Def some good and bad. Beautiful scenery and view in pool area. Good location. Very well maintained. Specious room with lovely view. Breakfast selection was very good.
In general Seemingly upscale however definitely signs of cutting corners.
Sauna hours not convenient.
Room hot even with AC all the way down. Room temp was never comfortable. Very stuffy. Learned this is very common at Pestana hotels and resorts. Outdoor Jacuzzi was not heated, and indoor was only lukewarm.
Bathroom in common area on ground floor smelled terrible everyday. Smelled like sewage.

Very nice hotel. Rooms are showing a little bit of wear and tear but very clean. Breakfast buffet fit for a king!
Great outdoor pool, but not heated so it was rather cold in November. Indoor pool, jacuzzi and sauna were also great. I just wished they would not close at 8pm. After hiking the lavadas, and dinner we really had to hustle to be able to use these facilities for at least a little bit.
Definitely would stay again.

Unfortunately I cannot give a good review in general as the room we stayed had many flaws as I’m listing below.
Air conditioning was very poor, not enough to cool the room for the night.
We could not open the terrace window as it was right on the Promenade making it uncomfortable to have a sit down outside.
The room was very small and more appropriate to a 2 star hotel.
The facilities in general were very good, pool, jacuzzi, restaurant….etc
The staff were fantastic however I cannot hide the fact that the room was the down side of our holidays, DO NOT CHOOSE THE PROMENADE ROOMS!!!! After 15 miles of hiking we deserve a good rest to tackle the next day, unfortunately that did not happen due to the room being very poor for a 4 star hotel
Breakfast was fine and very well served!

This is far from a 4 star hotel. Breakfast is average. Housekeeping pretty average when an iron was requested they never brought it and one day didn’t leave towels after taking the dirty ones. The main issue is our room had a strong smell of sewage. There is another review of this hotel from May discussing the horrible smells on the same floor and this clearly was not addressed. The bed is like a hostel cot. The pool while heated is still too cold. The jacuzzi is not hot at all I wouldn’t even consider it lukewarm. The sauna and Turkish bath have strange hours (closed from around noon til 430). The room is run down. I would not recommend staying here.

I enjoyed the food the breakfast and the service was outstanding ,the daily hostess who could speak 4 languages was brilliant .We had a cleaning woman on the 6th floor who was also outstanding .My one disappointment was do wish I had a gym (some sort of cardiovascular machine i could have exercised on ) Both the broken gym equip and pico de Airo ,a dream we thought we would have experienced but due to road damage from fires we did not get to experience it. All things considered a Beautiful place to visit 👍

Solid 3 star hotel that could easily be a 4 star if cleanliness, staff and service improved. Similar to some other reviews- stained or lightly damaged walls, stained pull down curtain for the shower, hard water scale and build up accumulated on bathroom glass. The rooms don't really get made up and empty/used glasses accumulated throughout the week. Some staff were helpful, but overall not so much. I reported issues with the WiFi not working on Tuesday - was told this would be brought to the manager's attention. On Thursday, still no WiFi - at the pool, in my room, the balcony, etc. The person at the front desk first acknowledged a problem but then told me I was incorrect when it \"worked\" on his phone and not mine. Again on Friday when I started to worry I could not get in touch with home or check in for my flight, the front desk told me the WiFi just went down that day and would be fixed. When I inquired about an accommodation of some sort for the inconvenience I was told nothing could be done? Disappointing overall and would never want someone else to feel as dismissed as I was meant to feel. Oh, and when I booked my taxi for a set rate - I was told the rate was different the morning of my checkout. Thank you to the one person who tried to be helpful and held the original rate. Also, pass on the spa. I reserved a head and shoulders relaxation massage - shoulders good, but swirling around my hair in circles is not what I paid for?

