We had 4 of us doing a golf trip, we had booked 2 rooms with 2 queen beds in each room and they said we could not get that they only had rooms with 1 King available and they would put a Cot in there to help. The room was not very comfortable once the cot was added as it couldn't accommodate another sleeping space. When we checked in they gave us tickets for our travel golf bags and said they would transfer it to our rooms once ready as we would be out golfing when the room became available. We got back after our round and our baggage was still sitting beside the bus stop and hadn't been moved so that was beyond frustrating that this wasn't taken care of as offered. The food was okay we always just did the Buffet option and the breakfast was always good the Dinner buffet was just okay, not as many options.

We very much enjoyed our stay @ Sian Kahn. Here is why. This property is smaller than the other Bahia Principe properties. Our room was literally right at the 3 pools and restaurant there. We had very little walking. So close to the main lobby, buffet and spa. Yes, the shuttle (which were is good shape and safe) took us to the other properties whenever we wanted. Those properties have more walking and yes, they are beautiful and more modern. For us, we wanted very low key and to rest, rest, rest. Excellent massages!!!! We went to the tequila tasting Very fun. Pastor was our host that night very funny. We had so much tequila it was very very cheap for the amount we got. He also made sure our buffet experiences were perfect. We also went to the Fire dancer party. What a party many many many tequila shots were had and good dancing fun. Sian Kahn is exactly what we needed this trip. Could the rooms be modernized? Yes but, are quite adequate and very quiet. 1000% would come back.

It’s listed as a 5 star but it’s more of a 3 star resort. Food was mediocre at best. After our stay in Princess Yucatán in Sept 2025 (which is a luxury 5 star resort with exquisite food), we were excited for the food and the restaurants, but it was such a let down. Buffets were bad to mediocre. The steakhouse was so terrible.

Now saying that, the à la cartes are better quality. The Alux was the best and most delicious food I had there so I would recommend that restaurant. The seafood is good, Maiko was good, the smoked BBQ was good, Brazilian was ok. We also had 2 stomach aches during our stay. Could be attributed to food quality and cleanliness.

Oh and nothing is open late. Buffets and room service are closed at 10:30pm. There is a snack bar open till 1am. And breakfast ends at 10:30am.

The room was very basic and only had a bed sheet, no comforter. You had to request blankets and they were flannel blankets. You could hear the music from the pool blaring at 11am. So no sleeping in if that’s your thing.

Beaches are meh. Lots of seaweed or rocky. I got a bunch of sand flea bites all over my legs (about 40 of them), so bring bug spray.

Aside from that the rest is good. Beautiful pools, lots of activities to do in each resort and I still had fun and a great experience. Oh, and the crowd is older so if you wanna party you have to go to the other resorts, mainly Tequila, Coba and La Hacienda. Great place for drinks, pools and activities but not for food. Hope this helps.

This is our 3rd year going there. Because we have had such an amazing experience the previous two times we had been there. All the staff from the Bar tenders, wait staff, activity staff, the trolley drivers, and house cleaning were absolutely amazing!!
The food was so delicious!
The only complaint we had was trying to get smaller bills so we can tip the staff. There seemed to be a shortage on $1 bills
We are already planning on going back there next year. We have highly recommended to all our friends and family. You totally treat us like kings and queens. Was wonderful the staff made it so relaxing, the only decision we had to make was what to eat and drink.😊 the Bar tenders and waitresses were so amazing the would usually have a drink for us even before we ordered . That was so shocking because they are taking care of so many guests. 😊

My only complaint is about the actual room: The rooms could use a bit of updating. It would also be nice to have one room with two queen beds. I travel often with my adult son. The options are twin beds or a king bed with a couch bed. The couch bed was terrible, did not open and sub par for such a wonderful resort. Even so, I would go again!

The property is old, depressing, and smells strongly of mildew. The drinks are not of high quality, and they try to charge for everything. The front desk staff is incompetent, the food is of poor quality, and the location is very far from the airport—making the cost of transportation to get there exorbitant. Although it belongs to a lower category, . I would not recommend the Bahia Principe Luxury Sian Ka'an.

