As soon as you step in the inn, a high carpeted stairs that stained, dirty filth and smelly. The room, same carpet are filthy, room is smelly and curtains are not maintained. No towels. Light fixtures are missing.

The spirit airlines of hotels.

Basic room with a sink, Tons of closet cabinet space to put your belongings in and a tv that only worked on one channel then didn’t work at all.

No towels in room for the shared showers. I think you have to get them from front desk or bring your own.

There’s a nightclub below which was VERY loud and could feel the floor vibrating for hours. But I knew this.

No hotel security deposit collected at check-in. But apparently they do take cash or card for the deposit when it’s more than 2 people to a room.

I'm suspecting this place used to be a boarding house at one time. One shared bathroom for the whole floor. Three shared showers. There was paint chipping around the vanity mirror in room. All the bedding, while clean, had some sort of stain on it. The night club next door is noisy until 2am most nights. The ventilation system has some sort of mold issue as I contacted a chest cold that would clear up when i left for the day. In the last day, at around 6am, somebody went around and sprayed a fire extinguisher on both floors causing the fire alarms to go off and alert the fire department. Don't stay here.

Great location (the reason why I booked here) but the property is run down and dirty. The first room they put me in hadn’t been cleaned yet and smelled like an all night party just ended (sex and weed) One toilet per floor and three individual shower rooms (at least on the second floor) super awkward and inconvenient.

This is a boarding house with long term tenants who have mental health issues, drug problems and the like. It is not suitable for holiday accommodation. I am shocked that Expedia lists it on their site. Surely they have a duty of care to their customers. Given that this property is in SF it wouldn’t be hard for Expedia to inspect the site. I am now rethinking use of this site after this experience. People screaming at each other throughout the night. A tennant locked in the only share toilet for hours on end, the smell of dog poo and the stench of pot throughout the property were just a few of the highlights. Shame on you Expedia.

The Inn at Folsom sits on top F8 nightclub. The music and talking is so loud that we could not stay to sleep. Bathrooms are not in the rooms. They are down the hall. We checked out 30 minutes after arrival. They refused to refund our money.

When we arrived we had trouble locating it, it was hidden, with a crowd of people hanging close by. We had to walk through a cloud of Marijuana smoke to get to the door. The room was dirty. We knew the bathroom was shared but we weren't expecting the shower down the hall to not have anywhere to set our clothing. Campground showers are better. The toilet was strictly a toilet. To wash my hands i had to go all the way back to my room. In our room we could hear everything. The night club below us booming all night. The people down the hall arguing. The hotel advertised continental breakfast, no such thing, in fact where the continental breakfast must have been at one time, there was a sign that said if it's not your food, don't touch it. The couch in there was ripped to shreds. We only stayed the first night out of the 4 we booked. We didn't feel safe or clean being there. We waited at the desk to tell them we were leaving, no one came to the front desk, so we left our keys in the room and left.

We checked in and saw our room and it was dirty . There was blood splatters on the sheets , the walls where filthy and stained . And all around the sink was black mold. We have stayed here many time before the pandemic years ago with no issues . We where in the room for only a few minutes then decided to just leave to another hotel unfortunately. This place has great potential if it was kept up.

I have stayed at the Inn on Folsom before. This is a family run business. The rooms are quiet and clean.

Due to Covid-19 the kitchen area machines, ie: coffee and soda are not in service.

The building has a secured front entrance that can be opened with your room card. You have to walk stairs to the check in area as well as to the rooms.

I enjoyed my stay and will come back in the future.

I didn't have any problem to check in, the receptionist was nice and he showed me how serious they take the Covid-19 wearing a mask, using hands sanitizer, etc.

I went to the dinning area looking for spoons and a woman who was seated there asked me in a very rude attitude what I'm looking for?, I answered spoons and she told me very upset \"nobody can be in this area\". Then, I got my second delivery, pizza and waiting for my boyfriend the pizza got cold.

When my boyfriend arrived the same woman stopped us and told me in front my boyfriend \"you are no allowed to have visitors and you had already to many, there is a girl in your room right now\" THAT WASN'T TRUE. I told her \"what are you talking about, want to go with me and check my room? Smiling and very sarcastic told me \"no thank you, I don't want to see that room\".

Then, I went to the dinning room area to use the microwave and I found all the chair making a line to don't people cross that area, but my boyfriend was hungry and I didn't want to let him eat a cold pizza, so I reheat some slices. When I wanted to use the microwave again, it wasn't there anymore.

Also when I had made the reservation breakfast WAS included, I just double check again now (Jun 26, 2020), still offered on the website and App the same, \"Continental breakfast included\". WELL, LET TELL YOU SOMETHING, THAT IS NOT TRUE. When I asked about breakfast the answer was “NO BREAKBAST HERE”. Are these people hate gay people? I’m offended and upset.

