Boutique charm with excellent management:

This hotel has a wonderful boutique vibe and several standout features. The beach is beautiful, with well-maintained palapas and chaise lounges. Unfortunately, we visited during sargassum season; while the staff worked hard to clean the beach, nature ultimately won.

We loved that the room had a fan (as we prefer it over AC) and a surprisingly soft, comfortable mattress—a rare find! Communication with Tony, the manager, was quick and very friendly from check-in to checkout.

One note for future guests: we asked the hotel to call a taxi and were charged $23 USD for a 5-minute ride. While the "taxi mafia" is a known issue throughout Quintana Roo and not the hotel's fault, it did mar the end of our stay.

Villas de Rosa is a hidden gem. The location is right on a beautiful quiet beach with great snorkeling right in front. The rooms are very spacious with everything you need. The beach bar has great food and amazing staff that make you feel comfortable. We will be back regularly!

This is a well maintained older hotel with a nice pool. Staff were excellent with cleaning and maintenance. The website should be updated to show they don’t have a restaurant working, only the beach bikini place. It’s ok but don’t have a lot to choose and it can get repetitive. Staff at the beach bikini were excellent. If you don’t have a rental car it can be challenging. No pool side bar that we saw. Tony was helpful when ask about other places to eat, but all were in town.

The good, excellent cleaners in the room and amazing views, sadly be aware that there in no restaurant in the hotel only a small beach restaurant next door. No rooftop bar or breakfast in the building as previously stated by others. You need a car as you are stuck there if you take the bus to town it’s a walk to the highway and the taxi back was $35 !! For 9 min ride. No uber there so they have you. In the town a bag of Doritos was 220 pesos so get your food on route in playa Del Carmen. It is quaint but no place to walk for anything which was disappointing. The owner was very nice but I wish I would have known all the above before,

This property is a little gem, it’s a little bit older but has everything you need. The filtered water system in each room was such a great touch! The beach is absolutely amazing and the beach bar provided great food and drinks! I’d definitely recommend having some kind of transportation to make getting around the area a little easier. Tony & his family have truly created a wonderful space to drop your shoulders and relax, we can’t wait to go back 😌

Villa De Rosa was exactly as described. Our 2 bedroom Ocean view condo was amazing and in good condition unlike several places in Mexico we have stayed at. The beach and ocean was perfect with great snorkeling and swimming area's. Tony was amazing as advertised and was incredible helpful and always available. he would call us a taxi when needed and made sure we where taken care of. He also helped many guest with getting a rental car. the location is very central to all the best activities from Tulum to Playa Del Carmen. We recommend renting a car which we did for our last 3 days as the taxis are very expensive and shopping for groceries is a bit tricky without a car. I highly recommend this condo resort!!

This was our fifth time staying at Villas de Rosa. It is my preferred home away from home. If you are in need of rest and relaxation and a beautiful beach and water, this is the place.
The condo has a well equipped kitchen if you want to cook, and if you don’t feel like it — beach bar next door is open for breakfast, lunch and dinner.
Aventuras Akumal is a bit under 2 miles from Akumal which is why it is a little quieter, if you want to have easier access to more sights or food options, I recommend renting a car. We mostly, happily, stayed put.
Hotel Manager Tony is just a WhatsApp message away with helpful tips, a new lightbulb or to call you a cab. I cannot speak more highly of him, he is great at his job.
Having been staying here multiple times, I wanted to mention some of the updates that have been done lately. Fresh paint everywhere, the palapas out front have been re-thatched and stained and look great. Tons of new beach lounge chairs, fancy glass shower doors, new faucets and even a new sliding door and screen on our ground floor unit. So glide-y! And secure locks. Oh! And all the units have fobs instead of keys which are soo easy to use.
The things that are the same in the best way are the comfy beds and amazing water pressure.
Rooms are super clean and the housekeepers do a great job at cleaning up the sand we track in . Oops.
This charming family-run hotel is great for couples and families. Book your stay, you won’t regret it.