I have stayed at this hotel twice before and it has definitely gone downhill. I don’t even know where to start. We stayed for one week. On arrival we were told we were being upgraded as we were hotel.com gold customers and our booking came with a free upgrade. We were very excited about this until we got to the room. Damp smelling, musty and workmen working all day and all night in the garden of our garden access room. Absolutely no privacy at all. On top of that our bed was rickety and old and as we were quite near reception we could hear the entertainment as if we were in the front row, which was pretty annoying after travelling over 16 hours to get there.

We had a great stay at Bahia Principe Luxury Sian Ka’an in the Riviera Maya. Upon arrival, we were pleasantly surprised with an upgrade to a superior suite near the lobby, which was spacious and conveniently located within easy walking distance to the restaurants and buffet.

The food quality was excellent for an all-inclusive, with plenty of variety and solid dining options. We also enjoyed having access to the other Bahia Principe resorts via a quick shuttle ride, making it easy to spend time at the beach and take advantage of additional amenities. Dinner reservations and excursions were easy to arrange, which kept the trip stress-free.

The Hacienda Market on property was a big plus and made souvenir shopping simple, with lots of options available without leaving the resort. For our final night, we upgraded to a penthouse suite, and it was absolutely worth it. The rooftop jacuzzi and open views of the Riviera Maya sky were the perfect way to end the trip.

Overall, Sian Ka’an offers a relaxing atmosphere, great food, and convenient access to everything you’d want for a Mexico getaway!

Great trip at huge sprawling resort. Been many times over the years.
They are becoming more money conscious at the resort and it is tiered facilities now.
Stayed at the luxurious adults only, and was able to use all facilities, everywhere.
Met lots of dusgruntled people who weren't 'luxury' and had restricted access to some areas. You clearly only get what you pay for.
Also why should I pay $30 extra to go to an evening 'pool party' at one of the Lobbies, when I am all-inclusive? Evening entertainment was still very good.

We paid just over $400 per night and found the experience did not align with how this property is marketed or priced.

We’ve traveled to Mexico many times across a wide range of resorts, and this was one of the most disappointing stays relative to cost.

Our first room had a strong cigarette and insect spray odor. The bathroom floors were visibly dirty, the shower head sprayed toward the wall and door, the curtains did not fully close, and the bed had only a thin sheet with no proper bedding.

After requesting a room change, the second room appeared cleaner but had a persistent sewage/urine odor and significant noise throughout the night. Early morning construction directly outside the building involved loud hammering that disrupted sleep.

Several in-room items raised concerns, including shampoo that appeared diluted, lotion with an off or spoiled smell, and towels that did not seem clean.

Dining was also problematic. Multiple dinner reservations were lost or incorrect, and during the stay I became ill with symptoms consistent with food poisoning, which prevented us from enjoying amenities we had paid for and required purchasing medication on property.

The accommodations did not resemble the photos advertised online, creating a noticeable gap between expectation and reality. At this price point, the experience did not deliver what was advertised.

While this is a wonderful property, it is not safe. We had cash stolen from our room. We would have put it in the safe, but it was not working and repeated requests to have it fixed were never answered. To make matters worse, security came in and, without our permission, started searching our room, including asking us to open our own wallets. In other words, they were insinuating that we we making a false report. Days later, they said they found no one entered our room because no key card was used. Keep in mind, housekeeping here routinely keep doors wide open in rooms while cleaning, or cleaning nearby rooms, often leaving them unoccupied with the door open. On our return we found out that the Canadian Government and U.S. State Department have issued travel advisories in this area due to crime. I will add that the resort itself is beautiful and quiet.

