I’ll start by saying that the bedroom was a little dated but very comfortable and clean. The bathroom had been updated and was very nice and clean. The staff was very nice and helpful when we had to get a few items (towels and a hair dryer). Now for a HUGE issue that I encountered with the property. This property was extremely smoker friendly. When I booked the room I checked to see the policy (always) and on Expedia the information said that there were “designated smoking areas”. There was no smoking allowed in the rooms; however, the whole property had two rockers with a cigarette butt container between the rockers - to service 2-3 rooms. There was a gentleman that was often smoking right in front of our room. He was there morning, afternoon, and evening. Many times I couldn’t leave my room or even open the door because the smoke would seep into the room. I had to wait until he was finished and left before we could go out. We were on the 5th floor and there was no way to get to the only elevator without walking past him. I did talk to the front desk lady about this and she said that they could smoke outdoors. I already knew this as I had looked up Tennessee law - so I would say that although it was a public outdoor corridor - the smoker did most likely have the legal right to use this area. My problem is that the hotel didn’t see fit to have any outdoor space that was “smoke-free”. I can only use my inhaler every 4 hours so I had to be very careful. Pics attached

You get certificates to eat breakfast across the street at Regan's House of Pancakes, which the coupon gets you all you can eat pancakes and a drink at no charge. If you want to upgrade to the buffet it's about 6 dollars per person including drink.
A lot of the rooms have already been upgraded and are very nice.
The pool is very clean and they supply the towels at the pool for your convenience.

Breakfast was good although it was off property.
Housekeeping was sporadic at best. They changed our sheets one time in five days. Towels were difficult to get without calling front desk. I feel they needed more help for the size of the property. We cut our visit short by one day.

Great stay at The Arbors in Pigeon Forge! Clean hotel, and the location is perfect — everything is within walking distance. Free breakfast (pancakes & coffee) is across the street, or you can upgrade to the buffet for $6. They also have free donuts, fruit, coffee, lemonade, and sweet tea available all day, which was a nice bonus. Wi-Fi was good and parking was plentiful. Only downside: there's just one elevator for the whole hotel, so it's slow — we ended up taking the stairs to our room on the 5th floor. Still, a good experience overall for our family of 4. Would stay again

The hotel was very clean and for an older hotel you can tell they take a lot of pride in their property. The landscaping was beautiful and the room was very clean. We did find that the pool was quite small and as such, very crowded most days. I also did not care for the shower. It was almost like it was missing a door (though I think it was intended to be that way). My family enjoyed the breakfast at Reagan’s House of Pancakes (the free pancake breakfast was by far the best choice). My kids also liked the free donuts, slushes, and s’mores available. I liked the proximity to everything - especially The Island. We would probably stay here again.

The Arbors was an affordable stay in a great location near the Island. We did not use the pool but enjoyed a comfortable room and breakfast! My only criticism was the room smelled a bit, sort of a combo of air freshener and mildew which was strong at times. Also alot of folks hanging outside of the rooms smoking and such, quite a bit of noise outside our room late into the night but we made do.
The beds were comfy, staff friendly and location fantastic! We would likely stay here again :)

This is a clean, well maintained, older hotel. We enjoyed the free Krispy Kreme donuts, fruit, lemonade, and slushies. The coupons for the free pancakes as Reagan’s was a nice bonus. We always paid the $6 to be able to enjoy the hot breakfast bar but you wouldn’t need to. The coupon gives you 3 large pancakes.

The pool area was nice as well as the rocking chair areas on the balcony. Our only complaint was that they allowed smoking in the common areas of the balcony. We had to walk past smokers to get to the elevator. If you have allergies or asthma, this would probably be a deterrent.

The staff was super friendly as well as the maintenance workers

We would stay here again.

