Nichées entre de si nombreux resorts hôteliers, cette petite résidence était parfaite pour passer une semaine de repos, en couple ou en famille.
Il s’agit d’appartements dans de belles villas, avec piscine extérieure et plage .

Attention pour les studios , ils sont situés en contrebas. Nous avions le 002 et notre appartement était bien lumineux . Mais d’autres semblent être moins agréables.

Les appartements aux étages 1 et 2 sont beaucoup plus grands et beneficent d’un généreux balcon avec table et chaises.

La vue est très agréable. Le bruit des palmiers , des oiseaux et de l’océan très reposant. Il y a un petit restaurant en haut d’où nous prenions nos petits déjeuner, et parfois un cocktail ou un dîner .

Le personnel est aimable et serviable. Les serviettes de plage sont fournies et changées chats jour. Le ménage est fait chaque jour.
Il y a de quoi garer les voitures devant .

Le restaurant Jungle beach a 100 mètres est chouette.
Bonne base pour aller visiter Tulum et les environs .
Très bon rapport qualité prix . 778€ pour 6 nuits via hôtels.com en avril .

A noter : fin de la saison haute donc top pour aller au Mexique à cette époque.

A beautiful property if you’re looking for a quiet Mexican getaway! Our rental was just steps away from the beach and pool. The staff were very helpful and friendly.

Pros:
~Our rental was a 3 bedroom (each with its own bathroom) was very clean and had a kitchen and private balcony - perfect for our family of teenagers
~The pool was clean and there were plenty of comfortable lounging chairs, tables & umbrellas
~The beach was steps away & also had plenty of lounging chairs and umbrellas. Beach/pool towels are provided.

Things to be aware of (not cons per se):
~The beach here is very rocky as you’re getting in the ocean so you’ll definitely want water shoes. Once you’re past the rocky section it’s soft sand and is shallow for a good distance out and is great for snorkeling.
~We only ate at the restaurant once so we can’t give a thorough review but the one meal we had was good.
~The sargassum will wash ashore March-October - it’s naturally occurring and the staff rakes up a lot of it each morning. If seaweed is not your thing though, please research it and come in the off season.
~You’ll need your own transportation if you stay here. We rented a car and drove all over the Yucatan- Akumal, Tulum, Coba, and Chichen Itza. We loved our adventure days!
~Most of the staff (front desk, restaurant, room attendants) we encountered did not speak much English but it was never a problem. Thanks to Google Translate we were able to communicate and get everything we needed.

We did not face the pool or beach however it was close to our suite. The staff were amazing . Laura in particular was super friendly and helpful . Would like to suggest that all units have the exact same annuities as we traveled with another couple with the same suite and their amenities for cooking were better. That said the staff were quick to bring anything you ask for.

The foodservice staff could hardly speak any English. Went to restaurant and asked for a cup of coffee. Informed after waiting for 25 minutes for a refill that there was none forthcoming. The staff informed me no refills per purchase of a cup of coffee. I paid them 1 USD for their beverage service which considering it did not consist of a refill was adequate. It seems that management has no clue about beverages and hospitality. All surrounding restaurants provided refills when ordering coffee as do most everywhere. Quite unbelievable. Frankly have traveled all over the world and never had this kind of experience. Amateurs at best. Insulting to any traveler!

Lizbeth and the rest of the staff were welcoming, kind and so accommodating! I enjoyed one of the best massages I’ve had - thank you Luce! The rooms were clean and well stocked. The beds were really comfortable and the A/C worked well too. There were a few minor problems that were attended to right away and we were offered a room update without hesitation. A highly recommended resort!

Surprised that our rental unit belonged to someone, like a timeshare or condo.
Only one place near to eat so had to drive for dinner and breakfast. The "hotel" restaurant was unappealing.
Swimming pool was nice but beach was rocky and difficult to get into deep water.