Beach Hotel mit perfektem Schnorchelrevier

Wir hatten Villa de Rosa als “sleepover” Hotel geplant, um am nächsten Tag früh am Morgen zu nächsten Aktivitäten weiter zu reisen. Weshalb wir einen Raum zum Pool gebucht hatten. Wir wurden vom Hotel Manager empfangen und er stellte uns den Raum vor, den wir gebucht hatten. Alles gut, aber er hatte eine Überraschung vor uns und wir bekamen einen Upgrade zur einem ocean view Studio mit dining room, living room, Küche und Terasse in einem Raum. Schlafzimmer und Bad extra. Die view war fantastisch und wir konnten Seeschildkröten beobachten wie sie nachts ihre Nester an der Beach bauten und Eier legten. 7 Nester waren allein auf der Hotelbeach. Die See ist hier ist nicht sehr tief, so dass Schnorcheln direkt am Hotel möglich ist. In Wasser Tiefen von 2 bis 4 Metern findet man riesige Korallenriffe mit allen Arten von tropischen Fischen und Schildkröten. Keine Notwendigkeit Schnorchel oder Schildkröten Safari zu buchen, da alles vorhanden ist. Wir hatten unsere Reisepläne geändert und blieben für zwei Nächte und genossen jede Minute. Danke nochmal zu den freundlichen Mitarbeitern.

The property wasn’t bad. The staff was nice enough. The rooms were spacious. There was no AC in the main sitting room, and the rooms DID NOT cool it off. The grounds weren’t maintained for bugs. The pool was poorly cleaned/maintained. We could’ve made it all work if not for the seaweed. There was absolutely no effort made to remove it from the beach, like several other resorts in the area. The smell was so suffocating that you couldn’t even sit on the very nice patio. It was so suffocating that we ended up leaving after one day and going to Cozumel. Would not come back.

Absolutely Perfect Beachfront Getaway!
This apartment was everything I could’ve hoped for and more! Impeccably clean, quiet, and secure, it’s the perfect escape for anyone looking to truly relax. The best part? You can literally walk out of the living room straight onto the soft, white sand and take in the breathtaking view of the ocean—it’s like your own private slice of paradise.

The atmosphere is incredibly peaceful with no noise, just the sound of the waves. It felt like a true retreat. The food and drinks on site were excellent, and the bartender is top-notch—professional, friendly, and mixes some of the best cocktails I’ve ever had.

Having parking available is a huge plus, especially at the beach. This place has everything covered. I can’t wait to come back—it’s now one of my favorite places to stay!

Okay but lock EVERYTHING up

We really wanted to love this place but ran into a couple problems that really ruined our experience. Overall, the rooms were decent and had everything we needed. I will also say, the ability to walk out our screen door and right to the beach was the best feature. The rooms need to be upgraded and the couch was like sitting in a rock. If you do not have a car, you’re only options for food within a walkable distance is the restaurant with the hotel, or the beach bar next door which is run by the same family that runs the hotel, as it’s a family business. But all of this was completely doable until we ran into our problems. We had multiple items stolen from us by the housekeeper. My shoes and my daughter’s shoes just disappeared. We alerted them about it and were told that this woman is the lead housekeeper and they have never had anyone complain about items being stolen and we must have misplaced it. We did not misplace our shoes. And when she placed new towels in our room it was conveniently in the same place my daughter’s shoes were. We tore that place up and never found them. From then on, we locked everything up and we refused housekeeping. Even some of the food we bought randomly disappeared. Overall, This ruined our experience here and we would never come back. If you stay here, stay with caution and lock everything up. (We had done this initially but didn’t lock up our shoes cause… they are shoes) While it’s annoying, it’s the only way I would ever consider coming back

The beach was amazing, the little bar/restaurant next door was nice and convenient but it is literally the only place to eat or drink if you don't bring your own. The property is in need of upgrading, the pool has black mold all along the sides so we didn't go in, the rooms were musty from the air-conditioning units. Its such a great location that I wish the accommodation was better, even the beach chairs are in need of an upgrade.

