Excellent hotel, clean, spacious rooms, polite staff. Screens on windows allow a cross-breeze. Can hear calming waves in the distance. Great location, steps away from the beach, near the main park, close to the bus station and the pedestrian 5th Av. Would also like to commend the hotel for not using air-fresheners.

Casa Melissa is a clean , budget hotel , that is well worth visiting. It is not luxurious , but it’s location alone, is worth your stay. It is located facing Parque Fundadores Playa del Carmen. There are 7 rooms on the ground floor , with the remaining 26 on 2 upper floors. My ground floor room had a patio , and it faced a small , but nice pool. It had a safe deposit box and refrigerator, with maid service daily. The air conditioner worked extremely well. Plenty of hot shower water. I had no view of the beach or ocean due to a 5 foot wall by the pool . Staff was friendly and they will guard your baggage if you arrive prior to 3 pm check in. They offer a buffet breakfast at a Brazilian Steak House about a 5 minute walk from the hotel for approximately $15 USD. It is well worth this price. Again, the location is perfect. Steps away from the Cozumel ferry, public beach, ADO bus terminal , and the main tourist street, Quinta Avenida . There are daily activities in Parque Fundadores which can be load in the evening. Rooms facing this park might be affected , but my room towards the back of the hotel , had no noise issues.

Staff were fantastic, location was great, loved the tub and room was very spacious. Bed was super hard and pillows were poor. A/C was not working. I really loved how you could leave key at desk and go to the beach and not worry about having any thing 'misplaced' while at beach.

We had such a great stay at Casa Melissa! Everyone we encountered was very helpful and friendly. The building is older but the staff works very hard to keep it so nice. Our room was serviced everyday. The location to everything is perfect. We took the ADO bus to and from the airport. The bus station is less than a block from the hotel. The ferry is less than a block

Staff were lovely and efficient upon check in. Room was not what we booked. I booked a king suite and we had 2 double beds. The headboards are not attached to the beds and banged repeatedly against the wall every time we turned. My husband rolls a lot so we didn’t get good sleep. The mattresses are a little hard and the pillows were way too large and firm for our liking. We arrived at midnight and did not ask for anything to be fixed so not sure if they would have moved us or not.

The only reason I gave this hotel two stars is because of it’s proximity to the beach & 5th Ave location is incredible. Where to start… First off if you are renting a vehicle this is not the place to stay, as you have to park about 10 minutes away, it’s around $300 pesos a night for parking. Then you have to bring/carry all of your luggage on the bumpy roads. It’s not what I wanted to be doing on vacation… the room itself I’ll post a video and pictures. I think I took it was decent nothing fancy but not bad. The shower water pressure was terrible. I was told not to put any toilet paper at all ever in the toilet, which is interesting because I think a toilet is for toilet paper, but if I did put any TP in there, it would just clog up, so I adhered to the instructions that were given to me. The bed is extremely uncomfortable very hard.

Some positives to throw in here are the people that work there are very, very very nice. Everyone is polite and kind and helpful. I’m sure I’m missing some things here but overall the location was fantastic, and for the money to be on the beach, it might be worth it to somebody, but it’s not worth it to me. I’d rather pay more money and stay in a nicer place. Lesson learned.

Our room was on the first floor steps from the pool with a large patio. Pros: it is very close to the front desk. Con: there isn’t a table and chairs in every room...ours didn't have one. We got tired of sitting on our bed to watch tv, check emails, or other functions you'd be more comfortable doing at a table. The room was spotless and the beds comfy. Staff is super helpful and kind. The location of this hotel is the best...we were about 100 steps from ADO buses/5th Ave, where many people arrive into Playa, the beach, and the famous city park with the iconic sculpture. The ferry to Cozumel is 2 blocks away. We only had one night where noise was an issue from the beach. Locals had set up a pop up music event and it was still going at 7am. We stayed 21 nights, so that’s to be expected at some point. There are a couple of things you should be aware of that don't deserve a 4 star rating...the internet is aweful. You have to constantly unplug and plug it back in the reset it several times a day. The pool, although pretty, is just a cooling off pool, not a true swimming pool, but you are steps from a beautiful beach...do you need a pool!? It also needs some care...sand on the bottom and tiles coming off. I never saw it getting cleaned in the 3 weeks we were there. Rooms have a small fridge with a freezer that isn’t big enough to store a bag of ice in, so we had to buy zip locks to stow in the small space. (No Microwave either) Summary: worth booking we’ll return in 2027!

I was pleasantly surprised with my stay at Casa Melissa. Mainly because I was concerned about it being so close to the main tourist street Quinta Avenida and the noise and partying. It wasn't as noisy as I thought it would be. The staff was very friendly and welcoming, and the room was clean and comfortable.

The hotel is practically on 5th Ave in Playa del Carmen. It’s walkable, there’s always food and something to do nearby. It’s not quiet but that’s expected! & we were totally fine with that. The rooms were very clean and it had AC although we didn’t really need it. Would def stay here again.

We arrived late, around 10 PM. Check in was easy and the room was clean. The room was warm, as the A/C was off when we arrived and it took a couple of hours for the room to cool off. But overall it was good for the price.

The location was perfect as it’s in the Parque los Fundadores and close to restaurants and the ferry. I got there early and was able to leave my luggage while I took a day trip to Cozumel. I was traveling alone with my toddler and felt very safe. The staff was great in helping me get a very early morning shuttle scheduled to Cancun (separate price).

