Great location, close to everything. Breakfast was just okay. We only got water in our room one day they told us they ran out, they also ran out of hand towels. The view from our room was gorgeous, being on a public beach it was a bit noisy but we enjoyed it

Adult couple with no children. We had a nice 4 night stay. Our room was clean as was the hotel overall. The bed was quite firm, and we slept ok, but may be an issue for some. Hot water in the shower took several minutes. Front desk staff were helpful and friendly - thanks again for the recommendation of El Fogon - best pastor tacos! And after returning hungry from a long excursion day, the manager gave me her donut!

The hotel and amenities were exactly as described - pool and beach were beautiful, and pool/beach chairs were available for guest use, with sunbeds requiring a minimum consumption. The beach club staff were friendly and didn’t pressure us to order, which we’ve often experienced at other beach clubs.

What was not explicitly stated and what compelled this review - the beach club plays music from 11am to 7pm. Our room was adjacent to the bar and it was very loud, maybe not so loud for the other rooms - but for us, unexpected and loud. If your plans include afternoon naps, proceed with caution.

The location was second to none. Right on the beach and a perfect location for walking the main street of Playa del Carmen to restaurants, shops and bars. We also walked to World Gym for a session twice from our room.

The bathroom was a bit stinky but I think most of Mexico's plumbing smells like that. It wasn't too bad after flushing the pipes out for a minute.

Beware beach access opens at 11 AM and closes at 6 PM. You eat breakfast behind a cage looking at the beach if you like to party and enjoy yourself this is not the place besides it’s outdated.

The hotel is nice but they need to do more with the facilities. There are no kini fridges in the rooms so is an inconvenient for guest that need to keep medications cold. Granted they allow to store them in the restaurant's fridge but then you are at the mercy of the hours of operations.
The restaurant's is nice and right on the beach.

People were nice but one of the girls working in the beach club wanted an extra tip, which I think was rude. The breakfast offered only eggs and extra sugary French bread. The only thing good was fruiti. The hotel is old and it doesn't look clean, everything is stained and old. It looks like they don't do anything to remodel or make it somewhat better. But the good thing is that we had our room cleaned every day and given clean towels and had our sheets changed one time.
This is unrelated to a hotel, but there was sea weed all over the beach and it produced a horrible stench.

We stayed in the 3 bedroom/3 bath apartment.The hosts are super friendly and helpful however the room could use some TLC. The faucets have calcium buildup(not a super big deal though). The apartment is clean overall but there is mold on the bottom part of the wall in the living room area. It stormed one day and we found the cause of it. The sliding door area that leads outside leaks when it rains, therefore we had water everywhere in the living room. We did inform the front desk and they came and cleaned it up quickly. The beach club is included. We did not have the breakfast, but we did swim and have a few drinks. If you dont tip very well, they will question the amount you give them which was a little rude. The person did apologize the next day and we did enjoy the rest of the time we spent down there even though it's a little pricy for drinks. Overall, it was an enjoyable stay. Location is perfect, hotel staff is amazing, the beach club started sour but ended up being relaxing.

We paid for a room with more space, two beds and ocean view. The ocean view was completely blocked the glass was extra dirty. They moved us to a smaller room, one bed and no balcony. If we canceled we wouldnt get the full refund due to their policies. It was a complete rip off. I wouldnt recommend this place to anyone. We had to park blocks away because they didnt have any parking nearby. I think the only partially good thing was the Mexican scrambled eggs.

Beautiful ocean beach view as we paid extra for that type of room. The pool area and restaurant are also beautiful, couldn't ask for more there.

Our room was at the far west corner of the property and where this review takes a hit. Very very noisy, as the sound from the park on the other side of the wall to the west comes right into the room, usually until 2am, as there are Mexican local buskers playing loud music and singing desperately for tips. There was no notice of our room being the noisy one, would definitely request any other beach front room, as the noise from the beach finishes much earlier, around 1130pm.

AC worked but the fan was extremely weak and so it wasn't very effective. One of our bed lights was broken off the wall and hanging from the power cable. But this doesn't affect the review much as the ocean view really was spectacular.

Not a complaint, as it's a reminder your far from home, but none of the staff speak English, so you'll need your phones translator handy for anything other than hi and bye.

Breakfast doesn't start until 8am which is unfortunate as most day trips you have to already be at the shuttle for then, no reason not to start breakfast at a more reasonable 7am, as the days do start and finish early there. Perhaps this works in the hotel's favor, less takers.

You get what you pay for and this was a 2000$ CDN 8 night stay, but the noise from the park was terribly inconvenient making rest limited for our eventful day trips.

Hotel OK, but Playa del Carmen not for everyone!