Great stay! Rooms were exactly as posted, they are not modern and show wear and tear but are very clean, spacious and well designed with a fantastic beachfront patio/eating area.

Beach location is the best in the area and beach is well maintained. Pretty good snorkeling right off the beach, we saw lots of tropical fish and stingrays. The beach has beautiful soft white sand. 😍

All staff we encountered were lovely and helpful.
Food can be ordered to the room, pool or beach and is very tasty and reasonably priced (breakfast under $10 USD). There are more dining options in Akumal, about 6 mins drive away. Terrific margaritas at the bar next door!

The guests when we visited were mostly older couples but several families with young kids as well. The hotel had a friendly and relaxed vibe and was very quiet after dark.

Access road was extremely bumpy but manageable at a slow speed in our rental sedan. Great proximity to many cenotes and Xel-Ha!

This was our 3rd visit in 12 months and every stay for us just gets better. Tony and his staff are very attentive to requests and the communication through whats up makes food and cocktails delivered to your room or the beach chairs fast and convenient. We stayed in the 1 bedroom beachfront condo - very large and a huge comfy bed! His staff clean the rooms whenever you need them replacing towels, changing sheets and tidying up the entire condo - this condo is about 1200 square feet which gives you an idea of the size. Next door ( literally walk over in the sand in your bare feet) is the Bikini Beach bar and grill run by the same family who owns Villas de Rosa - music in the day and lots of laughter and people to chat with. My husband and I along with our grown children used the kayaks and paddled to the reef - crystal clear warm water to snorkle in too. The vibe here is well balanced - quiet and private when you want and social and busy if you are in the mood to socialize next door. Nothing is ever too noisy as the beach bar closes at 9 pm and the live music is in the afternoons. Could never hear any of it in the condo. Nice sized TV and loads of seating in the sunken living room - wifi worked incredibly- never an issue. Oh and LOTS of hot water in the shower. This is our go-to place when we vacation - if you decide to visit say hello to Tony and have a nice cold cervesa on the beach for me.

Fantastic property on a fabulous beach. Super comfy. Right on the beach. Tony is a great host. Just text him and he will deliver food, drinks or cofee anywhere on the peoperty. I would definitely stay here again, but for much longer. Right next door is a really cool beach bar, and 150 feet down the beach is a nice massage tent. The sand is about the nicest i've seen, and the ocean is gorgeous wirh very good snorkeling right there.

We had room 301. This room has the kind of view that you close your eyes and imagine when trying to picture paradise! The layout is ideal with a full kitchen, large dining table and a sunken living room with the sliding doors to that view. The decor was mostly Mexican which was nice although personally I would like to see the artificial plants/flowers go. It is not your streamlined shiny new kinda place but I loved it. It has everything you need. We didn’t use it but they do have a menu which they will deliver to the room, beach or poolside. The beach palapas are in need of repair. It didn’t matter to us as I spent most of my time on my balcony listening to the ocean, watching the palm trees sway and feeling the breeze. You can do wonderful snorkelling right off the beach here. We saw soooo many fish, a few squid and even a stingray. There is a wonderful little restaurant/bar right next door with swings and tables in the sand. It even had a live singer some afternoons. I am already thinking of ways to return to the property!

Villas De Rosa was a perfect resort for our family of four (two kids, 7 and 10). It had everything we needed for a comfortable and relaxing stay. The food (room service) at the resort was the best in the area, reasonably priced, prompt and delicious. We ended up eating all of our meals there. Tony and Samantha were kind and responsive to all of our needs. The beach and pool were all we needed. The rooms are a bit dated and weathered but the AC worked perfectly (bedroom only) and we asked for some fans to cool off the rest of the living area. The beach wind kept it cool most of the time anyway. If you're looking for luxury, go somewhere else, but if you are looking for a wonderful and authentic Mexican vacation experience on the beach with no worries, there isn't a better place than Villas De Rosa. We will certainly be back.

It’s ok!