The staff was plenty helpful the water was hot and the room and property was clean, nice beach, BUT that’s where the positive stops. I arrived early and I know for a fact that my room was empty the day before. I understand policy is 3 PM Check in but even 10 min early is not aloud. Most condo or hotels will try and accommodate but there is NO FLEXIBILITY. The room has almost all the pots and pans locked up so basically a hotel not condo. Only one Restaurant within walking distance, and the taxi drivers held a person completely hostage!! Completely ridiculous!! $50 USD to ride 5min !! more than 1x. The noise in the next room was very load it sounded like an open window right through the AC vent.
I have traveled to 7 location prior and this location was definitely the low point. I would never stay here again

No complaints. I ordered breakfast one day, and it arrived warm and on time. Las Villas recommended a local restaurant (Jungle Fish), which was tasty. However, be prepared Las Villas is situated within new homes, VRBOs, and other rental property...meaning only one restaurant in this five block road. However, the access to a private beach meant that one can stroll about 1 km to the north where you have a continuous selection of beaches from which to choose.

Its a beautiful and quiet property. The villa was beautiful and very spacious. It had 2 full bedrooms with 2 full bathrooms, kitchen, and living room. Its great for families with children. Location is about 30 minutes from Playa del Carmen.

Beautiful property. The building feels old. We had a non ocean view to start and couldn’t stay in the room bc they don’t actually have AC it’s like circulates from the ocean view rooms. Things like the toilet were raised in a platform. It also really activated my asthma and I had a lot of breathing trouble the whole time I was here. Probably bad circulates air not clean vents. The ocean view is better but still activated my asthma. Huge hassle changing rooms and charged us WAY MORE each night even though they didn’t have ac in the other rooms as advertised. I am fluent in Spanish but I felt intentionally misunderstood here and really struggled with the staff at the office. Had a WONDERFUL experience with the security guards. They gave us amazing recommendations for places to eat and visit. We also got to see a turtle nest on the beach and talk to the researchers that came around each night. It was an experience I wouldn’t choose this place again.

What a gem. Have stayed here about 5 times over the last 10 years. Beautiful ocean views. Easy access to the water. Pictures of property stand up over time. Staff are always great. If you can afford the up grade, I’d always stay in one of their ocean view rooms. It’s worth it. Affordable overall but you do need to be able to walk to dining locations or have a car to drive. Really close to akumal bay where you can snorkel, shop, eat. This reminds me of what Tulum use to be like before it became a tourist destination! Tulum is about 20 mins south and playa del Carmen is about 25 mins north of Akumal.

Hotel en mitad del paraíso

Paraíso es la mejor descripción de este hotel. Es una pena que estuviéramos solo dos noches porque era una auténtica maravilla. Desde nuestra habitación salías directamente a la playa pasando por la zona privada de la piscina del hotel. La habitación es muy grande, con cocina con todo lo que puedas necesitar, incluido una fuente de agua a plena disposición. El baño era precioso, semi escondido detrás de una puertas de armario, nos encantó. El agua de la ducha y la presión era muy buena. El servicio del hotel fue fantástico. Solo pondríamos dos pegas, nuestro frigo no enfriaba, suponemos que al ser temporada baja encienden los electrodomésticos según necesidad, pero no nos supuso ningún problema. La segunda pega es que no había demasiados lugares para comer, suponía caminar por la playa unos 20-25 minutos hasta encontrar restaurantes, pero tampoco es un problema estando de vacaciones. Para repetir.

This is one of the more reasonably priced places to stay near Akumal. I found the entire area itself to be quite expensive for Mexico. We stayed in one of the less expensive rooms which I called The Bargain Basement. I was half underground with no view, however, exit the room and we were 20 feet from the pool and 40 feet from the beach. It did have a full kitchenette with a gas cooktop and rather noisy refrigerator. The staff are very nice and friendly. There is a restaurant upstairs that is open for breakfast and lunch. Their Cappuccino was excellent. Only one other restaurant within easy walking distance that is only open till 7:30 PM.

