Location. The hotel is in a great central location. Easy to get to all of the things going on in the Zona Romantica. The staff was nice. The rooms were clean, but fairly minimal. We changed our room from a standard to a balcony. The standard was quite dark. The patio was very nice and a good place to hang out by the pool and also after hours at night. It was a nice place to come back to after a busy day of adventuring and moving about town.

Room was the same as always, nothing special. Was a tad musty. I honestly stay at this hotel for location and amenities but lately they just aren’t it anymore. The staff has been not the friendliest when just allowing my friends up to my room for 5 seconds to grab my stuff, made it very hard and difficult to get day passes, and to pay for a night for my friend. I understand its December, but there’s a better way to speak to my guest and I then like we are prisoners. Alejandro was the best attendant, front desk person ever! He made my questions simple to be answered, offered me water when I needed it, and just treated me and my guest with the upmost respect. Alejandro at Playa as my server is always the best and he is my favorite! Always keeps my drinks full, makes sure i am taken care of, and i will always come back for them! Power outage didn’t happen this time! Yay! Ac works, and the room is just really musty from the water. That is honestly my only bad remarks. Been coming to PV for over a decade and love this hotel because of the adults only. Very quite. Location is amazing. This time just the service was not great.

We've stayed at Casa Dona Susana a number of times over the years and usually had a very good experience. This time our experience was a bit mixed. The management has made some welcome improvements to the hotel since the last time we visited, including upgrading the poolside amenities. They have let some of the facilities basic infrastructure degrade, however. For example, when we arrived the in-room safe wasn't functional so it had to replaced while we stood there and waited. Not the most welcome development after twelve hours of travel. Then our keys stopped working. This happened no fewer than seven times during our weeklong stay, and not because we were rubbing our keys up against our phones--although, even if we had, it's 2025, and this really shouldn't cause a problem. Everytime it happened, the second key wouldn't work, which sometimes meant one of us was left stranded at the hotel waiting for the other person to return so that we could have both keys remade at the same time, which was a huge inconvenience. Bottom line: the lock and key system is clearly old and increasingly dysfunctional and it needs to be replaced. It shouldn't take a negative review such as this to prompt the managers of a supposedly four star hotel to become aware of the problem and act on it.

We had a lovely stay! The area was safe, and the hotel was clean. We had and all inclusive package we purchased from Expedia which also included our plane tickets as well. We ate all our meals at the beautiful sister property Playa Los Arcos which had the restaurant at their Resort. It was a short walk to get to the neighboring property across the street and wasn't a problem at all for us each day. The air conditioning was great in our room and our bed was comfortable. I will mention that the room is small but it was absolutely sufficient for us to sleep and shower. There also is a pool on the 4th floor, which also has lounge chairs for relaxing. There's also an area to eat and get drinks up by the pool on the site. The Beach views were great from the sister property and I also was able to order drinks while lounging at the beach as part of my all-inclusive package. We had a great time and on Saturday the hotel included a free performance while we ate dinner . I also highly recommend the rhythms of the night show as well which has nothing to do with this hotel but was a wonderful experience.

Upon check-in, I encountered some challenges due to my hearing difficulties and the desk clerk’s accent, but he was incredibly polite and patient. However, I was disappointed to discover the hotel’s strict wristband policy. As someone who enjoys having friends visit, I found it frustrating that guests were not allowed to enter my room without a wristband. This policy felt overly restrictive, especially considering that the hotel is not fully all-inclusive.

The first room I had was horrible. I tried to make it work for two nights. I did not sleep either night. On day three I went to the desk at 6am and begged them to move my room. When I did what they said (pack my stuff, get out at 11, return at 3, and they would issue a new room) I was then told that it was not possible. The poor desk clerk - I know he was not trying to be difficult but after two nights of no sleep (NOTE TO HOTEL: change the damn batteries in the smoke detector in the lobby/atrium once and for all- it beeps all night long!) and having been told at 6am what would happen (she promised me) - I know I was short and snarky. He eventually called his manager and they put me in another room. The new room has a newer mattress, and at least I did not feel like I was laying on a coroner slab - not kidding- felt like I was laying on cement or maybe a box spring and not a mattress (it wasn’t just a box spring- I did check). I want to emphasize that the staff were the highlight of my stay.