Other than the beach, it’s not the nicest place. ( we got the pool view room). The bed had very weird college dorm room zebra sheets. The toilet seat didn’t fit the toilet and I kept almost falling in each time.

First time in Mexico with kids

I brought my in-laws, and my three kids for a week long adventure. We had the best time. Food was delicious at the hotel and beach grill. The bartenders were so patient with my pre-teen and teen constantly getting sodas. I hope we can come back soon.

Very nice location on a clean quiet beach. Excellent help from Tony and his housekeeping staff. Liked that we could contact Tony via WhatsApp with any questions or needs. Range of dining options within walking distance was limited; basically had to rely on the beach bar and grill on the property. Service was very slow, perhaps due to holiday timing during Christmas/New Years week. Overall a good choice for relaxing away from the Tulum congestion.

Amazing beachfront hotel - I felt like I had rested a cottage - except I was on a gorgeous beach in Mexico! Very natural landscape and very quiet.

Only complaint was the road coming in - was too bumpy. I worried we would loose our car rental damage deposit each time we came in and out. The hotel has seen better days, somewhat run down, especially the water taps.

Other than the those two negatives, the place is fantastic! the views of the ocean and proximity to the beach was incredible! I would go back!

This is a completely honest review. We decided to stay at this property due to the budget friendly cost with ocean front access for the Holidays. The staff and Manager were lovely, friendly, and accommodating. We stayed in the lowest priced room, and while the pictures were exactly as advertised, we did notice the metal fixturing throughout our bathroom were rusted and with lime scale, guessing from being so close to the ocean. The room was clean, but there were slight cracks in the older wooden doors, and we had a few critters enter our room which wasn't a big deal. Unfortunately, a heavy rain storm entered our room one evening, and the rain was so powerful, it seeped through the wooden door from the balcony, and we had to deal with light flooding in our room. Definitely not fun to deal with, but we were able to get extra towels to clean up. The star of the show here is the ocean front view and vibes, very beautiful. Do note, if you are staying at this villa, the roads are full of pot holes so you will be best to have a SUV to travel easily to and from centre. We had a small sedan and it was cumbersome to drive back and forth many times a day as we went to Tulum and Akumal often. So depending on what you are looking for in your vacation, that will determine if this place is right for you. I can't speak to the higher end rooms at this villa, but I am assuming they might be a better choice if you are on the fence.

This is truly our favorite place along the south Akumal/Tulum coastline. We stayed a month and being our third time in 2 years we again had a very relaxing special time in this hidden gem. Tony and his staff along with his wife were always available to help us anyway they could - food is excellent with large portions. Having room service for anything we desired contributed to our relaxation along with daily house keeping with smiles all around.

We thoroughly enjoyed our stay at Villas De Rosa. On arrival, Tony accommodated our request to upgrade to a beachfront condo. We were so glad we did - the room was huge with a large balcony overlooking the beach.
Tony is an excellent host and was always available through whatsapp for any questions we had. All of the staff were super friendly. We loved having our own kitchen but the room service food was also delicious and affordable. The location was amazing on the most beautiful stretch of beach. We like that it is a bit off the beaten track but was easy to walk out to the highway and catch a colectivo to Akumal, Playa del Carmen and Tulum. We are looking forward to our next visit.

Room was as described. Bed was super comfortable! Food and service was OUTSTANDING. Beach/swim area was clean and fabulous. Not crowded or touristy, unless you walked down the beach past other resorts. Balcony facing ocean is a must-loved having coffee at sunrise every morning. This place is our new favorite destination in Mexico! Unbelievable value for the price!

We stayed in the 2 bedroom villa (family of 5) and it was just perfect. As many have mentioned Tony is a great host and available always through whatsapp. Room service was great and on time. There is a bar downstairs which is very reasonably priced and the great snorkeling options at the beach itself. Location is great but road getting there could be a bit better (about 150 -200 meters.
I did lose my snorkeling gear at one of the denotes but Tony was kind enough to lend me one!
On our way back to the airport, I realized that I forgot my telescopic lens back in the safe box. A quick call to Tony and he had his Taxi guy deliver it to me within an hour at the airport! We plan to come back here soon !

