There is ample parking, the walls of the rooms are thin and can get noisy. Was able to hear people loudly up until 2 or 3 am and being a light sleeper I couldnt sleep well, Otherwise the stay was fine.

The hotel is faceless. We somehow learnt that when we teached there at 2 am and were hunting for reception(which doesn’t exist). The room number and access code were sent out in an sms which was sitting in my unknown folder. I would have preferred an email on the same.
The priperty is nice and convenienly located. But its a very small property
Breakfast - for the hefty price, you get a a grab and go breakfast which was not below par. There is no one to talk to in the restaurant to refill stuff.
We had to call the hotel 5 times on their customer care number when the routine room service wasnt done for 3 days starting and we were running out of fresh towel and toiletaries. This was the most frustrating part.

Cabin was fabulous. All the people on the complex were friendly with each other. A shared experience watching a couple of black bears heading down the hill. Great place just a short walk to the town and all the restaurants and shops. Great little town!

Somewhat my fault for not recognizing this is sort of a hybrid Bed and Breakfast/VRBO type facility. Expedia did not really make that clear. Requires signing up for check-in web app to get entry code. No on-sight desk staff. Not a problem, but should be more prominent on Expedia listing. Promised evening dining options were not available due to apparent staff turnover. We had hoped to have a quick evening dining option that did not require driving/parking in Gatlinburg (roughly 1 mile walk) after an exhausting day. No promised happy hour. Breakfast at 8:00 consisted of muffins, coffee/juice, and instant oatmeal.

Positives - would be hard to get much closer to Great Smokey Mtn. National park entrance. Really nice room, modern log-cabin motif with small living room, clean and top-notch quality. The staff that I did meet were nice and as helpful as they could be expected given the circumstances. On a short dead-end road at edge of town and very quiet.

My wife and I had a wonderful stay. We really enjoyed the quiet on‑site bar with its great drink selection and ended up visiting every night except Sunday when it was closed. The restaurant was only open for breakfast during our stay, which was a bit confusing, but not a deal‑breaker. We loved that the property is tucked away from downtown yet still close enough to enjoy everything. Overall, it was a great experience and we’d happily stay again.

Mixed bag. The room itself was gorgeous with high end furnishings. Really enjoyed it once we got in. Gorgeous bathroom and shower. Water pressure could be better. Unfortunately the check in app link we were sent didn’t work on multiple devices and different locations and did not receive prompt response which delayed our check in by 2 hours. In addition, though breakfast is shown as included, their restaurant appears completely closed and it seems construction happening at other sites. Very peaceful and serene overall but wish we had known about the lack of amenities particularly since we intended to have grab n go breakfast available before heading out for our overnight backpacking trip.

Loved, loved, loved the fact that this was off the main drag of Gatlinberg and quiet. The room was so cool, we had a small living room that was in the log cabin style but very modern and comfortable. Also had a bedroom with a queen sized bed. Loved the bathroom with the very high \"rain\" shower.
Very comfortable and easy to get to Gatlingburg and the Great Smoky Mountain national park

no true host on site so hard to get any questions answered. Also I tried to contact the number they leave if you have any questions and it was the wrong number. The person I contacted said they receive messages all the time from The Timber customers and they have been trying to fix it so customers are given the right number. so that needs to get fixed

otherwise loved the room and the setting. Best for people without young children I think as there is no pool etc and not quite walkable to the Gatlingburg area

I was really impressed with how clean and roomy the accommodations were. Having individual air conditioning in each room was a huge plus, and they did not skimp on the towels! The location is perfect for sightseeing since it is close to the national park and the city center. Would definitely stay here again.

We stayed 2 nights. The property is right above the Main Street of Gatlinburg. We 2 adults 2 children 6/9 loved that we didn’t have to bother with the traffic and parking but we’re not in a big busy hotel.
My 9 year old described this room as “fancy” which I agree it had some nice elevated amenities, tastefully decorated and well thought out design. Texted the host for help with the fire pits with a quick response. We hope to come stay again.

Nice place was exactly what I pictures showed. Only problems were they didn’t disclose lounge was closed for season until after booked and fire pits were not turned on. Would stay again. Walking distance from the strip(wouldn’t walk down the hill it’s on) but far enough and isolated from the busy area, weird how both things can be true. Feels like a cabin in the woods with hotel amenities.

