Location is the best part of our stay. Staff greeted each time we entered and left. There is great hot water despite what some said. Downfalls are noisy street, smell of smoke occasionally and room had a stale smell.

This was the worst hotel experience I have ever had, in fact I wish to enquire how I can claim compensation. Nothing worked, and I mean nothing. I wasn’t able to wash for three of the four days due to firstly, no shower gel/cream, and secondly no hot water. Apparently if you are the last of three rooms to use the hot water there is the risk you’ll remain without. They know full well that there is an issue but continue to allow guests to stay there.
Finally on my last evening they moved me to another room. Three hours after I vacated the room (201) I decided to see if they had put other guests in and they had - a mother and daughter. The hotel purposely put people in there knowing full well there were problems with the hot water.
I made sure I filed an official complaint in the complaint book and then posted to the appropriate authorities.
Avoid, avoid, avoid avoid at all costs

Room was pretty decent, staff were nice and mostly helpful. Place was clean though kinda old. Biggest problem was NOISE!!!! Noisiest hotel I've ever stayed in, hollow walls, ceilings and doors. And the street noise is just ferocious, including drunks that leave nearby bars at even 4 AM yelling at top volume. Not even ear buds with white noise would tune it out.

This was a terrible hotel. After a long haul flight we had to wait for 4 hours to check in and when we did the room was so hot because the air conditioner was broken. They saud they would move us to another room but the next day was Sunday and they dont clean rooms and couldnt help us. We had to open the windows at night to get air into the room and the noise outside was unbearable. It was the worse hotel I have ever stayed in and at $200 a night we should have been refunded. Stay away from this place.

What you are seeing in the website is definitely not what you get. Our 1st room was Hot & the air conditioning did not work. They moved us to a very small room after that. We feel that we did not get the room that we originally paid for. You get 2 towels & a floor mat that is it! No wash clothes, hand towels or extra towels. The bed was not a king that we purchased. It was basically a box spring that we slept on. 2 very small pillows & 1 scratchy blanket. The shower water overflows so you would have to get wet, turn the water off, soap up, & then rinse off. For 2 people you were given 1 water glass. We would give this hotel 2 out of 10. Very uncomfortable place to stay. The location was good as it was right downtown. That’s the only thing this place has going for it. Even the cab driver that dropped us off was questioning if we really wanted to stay.

This is a basic apartment in a good area where you can easily walk into several areas for eating, drinking, shopping or transport to see further afield.
The room had everything needed; a bed, shower toilet, clothes rail, fridge and Aircon.
There was a window in a corner of the room overlooking an internal fire escape, so almost no natural light/view.
Staff were very helpful, we had an issue with Aircon and it was fixed within hour.
Overall everything you need if here to see Lisbon and not too worried about any luxuries.

The room seemed like it was not ready to receive guests. It was a bad fishy, humid smell when we walked it and we tried opening the windows, and the outside space they have smelled even worse. They also had mold on the ceilings and when I pointed it out someone painted over it. Will be adding pictures on google. I didn’t get any refund or nothing. The room was really bad. It was toxic to stay in a room like that. I do not recommended.

The location was very central, which made it convenient for getting around, but also meant it was quite noisy at night. Between the sound of trams, people partying, and nearby construction crews, it wasn’t the most restful environment.

The balcony lights from outside also shone into the room at night, and while there were blackout curtains, they didn’t fully block the light. There is also only one layer of curtain so if you wanted any natural light in (which you need because the lighting in the room is so dim), anyone is able to look in.

On the positive side, the room was clean and the staff were kind and responsive whenever we had requests.

There was absolutely no air conditioning in the hotel. We kept going downstairs to advise the front desk and they kept saying that they would reset the unit. They reset several times and still it was extremely hot. At one moment, we went downstairs again and told them that we wanted a refund since there was no AC and All the front desk receptionist said was that he could give us a mini fan very very disappointing. I looked for other hotels to just check out and leave, but there were none available. The Shower unit was also broken. It sprayed water all over the place. We could not open the cabinet underneath the sink in the bathroom. Everything was bad.

