The bath drain was full of rust and the water came out brown , when my friend took a bath the whole room was flooded without the bath even being full .. they tried go say that it was our fault until the supervisor came up and saw that the the plumbing system was in fact broken, didn’t offer compensation and didn’t even offer us new towels when they clearly saw we used them all to try to clean up the flood.

2 pairs of designer sandals were stolen and then they refused to let me look in the lost and found and then when I asked for the cameras , they gave me the go around and never came through.

This hotel is a great option if you are looking to avoid the spring breakers and are traveling with family. We have 2 small kids and it was great for a family.
The room was very large and we had a ton of room, even after they brought in an extra twin beds for our kids.
There is an adult only pool if you don't want to be around kids and several other pools. We spent most of our time in the pools and had a blast.
There is a beautiful beach. They have a kid center that our kids absolutely loved.
The only thing that would make it better is the food. The food was Ok. But what do you expect when trying to cater to a wide array of tastes. We only had 1 night with a bad experience at one of the restaurants where we showed at 6 and didn't get some of our food until 8. They blamed it on my son with an allergy. We ended up taking my son to the buffet because he didn't even get his food, though they said he was to blame.
All in all, it is a good value for what you pay for.

Breakfast was always good. Specialty restraurants were a hit miss. Always a long wait for seats. And understaffed. When checked into our room the mini bar was stocked , but some of the bottled water had already been opened. Put up do not disturb, but staff came in anyways. Uneven walk ways, plenty of tripping hazards . If you are under 40 this resort is not for you. It was really lacking in life. If you are a family with kids it is for you.

The property environment was super nice, but the property was noticeably understaffed and guests were often left waiting for 20min + for service. The a-la-cart restaurants were nothing special often without desserts and again, they were understaffed and we would wait up to 40 min for a table and then another 20+ minutes before our beverage would come or we would even be able to place an order. Buffet was very good with good variety. Unfortunately wading into the ocean was difficult due to the number of large rocks just off shore.
As pretty as the property was, it was secluded, nothing within walking distance and it wasn't worth the 1.5 hour drive from the airport. We won't be back

A week of fun! We were lucky enough to wake up every morning sound of waves from our oceanfront room. Staff were friendly, helpful and very accommodating while traveling with our 1 year old. Our room was a bit dated, and could have been cleaner but was fine for us. There was a musty smell, but I feel like this is hard to avoid in such a humid climate. We loved the food and variety of options the resort offered from authentic Mexican dishes to simply meals fit for our picky toddler. I enjoyed spending each morning with a yoga class provided by the wonderful fitness staff and a delicious coffee from the cafe. If you are looking for a smaller, family friendly resort, I recommend!

The ocean was barely visible from our room and we had NO outside furniture. The room was remodeled in 2023 but it had a lot to be desired, the shower flooded the whole bathroom everytime we showered because of very poor design. The front desk woman that checked us in had an attitude and left nothing on our not getting a room before she left with anyone at the front desk, this caused a lot of confusion. The food was subpar at best, the liquor selection was awful and not anything I have ever seen at an all inclusive resort. We had our own pool for ocean view rooms but it had NO chairs and a large percentage of the tiles were missing from it. The websites states it has 3 swim up bars, LIES, there was only 1! The photos on all websites are touched up, the resort is NOT that clean and is in need of major maintenance. We would NEVER suggest this resort to anyone. STAY AWAY!

We loved our stay at the Grand Oasis! I find it hard to believe some of the negative reviews I've read about this place. Our room was brand new and spotless. It was extremely spacious and the decor and lighting were very well chosen. The shower was amazing.

The food at the resort is a real strong selling point - we loved the mexican a la carte, and maki taco was also great. Buffets can often be a weak point, but we found this one to be really high quality!

Service was amazing across the board, with a special mention to the staff at the kids club who were really lovely, professional, and caring. Our daughter loved going.

If I were pressed to find one negative thing to say, and this is very minor, some of the older photos show more stuff for kids in the pool, which seems to have been removed in recent years. (Slides, structures, etc.)

Overall, for us, this place gets full marks - we would love to return and stay here again.