This was my first time to Mexico, I will start by saying, We Will Be Back. For the hotel, the staff was exceptionally friendly. I would suggest seeking out Eduardo in the main lobby. Very knowledgeable friendly and helpful, but everyone was. We were at the back of the complex, near the party pool. All of the guests were friendly, polite and everyone seemed to get along well. The hotel was very clean and tidy. We ate mainly at the Cenote Snack bar, because it was convenient, and the food selection was quite adequate. In fact, the hotel was the only place we ate. There are more options, but we didnt need them. Quite frankly, we never made it in 5 days to anywhere else, because we were quite content at the hotel. We did take Eduardo's advice and go to Chichen Itza...that needs a whole review to itself! My only real suggestion is take plenty of cash. We like to tip, and getting cash from atms never happened because all our credit cards have securities on them even after informing all of them we were going. We could use the cards, but at no point in 9 attempts were we able to pull cash either from credit nor debit cards. We were there 7Nov to 13Nov, personally being a shoulder month, it was beautiful, not to hot but not cold either. It did rain a coupke of days, but temps in upper 70s to low 80s made the rain pleasant and enjoyable.

It was freezing so I called the concierge and they told me the heat didn’t work. I don’t enjoy being cold at night so I was cold and stuffy.

My room also didn’t have a tub and I like to take baths on vacation. I had to let the hot water run for 15 minutes.

All in all a great stay but some hiccups.

I've been traveling to this area for over 20 years and this hotel is my new favorate hotel to stay at in the Cancun/Playa Del Carmen area. I truly enjoyed how relaxing the stay was. The staff is the best at this hotel, they are super kind and attentive and truly happy to help you and make your stay better. I do feel this hotel is great for adults of all ages but it's not a huge party hotel which I prefered.

The property was fine, but not what I was expecting. First, I booked this hotel for the garden suite based on the pics of a secluded garden hot tub and private lounging area. The pictures were not an accurate representation of the space AT ALL. There is no privacy or secluded area. The hot tub was very much in the open for all other guests or staff to see, so we never even the space. When we got to the room I called downstairs to ask why it looked nothing like the pictures and was told “we don’t control what pictures Expedia uses.”

The room was ok. The bed wasn’t great, pillows were awful and towels were scratchy. The thermostat in the room never dropped below 22 C (71.6 F), no matter how low we set it. Most times the temp was between 22.5-23.5 C (72.5-74.3F). It legitimately took 10 minutes for the shower to come to temp. None of this was terrible, but it’s also not “luxury.”

The service at the hotel was NOT what I’ve come to expect from travel in Mexico. I return to Mexico again and again for the genuine warmth and hospitality of the people. While several of the staff members were very nice, there was a general apathy and even curtness among many members, especially front desk. Several times I asked about amenities or logistics and was either given the wrong info or flat out told “I don’t know” with no attempt to find out.

The property is beautiful, quiet, & safe. Pools are stunning. Food was fine. Overall it was fine but I won’t stay there again.

I liked that we were able to visit the other three resorts under the Bahía name. Our stay was at Sian Ka’an which boasted an adults only but it was actually geared towards retired people. We spent most of our time at Akumal, better pools and swim up bar. The staff were lovely. However the food didn’t impress and the drinks were just ok. I had higher expectations for a Bahía resort but ultimately left disappointed.

Our trip had a terrible start as our flight was canceled the night before and we were scrambling trying to get there on Saturday, May 17 and ended up not being able to come until Sunday, May 18.As far as the room is concerned. We had an ant infestation and when we called the front desk, they told me it will be 45 minutes before someone get there. The gentleman that came spoke no English, so I ended up taking the bug spray from him and spraying myself Because he was acting like he was scared to spray. The shower could’ve been big enough to allow for two people to shower for the romanticism. The rooftop hot tub should have some type of cover so that the sun is not blazing on you. It was very uncomfortable sitting outside With no shade. The air conditioning barely worked in our room. Thank God for the two ceiling fans. When we first got there, we tried to make reservations for the other restaurants and they were fully booked for the whole week. We realize that checking every day between three and five, some reservations were canceled, and spots were open and available. The casino could have a lot more of a variety of gaming tables. The food at the specialty restaurants was OK to pretty good, but the food and a buffet was really good. The food at the 24 hour snack bar called the Cenote wasn’t all that great and I found a bunch of fruit flies hanging out in the salad so that was a big turn off.