The rooms are clean and spacious. It is quiet and relaxing on the property. You need a car to be able to visit Tulum or Akumal. There was an unexpected power and water outage from 9am-12pm during our stay. We had to negotiate for a complementary breakfast the following morning, nothing was provided to guests to compensate for this major inconvenience. Otherwise, we had a good stay here. I would consider staying here again based on rooms and facilities.

I’ve stayed at this property during high season many times in their 2 bedroom condos. There’s more staff at that time it seems. I stayed in their Junior Suite. There was a sulfur smell that was unpleasant and it seemed like there were washing machines above. Cleaning staff good. The restaurant was just pitiful. Food and service 2 stars. I had to go into Akumal to eat. $20 cab ride each way. Jungle Fish is a 3 minute walk. Food and service goood there. No breakfast there though. What saved the week for me was the WhatsApp concierge service offered. Great communication and service offered by LAS Villas Akumal.

Fantastic. Almost want to keep this a secret, but their excellent team deserves credit. Grounds are beautiful, quiet, and so well kept. Our condo was ample. The staff is awesome, especially Lisbeth, who was so responsive. They grocery shopped for us, arranged a babysitter for us, and cleaned our condo daily. Restaurant on site is ok, and serves simple breakfast and lunch. Jungle Fish is a restaurant right next door and is awesome, open 12p-7:30p. I think you’ll want a rental car if you stay here, as there are so many cool cenotes nearby, and it’s a bit of a walk to town.

The view from the rooftop restaurant is incredible. The property is very clean and maintained. The rooms are spacious and very comfortable. I appreciated the hot water in the showers. The pool area is beautiful and relaxing. Just north of the property, off the freeway, is a small town called Pueblo. There are merchants that sell different food items from tacos to fresh cut fruit. They sold me the best papaya I have ever eaten! The nightly attempts of giant sea turtles to lay eggs on the beach offers a very unique opportunity. Elizabeth is an awesome property manager and is eager to accommodate your needs.

The one small drawback is that the ocean is not swimmable. The sharp and jagged rocks along the entire bottom as you enter from the beach are dangerous. A dying ocean bottom from tourists' sunscreens make snorkeling a waste of time.

This was a great find, a 2 bed 2 bath apartment with a full kitchen and large living area; perfect for a small family like ours. Immaculately maintained, clean and very inviting. Property is on the beach, nicely tucked in a setting of greenery, away from the crowd. There is a diner almost next door. Or you can drive a couple of miles to Akumal for more choices in dining and groceries. Just about a half hours drive from Tulum ruins, and close to a number of cenotes.

They had kayaks and it was nice to take out everyday. The beach was nice but you definitely need water shoes. Outside grounds were Very well taken care of. Nice to have a water jug inside the condo. Very quiet and secluded. The only down side was eating. Limited places to go. We didn’t try the place on property didn’t look open and doing work up there but beautiful view. One place a couple of doors down and it was good not open for breakfast . So you had to walk down the beach or drive over a mile to eat. AKUMAL is a very small town. I’d stay there again cause I still loved it.

When I booked a villa here it was important that I stayed on the water. When I arrived at the unit I booked on this site was not on the water. There is a huge difference in price and in the experience so if it is important to you, be sure to take a good look at your reservation.
I loved the unit itself I eventually got, after putting my Amex card down and departing with an additional $130. After having spent two months on the jungle side of the highway this was my one night treat to myself to stay ON the beach.
I do frequent the Jungle Fish Club here from my own neighborhood across the highway and I have to say, it's everything I want in casual dining, it is a hang out on the beach with a tiny pool.
The staff is great and the menu is good.

I love this place. The units are spacious and beautifully furnished. I love how easy it is to get to the beach. The pool side bar is awesome. My only complaint is that the restaurant is no longer open for dinner. One of the things that brought me back here was the high quality of the food but it is now only open for breakfast and lunch. The restaurant near by isn’t so great so you have to go quite far by taxi or car to get to any restaurants. It’s really a shame because otherwise it’s so perfect.

Beautiful property near Akumal (but not near enough to walk comfortably). While the location is beautiful, the actual beach is not very accessible due to the surf and the rocks (bring water shoes if you want to go in).