The stay at Pestana Promenade was extremely unpleasant. The room 1027 had a mildew or mold smell mixed with terrible body odor which gave me a headache and was unbearable. I later encountered the body odor smell on a plane during a flight from Funchal to Ponta Delgado. The shower door was insufficient leading to inevitable flooding of the bathroom which may have contributed to mold and mildew forming under the sink on the wall. The curtains and box spring were stain ridden. I saw two roaches in the hallway outside of my room walking back from eating breakfast. Wall paper was peeling and the carpet in the hallway was stained. No employee was stationed at the desk in front of the spa for the duration. I used $111.37 in one key points which was basically a waste. The full price of booking $240 did not reflect the overall decor of the establishment. I feel entitled to a partial if not full refund. There are pictures and video to back these claims.

We had an absolutely perfect stay at Pestana Promenade! The rooms are lovely and spacious. The only thing that bugged me was the big arch blocking our view of the sea partially. A few rooms have this problem. The staff are amazing, especially the cleaning ladies who do a wonderful job and are very kind. Amazing staff in the restaurant as well! This was our second stay at the hotel and it didn’t disappoint. Every member of staff, no matter what their role, were exceptional. They were professional, yet friendly, and always able to help. They went out of their way to ensure my parents were happy with their vegetarian needs, and spent much time helping us choose our tours. The Island tours are a fantastic way to see everything, or you can get a bus outside the hotel into Funchal then to whenever you need. We found the taxis were reasonably priced too.
The hotel outdoor and indoor pools were great, as well as the spa services. All set in beautiful grounds with easy access to the promenade.
Breakfast had ample variety with so many bread choices, pastries, an omlette station, fresh fruit, ham, cheses etc.
Some nights had fun entertainment with Madeiran dancers and BBQ, good Singers and a quality Karaoke night.
The bartenders were happy to make you any cocktail if they had the ingredients, in addition to their extensive list.
Our room had a huge super king bed and awesome seaview from our 6th floor balcony.
Once again, what made the two weeks were the wonderful staff. It was great to see the Hotel Manager helping the staff and he was always friendly. We particularly want to thank Salomé & Flipe (our favourites), Lina, Tito and Rui in Reception; Fatima, Ana, Tania, Ivone, Claudia and Andrew in the restaurant. Them and others really made time to speak with us and help us have the best time. Thank you again.

The dining options were a disappointment. After our first buffet dinner was poorly done we chose to only eat our prepaid breakfast onsight. Internet in the room was extremely unreliable and my husband had to go to the business center to use his laptop. The bed was very hard and uncomfortable. On the positive side, the staff were pleasant. While outdated, the rooms were clean.

Be careful while booking this property. The property does not offer double/Queen beds as advertised on some booking sites. Property has nice views with a good pool. Location is a bit far to the center if you're expecting to walk. Rooms are spacious but seem a bit outdated and beds are not comfortable. Amenities closing hours are quite early. Hotel seems to be likened by much older age group. You would expect better service for the price you pay.

Property has lots of potential but seems owners don't want to invest in it. I do not recommend this place.

Promenade room was extremely itsy-bitsy and noisy. There is plenty of 4* hotels nearby with bigger rooms. When the balcony windows are closed you may feel that you are staying in the basement storage room. Not for the people with the irrational fear of confined spaces. And no privacy when the windows are open. Breakfast was okay. The service was efficient, the greeting desk and concierge were friendly.

Lovely spacious hotel with nice rooms (although, in truth, the decor could do with a little bit of a refresh).

Some rooms and the back of the hotel have a great view of the sea looking out over beautiful blue waters. However, beware that some cheaper room options are on a basement floor with a window/balcony practically on the promenade, very close to where people are walking.

Would recommend paying more for a room on the first or second floors.

Staff are very friendly and the pool area is nice.

Have stayed a number of times and would return.

Property was nice ,although we found a lot was missing in the amenities, not enough staff and service lacking due to it.
Maybe due to Covid and property having been closed for a period of time, a number of electronic equipment and appliances were missing or not working.
If not improved, I would hesitate to recommend or stay there again. Hopefully things will improve.