It was my first time out of the country! I loved the experience, staff was super nice wish they spoke more english as some staff had a hard time trying to figure out certain words. It wasnt that big of a problem as i understand going to a different country with a different main language will be hard. Overall would definitely recommend it to friends and family or go again.

My experience at the Grand Oasis Tulum was outstanding from beginning to end. The location is absolutely spectacular—set between lush jungle and the turquoise waters of the Caribbean, offering a peaceful, visually stunning environment that immediately invites relaxation. The resort is beautifully maintained, and the accommodations are comfortable, clean, and thoughtfully designed to complement the natural surroundings.

A special highlight was Miramar Restaurant, where the service truly elevated the experience. Bella was exceptional—warm, attentive, and genuinely welcoming. Nice resort in general, however, ongoing renovation added inconvenience and the resort is fairly small with lack of entertainment for the small kids. Rooms are kept clean but were really dated. Noisy bed, rusty HVAC system, the bathtub all in cracks as well. If you want to have a selection of activities, I would avoid. If you are looking for the quiet and simple resort to relax on the beach - this would be a good choice.

GRAND OASIS… honest review here it goes grand oasis is a really nice all inclusive hotel decent food options even for picky eaters this is a good spot to go everything is decently sized not to far not to close and a bunch of pools so no one bothers you it’s like your in your own little oasis for real. Great hotel can’t wait to see what the remodeling is gonna look like

bonus also got to see a bunch of friendly little critters roaming around… first time seeing a coati. Don’t leave your room balcony open… lol

Overall the food wasn’t good. The food was better in the city but taxis were expensive. Taxis would be around $150 round trip. There were no activities or entertainment at the resort. They added extra fees to enjoy the full resort (adult pool and bar). The additional fee was not worth it. Overall the experience was awful. I would not recommend nor will I return.

We had a wonderful experience (April 2025). The grounds are beautiful, lots of pool options, the beach is beautiful. Everything is close, so you are not walking forever to get everywhere. The kids club is amazing, my children loved all the activities and the girls who ran it. There was lots of options in the buffet evey night and nice restaurants to choose from. It wasnt busy this time of year so we didnt have to wait for anything and got our spots on the beach easily. Fyi: if you book through expedia watch if the transportation from airport to resort is included, ours wasnt, we just assumed it was, so that was very unpleasant surprise. Otherwise, i highly recommend the resort

The beach is awesome. You could walk it all the way to Akumal to the North or Bahia Principe Luxury Tulum to the South. It is safe and we did not feel harassed by vendors.

Water activities are available. Even in shallow water we saw lots of fish even a shoal of like 1 meter long bigger ones !

There are many tours to choose from like snorkeling, visiting cenotes, wildlife reserves or adventure parks.

It is a no frills, clean and safe resort. We did not feel harassed by vendors.

Yet, it is perhaps too quiet, without the entertainment we saw at other resorts. The resort being somewhat smaller there are not so many a la carte restaurants to choose from.

All in all we would rate it a 3.5 star resort. If Its surroundings mattered in the ranking we would give it a 4 star though.

This is a very tired property, showing many instances of significant deferred maintenance. The attempts to repair were substandard, cosmetics such as painting were very poor, lack of drop sheets, unable to paint within the lines.
On 4 consecutive evenings we complained of construction noise in the room immediately below us despite assurances there was no construction taking place despite us providing audio of the hammer drill being used in the ceiling slab below. Rain fell during a afternoon and our room was flooded from water coming in from the intersection of the wall and ceiling over the patio door and the ceiling in the shower started to fall in. The black mould that was evident in the room being reno'd below us must be prevalent throughout the property. If a guest has mobility issues this property will offer many challenges as there are numerous elevation changes of various degrees with numerous rooms that require navigating 10-20 steps to access rooms that are between floors serviced by the elevator. The sewer gas smell was noticeable throughout the property.