This hotel is only a “branch” of what’s offered. Bahia Principe has a couple of other locations that are interconnected here and the best part is, that you can enjoy their amenities even if you aren’t staying at the hotel! Their location is great. You’re staying in the jungle and still get to reconnect with nature. Food was delicious at their buffet and they even have a 24-hour restaurant that also had great food. There’s so much to do here, and would 1000% stay here again. My only downside is that I wish there was more advertisement on the events or shows happening. They have an awesome app, and maybe it was just for me but it wouldn’t load any information. If there are postings of scheduled events/shows that would be awesome. And if there was, maybe front desk can include this during check-in. Like I mentioned, there was so much to do and having this information available makes it incredibly easy to plan. Instead of finding out last minute. :) this hotel was truly a great experience and would recommend it to anyone. It is right in the middle of Tulum and Cancun but secluded enough to avoid the high traffic of tourists. Theres wildlife roaming the area which is a great plus for anyone looking to reconnect with nature.

When we arrived they had our room in the club house area, which was away from the resort, nothing in the area, the pool was under construction. Didn’t like the room, so I had them give has another room outside the pool area in the main resort. The resort room was hot, the AC didn’t blow cool throughout the day. So if you wanted to take a nap you would sweat and be uncomfortable. FYI no beach you have to take a shuttle to another resort Akmul to enjoy the beach. We definitely wouldn’t recommend this resort, unless you are older and just want to do nothing but lounge around.

Staff was friendly and helpful. Though it does need to be stated there are no elevators because there are quite a few stairs to the 3rd floor

Isabell and Camila with customer service were very helpful. The food and service at the resort is excellent. We were very disappointed that we paid for a Junior Suite Superior which is advertised as 603sq ft but were assigned a smaller regular Junior Suite 495 sq ft. After 5 days of discussions with the front desk we were finally moved to a 603 sq ft room. It was very unpleasant to deal with and a poor start to our vacation. There is construction directly behind some of the buildings and the gas powered leaf blower starts up about 7:30 every morning. Sleeping in was out of the question. There is also major construction going on at the Akumal section which is where the Sian Kaan beach section is so very noisy there. The infinity pool at Akumal was a lovely place to spend our days. The carts ran regular to shuttle you to the beach or a la carte restaurants at the other sections of the resort. Other than not getting the room we paid for it was a good vacation.

The lobby staff was amazing!!! Especially Camila and Armando and Rodrigo with guest services they were absolutely amazing. Everything at the resort was outstanding and great, food, the experience, staff, hotel room everything was amazing. I will definitely be coming back with my family.

Property needs to be upgraded , why come on vacation to have back pain from extremely uncomfortable bed , horrible small sleeping pillows. Jacuzzi room is a complete lie. Don’t let the pictures fool you jacuzzi is outside in the bushes, not usable smells HORRIBLE. Security watches you like a hawk , felt very restricted not free and friendly . Drinks are horrible watered down and super sweet. The food is the only thing that was really enjoyable. There are options for everyone. Will not be returning

Loved the staff and the amenities, The Mediterranean restaurant and the 24/7 restaurant were God awful, but the Japanese and the seafood place were incredible. Very positive experience overall especially for a first timer. Would go back. The property was a tad bit outdated, but still good.

The best place to stay at in Riviera Maya. If you stay at a Bahia principe resort, you automatically get access to their other 3 resorts, enjoying more dining and entertainment options than you would at any other resort; and still under the “all inclusive” category.
The staff puts a lot of attention to details. For example: I was surprised that because my husband bought some medicine for the stomach at their pharmacy, the staff followed up with us to make sure he was ok, they set up a “bland diet” for him through our stay, in case he wanted to use it; it was truly exceptional service.
We will definitely keep coming here in the future.