Had all the simple basic necessities. Bed is very hard, it felt like we were sleeping on a boxspring rather than a mattress. On our last night and day of departure we had no hot water for a basic shower. Otherwise it is very clean and the location is perfect!

A great find on the beach at the south end of 5th Avenue just across the street from the Parque Los Fundadores. Easy access to everything! Our room had an ocean view with amazing sunrises from our balcony and was unexpectedly quiet given the close proximity to 5th Avenue and the park. Daily housekeeping, wi-fi, A/C, bottled water, mini-refrigerator and coffee maker made our stay effortless and enjoyable. Great rates, too!

We were in town for business and I was pleasantly surprised at how well the place looked and how helpful the staff was. It’s close to the beach so you have that “beach” wear feel, but overall it was a great stay and I’d recommend it.

We would stay here again. This was a lovely smaller hotel which was central to everything - buses, collectivos, food, bars, beach. For being so central it was also quiet - no night club noise ! The hotel has great sound proofing - we did not hear anyone in adjoining rooms for the 2 week stay! We had a couple of issues- our shower broke for 48hours, but the staff let us use another room to wash while it was fixed. The cleaners do a fantastic job at this hotel, it is very clean. Bed a little hard but that’s preference and we slept well. Room spacious. The hotel does not do food, but there are shops literally within a minutes walk, and the price could not be beaten - very reasonably priced for location

We really enjoyed our 2 week stay @Casa Melissa. You couldn’t get a better place so close to the beach at this price. Staff was great, very attentive, and friendly. Rooms were clean, comfy beds, and a nice shower. Not a fancy place, but amazing for the price. You are so close to everything in Playa Del Carmen, without the noise from nightclubs. I would definitely stay here again.

Very nice location right next to: the Central Park with many live cultural activities, the ferry. No parking! Several block walk to paid parking which is risky. They are very strict.

Location,Location,Location This was our 4-5th stay, we have stayed at other hotels and locations but this is the one we like the best and we now stick with, the partial seaside 3rd floor rooms are the best with the bricked domed ceilings IMHO, it was our 25th Anniversary and they went the extra mile to make the room nice with heart balloons and love swans from towels and a nice message, also the views from the balconies are amazing overlooking the central square and the beach and sea with a view of Cozumel in the distance and the Ferry Terminals about 300 yards away but you can't hear it just see it and all the people coming and going, if you enjoy people watching this is the spot, yet mostly quiet enough to sleep or take a nap at any time there are maya dance shows during the day 10-11 am and stop around 7-8pm in the square but not too loud, the hotel is located 5th and Juarez so about 50 yards to the hotel from the ADO bus station you can take from and back to the airport for $12.50 USD each way and 20 yards from some of the best powdered beach in Playa, also the AC worked great.

I had spotty wifi throughout the stay. The staff was quick and helpful in resolving it initially, but the problem persisted.

The room was okay. There was a mini fridge that didn't work, a coffee maker but no coffee or any coffee apparatus. The door was hard to lock and unlock without pushing it.

The staff made up for the few things that didn't work in the room. They were pleasant and always helpful.

Great location, but noisy. Not what you want if peace and quiet is what you're looking for. 3.5/5 for me.

Great location if you want to be near the action. Can be a little noisy as there is so much going on. Get an ocean view room on 2nd or 3rd floor. Very clean. Walk out the door to shopping, restaurants or the beach and the park is right across the street with street performances etc. Ferry to Cozumel is steps away.The pool is a little small but it works. Had a great time.

It can get a little loud but it generally quiet by 10pm. The pool area was clean but the water was a little cloudy. Overall it was a nice place to stay within that budget.

If you are looking for the perfect location. Steps to the ferry, beach and 5th avenue then this is it. The rooms are very clean, Housekeeping is excellent. however we did not use the pool as it was quite foggy and full of sand. If we could have used the pool I would have rated a 5. We stayed in an oceanfront which is lovely to listen to the ocean however you will have an empty abandoned lot in front of your view. I still would stay here again for price and convenience to everything.

Only two small complaints - 1) proximity to square meant hours of flute/drums in the evenings (with outside doors closed), so if you want silence request a room not facing the square; 2) water pressure was terrible in the shower due to a calcified shower head. Once removed it was great, but just good to know.

The service was very good - AC was great - extremely clean - staff was excellent - I went for a swim at 8am and the beach was to myself - from my balcony at the hotel i was able to see and hear the sounds of the waves

If you want action… this is the place to be! Located right at the square where all the night action goes on till after midnight…. And daytime you are steps from the beach!
The pool is nice and the empty lot next door is green and clean!
I refused maid service while I was there just traded towels when I needed them! Still ended up having a bunch of money taken from the safe when I was out! Front desk claimed impossible… of course! I emailed manager and heard nothing! There is do much light and windows to the exterior hallway bring a sleeping mask! My kids were up at 2 am thinking it was daylight! Rock hard beds… basic hotel but location was amazing

We had a really nice stay at Casa Melissa. The hotel is right on the beach and our room had a nice view of the beach too. The hotel was also a stones throw away from la Quinta Avenida (the Main Strip) as well as the ADO bus terminal. Our room was big, clean and had a fridge as well as shampoo/conditioner etc. The staff were also friendly. Overall, everything you’re looking for.