This place was awful. From the prison showers to the very rude staff who came and knocked on our door to tell us to turn the ceiling fan off cause we don’t need it. The rooms were falling apart, broken furniture, walls had holes and paint chipping.. the shared bathroom and showers were extremely gross. There is a night club next door, so it’s loud all might long. Spend the extra $20 a night and stay somewhere else.

Adjacent to and above a nightclub, earplugs were provided to nullify noise that shook the room walls. TV did not work. no radio available, common shower floor filthy. no ice machine. only 1 extra towel available; 2 were provided. loading/unloading zone in front of hotel was blocked and used by the nightclub for club entry control. Only a steep flight of stairs provided access to the hotel check-in desk. Management tried to keep a blank signed credit slip at checkout.

The room was clean and stylishly decorated. The bed was comfortable. There is a little kitchen area by the front desk for guests to use. The club downstairs never bothered me when going to sleep. The only problem was the toilet in the bathroom by my room wouldnt flush so i had to go to the one at the other end of the hall. Besides that it was a very pleasant stay.

My boyfriend and I stayed at this hotel for 2 nights last week and we both felt that it was a good value. The hotel staff were very friendly. This hotel is above a night club, so if you are looking for a peace and quiet, then this place may not be for you. We felt safe and having shared bathrooms wasn’t too much of an inconvenience. We had to park our vehicle on the street and were a bit nervous about that since the neighborhood is a bit on the rough side. That being said, the bed was clean and comfortable and we felt safe. We were looking to find a clean place for a good price and felt that it was a great deal. We will likely return.

The hotel is \"okay\".
The white bedding came with stains on, the bathroom/shower rooms could be better looked after and the WIFI is incredibly woeful!

Breakfast is literally tea, coffee, juices with bread and butter.

Basically do not expect anything special with this place.

Oh and lastly on the factor, whether I would stay here again (which is a no), there is a nightclub underneath this \"Inn\" that is definitely not detailed in their description and sleep comes at a very dear cost!

Room is very clean and hotel is easy to find. There’s no elevator if you can’t climb stairs. Remember, the bathroom and showers are OUTSIDE your room. They are clean. And, yes, the room is small. Also the hotel is over a nightclub and you can hear and feel [the bass] from it. I missed the continental breakfast because of my schedule, but there is a microwave and a fridge in the common area (guess you gotta trust the other guests...LOL). The rates are less than other area motels, but keep in mind the (1)bathroom/shower facilities, (2) the nightclub, & (3) room size.

A bit different.

Quaint little hotel. Very small. Not handicap friendly by any means as it is upstairs in an alleyway. Old fashioned type of hotel. No showers or bathrooms in the rooms they are separate outside in the hallways.
Very clean. Very secure. There's a couple of bars downstairs that aren't too bad. A couple of restaurants too, although I didn't try those out. Over all a nice little stay.

If I would have seen that there was no parking lot attached I definitely wouldn’t have booked. It’s $30 to park your car all day at the lot, but that was my error. What they don’t tell you is that there is NO bathroom/shower inside of your room. They are down the hall which is strange and very inconvenient. My bedsheets had cigarette holes and stains on them. They frame to my mirror was chipped, the walls were dirty and there was no soap in the bathroom. I had to walk all the way back to my room to wash my hands. The only things this place has going for it is that there is a decent breakfast and the staff is friendly. I definitely won’t be back.

Communal bathroom! Couldnt tell but dont think there was a shower. Situated immediately next door to a night club, so they have to provide earplugs. The room is fine for one person for one night if sleep is not your priority. Parking is offsite and about two blocks away. We observed a numner of transients paying to stay the night. Staff was nice but no over the top service.

Positives are the friendly staff, convenient downtown location close to convention centre, clean spartan room but with working wireless internet and TV. Downsides are the club below which plays music late night on weekends and shared toilet and showers, but these were kept clean. The staff were accommodating and the price very reasonable for SF.

As noted in the other reviews, this hotel is located above a few bars, so the noise at night is quite loud. That being said, they did provide ear plugs, and the sound you could hear was only from the music and the bass - not the patrons.

The hotel is outdated, but it's clean, and the rooms are cute. There's a fan in each room, but no a/c - but we were there in August and it was sufficient.

The staff is amazing - they allowed us to check in early, didn't ask for the deposit (even though we brought the $100 US cash that the website said was required), and they actually cared when we chatted with them.

Sharing a bathroom wasn't a big deal - we were on the first floor, and only had to wait once for the toilet (of which there is only one) - there are three showers to share.

The breakfast isn't anything special - apple/oj, coffee, toast, and eggos. It was available from 7-10 am which was great though.