The hotel was OK, the general layout with the pool and beach club was good. The room was supposed to be a luxury suite but was tiny, particularly the bathroom. Towels had stains and the curtains were hanging off the wall. All that said, this was not an expensive hotel so for what we paid probably reflects all this. The general layout of the pool, beach bar and beach club was really nice, however it merged directly with the public beach and it was crazily busy and noisy. Lying on a lounger I could hear 3 different types of music at full volume, making for an atmosphere that only the best noise cancelling headphones could cope with. Not my idea of a relaxing holiday! We really didn't research Playa del Carmen well enough. If you are looking for \"lively\" and are not worried about getting any chill time then maybe you will be OK with it, but not for us. It also could be anywhere, with bar after bar and shop after shop and no real resemblence of Mexico. A few hours were enough for us and we booked a different hotel in Cozumel which was much more to our taste. For Europeans wanting to visit here for a party then you will get that in Playa del Carmen but no different than you would get in Greece or Spain. So hotel I guess OK for the money, but do your research on Playa del Carmen and check if it is for you!

The hotel is centrally located, just steps away from the beach, shopping, dining, and entertainment options. Everything is within walking distance, which made exploring the area incredibly convenient. The staff was helpful and courteous, and the room was clean. While the room lacked a coffee maker and a fridge, it’s a minor detail considering the affordable price. The breakfast is simple but just what you need to start the day, coffee was great!

After reading some of the reviews we were considering cancelling but I’m sure glad we didn’t! Check in was easy, the room was simple but had everything we needed and most importantly had a terrific view and great air conditioning! We were 2nd floor beach front and wow what a way to start the day!!! The hotel was a little noisy at night (but not the hotel itself, it was from a nearby beach volleyball tournament and locals playing boom boxes on the beach haha). I’d say it was reliably quiet from 11:00pm-7:00am which was pretty much our normal sleep schedule so no issue for us. If I had my young kid and baby on the trip it would have been a problem however we didn’t so was a great hotel! Great location, walkable everywhere and safe. Free breakfast was a hot egg or French toast breakfast with coffee and was right on the beach patio. Not a five star hotel but for the price i would definitely recommend!!

Only issue was with the beach club makesh the hotel does business with them beach loungers weren’t set early in case people want to enjoy beach early they were set up between 10-11 am

We had an issue we took an empty lounge chair and we were told that it was reserved we waited no one never came to claim it they just wanted to try and sell the lounge chair for the day. Politely they told us to f-off. We made a complaint to hotel and had a conversation with them few hours later they informed us that there was chairs available. Longer story short
Hotel stood up for us and makesh beach club were arrogant.

Upon taking the 1-hour ADO bus from Cancun International Airport to Playa del Carmen, I arrived at Areia within 2 minutes of walking distance from the bus drop-off location. Besides beaching directly beachfront, this hotel is immediately surrounded by multiple avenues of shops, cafes, and eateries. I am so thankful that Areia gives access to the beach club accessible within a few feet by the pool and daily breakfast before 11am. My room had everything I needed as a solo traveler: nice bed with great bedding, large TV with pre-built Netflix and other streaming services, small safe, simple bathroom with towels, shampoo/conditioner/body wash/liquid soap, and a desk/chair. The pool is cute and small with beach beds ready to enjoy. The only thing that I'd say is that you're obviously in the middle of the tourist avenues so outdoor music may reverb during the weekends but not disturbingly so at all. Housekeeping service was done routinely. Upon checkin, you'd get a wristband - which gives you access to the beach club open morning till early evening. Just ask for a beach towel at the front desk. I am thankful for the staff that keeps this little gem clean and safe! I'll make sure to tell my friends about this hotel.

This would be a fine place to stay for a night or two if you were paying $80/night. Not great, but serviceable for a short stop. However, this is ABSOLUTELY NOT A $200/ NIGHT HOTEL, which is what I was swindled out of for a 5 night stay.

I stayed 1 out of the 5 nights and they refused a refund for even a portion of the time I cancelled my reservation. I spent over an hour going around and around with them.

It was very loud, the pool is incredibly small and an odd yellow color, the shower head was broken and the water that did come out was warm for less than 10 min. There were drunk people yelling across the courtyard all night and you can hear every word that is said in the rooms on either side. The door to my room was flimsy with a lock that wasn’t fully operational. The “balcony” is not a balcony at all, but just a sliding door with a railing. The bar appears to be open very odd hours.

Be warned- this hotel is nothing like the pictures and much more akin to a hostel I would have loved in my 20s, than the lush retreat they make it out to be. Unbelievably inflated prices, no comfort, and very loud. Save yourself the trouble and spend the extra $20/night to stay literally anywhere else.