The dining room staff were very friendly and the breakfast acceptable. Often there appeared to be a shortage of essentials that lasted for days (jams certainly). The bedroom service was poor although the staff were friendly. We bought our own soap as this never seemed to be replaced when necessary, disposal bags for sanitary product were there on arrival but not replaced. We had a late pick up on leaving and we asked if we could keep the room, we were told it was to be occupied, this makes sense, but no alternative offered. There is no left luggage room, this is a first for us, we had our luggage placed near the front door for the whole day, this gave us a day of concern. The reception staff dismissed our concerns. Pestana are going to suffer with a lack of business due to Coronavirus, we certainly won’t return to a Pestana hotel and we are snow birds who like to winter in Madeira for long periods. A poor review will be going on trip advisor, a poorly run hotel in our view and Pestana have a problem.

Great breakfast and lovely seating area outside on the promenade- access directly onto promenade too. Hotel very clean and staff helpful and welcoming. However, the TV in the room was very very small and there was a window between the bedroom and bathroom which wasnt ideal for a father and daughter - although there was a blind to pull down it still wasnt liked.

We had a great time at this hotel. The pools are wonderful with views of the ocean and close access to the promenade. The restaurants are delicious and the staff are very friendly and accommodating. My only complaint is that the pool chairs need to be updated. The rooms are a little dated as well, but very nice and clean. We enjoyed the entertainment at night- karaoke and a spanish guitar player.

Check-in was underwhelming. It was late evening and the staff seemed uninterested.
The layout is odd, and finding my room was weird: the ground floor is Level 0 and the reception hall is Level 5; unless you've been there before it's not immediately obvious that Level 5 represents street level and Level 0 is where most of the 'facilities' are located (i.e. the pool, bars, dining room …..).
Having said that, my room on Level 0 had a 'balcony' which allowed direct entry to the pool area - very nice indeed.
The 'Maitre D' was a bit grumpy, but in his job I'd be grumpy too !

No tea/coffee making facilities in the room, which are found in other hotels (including Pestana). We had to use our own small travel kettle.

I would like to have seen a greater selection of choices at breakfast - especially on the hot food.

The hotel offers pay movies but our room had a small TV, which was positioned quite a way from the bed (for two people to watch, for example).

Everything else was great.

Great hotel. Nice staff. We did however have a bathrobe taken from our room by the cleaners and didn't ask to have it taken. It took 2 days to get another, then it was too small to fit, then 1 more day to get a proper size. Other than that the views are great the beds were comfy! We would probably not stay there again, not or any other reason than that we like variety and would probably choose somewhere else.

Having had a very nice 5 day stay, the evening before departure I booked a transfer to the airport via reception.

On the morning of departure the transfer did not arrive on time and so we waited. The lady on reception insisted it was on the way yet there were many taxis available, and we discovered it was the same price.

After 15 minutes I asked for my prepayment back so we could take a regular cab. The lady on reception was dismissive, told me to wait and ignored my request. It was necessary to absolutely insist on a refund and threaten a complaint in order to get the attention of the lady. She was clearly trying to prevaricate to make time while we waited.

After all the this unnecessary unpleasantness from the reception lady we eventually left in a cab and the hotel transfer had still not arrived!

We were astonished at the rudeness and lack of co-operation. This really let down what was otherwise a very nice stay.

I booked a sea view room and when I got there, my given room was in the garden by the pool. Definitely no sea view. Told it was a sea view room. Told no rooms available and I could move the next day. I was only there for 4 nights and moving is a pain....so back to reception, said I was not happy and they found me a room straight away. Private balcony with a sea view. Excellent space in room. Sofa and chaise. I asked for a kettle, which was provided. I took my own tea etc. Less than 10 mins walk to the Supermarket “Pingo Doce” steps by The Devk lead straight onto Promenade where there are great restaurants. Also lunches at The Deckbwere great. Closed when bad weather, so moved inside. Great choice at breakfast. Staff all really nice and helpful.

