The property is located right on Pink Street. Luckily, our room is located behind the building, so there's no noise. If you are a light sleeper, it might be difficult, since the bars in the area close really late (past 3 am). The location is very convenient. It's close to the metro and within walking distance to most attractions. The hotel does not have an elevator, and our room was on the 4th floor. It was a daily exercise climbing up those stairs and the hills in Lisbon. For the money and the location, it's a good value.

Heck in staff were amazing. My husband has issues with stairs so we were moved from a higher level floor to a lower level and he helped us bring our luggage up the stairs. That gesture was very much appreciated.

Room was clean and nicely decorated. Bed was comfortable and shower was great. Some street noise but it really don’t bother me.

The lobby could be cleaner but everywhere else we visited was very clean.

As much as we appreciated the amenities and the staff, we will not stay here again. The location is incredibly convenient, but it is on Pink Street...the nightlife spot of the city. Crowds, music, noise until 4 am is just not our speed anymore.

Rooms are small and not at all private, so ideal for families but not really groups of friends.

The bed in the loft area was incredibly uncomfortable and hard to access.

We knew there was not an elevator, but want to be sure others do as well. The uneven stairs are no joke as we get older lol.

Overall, we had a good stay in a very convenient place with a lovely staff.

We stayed one night before cruise and our room was on the 5th floor. There was not an elevator in the hotel so we carried our luggages to the top of the hotel. The room was very small. There was not a bathroom door, only a glass wall between toilet and bathroom. Also a broken curtain on the window. Because of the negative comments, we did not take a breakfast while booking. The reception was at the first floor and the furnitures are very old, neglected and and the tables were near the reception. The hotel was in a central location but it was not safe in the night.

It is a very funky hotel! Made up of old bits and pieces. The staff are lovely and very helpful. There is no elevator! So we needed the help of the staff to carry our suitcases up and down. We had asked for a lower floor room and were given a room on 3 which we didnt quite consider that lower floor.. the breakfast was lovely, fresh fruit, cereal, scrambled eggs, bacon, cold cuts cheese etc.
The room was very clean, but very spartan the bed was comfy, We dont drink coffee and found the coffee machine very inconvenient and di not want to run up and down 44 stairs to get tea in the breakfast room every morning. Now the worst part, we were in a front facing room, a back room may have been better. We got very little sleep because the night life on the street in front of the hotel started around 9 pm and ended around 6 am
So, dont bring a lot of luggage with you and bring very good earplugs if you want to stay there. They also arranged a car to take us to the airport.
The location is good, it is on Pink Street, the hop on jop off bus stops are close. It is easy walking to old town and has a huge market close by.

The room itself was okay but very compact. The shower and WC were tiny and not very private! Staff were great on check in, they allowed us to check in a bit earlier. We didn’t have breakfast or use the bar at all. We were on the 5th floor with no lift and dangerous stairs. I wouldn’t recommend this hotel for anyone that has a heart or respiratory condition or for anyone with mobility issues. Location though was great, in the heart of the city, close to the river and walking distance to most places.

This property is fine for a budget traveller. However, when booking through Expedia it’s stated all costs had been covered. This was not the case and I had to pay tax when I arrived. The staff were great. The property could do with some love.

Odd bathroom, probably better for a single person.

This place was perfect location wise, we loved the central spot right on pink street worked perfect for our overnight before our flight. The room itself is on the 5th (6th counting ground floor) no elevator as is common, so keep that in mind if you’re lugging luggage. The room itself was neatly decorated but small, hardly a path around the queen bed. Probably easier for a single person or a very cozy couple like us. The real kicker was the bathroom, all glass. And I do mean ALLLL glass, including between shower and toilet. There is only one sliding privacy glass panel which means your partner from the bed (only other place to be in such small space) gets a partial show of your business. We found this quirky and hilarious for one night, but only one night.

Im used to resort style stays. This property was nothing like what I’m accustomed to but it was awesome! The location is dead center of the infamous pink street. There are tons of bars, restaurants and shops within minutes. for such a busy area, we couldn’t really hear the street noise at night which was truly surprising. Be aware there are no elevators and the decor is quirky, but clean. There is also air conditioning in the rooms. Lastly, make sure you truly like the person you are staying with as the showers and toilet are not quite private. Enjoy!

Very solid choice to stay near the waterfront

I really enjoyed my stay at this hotel. The neighborhood is a bit rowdy with lots of bars, but the rooms are high enough up from the street that you sleep with great comfort in a very cozy bed. The shower is excellent; the hotel staff were the kindest people I interacted with in Lisbon; there is free water and coffee replenished daily and the employees seek to accommodate every need - early arrivals, late departures, etc.

For example, I had the odd request of needing a tool to fix my damaged luggage at a very late hour, and the maintenance staff jumped into action to accommodate, saving me much time and expenses.

Downside is no elevator but can't complain about that in this price range. The A/C seems to have a mind of its own but thankfully the weather was not too extreme.

I truly enjoy the location of this property. I like the space and it was centralized to everything that we needed to experience in Lisbon. The staff was very friendly. Rooms are very rustic and cozy yet modern and up-to-date. Stayed in two different rooms and both were just wonderful with modern amenities. The only thing I did not like is they have no elevator. My rooms were on the 4th and 5th floors and walking up them everyone stops takes a deep breath with a sigh and continues the journey. It was rather funny. I will say the hotel staff was more than willing to accommodate you regarding bringing your suitcases up for you so that isn't a problem. This boutique hotel sits right in the middle of Pink Street where you can dine outside, dance at a nightclub or purchase yummy Pastilles de Nata with an espresso. Walking distance to the river, stores, street festivals, subway or train station, so much accessiblity to everything. Doesn't have much of a hotel restaurant so to speak so plan on eating at one of the many restaurants nearby. I would definitely stay here again just pack a lighter suitcase next time.

