.

1. The shower drained poorly not because of a clog but due to poor design.

2. There were no phones to call the front desk, and our AT&T phones had no service, so you have to physically go to the lobby.

3. If you arrive early, they want to CHARGE you for luggage storage Per BAG! Wow....

4. Beauty Rooms: Two of the four hairdryers were broken, and there were no hair straighteners as advertised.

The AC was broken and they already gave out all their fans so it was a stagnant hot air in the room the whole time.
The shower was not enclosed, it only had a thin curtain that didn’t even reach the ground so the water from the shower was sprayed all over the bathroom floor.

Hated my stay here. 1st off this hotel doesn’t fall under Expedia’s 24h cancellation. The listing was v misleading and basically hid the fact that there were no windows in ANY room. I didn’t realize when booking & when I tried to cancel they wouldn’t let me get a refund.

The room itself was a nightmare. Aside from no windows, there was no furniture. Nowhere to store your things, or get ready. They had no outlet in the bathroom & the door for it was so thin you could hear everythingg if someone used it. They didn’t provide any water or normal things a hotel provides. But dw you can buy overpriced water at their vending machine! The bed was very uncomfortable, but dare I say the worst part was the temp through the night. The room didn’t get cold at all, and they cap how much you can lower the temperature in the room by for “sustainability”.

This hotel made me SO excited to go home. Felt like I was in an insane asylum. Sleeping, doing makeup, and eating in bed was not something I imagined for a vacation. Screw this place so much. Oh they also barely have a front desk & THE BEST PART WE FOUND A BUG IN OUR 1ST ROOM. The employee we did find reassured us it wasn’t a bed bug so you know *no worries*.

Despicable. Save yourself time and don’t save the money here. It’s not worth it, & that’s coming from someone that hates spending a lot on hotel rooms when ur barely there during vacation. Rip. Only good thing was the location being in the center of everything but again at what cost.

This facility is for the traveler that only needs a bed and a bathroom. There are no tables or dressers or chairs in the rooms. No extra amenities except for a coffee shop in the lower level and the vending machines for drinks did not work. They were short on pillows and we had to ask several times for a couple of extra pillows. Every time we were out of toilet paper, we needed to ask for more toilet paper and they would only give us one roll at a time. The beds were a mattress on a platform and they were not comfortable. The linens were clean, the rooms were fairly clean. Our room could have used another sweep, but not bad. A false emergency alarm went off at 8 AM and we could not go back to sleep due to construction noises in the hotel. The staff was fairly helpful. I would stay again, but only if it was overnight, not for an extended stay.

The rooms are very claustrophobic with nowhere to put your things. No wardrobes, cupboards, or even a small shelf, so all your belongings have to go on the floor.

There are zero amenities in the room ( no tv, iron, hairdryer, kettle etc) just one towel each and one pillow each, thin duvet and extremely basic lumpy mattress.

Rooms really clean but corridors filthy and carpets full of stains.

Signage to rooms needs to be much clearer.

Location incredible and staff helpful however.

Just not a fair price vs what you get (especially vs the main basic chain hotels).

Very Zen, leave your electronics elsewhere feel (ie. No phone, no tv); which we were expecting. The most minimalistic environment I have ever seen. Room amenities do not exist. No closet, no dresser, no phone, no counter space for toothbrush, toothpaste, makeup, etc. There was not even a toilet paper holder. The shower pools to almost the entire bathroom space. No privacy, frosted glass for bathroom. My wife and I are close but we typically don't openly use the facilities together; until here.
Unfortunately, there is no front desk or number to call that we could find for assistance. We only saw staff in the lobby. That said when asked for assistance they were accommodating. We were staying for 5 nights and having had no service to our room we asked for new towels on the 4th day and got them. We received new linens and towels on the 5th day. Early check-in and check-out also cost extra. If you are a minimalist and location is key, this will work for you. Otherwise, look elsewhere.

Absolutely horrible. They claim minimalism in their style, it's more minimal in what we can do to support you as a patron.
Asked for help with the check-in since self check-in couldn't locate our name. The gentleman on the floor basically kept dismissing us. After being awake 27 hours was frustrating

.. no iron/ironing board, no closet, no where to store clothing. The bed area and bathroom was separated by a sliding glass door. So hearing and smelling your spouse off load the prior nights indian delicacy.. not fun
No windows at all ... That was nuts
We had to argue with the staff for additional towels and pillows. The pillows are thin and only 2 for 2 people was miserable with a mattress that had very little support

Self check in was a bit lack luster. The humans that were available in the lobby might as well have been robots. The hallways were very dark and hard to see room numbers. If you are ok with not having a chair a window a hair dryer or a personality…..this is the perfect place.

The rooms are very minimalistic and small. Since the room was only required for sleeping it was not an issue. The hotel uses an AI messenger which you can use to contact with questions. The first night we ran into an issue because the shower drain did not work properly causing the water to flow into the room. I contacted the messenger and received a response within 30 minutes. We were given the option to switch rooms or request maintenance. We opted to switch rooms. The new rooms did not have issues. The location of the hotel is a bit hidden, but it is very close to the Piccadilly line which we used to go and return on our way to the airport. The location was great because we were within 15 mins to the palace and Big Ben. Overall, the hotel was great, I do think they need to do a little more maintenance in the rooms, but would definitely stay again.

Room was great. Could be cleaner. Nothing except a bed. No chair/storage/table/anything! Literally a pod. Fine for a night but I’d had enough after 2! Staff were pleasant. Location is perfect.

A less than five star for this stay as I had a silly runaround to get a receipt for my stay and the wrong card was charged. When you book ‘pay at property’, beware because what this actually means is that they charge the card used to guarantee the room automatically, on the day of arrival, so you do not have the opportunity to pay at the property with a different card if you chose to do so, nor to arrange an emailed invoice. Should be a much simpler process and less hassle for guests. It’s slightly putting me off staying again, to be honest.

Great location for sure and the modern minimalist lobby is very nice. Rooms are simple but nice and bed was comfy. However cleanliness wasn't up to par. We found receipts on the floor from the previous guests and there were cigaret butts on the tiny terrace and the sink could have used a little wash down as well. Which means either they didn't clean it between guests or did a rush job. Which is also disappointing given that we had to pay 40 pounds to check in early because we arrived at noon and check I. Wasn't until 3. We would've just left our bags and gone exploring but it was 15 pounds per item so with 3 suitcases it was cheaper to pay to check in early. It's like they rush to get the rooms ready in order to do the upcharge for early check in thing. Probably also why check out is 10am (or you can pay to get a later check out). Not cool Zedwell ...not cool.

Perfectly convenient location in the heart of Piccadilly Circus. If you read up on the hotel, you will not be surprised by the smaller rooms and little amenities. There is so much to do and so close to the Underground train system. The Zedwell is the best value for the area. Highly recommended.

Excellent stay, right in the heart of London - couldn’t have been better placed. The only thing we can fault it on, and we’re nit picking here, there is no facility to get a hot drink after 6.30pm within the hotel. A hot drink vending machine would have been useful.