The staff were super friendly, welcoming and helpful. The property was dated with bedding/room decor and no usb plugs for cell phones (which most lamps in hotel rooms have), but rooms were clean and spacious. We did not get time to use the pool facilities but seemed to be a beautiful area. Breakfast was not offered onsite but rather directly across the road. The free breakfast is 3 delicious pancakes with coffee/tea or you can enjoy the buffet which offers EVERYTHING for $5.99/person. Overall very nice hotel for the price we paid.

The property was nice. The rooms were very cute! Housekeeping on the first day didn’t clean our room because they said I had a do not disturb sign (it was on another room two doors down) the front desk agent even called me to verify that I wanted our room cleaned and I said yes and she asked about the sign, I said I don’t have a sign on our room. Again that’s on another room. It seemed no one knew how to check room numbers. We were gone all day and we come back and room isn’t cleaned at all. I called front desk to let them know and he said he would send somebody up. We wanted to take a shower so we were kind of wanting to do that right away (we had came back from the water park) so I finally found someone myself and they cleaned the room since it was taking a while. Other than this incident everything was good. The location is pretty good because it’s near everything on the strip. Breakfast is across the street; but it’s free for only pancakes if you want to the buffet it’s $5.99 which isn’t bad because it’s a good amount of food. It’s very quiet and the rooms are spacious.

While the room was clean and sufficient, and was updated in some ways, the property of hotel did not leave a good impression. The hotel looked very old and outdated. The elevator was super slow and filthy. The walkway was narrow and the balconies were almost impossible to sit on. If you had any leg length at all you would not have been able to sit in the chairs. Our view was of a dirty river behind the property.
We appreciate the staffs attention when checking in and out. The hospitality area was well stocked. We got a good nights sleep, however, because of the overall condition of the proposed would not recommend or stay again at this place.

The property was decorated cute and maintained in a clean manner, which I very much appreciated. The main problem I had was with the breakfast. Since I was traveling with three kids, I always pick a hotel that has a breakfast. Unfortunately, upon arrival the hotel gave a certificate to go across the road to get free breakfast- free pancakes. I like staying on premises rather than to load up three kids to leave for breakfast. The hotel had fruit and donuts on property, but no orange juice or milk or cereal. And nothing hot. And, unfortunately, the breakfast across the road (we went one day) is only pancakes, but no fruit or milk was included in that either and no protein. There was a buffet at the restaurant you could buy for $6 each plus $4 milk or juice. I call that bait and switch. It was a huge inconvenience to go over there and pay for juice, milk, and the hot breakfast foods that were protein that I thought would be included. So if you’re traveling with kids and depend on the breakfast being included you may want to call around and see who has a “hot breakfast on premises”. That’s what I’ll be doing from now on. It’s in the details!

I especially enjoyed the immaculate garden areas with beautiful flowers and landscapes all around. There were many statues of playful children and birdhouses with doves and pigeons flying around. It lent an atmosphere of tranquility.
The pool was also landscaped well with a wall of falling water. Breakfast was a voucher for the Reagan pancake house across the street with your choice of a free pancake breakfast with coffee or for $7.00 more, you could get the buffet which was very good.
Staff were also wonderful . Everyone was kind and courteous and really seemed to care for the people they served.
The only complaint, if you want to call it, is the lack of electrical outlets. And the WiFi were we were wasn't very good. But a notice explaining they were updating many rooms explained the renovations and hopefully the very few problems. Will definitely be back.

Very clean property and room, comfy beds, heated pool that is open 24 hrs a day, hot tub, kiddie pool, fresh Krispy Kreme donuts and good coffee, icees, and drinks in the lobby 24 hrs a day, and friendly staff. Excellent location for all things in Pigeon Forge. Our stay included vouchers for free pancake breakfast at Reagan’s Pancake House across the road. You can pay $6 per person more and upgrade to the breakfast bar. The food is really good.
I highly recommend Arbors at Island Landing.

Second Stay here, Was just as great as our trip a year ago, The room was clean when we arrived. Staff was helpful with any questions we had. Pool is always clean and one of my family's favorite parts.