Wonderful property, a great choice for rest and relaxation! The staff were incredible and we were given a free upgrade (a huge room with seaview) upon check-in. The resort has everything you could need but is close enough to shops/restaurants in Lido, we even walked to Old Town for dinner. The breakfast was great, the dinner buffet was missable but a nice option if you want something easy and close. Highly recommend!

For our first trip to Madeira, the Pestana Promenade Hotel and Resort was perfect for our needs. Close to a lot of amenities, beautiful views of the sea and coast. We were treated like royalty by the front desk staff and the rest of the hotel staff - from the cleaning ladies to the buffet servers and poolside assistants.

The Turkish bath and saunas were to die for. My wife thoroughly enjoyed the water aerobics classes done in the indoor pool.

Also, the tours that were arranged for us were reasonably priced and quite enjoyable.

We always make it a point to stay at Pestana resorts wherever possible, stayed at the Pestana resort in Cayo Coco Cuba a few years back, beautiful. Thanks to the hotel manager for allowing us to have a room upgrade our first day there ( long story short, our flight got delayed, we missed our first night, got a room upgrade plus a bottle of bubbly, and got to keep our reservation intact ).

Highly recommend Madeira as a destination holiday, and specifically recommend the Pestana Promenade Ocean Resort & Hotel for an unforgettable stay!

There wasn't room service or mini bar but there is a well stocked small shop. Also breakfast is excellent for choice and quality. We had a problem with the loo flush around midnight one night and a maintenance person came within 5 minutes. They seem very efficient and keen for guests to really enjoy the stay. There are several pools to suit all needs and ages. We transferred by taxi from the airport 35 - 40 euros. Driving into the mountains in a hire car was a bit scary if not used to driving on the other side but well worth it to end up above in the clouds. The roads are good but steep. The Levada walks are all levels of fitness, many quite flat, have to drive or get to the start with an organised trip - tourist info office in the hotel and on the promenade by the hotel. North west and centre of the island are stunning but don't get too excited about visiting the little houses in Santana, go there only if you want the theme park. Botanical gardens are beautiful but arranged on terraces on a very steep slope so you might want to allow 10 euros for a taxi to exit from the bottom instead of climbing back up to get the cable car back to Funchal. You can see one of the little houses there if you need to! The main street has some classy shops and the back streets are intriguing and arty, if rather smelly drains. The museum about Madeira is very interesting and well planned. Parking at the hotel isn't great, cost of underground carpark when necessary.

Nice hotel with excellent grounds

Booked a side sea view room through Expedia, but was informed on arrival that our room would not be available until the following day. The room offered was in the basement and level with the promenade, offering no privacy at all. This seems to be common practice at the Hotel, as we witnessed similar incidents with other holiday makers during the week of our stay. For the inconvenience caused to us on the first day, we were offered an upgrade the following day to a full sea view room overlooking the pool, plus a complimentary bottle of Champagne. The reception staff at the Pestana Hotel were excellent and did everything they could to alleviate our initial disappointment. The buffet style breakfast and dinner menu's offer a wide variety of choice which should meet all dietary requirements. All outside seating areas are comfortable and provide excellent vantage points for viewing the surrounding areas. This is our second stay in Funchal and apart from the initial problem with the room allocation, will not be our last. Well Done Pestana Promenade.

Great location and friendly service

Spent 3 nights I’m seaview room. The room was modern, clean and had a big balcony overlooking pool. Breakfast is very good. Dinner buffet was just ok but there are many options in the area. The hop-on-hop-off bus stops right beside it so very convenient for tourists. I used the spa services twice and was satisfied with massages. Pool area is well maintained but you need to get there early to get a lounge chair or wait till after 5 pm. My only issues are: very slow elevators and the hallways are dark because the lights are on motion detector- creepy if you are solo traveler and unsafe for elderly. Also, the changing rooms in the spa are in need of renovation- way too small. Good place for families and couples.