This property's standout feature is its location! Built directly on the ocean front, with endless white sand. Its so picturesque and serene. Wished we had more days to stay here. The balcony from the apartment looked directly out to the ocean.

Tony was very accommodating to myself and my daughter. We needed a place for one night and that's what we got. The sargasso is really bad there but I think that's the way it is unless you're a resort and can afford having someone come in and clean it up. There is no restaurant it's only room service.

Lovely Hidden beachfront Gem.

Classic old school beach front hotel. Amazing location, family run. Tony and his team offer lovely service. Warm family feel with the staff. Room service was great for all meals breakfast, lunch and dinner. Salsa picante a must with eggs.

Dont expect a brand new hotel...but its small and wonderful and perfectly vintage.

Relaxed and comfortable hotel right on Akumal beach, which a nesting beach for turtles.
Unfortunately, like most of the coral reefs across the globe, the coral is being bleached and killed due to human activity. Reef safe/eco friendly sunscreen is easy to buy.
Great room, good & quiet air conditioning, easy to sleep at night.
Lovely staff.
Excellent, inexpensive menu that you can order from via WhatsApp. All prices are in USD$ & exclude tax.
F.Y.I. it's much cheaper to order food & drinks from the hotel (and you can pay with card) than from the beach bar next door where you can pay with cash only,
Free filtered water in rooms.
A taxi to Akumal town is extortionate so just walk to the main road/highway and hail a Collectivo.
Collectivos are also the cheapest option to get to either Tulum or Playa Del Carmen.

I hesitate to share how much I love Villas de Rosa because I don’t want everyone to know. The location is amazing, right on the most beautiful white sandy beach.
For food, you can order room service anywhere on the property. There is a great variety of options to suit many tastes. Then the beach bar next door is fun and has the best staff.
The rooms have crazy strong water pressure in the shower, super comfy beds, huge dining table and living room lounge area, always an available palapa and the BEST snorkeling right out front.
Tony will help you with anything you need during your stay.
I’m trying to figure out when I can return!

Right on the beach with a beautiful
view (from a two-bedroom condo). This place is functional, not fancy. Nice to have a kitchen, and if you don’t feel like cooking the room service meals are excellent. Four twin beds (can be pushed together, but not an actual king sized bed). The beach area is nice, and we always got a chair. I recommend renting a car to explore because it’s a bit out of the way. I would request a room away from the restaurant next door. The owner of the restaurant has two very large dogs who barked at all hours and woke us up regularly. Other than that, we had a lovely, peaceful stay.

The staff and service was great! The beach bar had a very cozy feel. The entrance and driveway to the beach property is extremely sketchy.

We arrived at the address according to Google Map and were very reluctant to drive in to look for the property, But we finally found the property after driving thru a very dark and pot hole ridden road. I would NOT recommend this place unless you want to try something very out adventurous.

Also, you will be very limited on restaurant selections unless you rent a car. CHEERS!!

BEACH! The location is awesome but bring some water shoes if you want to swim. We stayed on the 2nd floor facing the water and the view was amazing. The closest Grocery store is Selecto Chedraui Tulum, which about 30 mins away. Stock up at the supermarket and enjoy this private beach. There are kayaks and paddle boards you can borrow for free, they are located on the side of the hotel facing the water. Im definitely coming back.

The location of Villas DeRosa is tremendous. Beautiful view as you walk right out onto the beach. The Villas have the best section of beach in the entire bay. Building and amenities are dated and show their wear. But it is a great little place.

Friendly helpful staff. Classic family run small hotel and dive shop. Coffee watching the sun come up, end of day beach walks, with lots of sun in between. Nice beach bar. Some folks been coming for years. We will be back. Lovely relaxing experience.

Tony is an absolute gem of a host. This is our second time visiting in 9 months and we will be visiting again later this year. These condos are spacious, beautifully positioned on the beach with wonderful staff and yummy food.
