This hotel was very nice. The location is perfect only one street away from the beach. It has a restaurant attached on the first floor. And it is in a perfect location. There is only street pay parking and a garage. Both come out to $50 each for a day. Not too sure about the garage if it’s per day. The hotel had very good ac / fan. There was a small gym basic. The pool is a decent size next to the restaurant. I stayed with my dog and they were very friendly. Overall I would definitely and will be staying here again. But prepare for Miami drivers and that’s coming from a Houston driver. I don’t see how any room can have a beach view though. But i don’t think it matters as the beach is very close. And it has room service. A smalllll mini fridge. No microwave in our room. The restrooms were nice. Loved it

A great find in Miami Beach! Convenient location, close to the beach and restaurants. We ate at Tiki Fish N Burgers in the hotel which was very good. The staff was so kind and always greeted us with a smile and said hello to my dog, yes they are pet friendly which is wonderful. The suite was very spacious and comfortable. Can’t go wrong with Circa 39, will stay again for sure!

No daily service. Had to retrieve towels and empty our trash. Check in was not allowed until 4:30 PM. Significant resort fee - this is not a resort. Room small. Quality of room is somewhere between Motel 6 and Hampton Inn. Location is good.

Hotel location was very good. Restaurant staff were friendly with timely service. I felt service at the front desk was lacking. They provided minimal information on check in. Not friendly when approached. The room was outdated. Coffee for the room was the bare minimum. We had to ask to replenish and were given 3 coffee pods, no extra cups. We had a garden room, however you could not see the garden.
Pool was nice, however due to nearby construction very loud, not relaxing. Short walk to the beach, chairs, towels and umbrella was provided with ease.

Phones didn’t work in the hotel, staff was mediocre at best. Restaurant staff was great. Housekeeping staff kept entering room despite do not disturb sign being on door multiple times a day, over multiple days during the CFP natty weekend. Nice location, super small bathroom and room. Floors are sagging and building likely needs rehab. Good location and decent value but probably wouldn’t stay again

We got a room advertised as a \"courtyard view\" that overlooked a construction site and AC units (no courtyard in sight), with mold/gunk in the shower and frayed, old furnishings and decor. The pictures and descriptions on the website were frankly misleading.

What's more, the heating in the room wasn't working at all (in fact, it was blowing extra cold air) - and it was unseasonably cold in Miami (lows in the 40s) during our stay. The front desk staff promised someone would fix this - yet nobody did during the 3 nights we were there. It was uncomfortably cold and made our time in the room unpleasant.

The front desk and restaurant were constantly understaffed - we had to wait at the front desk for ages before someone showed up and the poor servers (often just 1-2 of them for the whole place) at the restaurant/bar were trying their best, but were overwhelmed and service was slow.

At the price point, we weren't expecting luxury but a clean bathroom, heat in the room, and available staff should be the baseline. We contacted hotel management to express our disappointment and heard nothing back. Not sure how this place gets such good reviews!

Super cute room and a great location! The hotel is a boutique hotel, updated from original 1939 build. Solid oak wood floors, cute wallpaper and decor, with a view of the sand and ocean just a short block away. Restaurant and bar downstairs with happy hour from 3 to 6 every day. Just a couple minutes walk to the Miami Beach Boardwalk, and sand and water. Perfect location for a great price.

Front desk was terrible. We tried calling from the room and no one answered even though we knew he was sitting there on his phone. We asked to move to a different room because the neighbors were so loud. He gave us another room and just said it’s at the end of the hall. Well the service elevator wasn’t working so we had to hall 4 suitcases up and down 3 flights of stairs. It was ridiculous. Our dinner and breakfast was terrible and way overpriced. We called the front desk and used the local 305 # and no answer. In the morning we told the front desk when checking out & he said “oh yeah the phones don’t work”

We did have a problem with our room, unfortunately this wasn’t dealt with straight away which impacted our stay. All of the staff were very friendly apart from the supervisor on reception, very rude and unhelpful. The hotel is fine rooms need updating, don’t pay for an ocean view as you can’t see it. The hotel serves a purpose and as long as you don’t need anything from the supervisor you’ll be fine. My 3 stars are all for the other staff who worked so hard over the holiday period.

Great location, good access with the free trolleys to the rest of Miami Beach. Nice pool area, and the bar staff are very friendly and hard working despite often being very busy with people, the restaurant is popular most days and times! Rooms are a little dated and need some TLC. Would also recommend double checking photos are the most recent, as the lobby / bar area has changed. Noise isolation in the rooms isn’t the best, so if you have noisy neighbours… not much you can do, if you’re sensitive to that. Good air con / ceiling fan in the rooms.

I stayed here Oct 23 2025 one night. The staff was very informative, and breakfast was great. I paid online and had to pay another $100.00 on arrival even though per the booking, I had to pay only about $53.00 upon arrival. I did not like the surprise amount of an additional 50 on top of that, which I was told would be returned. It's been a month I called twice since Nov 1,2025 last time I was placed on hold until the call disconnected. In total, charging 200.00 dollars for one night is insane.

The hotel is pleasant and small. It has a pool and is a 2-minute walk from the beach. Sun loungers and towels are included in the price. The location is excellent, close to everything, including transportation and shops. The staff is very friendly and pleasant, especially at the front desk. Everything is a bit dated and in need of some renovation, but that's up to the owners. Overall, 4 out of 5 stays were a success!

I recently stayed at this hotel and had a mixed experience.

Check-in - Unfortunately, check-in took far too long. I arrived in the evening when it wasn’t even peak time, yet I still had to wait an unnecessarily long while to be helped.

Staff & Service - While some staff were pleasant, there were occasions when there weren’t enough people at the front desk. At times, it seemed like asking a simple question would mean waiting indefinitely. Communication was also lacking. For example, I wasn’t informed that guests had access to beach chairs. On my first day, I paid over $20 for one. It was only on my second day—after I noticed other guests asking about towels—that I learned we had complimentary chairs and where to get them.

Room - The room itself was quaint and had charm, but it definitely needs updating. While it appeared clean at first glance, upon closer inspection between the headboard and mattress, I found an unpleasant amount of dust and hair. Additionally, the detergent used on the bed sheets left a fragrance that wasn’t particularly pleasant, and I think the hotel should consider switching to something fresher.

Beach View - On the positive side, the beach is located directly across the street and was lovely.

Overall, while the location was good, the lack of communication, slow service, and attention to detail with cleanliness made my experience less enjoyable than it could have been.

We stayed for a total of four nights and we were pleased with the hotel. Upon arriving we were informed the pool was not available to use due to maintenance. This was disappointing as we booked the hotel with the idea of going to the pool during our stay. Aside from that, we enjoyed our stay. The cleanliness of the room was a bit concerning, the shower seemed it was not scrubbed down enough and the wood floors felt dirty upon arriving. We did enjoy the option of having a restaurant on the floor floor and the amenity of the beach lounge chairs and umbrellas on the beach. They also provided beach towels to guest. We also appreciated we were able to check our bags after checking out and had a couple of hours before our flight.

Over all, we very much enjoyed our stay and would consider booking again on our next visit to Miami.