The rooms were large and comfortable, but not very well appointed. The beds have no blankets on them, just a top sheet and a bed cover. Because our AC unit's thermostat was broken (it was either arctic, or off) we asked for a blanket, to which they responded they didn't have any.

Also, our unit was one of the ground floor units. I'm 6'5" and the ceiling clearance at it's lowest point was around 6'2". Needless to say I came away with several contusions on my head. Be warned if you are tall.

Would not stay here again.

The grounds were beautifully maintained. With this "small-sized" resort seems to treat both employees and guests -- employees are all smiling and content and they go out of their way to see to the needs of the guests. So tranquil, quiet, and relaxing, but near enough to the main part of Akumal Bay to be very convenient. We were often the only ones in the pool. The on-site restaurant was never crowded. Daily housekeeping is included and there was always an abundance of fresh, soft towels in our room. We enjoyed the birds and the multiple large iguanas that live on the grounds.

Whether was great! View was amazing. The beach looks gorgeous but swimming wasn't an option unless you had water shoes since there was no sand once you step a foot inside the water. Not close to restaurants or food. The restaurant upstairs was alright.

We stayed in a second story 2 bedroom facing the beach. We loved the veranda overlooking the pool and beach. Our rooms were comfortable and clean. The staff was friendly and helpful. The food for breakfast was the same everyday and was average but there was the option to order eggs off the menu to mix it up. You will want a rental car if you stay at this property. We had one and used it every day. The beach here is nice but not super conducive to walking or swimming. We liked the pool.

Beach Side living for a week!

We arrived 1:30 a.m. and the security was waiting for our arrival. Our rooms were right on the beach! We had breakfast every morning sitting on a balcony overlooking that beach. Housekeeping came every morning spending well over an hour cleaning our "unit". She did dishes, beds, towels, general cleaning and provided new beach towels every day. I do not speak Spanish, but we managed to communicate.
There were security guards 24 hours a day watching over us.
We relaxed on the beach, kayaked , walked the beach, enjoyed ourselves totally and felt very safe.
Totally recommend.

Great spot

This was a great spot we will be back. I was disappointed I did not have an ocean view or a balcony. I thought they all had balconies and we had an ocean view. The beach was quite with no one trying to sell you things it was very nice. The bed was very comfortable but the bed covering was not good it had a funny smell, it needs to be updated. The TV Cable did not work for most of the time we were there.

Great hotel close to the beach

Very clean hotel close to the beach, staff was friendly and polite. Quiet and relaxing place, always found a lounge chair at the beach. Used their kayak and went snorkeling. Numerous restaurants were a 15 minute beach walk or we ate at the hotel restaurant.

Exactly what we were looking for

Rocky but very serene and low-key beach, great staff, nice big comfy rooms, convenient restaurant onsite, and the main beach is just relaxing hike up the coast. Definitely would recommend and stay there again!

Right on the beach with excellent snorkelling! We had a lovely stay - apartments spacious and cool, verandah was large with a view of the ocean and only a few meters from the surf! Lovely walk along the beach to the little town of Akumal for groceries & curios.
Staff were always friendly and helpful!
Highly recommend this quite little spot for a relaxing holiday!

Tons of room and a great location

We really enjoyed our stay at Las Villas Akumal. We've stayed at resorts in the area before, and were happy to not be at an all-inclusive this time. The size of the 1 bedroom was impressive. It's like having your own house on the beach! It was an easy walk to Akumal for food and activities. We also had a rental car, and it was an easy drive to cenotes, Tulum, and anywhere else we wanted to go. Loved it!

Excellent condo-like property. Clean, quiet; spacious rooms; terrific staff. Only negative is the hotel is a bit remote from other things to do in Akumal, so guests need a car. Cabs available but pricey. Can walk along beach to nearby Akumal Bay resort area about 20 minute walk.