Everything was awesome. The lady working there was beyond polite and helpful. The city had some construction going on but did not negatively impact our visit at all. They kept us up to date on everything and it’s fully out of their control if it had. We did leave early Incase the winter storm got worse but over all 100% happy with the visit and how easy the walk to everything was. It was nice to just park and forget the car everything was within a 10 minute walk. And the outside fire pits were a nice touch. Won’t regret your visit here.

Breakfast included fresh baked goods, which felt thoughtful and indulgent. The hotel sits on a hilltop by a creek with beautiful views of the Smoky Mountains—peaceful and scenic. Our stay at The Timber at Holly Brand was overall wonderful! The outdoor spaces, living areas, and bedroom were all well-maintained and inviting. The complimentary breakfast was a highlight, offering a great selection and served by friendly staff.

The reason for my four-star rating is due to two issues: the bathrooms were not as clean as expected compared to the rest of the property, and the mini-split units (AC/heat) in the bedroom displayed an error code during the night, accompanied by a bright flashing LED light. Additionally, the mini-split system was somewhat confusing to operate, even with the provided instructions.

We would 100% stay here again!

Very quaint boutique hotel close to downtown Gatlinburg. Our suite was nicely decorated and even had a Christmas tree in the living room. One thing to note, housekeeping is only provided upon request, which I had missed in my confirmation. However, we were fine. There were plenty of towels stocked and the trash bins were conveniently located. The queen size bedroom was a little \"tight\" around the bed but we made do. I would definitely recommend this hotel!

It's off the downtown craziness, yet easy to get everywhere even in heavy traffic. The staff is very friendly and the manager, Kesha, is personable and attentive. Room was great! Plenty of bedding and pillows, comfortable beds, high ceilings which made things feel bigger, huge shower and double sinks. Included continental breakfast that went until 10:30 was nice, but options were pretty sparse and repetitive with additional for-purchase options only so-so as well. The fire pit areas were lovely and cozy, and never crowded as there aren’t very many units. Location was great—easily walkable to the Parkway while still tucked away from all the busyness and crowds.

Fantastic experience from booking through check out. Staff answered questions promptly prior to check in and responded to requests for towels within 20 minutes (which was appreciated, but not needed as I requested for the next day). Dinner was fabulous, staff was exceptional. Breakfast is quick grab and go, or hot food (extra cost) to order if required. Traveled with group of 4 adult family members and suite was spacious and comfortable. Walk to town is quick, tough the uphill back is very dark so be mindful of wildlife. We had a wonderful time and I would recommend to anyone visiting the area.

I’d recommend dinners at Bennett’s barbecue or big daddy Pizza very close by and have their own parking lot so you don’t have to get involved in the craziness in the center of town. The breakfast was pretty basic. It was basically coffee, muffins granola and Chobani yogurt and very limited fresh fruit. You could buy additional add-ons if you wanted to.

Excellent lodge feel and room for the mountain area. This hotel checkin was easy, clean and private. I wish we had more time to see the area more but look forward to coming back here again. Beware because when we pulled down the street first thing on the side of the road was a black bear. I thought it was fake to welcome the tourists, but nope that thing was real. Just keep an eye out when visiting the mountains as it is real you may see them. Overall a great place and stay.

Celebrated our 10th Anniversary here and loved it! Once e arrived and got settled into our premium king room we decided to extend our stay. The premium room wasn’t available so we had to move to a one bedroom suite which is smaller. I wouldn’t select the one bedroom again. Bathroom awkward and bed uncomfortable. The premium king room was superior! Bed was soo comfy and bathroom was huge! Extra pillows and blanket are supplied as well. Continental Breakfast supplies consisted of yogurt, fruit, muffins & cereal, coffee, tea & juices. There are menu options you can purchase which we did and they were good!
Restaurant was closed The evenings we were there. I was impressed to see the young gentleman who cleans, on a ladder cleaning the inside of the outdoor lights! Fire pits were lit every morning and night.
The staff were all very friendly!!
Walking distance to downtown, about 12 minutes. Steep road to walk back up so be mindful. There’s a huge parking lot at the bottom of the road with $10 parking if you don’t want the walk up the hill.