There were a couple of negative items. Our room had obvious moisture/mold issues which could be smelled and seen immediately upon entering the room. Also, there was no coffee available in the rooms or on site. The only coffee available at the all-inclusive restaurant was extremely hot and burnt and awful. There were espresso machines at the bar, but after asking many times it was clear tgat the staff did not know how to use them and espresso based coffees were unavailable.

This hotel is a SCAM. The rooms smelled TERRIBLE, the bathrooms were DIRTY, and there was black mold on the walls and AC vents. We had to change rooms three times, and none looked like the photos online.

To make things worse, our towel keys were STOLEN from our room on the last day, and the hotel still charged us $15 each — the same thing happened to our friends staying there too. Very suspicious.
AVOID this place.

This was the 3rd time my brother and our spouses visited in the last 11 months .The people and the culture keep us coming back. The staff are great, Louis and Joel were great help at the front desk. Diana and Raquel took good care of us on the roof top pool. Our best friends that feel like brothers working at the lounge, Victor, Alexandre, Angel, and Riccardo, we miss you as soon as we leave. Gracias Martha for the free room upgrade, we loved the balcony room. We will definitely be back next year.

The standard room door had no weather stripping around the door, which allowed insects to freely come into the room (wide gaps existed around most of the door). While the authenticity of the resort was appreciated, some of the rooms were in dire need of renovation (3 other guests were in my party and we each had separate rooms). A friend's shower flooded, leaving water in his entire room. Fixtures in my bathroom were broken (i.e., knob to open window) and I was unable to open to the bathroom window to let steam out. A friend's room had stains on the wall and bedding.

The all-inclusive package is not worth the additional money. The variety in food was poor and you simply could not enjoy the dining experience due to birds defecating on the seats and table, while also attempting to eat your food. The panhandlers were excessive during every dining experience. The resort brought a hawk to deter the birds, but this was not done consistently. You'd be better off patronizing the local restaurants, which had great food. Also, guests should be aware that you are not allowed to have any visitors, which should be upfront. Friends visiting for the holiday at other resorts could not visit my friends and me. As a seasoned traveler, I do not think the experience warrants the money. My friends and I took this vacation to relax and had to deal with too many stressful issues (room issues, dining issues, panhandlers). The staff were pleasant overall, but I would never revisit this resort.

Casa Dona Susana was very clean with comfortable beds, bedding and towels. Has a quaint Mexican charm to it, and would highly recommend.
The only annoying part of the stay was a constant chirping coming from the lobby portion of the hotel. When inquiring about it, they said it had to do with a temperature sensor. Hopefully this’ll be fixed soon so others can enjoy a quite stay.

Customer service was great all services are great except the waiters for the most part they don't greet you they rush through they don't have time for you some of them and as far as the room upgrade they did upgrade us to a remodel room somewhat nice room smelled like if it was over humidity inside the room and stink our clothes yes they did provide us with an exchange of room another upgrade but like I said you look like rooms were just remodeled because they forgot to free inspect the rooms before they gave them out to the customers there were a couple of items wrong with the second room as well the shower head was loose when moving the shower spigot the sink faucet was also very loose when opening and closing the faucet handle that got fixed after it was told about and thirdly the restroom door to the toiletry was not screwed right on the hinges it was me seeing a lot of screws on the hinges and the door was hit on the floor and was hanging by literally three screws on three hinges after being there for half an hour and going to restroom and closing the door one of the screws fell off so now you only had two screws on three inches that was that was also brought up and got fixed other than that everything went well just one more thing they need to do something about their food they need to find a better chef with better taste this is my fourth time or third going to the same place Hotel and we've had the same problem maybe it's just us don't know but I think it can be fixed

I had an amazing stay and experience at this property. I got the all inclusive package which was really convenient and worth the price! The area is perfect and very walkable. Right across from the beach and the staff were very welcoming/ helpful. You are constantly greeted and there’s always staff on the property even at night so you feel very safe. The pool on the rooftop was nice and secluded if you prefer more privacy after a long day to relax. There’s many restaurants near by in case you want to try different foods and the nightlife did not disappoint. I would highly recommend staying here!! I will most certainly book again in the future.