An upgrade in Paradise

Exceptional experience, and a great upgrade. We were suppose to be in a one bedroom suite, without a view of the ocean. We noticed the one bedroom suits when we got there, those suites are like garden apartments, facing away from the ocean. Our upgrade room had a wonderful ocean view, very spacious, and perfectly peaceful. It was actually a three bedroom suite that had the smaller bedroom doors locked.
We were so close to the beach you could throw a stone to hit the sea. The Beach was beautiful, clean, and very romantic. Akumal Bay is a short walk north up the beach, it took 15 minutes, including our sight seeing. Bring water shoes.
The restaurant upstairs is outstanding, great affordable food (except for breakfast), good service, and fantastic ambiance. Seems breakfast is more expensive everywhere down there.

turtle lovers location

Close to beach with lots of turtle activity. Isolated with limited facilities. Restaurant not great. Staff friendly and helpful but limited knowledge of English. Masses of mosquitoes and no nearby shop to buy repellant or bite cream.

WORST "Hotel" EXPERIENCE EVER! :((

WOW, what a way to start a vacation. I am befuddled as to why this hotel is so highly rated based on our horrible experience. We arrived at the "villas", only to learn it is a TINY, deserted building right off of the main highway. When we arrived at around 7pm, the place was completely deserted... as in not a single person was there except for the lone front desk woman. That should have been the first red flag. We checked in through a plastic, slotted motel window (in retrospect, this should have been the second red flag). As she walked us to the room, we could barely breathe because of an incredibly intense sulfur smell, apparently due to bad plumbing. We came around a corner, only to learn that our "beach front villa" was in the BASEMENT, with a single small window looking into concrete. The room itself was filthy - dirt everywhere, cockroaches in the bathroom... we didn't think it could get worse. We then learned the alleged "great location" was in fact the middle of no where. You are over 30 min walk from ANYTHING (food, water, restaurants, etc). Realizing how horrible our situation, we immediately called Expedia and they were able to find us a new hotel. NET-NET: DO NOT STAY HERE unless you have a fondness for sleeping with creepy critters and enjoy filthy, deserted motels.

Nice property on the beach

Property is very well kept up, the unit was spacious, clean and well stocked. The grounds are also very well kept up and the location by the water is great. There's two pools, including one kiddie pool. This is a good spot if you're looking for a condo setup (full kitchen, bedrooms, etc), especially with kids.

The hotel staff was helpful, but the staff is small and it's not the same as a full service hotel. Breakfast was functional, but not great.

It's a gorgeous beach, but the sand is a bit rocky and the ocean floor is rocky. Better for snorkeling and kayaking than swimming.

Great hotel

Loved this hotel and the staff. Our beachfront/ocean view suite was lovely and the grounds are well kept up (and very lush!).

Because the hotel is set back a bit from the beach, the ocean view is somewhat obscured by trees, etc. The pool and restaurant are also set back in the grounds. Lush, but no ocean views.

Belated Honeymoon

My husband and I had a wonderful 5 night get away for our belated honeymoon at Las Villas. We chose this hotel because we did not want to be at a big resort near Cancun.The staff was incredible and views were amazing. There were a few families there with us, but we didn't mind, they were all quiet and respectful. We stopped in Playa Del Carmen on the way down from the airport and picked up some groceries and alcohol. The kitchen was well stocked and we were able to make all the food and fruity drinks we wanted too. The only downside, as mentioned in other reviews, is the rocky entrance into the beach. However, we found once we braved the entry into deep enough waters, the snorkeling was amazing. All kinds of fish and interesting vegetation. Quick drive to Tulum and Yal Ku. I would recommend the hotel to anyone. Can't wait for our next trip, it would be a great family reunion hotel.

Nice, Quiet Hotel very close to the beach

We had a great experience at Las Villas Akumal. The staff was friendly and very helpful. We loved how quiet it was and far enough away from the resorts (too many people), yet close enough to walk to Akumal beach to do some shopping, get a facial, and for my son to scuba dive. Many more activities there as well. We will stay there again if we return.

This is a beautiful place with a wonderful setting. The staff was great and the entire place was very well maintained and cared for. The only complaint I had was that the beds were not comfortable, but other than that, it was great.