The entire building has a very unpleasant smell, but in the room the smell was unbearable. The ventilation system did not work properly, we could not sleep comfortably in the room between the smell and the heat. We were not provided hand and face towels and had to go ask for them in the morning. They did not even provide toilet paper in the rooms where our friends were staying.

Location is perfect for anyone looking to explore downtown Lisbon. Literally steps from the waterfront, the commercio square, the pedestrian-friendly neighbourhoods and also the busy pink street. Value is unbeatabe especially when you add the buffet breakfast, which was great. The rooms were very clean and modern.

We had 2 issues in our room, hence the 4 star rating: neither the AC or the safe worked. They offered to change rooms on the second day but we declined because we were only staying 2 nights. Our kids were in another room and had no problems.

One important note: the Uber app does not direct its divers to the front door of this hotel. Likely because Rua Arsenal is a narrow 2-lane street with trolley tracks going both ways. So no lane for a driver to park without being on the tracks. This caused some confusion when our uber dropped us off from the airport a block away at Placa Municipal and we had to ask around to find the hotel.

I would stay there again and recommend this hotel.

The location was excellent.

At check in our room was missing a remote control for the air conditioner and there were only 2 towels in the bathroom (no hand towels or bath mat towels). Once we got a remote for the air conditioner (which was visibly dirty), we discovered it turns itself off every 30mins or so, we asked the staff if this setting could be changed and they said they would look at it but it was never fixed. This made for unpleasant sleeping conditions as I kept waking up multiple times a night due to the heat and stuffy air and had to turn it back on. Opening the window was not an option as it smelled like garbage and fish outside and flies buzzing around. Additionally our shower drain was partially clogged and would back up and flood the bathroom if you had the water at full pressure.

While we did love the location, but I am not sure I would stay here again unless it was a colder month and the air conditioner was not needed.

The location is good—walkable. It’s a bit tricky for Uber or Bolt to get to because they’re technically not allowed on the block the hotel is on. So I have to get off around the corner and walk over. The bathroom is a bit old, there’s mildew on the caulkings. The bathroom is big but the shower is tiny. Walls are not soundproof—you’ll hear ppl talking, having sex, the pipes between the wall. You can hear ppl walking upstairs. It’s loud and unfortunately it’s not a great space for light sleepers.

Was a good little apartment but a few things to consider. The internet didn’t reach to the bedroom. Also for some strange reason there were a lot of mosquitoes in the room at night and we had to keep killing them. I’m not sure where they were coming from because we didn’t open the window and I didn’t see any in the city. Other than that it was a big apartment and a good location. But there was construction in front of it so Bolt had to drop us off pretty far away.

The property was so close to everything and the metro stop and many bus and trolly/tram stops. It is very convenient however it is on a very loud street. We struggled to get our air conditioning to work night one so we had to sleep with the windows open to get a breeze. The beds were not comfortable at all.

Soap never left in shower as it seems it did not work. To make it even worst cleaner never left any toileteries. I had to go to receptionist everyday and report this and was given some toileteries. Really disappointed with this hotel.

Nice room, but too noisy - Hotel in wrong location

The size of room was adequate on the only positive side.
The service was not so good, towels were replaced only after asking at least twice, even if left on the floor in the morning. Breakfast served after 8 in the morning, which is too late when on a business trip.
The comfort in the room was terrible and it was almost impossible to sleep. Air conditioning continues to stop without a reason and, more importantly, the room is upfront a secondary street which unfortunately has tram passing by until half past midnight and then starting again before 5 in the morning.

The Aresenal Suites cant pretend to be a hotel, because it does not operate as one. It’s rooms are large and the location is great. Then troubles follow. The sheets are cheap. One towel had holes. No soap/shampoo in shower dispenser. And noisy. The noise level on the 1st floor won’t let anyone sleep. It’s louder than nyc during rush hour, Asking for a different room caused even more stress. The staff is rude, I’ll prepared to handle anything and beyond repair. Any change is met with an excuse to ask for more money. When I complained about the noise I was told: “the web site clearly states that this is a noisy hotel- but despite that you chose to stay here. If you want a quiet room you have to pay for that”. Probably the worst stay I have ever had. I was so tired I could hardly function. No sympathy, care for customer service nothing. Clean, I would rate a 3/10. Fixtures missing. A tv hung so high it would make little sense to watch and furniture that looked to have come from a dumpster. Old and tarred is not in fashion now. Would stay far far away from this nightmare if you want to enjoy your vacation or at the very least sleep.