The outside of this property is beautiful. It was the best part of the stay. When we checked in we were charged an extra tax for environmental cleansing tax and resort fee. This should have been included in our Expedia price since it’s advertised that includes all taxes and fees. Then the room I was given was not suitable for guests. The bathroom shower ceiling was falling apart at the seems and water was falling from it and there was several areas around the room with mold on the walls. The next day they had shut off the water right as my daughter was getting in. The following day the water flooded the entire bathroom floor and continued into the other areas making it impossible to shower. The drains were backing up and overflowing. They did assign us another room without those issues, but it didn’t have ANY view. I took it because the condition of the room was suitable and I wanted to move and enjoy my vacation. The staff was mixed with friendly and helpful people and not so friendly. Lastly, the hotel will arrange outside transportation, but not explain this when booking. I had sent a message to the hotel through Expedia asking about the hotels airport transportation and they replied they do not offer any transportation and that we will need to make these arrangements ourselves. They will arrange a taxi for you upon departure for 1500 pesos. I would not book here again. There are several other nice places around that I would book before coming back here.

The property is outdated but we did have some really bad room and had to pay taxes $65 for sone thing that was not mentioned in the booking then the water pipe broke in the room and got upgraded to better room with ocean view and changed our bracelets access to more restaurants for free and access to the rooftop and infinity pool. That kind of made our stay.

Place is under renovations and construction. Both wiped out trying to walk to the room due to poor lighting and slippery floors. Multiple bruises to start the stay and no staff concerned. No way to exchange money to allow tipping. Extra fees to have drinks in the fridge in the unit. And extra costs to dine for anything you might like - steak, seafood, etc. . Doubt we will be back not would ever recommend to family or friends. Very sad.

Grand oasis was amazing, there are some spots that could use some updating but they are such minor inconveniences that won’t even be mentioned. The food at this location is top notch, and the staff are very polite. The room was very clean, we had hot water, a working tv and a flushable toilet. For the price of this hotel, that’s all you should ask for. The beach is amazing and so is the snorkeling. There are a family of raccoons that I have seen mentioned on the other reviews. These guys are so friendly so cute and bother absolutely no one, other than asking for occasional treats. Would definitely recommend and will definitely come back to stay at this resort:

The staff here are wonderful, friendly, welcoming and super helpful!! I cant say enough about them! I was there on a solo vacation and Arcardio made me feel welcome and he was fun to talk to! Unfortunately, the building itself really needs some repairs and remodeling. I feel like I stepped back in time- my room felt like I was in the early 2000s. They were doing construction on the unit 2 doors down and doing some random touch ups when I was there like retiling the floors-- feet from my door. At an all inclusive, you dont really expect the BEST meals-- well here dont expect the best food. Its mediocre and everything tastes like its microwaved lol. but what do you expect at these type of resorts. There wasn't much entertainment options except in the sports bar with karaoke with kids. We did have one might with live music and that was wonderful with dancing! The staff made sure everyone was having a fun time! Again-- the staff was what made my vacation fun and enjoyable! I will probably not be bak unfortunately unless they do some remodeling and renovations and have some nicer restaurant options- sometimes you never knew when a restaurant was open or not.

We arrived on my birthday, my husband ordered flowers to be in the room when we come in. They charged us for it but didn't bring flowers. Then we scheduled a dinner at the beach and were advised to visit a presentation of new rooms, where we spent 1 hour and 30 min of our vacation listening to subscribe for starting with 10 and up to 50 years coming to the oasis hotel chain in the specific frequency for vacay. It was the worst experience I ever had!!!! The only food was good. The deck in the room was damaged up to the point when nails can get into your feet.

We love pool with bar by the ocean,very beautiful view,nice beach area and gorgeous ocean.Staff always clean beach area from sewage.On the left side there is rocks inside the ocean,but right is just sand,so you don’t really need water shoes.Property is old and need to fix ceiling in the lobby and buffet area there is leaking.Our room was beach front ,very nice views just one step from beach(first floor)but faucets is very old and rusty.

Stay at your own risk. This property is not worth staying in even if it was free. The only thing that is beautiful is the beach. The food, service, customer service, cleanliness, odor etc. No one tends to care at all when you vocalize concern with any issues. On my 1st day I booked a dinner in the beach which they said was in a private area and day of the dinner it was located in the area where you enter the beach and the shower and pool. They refused to move the table and the only accommodation provided was to eat inside. I decided to cancel and they had the audacity to try and charge me until I asked to speak with senior management. I always try to see the light in it all and the only plus was the company I had that got me thru staying there. We decided to check out early because it just was’t worth staying a day more.