Great hotel

We have stayed in Funchal many times and Pestana Promenade is one of the best hotels for accommodation and location. There are many excursions from this area as well as local buses which stop very close to the hotel and take you anywhere on the island including an airport service which is great if you are travelling light. The cable car is an enjoyable trip to the top of the island with the chance to visit the renowned botanical gardens.

Friendly and pleasant staff. However, disappointing that there's no tea or coffee making facilities in the room. No small kettle to boil hot water. No complimentary bottle water given daily. No rail in the bathroom to hang wet swimwear. Shower cap was not given daily. Shower screen couldn't block the water properly thus bathroom floor was always flooded after a shower. It might seem like small little things that is missing but with all these being available, it will certainly make the stay more comfortable. Room is a little tired and could do with a refurbishment.

A top notch experience

The hotel has very beautiful ground with pools, infinity pool, bars and dining room overlooking the ocean. The promenade is steps away. The room is comfortable and spacious. Front desk staff very friendly and helpful. Easy parking around the corner. A bus stop right outside the hotel for buses to downtown and the airport. Thumbs up to this hotel for providing a 5-star experience. Will stay here again.

This was our second stay at this hotel. Easy access to promenade and local bars,restaurants and buses/taxis to Funchal. Had buffet breakfast in our package which was excellent. The grounds and pool area had been upgraded since our last visit, and staff were friendly and helpful. All in all, an excellent place to stay!

Airy modern hotel,in a great seafront location

We had stayed here for 3 nights a couple of years ago and been impressed, so we booked a 7-night stay this time. Our memories were of a lovely room overlooking the sea. We arrived on a late flight at night-time and were SO disappointed to be shown to a room overlooking a busy side street double parked with cars. We therefore agreed on the spot to pay another €245 for a room with a sea view. This was a lot extra and we probably should have slept on it. Could have been handled better when we were repeat customers!

The pestana (and hotels.com) we’re both phenomenally accommodating. Following the demise of Monarch a no charge swap or sates was accommodated to fit in with new fligh times. We had a garden level room, which I highly recommend. The patio extends to a lawned garden and is then only around 30 feet away from the pool areas. Location is good too, it’s in the slightly more holiday feel area of Funchal and a short walk away from Cris’s, La Vacca Negra and Leeno’s ( all in the top east reviews for Madeira for Trip advisor). The pool area tends to be quiet but this may be the time of year that we go for winter sun, and breakfast outside is a fantastic start to the day with the gardens being high enough from the promenade to make is very private. Would certainly return to this hotel again if going back to Madeira

First time in Madeira

Hotel ideally placed 30 mins walk from city centre but on the coastal promenande where there were numerous restaurants and bars to choose from within few mins of hotel. Pool area is wonderful and also a warmer indoor pool available. Airport and local buses stop right outside hotel. Only negative was the beds which were a little firm for our liking. Breakfasts v.good and the evening 3 course buffet whilst not fine dining was ok if too tired to go out on a night.
There was plenty to do for the week - we went on 3 minibus tours, one 1/2 day and 2 full days . The Nuns Valley and West tour are definitely the best and would recommend Madeira Happy Tours. Food and drink throughout island very reasonable. Cable car from seafront near Marina is well worth it and even if queue seems long it moves quite well - we took the return trip for 16 euro which was good value.

Fairly new hotel with lovely position

We have stayed here 4 times over the past 6 years, we always use the superior rooms which are large comfortable and tend to be on the upper floors with great sea views. There are plenty of places locally where you can get lovely food, and a few shops and supermarkets.

Beautiful Pool and sunset!