For the price this hotel was really great ! Newly refurbished with a fridge and kettle. However the bathroom was slightly dirty when I first arrived with dug on sinks and I had to hold the kettle plug into the wall for it to work. The cups and coffees didn’t get renewed either the whole time I stayed there and there was no milk. However I’m sure if I just asked they would have happily assisted with that. The balcony view was a bonus, very nice. At night however it was noisy to sleep if the balcony door was open as the hotel is on a road. The staff were extremely friendly and helpful ! Overall great service and I would stay there again.

The suites are very well located, only 5 mins walk from the metro and with various shops and restaurants close by. It was great to have a mini fridge and kettle in the room to make some coffee and tea and keep fruit and milk cold. It is right on the tramline making connections easy, but unfortunately it makes it a bit noisy during the tram operating hours, so pack some earplugs if you are a light sleeper. The airconditioner made the room comfortable and it is well decorated and clean. The shower head needs some maintenance, so I hope it will be fixed for the next person.

The location of the hotel is very convenient and the staff is friendly.
The room is bright and clean enough. But, the window of this room
faces the street with tram traffic, and in addition, right under the
window, on the roadway there is a hatch with an iron cover, which
rumbled as cars drove through it. Above it, the pillows were very
hard, high and uncomfortables. So, we did not sleep and did not
rest.

The hotel is overpriced for what it is and too noisy to sleep between 3 & 6 am when the clubs empty if you are in a street facing room. Tiles missing in bathroom & holes in the towels. Simply not what you would expect for the price.

No room when I got there. Water damage so they said. Moved us to a cheaper hotel in a bad part of town . No compensation for a much cheaper room. Sorry and a taxi ride is what we got for a paid room. Not happy with them . They sent us to a dive hotel. And then that hotel would not tell me the price to stay.

Good location, nice staff, interesting renovated room. The hotel entrance is just a door off a busy road, very small reception , no lobby. It has a lift! Our room was quiet because it was at the back but our window was small looking at an internal wall so the room was quite dark. Biggest problem was the bad smell in the room, even an air freshener didn't help!!

Also - I left my $30K wedding and engagement ring after we checked out - I realized at the airport I don't have the rings and we called the hotel and the front desk lady took me to the room and give me my rings. Affordable Gem in Historic Lisbon

This location is an excellent hub to getting around Lisbon. All public transportation, including the airport bus, are within a 2 minute walk. Major sites are accessible by walking as well. There's some late night noise from outside but that's inevitable almost anywhere, just close the windows. Very safe and affordable. The staff was very helpful in addressing our requests. Definitely recommend

1.We were only given one room card between the three of us. When we asked for extra one, we had to pay €1.50 more. We’ve travelled a lot but we have never been charged extra for another room card.
2.There was a damaged power socket. Despite reporting it on the first day, the management team did nothing to fix it during the four nights we stayed there so we couldn’t use the fridge or kettle. I have enclosed photo evidence of this.
3.Towels are very tired and broken. The lining was coming apart and the bottom of one of the towels had been ripped.

Very disappointed for this stay, how could it rated as 4 star?

Great location for a stroll through old Lisbon

I have stayed here before and liked it so I booked again just for a one night stopover. The location is great for strolling around the old town though I needed to sleep and it was a bit noisy on the first floor (though this is probably to be expected in the centre of Lisbon on a Friday night). Most of the noise was from fellow returning guests. I stayed on the fourth floor last time and the room was nicer. Staff were very friendly. Wifi was a bit weak.

Awesome staff, location and accommodation

Lost and iPad and staff returned it to me. Clean rooms, great location, friendly staff. It's near sights, the water, great food and places to go out. Would recommend to anyone.