The property’s lobby was great. However upon arrival the rooms were dirty the air conditioning did not get cool. The restaurants were limited and not open throughout the day with very few selections to choose from. Before dusk raccoons were out everyone all over the resort. Which made walking around the resort at night a scary experience. The raccoons were aggressive and wondered in the outdoor restaurant. This was the worst all inclusive resort I have ever experienced

Really nice resort, beach is beautiful, staff was really amazing n helpfull at all times.
Only complaint i have is that the resort is super boring, nothing to do other than just go to the pool n beach. Music is really low and boring, no entertainment nor night shows at all, the dj that play music at night is bad, music doesn't even make u wanna dance. Maybe is just because grand oasis just acquired this resort about 7 months ago n is going under new renovations but at the moment this resort is not for us. Is 25 minutes away from tulum n if u order a taxy at the front they try to charge u 380 dollars which is insane. Honestly the resort is kinda for old people or people that doesn't want to be around other people. Just my opinion

The only thing that we enjoyed was the beach.
However, be aware that there is no lifeguard on the beach and there are no flags that tell you if it’s safe to swim. We saw huge sting rays and even a reef shark while snorkelling right close to the beach. It was a poor choice for food in the buffet. When we were trying to get the better room, the staff showed us the worst room. They didn’t try to do give us better room even if the hotel was almost empty. A lot of mosquitoes at night. Have a bug spray with you , otherwise you will have to buy it in the gift store for $30

HAS Potential But needs major improvements. Property has rust and is worn out and the worst part is the food quality just simply disgusting. I seen a roach in my bathroom. The only good thing was that it was in the beach and the pools were amazing ! The room set up I had was nice as well. But they can do better !!!

Worse place that i ever saw, they made us wait 4 hours to have a room ready when we arrived the room was with black mold all over and smelled filthy, the sheets looked like they were never cleaned and the bathroom had a used shampoo bottle. they didn’t gave us our room after 4 hrs (around 7pm) they made us wait with no food or water because “we didn’t had a bracelet” and without a room there’s no bracelet. Pools are dirty and with paint coming off, the ceilings had huge holes all over in multiple places and “water or something was leaking out of it” so far I’m still waiting for my money back but it seems like they don’t won’t give it back. So disappointed and disgusted by the situation

I wish I could give this review 0 stars.

I arrived at 2:30 PM, only to be told I had to wait exactly until 3 PM to check in. I ended up waiting for almost 2 hours, finally checking into my room at 5 PM. The issues were relentless from check-in to check-out.

I don't know what was worse: changing rooms three times because none of them were cleaned properly, not having a working phone to contact the front desk or room service—forcing us to walk there for every request—not having hot water and dealing with low water pressure, or the toilet not working correctly. The hotel staff were not accommodating and offered lackluster responses to my complaints about the rooms.

Additionally, while this resort claims to be \"all-inclusive,\" they desperately need to update their website to provide accurate details about restaurant and bar opening and closing times. Many restaurants and bars opened at 11 AM and closed at 7 PM, but this varied day to day. In other words, menu and bar options felt very inconsistent.

I have traveled to Mexico many times before, but my stay at this resort has been the worst vacation experience ever!

Beautiful beachfront hotel. Amenities are great and the all inclusive restaurants and bars were great too. They have planned activities for the family as well. It is located about 5-10 min drive from an adventure place to visit cenotes. Staff is friendly and helpful, they know their business is customer services.

The bad experience started at check-in. We were given the wrong room type and were told that the room “type” we purchased was not guaranteed, but rather something that would be given IF AVAILABLE, which, of course, was not when we arrived. The registration supervisor Mariela said she would see about moving us to a king room the following day. The temporary room had zero hot water and the shower was barely a trickle. Our “fully stocked” mini-bar was completely empty. We DID get moved to a king room the next day and while it as much better, the issues persisted. We got only one face towel at a time. Multiple calls and requests resulted in still only getting one face towel, on two of the days we got none!

The food was, honestly, excellent, as was the service in the buffet; however, after day 4 of our stay, huge groups started showing up so the wait for a table during meals got incredibly long as did the wait to just get a drink order. The Coffee/Sports Bar service was excellent as well but she was alone most days and had long wait times. On one of the days the power went out and another day there was no water in the main building so all the toilets were dirty which was disgusting.