We were prepared for an onslaught of residentially challenged people, and a terrible surrounding neighbourhood, but we actually felt quite safe. There's neighbouring restaurants and cute markets, and the pizza downstairs was delicious. We walked everywhere from this location - it's pretty central (about 3 km to Union Square, 7 km to the waterfront, and 7 km to Golden Gate Park). There were lots of families out walking nearby as well. Getting an uber was super easy and quick too.

Honestly - if you are on a budget and you aren't a light sleeper, this place will do great !

In front of the inn is only one homeless person but if you go up the 8th street after city hall it gets really bad but that is just san francisco....
The location of the inn is great we reached almost everything by foot.

I stayed here longer than intended (about 3 weeks) and it was just alright. Sheets were not changed every day, so old sheets were just being folded back to place for two weeks. There is a bar downstairs, and the noise goes on from around 9pm to 2am, almost every day. Showers and toilets are tiny, and noise carries. You can listen to the TV/phone conversation from next door. It is just alright if you are looking for a quick place to catch some sleep. Breakfast is cereal, frozen waffles, and some bread.

Helps if you a little are a night owl - busy club downstairs not real noisy, mostly you hear conversations, thumping bass. Live music with cover THE CAT - popular, young co-ed crowd, goes quiet around 12:30, good sushi place across the street. Overnight street parking easy, daytime business hours, one hour limit (watch out for street sweeping early a.m.) Friendly and helpful staff, remodeled rooms, very clean. Neighborhood not bad, gentrification in full swing. Close to AT&T park, everything downtown. As SRO's go, you can't do much better.

As a single girl traveling solo on a tight budget to a city that has gotten outrageously expensive and even more sketchier with the drug/homeless/mental illness problem, I was grateful to have a clean and safe place to stay that was affordable. The staff is SO nice and I found it to be VERY clean. I have nothing negative to say regarding the Inn itself. The only downside which IS NOT the Inn’s fault is there is a club next door which can be very loud. The Inn provides earplugs which I used and I fell right to sleep. The location was very convenient to walk everywhere I needed to go also which was perfect. I would stay here again!

Wow. Wish I read the reviews a little more before booking this place. The room was fine. There is a shared bathroom with no sink to wash your hands. You wash them in your own room? The showers were also shared and felt like camping. The inn keeper clearly doesn’t care about his guests. Watched me struggle to carry my bags up the steep staircase and didn’t even help, on checkout didn’t even bother to ask me how my stay was. He obviously knew what I would say. The cherry on top was the night club underneath the hotel. The floors vibrated till 3 am. Then there was a good hour of screaming drunk people. My review my be a little harsh considering I got an entire 20mins of sleep. If your into goth night clubs, screaming drunk women, this place is perfect for you

Great safe location with easy 20min walk or bus ride into union square. The guy that checked us in was kind enough to upgrade our room. Rooms were nice and clean, showers were bit run down but that’s okay you get what you pay for. Breakfast was basic but fresh. The hotel is above a night club though so it is very noisy every night of the week but we were on the second floor and earplugs did the job. Would stay again as was cheap, clean and convenient.

Rooms were tidy and clean. Comfortable beds. Ask for a room away from the toilets as they can get a bit noisy! Cheap and cheerful - not a bad spot if you’re on a budget.

I enjoy staying here,. They offer free breakfast and the rooms are roomy and comfortable. The staff is just as accommodating and friendly. I would recommend this place to my friends and family. Although the showers are shared as well as the bathrooms, they are at all times spotless and available.

Leggo my $

Small well staged and clean. Nobody mentions returning the cash deposit almost as if they just want you to forget about it. The guy just stared at me as I waited for my frozen waffle. I finished my ”breakfast” which is next to the front desk and still no mention of my money just a little man watching my every move amongst the Costco eggos and watery orange juice, I asked for my money and the look on his face was as if hed seen a ghost. He double checked, triple checked, quadruple checked then counts five $20s in front of me 3 times pinching each one in case they were stuck together. Keep your waffles and Leggo my money instead. But I’ll back and we’ll see what happens. I'll be having an extra Eggo for the inconvenience that's for sure.

My friend and I were going to a show at 1015 folsom, this was the perfect place to stay as we could walk to the venue, lots of food options around the street and below the hotel which was convenient. I didnt have a problem with not having a toilet in our room, it was literally two steps away. room was clean, i liked the exposed brick and there was a sink in the room. Didn't have a problem with the club below the hotel, couldnt really hear anything from inside. Perfect and affordable for a night in the city- the only issue was parking. But the free coffee in the morning made up for it :)

On one hand, hotel rooms have no private bathroom and toilet, quite inconvenient. On the other hand, the bar under the hotel is very noisy till the midnight.