We had a horrible experience here. The walls are incredibly thin and all we could hear were our neighbors having sex and there was no hot water from the shower.

There were no other rooms for us to switch to so we were forced to leave and pay for another hotel. We were told at the front desk to reach out through WhatsApp to the manager to request a refund, in which we were told we would get a refund through Expedia. When we reached out through Expedia, the hotel denied the refund..

I would’ve considered giving this place a better rating if they were able to make this right for us.

Pretty good location, right at the start of pink street. If you are looking for a quiet location - this will not be for you though as the parties rage on till well after 3am.

Service was great, everyone was super friendly. Rooms were clean and they gave free water and coffee which was a nice touch.

No elevator, so if you have full luggage it is a mission to get it up the stairs. We stayed in a double room and there is no privacy, so if you are traveling with a friend make sure you are super comfortable with them. The w/c and shower are right in the room and are super small.

The staff were all top notch. Friendly, helpful and courteous. The breakfast was a good value with lots of choices and flavours. If you are looking for a party location then you are in luck. The hotel actually sits on Pink Street. So there is lots of late night partying. This can be done high for families but we did not hear too much from our room.
The room was tiny. The family rooms are very small by North American standards. You can’t even open your luggage anywhere but on the bed. The bathroom had glass walls so no privacy at all. We all used the bathrooms by the front desk for most of the week. There was a strong odour in our room that we were not able to get rid of. This is a very old building with some recent updates. Right in the heart of old town. Time out Market is a 2 minute walk and worth it. Good stay.

The location is ideal for newcomers to Lisbon. The staff were super friendly and offered great recommendations. The optional breakfast exceeded expectations! (We recommend it)
The room was clean and lovely. If we were to change anything it would be to have a place for luggage/belongings & perhaps a wall between the bathroom area and the bed. Also note, there is no elevator.

Not sure if it was washed.
The wired smell in the room bothered us. The location was the best. We walked everywhere.

The hotel is very cute and clean. Great location for anyone wanting to stay up until 4am! Partying can be heard all night which made it difficult to sleep after traveling. Our room was on the 5th floor... 92 stairs up from the ground floor to be exact! Definitely got our exercise! Walls are thin so if other guests have their TV on or are talking loudly it can be heard. Breakfast was okay. Lots of variety. We liked the boutique feel of the hotel but would hesitate returning because of the outside noise.

262 Boutique is a very quirky, fun hotel that is in a extremely convenient area. The establishment is located on \"Pink Street\" (Important to tell taxi driver) which is vibrant with lots of younger people (especially at night) and a abundance of good restaurants. The management of the hotel are accommodating and friendly. I recommend getting the offered breakfast as it is always fresh made with good coffee and fresh squeezed orange juice. The rooms are European in style by very modern and comfortable beds. some have complained as this is a walk up property but if you are in decent shape, you exercise routine is covered... LOL.

Great location but nooooo elevators. Be prepared for night life around till the wee hours. Otherwise it’s great!

Excellent stay!

Brilliant stay.

The location is fantastic and the room was very well equipped with everything you'd need. The only downside was that the noise from the local clubs did bleed into my room. However this never woke me up.

Next time I visit Lisbon I'll be staying here!

Excellent stay, right on pink street nightlife, if you like that thing , lots of noise outside but could here nothing , no lifts ,so stairs will be a problem with older people, but i found it no problem, excellent stay

The amenities were great. We had everything you would need in a kitchen and the bathroom conditioner and soap were amazing. The disappointment was the area. This hotel is not family friendly. There are bars everywhere, cool, but not when traveling with children. They also promised two king size beds, we got a queen and full instead.

We stayed 5 nights and enjoyed our visit. The staff was friendly and check in and check out were efficient. Room was up two floors. We did not see an elevator so that may be a problem for some. A boutique hotel in an old warehouse or factory building. Left some of the original walls and the ceiling in our room was very high. Bathroom arrangement was a little different, but all functioned well. Bed was very good. Breakfast was available, but we did not try. Plenty of space in the room, however the walls were a little thin. Only issue might be that you are at the end of the party street (Pink Street) and music is played until early in the morning, so if you are a light sleeper, it might bother you. Also, if you are up in the morning prior to the street being cleaned, the street is very messy and dirty (although that is no fault of the hotel). We enjoyed our stay at the 262 very much!

We did not like that we had to come three separate time to the place to check in because nobody was at the reception.

We did not like that the staff was not helpful with our luggage even knowing we were on the 5th floor.

The parking situation is awful even though the hotel indicate free parking. It shouldn’t say anything as it is next to impossible to find any downtown lisbon.

Also didn’t like the location good for single people wanting to party though.

We did like that they left us a bottle of wine for us as they know we were celebrating our honeymoon.

Excellent room, very interesting rustic decor, clean and relatively spacious, extra raised bunk bed opened up lots of space below. We were looking for an extra bed for the kids and that was perfect. Full size fridge, microwave, even oven and Nespresso machine with coffee capsules which came quite handy on the last morning before early departure to the airport. Stuff is super friendly helped with the begs as stairs are very steep especially after the 3rd floor. We asked for a breakfast box on that last morning and the cook prepared tons of tasty options for each. Daily breakfast is excellent too! Convenient location within a pleasant walking distance along the waterfront to Praca do Comércio and from there to all other destinations. Definitely recommending!