This hotel was amazing. Absolutely wonderful staff, friendly, efficient and created a relaxing atmosphere. Really clean rooms and facilities. The pool area is just gorgeous... the sunrises and sets reflecting on the pool. There's also a lovely infinity pool with ocean views. The gym is small but perfectly good, quality equipment and nice views from there too. The spa was really nice and great to use at the end of the day at no extra cost. Breakfast was incredible lots of healthy options as well as full English. I loved the smoked salmon and eggs! Loads of outside areas to sit in the sun and look at the ocean. Rooms were spotless and very spacious... Really impressed. The location is a 1hr walk out of town but you just follow the promenade and main streets easy to find. Or you can easily get the very frequent buses. Happy hour drinks very reasonable. We ate at Atlantic restaurant one night ten min walk from hotel that was incredible food. We hiked up two of the highest mountains with Maderia Lavada Walks.com we were rewarded with the most incredible scenery and views. There's so many walks to do and lots of companies offering excursions the landscape is amazing. Only two tiny downsides the towelling robes are a bit tatty and need replacing and tea and coffee making facilities in the room would improve this otherwise superb hotel. Like I said tiny issues that shouldn't put you off. Can't wait to revisit!

Good room which we got on request

Though we had stayed there before, possibly the same room, I still find it strange that the blind to the bathroom window is outside rather than inside the bathroom.
However the room was great and spacious.

The only downside was that we did not have TV for 2-3 days and as we had lost almost
2 days of the holiday, due to a flight cancellation, this was annoying. We also got no refund for the night we were not there.

A special place for Madeira memories

Are unique hotel complex overlooking the sea yet not too far out of town because the local bus stopped right at the hotel . The airport bus stop there too so it was very convenient to arrive at the hotel . Hotel staff were very friendly if they wanted to ! Front desk staff kept their eyes down . Breakfast was very good with a lot of choices, but after a few days it seem the same. Sadly the rooms and halls are getting tired --especially the walls, wallpaper and carpets. A large supermarket is just 10 minutes walk up the hill . I am glad I stayed here .

The Promenade is our favourite among the Pestana hotels in Madeira and we have stayed there a number of times,the staff are very good always trying to help, the gardens are lovely and the hotel is pleasing. However on this visit we felt the The Promenade was feeling tired. Blown light bulbs not replaced, damaged plastic grills around the pool edge left (could be a safety problem), the poolside loungers old and worn and the parasols showed rust on the fabric and their stays out of the edge holders but nobody had bothered to put them back, in our room a mirror in the bathroom had gouged out plaster up to half an inch deep and three inches long.

We stayed at the Pestana Promenade Ocean Resort Hotel last week and were very impressed with it.
We were on the sixth floor and although we had a small balcony, we enjoyed beautiful views of the pool, gardens and sea.
All the staff were very welcoming and it was a lovely touch to have a bottle of sparkling wine and a card sent to the room on our anniversary.
The hotel always had plenty of sun beds available no matter what time you decided to visit and the pools and pool area was kept spotless by the staff.
Breakfast was lovely with almost everything you could think of. My husband and i especially enjoyed the porridge.
Overall we would thoroughly recommend this hotel and will certainly be back.

Lovely Hotel, friendly staff, good pool and facility's. This is the first time we have stayed in Madera but we would love to come back and stay in the Pestana Promenade Ocean Resort Hotel again. The only slight criticism is that if there was an extra coffee machine it would help with the queuing during busy times at breakfast.

lovely but disappointing

Hotel location was okay as lots of great restaurants nearby and right by bus stops.
Hotel itself lovely, clean, friendly staff. Then you get to the air conditioning - such a racket, even when off the noise coming through the unit was loud and constant. When on not very effective especially given the extreme noise level. Counted down the nights we had to stay. It really let the hotel down.

There is a bus stop outside the hotel which will take you to the centre of Funchal or up to Monte for the Monte palace gardens ( much easier than the cable car if you have vertigo ) The sea view from the room we stayed in was lovely and the promenade was accessed from the rear of the hotel where there are several very nice restaurants.

Very friendly staff, who couldn't do enough for their guests. Excellent food, very clean room and hard-working staff. Easy access to promenade through gate at rear of the the property. We were also able to take advantage of the warm climate by eating breakfast on the terrace with a sea view.