The property has a lot of potential but the beach area needs to be cleaned regularly or trash is everywhere. They have one lonely older gentleman trying to tackle all the seaweed on the beach and it’s too much for just one person. Anyway, we won’t be staying at a Grand Oasis property again.

It is a very nice hotel, safe, with an excellent work team, it has a lot of potential, but in my opinion it needs some maintenance, such as improving the air conditioning system, the water pressure in the bathroom etc.. small things, the food at The buffet was good, the only thing I didn't like was the coffee in the buffet , but I could have a nice cup a coffee at the cafeteria.

I enjoyed the Miramar restaurant. The buffet had a nice variety of options. The dining staff team was super nice and attentive. There were plenty of pools and easy access to the beach. It was very quiet, not crowded because it was the off season. It was extremely close to the theme park, the Mayan Ruins and the town. The taxis/transportation was easily accessible, as well.

I traveled with my 6 yo daughter for my 40th birthday. I booked 4 nights but checked out the next day! I have stayed at the Grand Oasis & Pyramid in the past so I expected the same quality. I was wrong!! I stated at the Sens, “updated room” was still very old and dated. The bed was old and I felt the springs. The pools were dirty and it was 11 am & staff still not cleaning the pool or lounge chairs. Lounge chairs had bird poop on them. I’m used to resorts out by 7 - 8 am cleaning the pool and facility. The Buffett was small the food was bland & limited on selection. The beach area is rocky so my daughter couldn’t enjoy it. The doorway to enter my room had ants all around the door and staff did not care to spray the black ants away. The atmosphere was very boring, it did not feel like a resort but a low budget hotel. I would NOT return. I ended up booking at the Pyramid in Cancun. Turns out Grand Oasis is a franchise. Do NOT book if you are looking for a clean resort and or a luxury all inclusive vacation! Grand oasis Tulum refused to refund my money even though I was not happy with the resort. This is not a luxury resort.

The property itself sits on a really nice part of the beach. In fact you can get some awesome snorkeling. But the property itself is run down and the buildings are all under renovation it seems. It looks really bad. Limited Staff and really only limited options of food. If we didn’t have sens upgrade then we would only have one breakfast option and like two lunch options and only four dinner options. The food is okay but the Miramar which is an upgrade is amazing. Miramar has the best staff that really know how to wow the people. A few to name are Aldo, Alejandro. Antonio. There was this really horrible waiter named Santos. Santos was bitter, mean and just not a people friendly type a guy. Beware the air isn’t all that and we had rolling blackouts so make sure to turn your air conditioning back on because it turns it off. This place doesn’t have the bells and whistles like others but it’s a quieter place with less people. Beware of the welcoming committee they will offer you a breakfast or lunch and talk about making you members and promise not to get mad if you say No thank you! But they get mad. Save yourself the hassle. But if you want $150 off an excursion make sure at the airport you get some quotes and they will match it for your time. Anyways hope you enjoy this review.

This resort was amazing! Loved that there were so many pools and kid friendly. Also having beach access without having to leave was another bonus. The food was good but our favorite was the Mexican restaurant that is included in the all inclusive. There was a great variety of alcohol and the flavor did not disappoint. Thank you to all the staff we will definitely be back. Lastly don’t forget to tip the lovely staff!

Grand Oasis Tulum

I stayed at Grand Oasis Tulum from May 11 to May 16, 2024, in a Junior Deluxe room with beach access. My experience was neutral overall.

Pros:

Beautiful Beach: The beach was stunning but marred by significant amounts of rotting seaweed.

Excellent Staff: The concierge and front desk staff were attentive and friendly. The spa staff also provided excellent service.

Cons:

Room and Building Conditions: The rooms and buildings need renovation. Issues with mold and water leaks affected overall comfort and cleanliness.

Limited Activities and Engagement: The resort lacked engaging activities, especially in the evenings. Staff seemed more focused on selling time shares than enhancing the guest experience.

Seaweed Problem: The seaweed significantly impacted the enjoyment of the beach area.

Conclusion: I would not recommend Grand Oasis Tulum for those seeking a typical resort experience. Despite commendable staff and spa services, the room conditions, maintenance issues, and lack of activities were disappointing. Look elsewhere for a more engaging and well-maintained resort.
