The location is excellent. It is just a few minutes walk away from the Powell Bart station. The area can be a little dangerous at times but security measures at the building makes me feel safe. Staff is friendly and helpful.

Great stay overall. The hotel has a stylish, modern feel and everything was very clean and well maintained. The room was comfortable and quiet with an excellent bed, and the location is perfect for the theater district and exploring downtown San Francisco. Check-in and check-out were smooth, and the staff were friendly and helpful throughout the stay. The rooftop bar and restaurant is a nice bonus with a fun atmosphere and great city views. Would definitely stay here again.

The room was very clean. The shower was amazing. Great water pressure! I do however wish there was a tub. The staff was very friendly and hospitable. The ones who stood out the most were the security team. Specifically Tanari, Maddy and Damauriae. They did an excellent job at making sure our stay was safe and enjoyable!

My biggest issue is that this hotel is listed as being in Union Square on Expedia, which isn’t accurate. It’s actually fully in the Tenderloin. That feels misleading, as the neighborhood is very different and far from ideal.

Location aside, the hotel itself is fine. The staff was very friendly and helpful, and the rooms are nice enough, and arguably a bit larger than other San Francisco hotels I’ve stayed in. That said, a few details felt off. Robes are only available upon request, there’s no room service despite having a rooftop restaurant, the in-room water is limited to two 16 oz. bottles with guests asked to refill them in the lobby, and the refrigerators are not stocked despite photos suggesting otherwise. None of these are major issues on their own, but taken together they created a slightly disjointed experience - like the hotel is aiming for a higher-end feel but missing some of the small touches that would make it feel polished and cohesive.

First things first the hotel is located in the tenderloin, which apparently is a very unsafe area. You can absolutely tell once you look at your surroundings outside the hotel. Also, the hot water was turned off due to some problems. I was inconvenience with having to take a freezing cold shower. Hotel staff decided to takeoff the parking fee to accommodate the lack of hot water. But then I was charged that fee plus an extra $117 in random charges. Overall not happy not a great day will not be returning.

The room was in great condition and nice. The front desk staff was hit and miss. Some were helpful. Others were not. The amenities in the hotel were fine. The rooftop restaurant was especially nice. The neighborhood was awful. I don’t mind the slums across the street, but the people on the street were playing LOUD music all night, until 2:00 AM.

The staff was great! Shout-out to Aaron at the front desk who helped us check in. Rooms were lovely, clean, and comfortable. Location was great, plenty of restaurants and shops around to explore. Valet parking was nice as well, finding parking is always such a chore so having parking available thru the hotel is a major plus! Overall great stay and experience. We will definitely come back in the future!

Hotel is clean and finishes updated. Staff very pleasant! 1 minute walk to Powell bart station which is great for Warriors/Giants games. Unfortunately the surrounding streets are filled with homeless. Heard yelling randomly throughout the night, constant flow of homeless outside and a view out our window of a handful of them sleeping in the street. 5 stars otherwise as none of that is the Hotels fault.

This was my third stay at the Timbri this year, for six nights. Same great experience as the last two times. Clean room. Amazing staff. I had a few minor issues (the TV remote needed to be reset, the toilet flushing button stuck, the espresso machine not turning on) with the room and their engineer came up and fixed everything in less than 5 minutes. Love the shower. Perfect pressure and temperature. Comfortable bed and room temperature control. I slept well.

I was there during the power outage and the elevators still worked. I went to a show with my friends in Berkeley and everything was back to normal when I returned. Totally under control. Did not feel unsafe for a second.

Extremely Disappointing: Do Not Stay Here!!!

This was one of the worst hotel experiences I’ve ever had. Despite being centrally located and reasonably priced, this hotel is not worth it.

The area around the hotel is unsafe, especially behind the building. There are many homeless individuals and drug users who aggressively approach guests, ask for money, and display inappropriate or erratic behavior. I strongly advise being inside the hotel early and not going out in the evening or at night unless you want a very uncomfortable or potentially dangerous experience.

The staff was unhelpful and borderline rude. I was almost overcharged for additional services I never requested. I asked to speak with a manager regarding my concerns and never received a call back.

Several advertised amenities were unavailable:
•The atrium was closed due to repairs
•The bed had an unpleasant smell
•Overall cleanliness was questionable, which is surprising given the hotel’s high ratings

Although the hotel claims to have security, they were largely ineffective and disengaged, often distracted on their phones instead of monitoring the area.

Another serious concern: when ordering Uber, Lyft, or Waymo, individuals loitering nearby appeared to watch guests closely, creating a strong sense of risk for theft or robbery.

I never heard back from hotel management despite raising these issues. Overall, this stay caused nothing but stress and frustration.

Stay away unless you want a headache.

It was raining, they don’t provide bellman or anyone to help with your luggage… had to go park the car and carry all my luggage and bags in the rain, while my things got wet..

Their electricity was down and they couldn’t give me room keys abs they charged me destination charges.

Room was across a homeless shelter with people on the street, screaming and yelling all night long.. horrible service, horrible location. Horrible stat :(

We stayed here for my husbands company party at the academy of science. We mostly wanted to stay here because the rooftop restaurant/bar looks so nice and we wanted to go. My major concern was the area. You are smack dab in the middle of the tenderloin. Horrible place to be. Crackheads literally surround the blocks around the hotel. It takes about 4 blocks in ANY direction for it to clean up. The room was very basic and small. It did seem clean but did have a weird musty smell. Bed was comfortable. Parking is only valet and is 80+tax a night. One of the most expensive parking for hotels in the area. We also went up to the rooftop for breakfast at 8am. Got sat quickly but was very much ignored. Everyone around us that got sat just before AND after us were given water and got their orders in and drinks out before we even got any water given to us. We eneded up leaveing. It was also very small but the patio was way bigger. With all this being said we dont recommend this hotel. Especially if we were to bring our children this area is so bad. You can actually save money and stay in a better safer area and better quality hotel and still pay less with valet parking.