This hotel looks like a secluded beach bungalow but it’s right in the middle of all the business of play del Carmen. Parking is non existent unless you find a parking lot somewhere around the area. The room is small and the bed takes up the majority of the space. There is AC. The water from the faucet tastes salty like ocean water. We found a hair on the bed when we checked in. The lighting in the hotel room felt like a hospital room. For the price of the room, which was over $400, it was definitely no worth it. They close off access to the beach at 6pm so you have to go outside the hotel to get on the beach after that time. Staff was nice but don’t I recommend this hotel.

I never write reviews but this time I have to.Terrible hotel, air conditioning didn’t work and we complained twice and finally changed our room. It rained at night and the roof was leaking and in the morning the floor was full of water and all of our clothes in the closet were soaking wet. Don’t stay there.

Areia beach front hotel is the former Kinta Kan Hotel which has many reviews on google. Here’s my take on it:

Pro: Location - Conveniently located near 5th Ave and walkable to almost everything ( Ferry to Cozumel/ Ado bus stop, restaurants, shopping etc.) Also the beachfront was gorgeous and hotel guests could use the beach chairs free of charge. The Cabañas came at a cost of 500 MXN per person minimum spend on food and drinks. The pool area was nicely maintained and the bar staff were extremely friendly.

Cons - The hotel is quite old. We didn’t have a fridge in our room and the bathroom smelled like mold. The water pressure in the shower was extremely poor and the temperature inconsistent.

The breakfast options were limited to toast, beans and scrambled eggs. One day they had pancakes but otherwise that’s it. Accompanied by lukewarm coffee or orange juice. Luckily there are many food options close by and a coffee shop right on the corner.

This place didn’t have any reviews when I booked through Expedia. I was worried but decided to take a chance. The pictures of the property are accurate, but not the rooms. Our room had bugs and looked dirty. The door did not lock properly, which was a struggle. Additionally, there was no water when we arrived; it came on 40 minutes later and was very weak. I came with my two daughters, aged 14 and 24. Our rooms were near the beach, bar, and male washroom, which made me feel unsafe. There were just too many problems upon arrival, so I decided to leave!

Overall, my experience at this hotel was very disappointing. I had high hopes, but the lack of cleanliness, safety concerns, and inadequate amenities made it impossible for us to enjoy our stay. I would not recommend this place to anyone, especially families. It's important to prioritize safety and comfort, and unfortunately, this hotel fell short in both areas. I hope management takes these issues seriously to improve the experience for future guests. Also the hotel had a name change only, old name is Kinta Kan Hotel. Review aren’t good at all!

Unfortunately we had to leave the hotel 3 days early. The girl who was working the front desk said her bag was stolen just after we checked in. The website made the hotel look a lot nicer than it was. Our room had no hangers, glasses or a phone. I wouldn’t recommend it. And of course there are no refunds …

La piscina es buena y limpia, está a pie de playa literal, la habitación está bien y la ducha es muy buena.
Hay un poco de ruido en la tarde y estás al lado del portal maya que hay mucho movimiento.
Ahora bien, el personal muy bien. La chica de la recepción de la noche fantástica, me había olvidado los AirPods en la caja fuerte y volví recién a la noche y hizo todo lo posible hasta que me los consiguió. 10 estrellas para ella. Lo único malo un mesero del bar de playa que es grosero.
Pero es muy buena opción para hotel de playa

Den beste beliggenheten på beachfronten, fin sandstrand, men Pass på tingene dine vi ble robbet 2 ganger. Hotellets ansatte ble som familie, så hjelpsomme så glade og imøtekommende. Lett frokost hver dag med utsikt rett til sjøen/stranden. Hvis du ønsker en rolig ferie uten musikk er ikke playa del Carmen stedet. Hotellet stengte ned musikk i 18-19 tiden så da ble hotellområdet stille, og det var godt:-) men rundt omkring i byen er det bråkete 😂 Rommene ble vasket lett hver dag og området var ryddig. Noe oppgradering kunne ha blitt gjort på rommene, som litt mer oppbevaring til klær. Vi elsket både stemningen på hotellet og ekstra mye de ansatte❤️Ps ikke sov med verandadører åpne, pass på tingene dine overalt i Mexico‼️

La habitación con muebles muy descuidados, la Limpieza, muy mal hecha el letrero para poder llegar al hotel, ni siquiera se ve lo tapa las hojas de la palapa, no tienen estacionamiento, y tampoco te dicen cómo agilizar u orientarte para poder estacionarte, incluye desayuno, pero malo y pocas opciones