The hotel is very cute and the roof top is nice, but this is downtown so noisy. There is a lot of hotel noise and street noise which is somewhat expected in DT. The beds are hard! The staff is very friendly. The hotel smells like mildew and pool times are coming off. I’ve stayed here before and loved it, but they put all the money into the remodel of the bar and front and didn’t deal with mildew and room comfort. Overall, the location is great if you want to be DT and walk to everything, but next time I will stay somewhere else for comfort and quiet and hopefully won’t smell like mildew.

There were lots of pool tiles inside the pool that were either missing or loose both on the floor of the pool and surrounding the inside of the pool. I really enjoyed my stay at this hotel. It's in a perfect location right in the center of town, but tucked away on a dead-end street, which made it quiet with no through traffic. One of the highlights was having access to the sister property across the street on the beach that offers a larger pool and two restaurants, which added a lot of value to the experience.

The staff was outstanding — super friendly and knowledgeable, always happy to help with anything I needed.

The only downside was housekeeping. While the room itself was clean and the bedding was comfortable, it felt like the cleaning staff was in a rush. They cleaned the room twice during my stay but never restocked the toilet paper, so I ran out by the end. Hand towels weren’t replaced either, although I did get four fresh bath towels, which was appreciated. The third time I requested housekeeping, it was never completed, though I suspect that may have been because I made the request later in the day.

Despite that, I would definitely recommend this hotel and would probably stay again. Just a bit more attention to detail from housekeeping would make it a five-star experience.

The property has a roof top pool with bar and restaurant and an ocean view - the lounge chairs are padded and it’s very relaxing - the beach is literally steps away with free lounge chairs and umbrellas - check in was easy and the front rooms with the balconies are very spacious, new and welcoming - we had the all inclusive plan and the food was yummy - a different theme each night - my favorite is the breakfast you have to get a freshly made omelet from Lupita or a homemade French Toast - there is a waiter who is very rude - Manuel Duenas so beware of him but everyone else is wonderful especially Ricardo, Pablo and Jonathan

We rented condominiums on all prior visits to Puerto Vallarta. This was our first time staying in a hotel, and we were very happy. Casa Dona Susana is the adults only property associated with Los Arcos. We had breakfast daily at Mi Pueblito, in Las Arcos, and when we wanted a more quiet retreat---we enjoyed the pool at Casa Dona Susana. Each and every employee we encountered over our 6 days there was welcoming, friendly and helpful. We really can't say enough about what a pleasant experience we enjoyed in the last few days of May, 2025.

Very comfortable stay, nice rooms and good people at the front desk. Only inconvenience is you need to go to the bigger resort for even a coffee in the morning when you just wake up lazy. The bigger resort is great and loved the ambience but if you could just arrange coffee in this resort it will be awesome. Other than location, condition, service, everything is perfect.

The hotel is in a great area, a block from the beach and in the heart of Zona Romantica. The building is very old. The room that we stayed in was very small and had very little room to move about. The bathroom could only fit 1 person at a time. The room had a smell, and the entire unit needs a complete remodel. The staff was nice and friendly. The rooftop pool area was nice and we enjoyed our time up there. I'd probably stay somewhere else if I were to return to Puerto Vallarta.

Go-to favorite..stayed 3 nights. All adult property. Comfy beds and pillows Nice rooftop pool area and loungers. Loved having a furnished balcony! Quiet area. Great breakfast buffet. Short walk to malecón, beach, shopping and dining. If walking isn’t your thing, easy to get an Uber or taxi. Great value and will stay again!

The property and location was beautiful but our room was pretty bad, our shower was broken, the shower head was spraying everywhere until it fell off completely, we took a cold shower because the hot water nob didn't work, when we called the receptionist for maintenance she was rude to us, as if we should just deal with it. The closet space barely fits your luggage and there were no drawers to place your clothes in.

The Hotel is a hidden gem. It's close to many restaurants and shops. It's easy to access the beach and the boardwalk. One thing I would say needs more work is that the front desk staff should be more informative about the all-inclusive package per person because my group was confused about where the restaurants were located and what was included in the package. Another thing is that the door in my room didn't work; it locked me in from the inside out and wifi wasn't working.

Love the Los Arcos location and the Staff are the kindest, most helpful most sincere I’ve come across.

I hope they are graciously compensated for bringing repeat business due to their superior level of hospitality.

I was saddened to learn it’s just another under maintained billionaire conglomerate I won’t return! Fairmont Hotels should be ashamed of the profits vs investments