I’ve stayed at the Timbri since when it was the Line. Clean rooms. The shower pressure is perfect. Water gets hot quickly. Comfortable bed and great AC/heating. Staff is super nice. Early check in is possible if the room is ready. No guarantee of course, but their lobby is set up well with plugs and tables. It’s one block from the Powell station. If you need to stay downtown, this is the place. I’ll be back in two weeks for a longer visit. Obviously, the neighborhood is sketchy but there are guards and the “locals” don’t bother anyone. It really is fine.

San Francisco is back and the timbri is making it happen! Spent a long weekend in the city after 5 years away and it was much needed and the Timbri made it a success. Located right next to the street cars, quick access to muni metro, BART etc made the getting around the city a breeze. When needing to explore further or faster it was easy to get an uber or Waymo. The rooms were amazing, wonderful shower and a great view of the Warfield and golden gate theaters. Staff was wonderful and accommodating holding my bags after check out. Extremely secure and amazing views from rise over run and wonderful breakfast from spoke. Also daily housekeeping is hard to find post covid but this place has it. Also for a room in the city it was quite large. Cannot recommend enough and can’t wait to return.

The hotel and room were very clean. I appreciate the complementary water bottles in the room. The staff were genuinely nice and super accommodating. We got to the hotel later than planned bc of travel delays. Only issue we had was valet left our car by the street all night the first night and never parked it in the lot, but they comp’ed the parking for us that night without even having to ask as soon as I mentioned it. The hotel is def in a dangerous part of town and I did not feel comfortable being out after sunset and would not walk anywhere day or night around the hotel despite security always being visible and present. Would not recommend this hotel if you have children bc of the amount of people that hang outside after dark and constant sirens all hours of the night on the weekend.

Don’t let the Waterworks fixtures fool you. The Timbri is among a crop of over-designed hotels with little substance. The bed was terrible, the built in sofa in my room was *covered* in stains, the phone didn’t work. I shared this feedback at checkout and they waived my resort fee as a courtesy but it hardly makes up for 4 nights of awful sleep. As for the area, I wouldn’t recommend staying in this part of town to anyone who finds drug use, homelessness, or mental illness upsetting or unsafe. The staff do their best to keep the outside clean but the smell of urine is pretty bad at times. Shout out to Kerry on the security team. He was kind, funny, and super friendly. They’re lucky to have him!

We loved this hotel. We especially appreciated the hard-working staff. Everyone was so caring and friendly. All of the security guards were very friendly, and helpful one in particular I wanted to express my gratitude too. His name is Tanari, he was such a great person made us feel special. He was fun to be around. The security guards are there to help with just about every thing checking in checking out with bags, etc.. We felt very safe and I don’t think there’s a hotel in San Francisco that was as quaint and awesome as this one. This hotel has an awesome security team to make their guest feel perfectly safe. When we visit San Francisco again we will for sure stay at this hotel thank you to you all. We had a great time and we love your hotel and staff.

Nothing in walking distance and the staff was absolutely zero help in offering suggestions for places to get to in neighborhood. Reilly awful location so you save on cost of room but pay for it in ubers. And for extra fun the hotel amenities were closed all day and all night for a private event so we literally couldn’t get anything unless- as the concierge put it - we ordered door dash.

This is my go-to hotel when I need to stay downtown or near SOMA. I’ve been coming here since the days when it was The Line (before Hilton took over). The rooms are great, love the toiletries, and the shower has excellent pressure and quick, consistent temperature control. The bed is comfortable, and the AC keeps the room perfectly cool. Staff are consistently great, quick, professional, and genuinely nice people.

Cons: as others have mentioned, the area can feel like a scene out of The Walking Dead. I’m a big SF fan, but downtown needs more than just the daily hosing down (which is appreciated, by the way). While the people won’t bother you, the smell of urine and general street conditions can be overwhelming, an assault on your senses.

That said, the positives of this hotel far outweigh the negatives of the area, which is why I stay here every time I need to be nearby.

The hotel was nice and clean, so was the room we stood at, it had a larger table and l shaped sofa for us to eat at. The surrounding area was not a good or clean area, we arrived on Friday night around 11:30pm and couldn’t believe how bad the surrounding area was, there is a lot of homeless and drug users roaming around the street, the one good thing is that there is security at the front of the hotel and the limit access to the hotel, you must have a key card to enter.

I recently had the pleasure of staying at Timbri Hotel San Francisco and was thoroughly impressed by the overall experience. The room design was not only aesthetically pleasing but also exceptionally clean and well-maintained, offering a calming space to relax after a long day. While the hotel itself is located in a lively part of the city, the inside was a quiet escape from the outside environment. The staff were absolutely amazing and treated me like a queen. They were genuinely attentive and had an answer for every question making my stay feel personal.
I also want to commend the hotel's visible efforts toward sustainability. It is inspiring to see environmentally conscious practices encouraged without compromising on comfort or quality. Overall, the Timbri hotel strikes a perfect balance between thoughtful design, genuine hospitality, and responsible values. I look forward to staying here again!

Nice place in bad area

The hotel is very nice and clean. The service is excellent. However the area surrounding it is like skid row. Homeless people laying on the street. And lots of shady characters just hanging around in groups. Its good if you just need to sleep for one night at a reasonable price but would not stay for more than that.

The property was not in a good part of town and there was numerous homeless people.And human waste on the sidewalks it was is really gross. I did like the property a lot.As they were very clean and it was a newer building.Only 4 years old and everybody, there was so helpful and polite.That part of the trip was just wonderful.
