Things went very well. The bed slep well. Plenty of linens and kitchens utensils. And the space is the right size for a single person or couple.
The place was clean but it is dated and showing wear. There were holes in the walls, one lamp didn't work in the bedroom, the refrigerator kept things cool but not cold.

The pull out sofa bed was not suited for sleeping. Lost all of it's bedding, you were sleeping on springs. Worst 2 nights I have ever had sleeping on a bed. The lamp stand in the living room is loose, slanted and falls down when touched. There is a bulb out in the hanging light over the dining room table and a globe is missing. Other than the worst 2 nights sleeping on springs in the sofa pullout bed everything else was alright.

No hot water and the water was orange. Property would never answer phone or messages to help us out. Ended up just leaving the room and went to another hotel just to take a shower. Horrible waste of money.

The poor mattresses was one thing.
The broken recliner was one thing.
The dilapidated couch was one thing.
The garbage service accessively banging every morning at 4am was one thing.
But the hot water supply wasn’t even good enough for one person to shower let alone 6 people. Cold showers was the last straw…
There also no staffed office personnel.

Room was nice and clean. Did not have a full refrigerator, only a mini fridge. Had a problem with water drainage and maintenance showed up in a timely manner to fix it. Overall, a nice place to stay.

Avoid this hotel at all costs.

The check in was easy. The condition of the room was horrible. The tub faucet leaked continually, and the tub was dirty there was black mold around the registers, the refrigerator froze our food and leaked, the room smelled musty, and worse of all the room was infested with stink bugs. Someone needs to call the health dept on them.

The beds were shaky, poor mattresses. Recliner legs would not stay up..my husband sleeps in recliner and had to use table for feet. Couch in poor condition. Almost had to go to off site office to swap towels. We stayed here 3 or 4 times..this was bad..will not stay here again.

The room was clean , service was good . But the condition of the condo was terrible, the sliding door was almost inoperable, the vanity in the bathroom was rotten from water damage. There was what appeared to be mold growing from the cabinet under the sink. We have stayed many times with the company that owned this property in thier other property. The upside of this condo was location and water pressure. If the manager of this property would like to further discuss the issues please contact me. Oak Square unit 315 October 2nd thru the 6th

I have stayed before and enjoyed it. It's convenient for walking and far enough from the main strip to be quiet. But if you book a room ending in 15, the floodlights from Old Creek Lodge across the street shine through the balcony door and make it very bright. I'm used to sleeping in a darker room.

Room was dusty. The mattress was old and sagged really bad: head was below feet when lying down. Room was too hot at night, thermostat didn’t go lower than 68. Vent in bedroom fell and hit my husband in the head! No possible interaction with staff does not create a welcoming environment. Ceiling tiles in bathroom have water stains and are sagging down. No hot water for showers. Drawers were dirty with bugs and dust.

We ended up moving to this location mid way through our trip, because our mountain top location was making people sick to drive up to! We wanted something spacious, and convenient to finish our trip, and this was perfect. Easy check in, very nice room, well organized, and nice information binder in the room to provide you with all key info. Staff let us park our car early on before checking in. The location is so perfect to downtown Gatlinburg, so we were able to walk to many different places. Many great food options nearby... and, wow Bennetts BBQ is AMAZING!

The location was perfect! The area was quiet off the main road and felt safe. The unit was okay...size was adequate but the lock on the door felt flimsy and the sliding door to the patio didn't lock. We like the keyless entry. The furniture was old and stained. We liked the fridge size and provided dishes were mismatched but fine. Mattress was firm but comfortable. Overall it was adequate but needs deep clean with updated furniture. Parking onsite also nice and it is covered but be aware you are only guaranteed 1 spot. For the price and location alone, overall we would recommend.

Love the location of this property. Close to the main strip and plenty around to walk to and enjoy. Also off the beaten path just enough to be away from the crowds. We stayed in 205 and it’s in need of a MAJOR update. The sleeping arrangements were terrible. Old dirty furniture. Dated, dirty bathrooms with exposed plumbing and showers that don’t drain. This place has huge potential.

Great location and convenient to shops and parkway. The pools were clean also. As for the room..it was very outdated, floors were disgusting, bathroom floors were not clean either. The pull out bed in the couch was extremely uncomfortable. I purchased a mattress cover for it, which made it better. Left that for the next guest, so hope that works for them. I have a 2 year old that loves to play in the floor, his knees and feet were black after 15 minutes of playing. So I doubt the maid service used, wasn’t doing a proper job. There was even stains on walls from drinks and food in the kitchen. This condo served its purpose but I’ll probably never stay again. There are better places with the same price range.

Amazing location. The condo had most kitchen supplies but no salt and pepper or coffee pods or filter packs which I am accustomed to see. Also bring your own shampoo. Hand soap is provided.

Needs a lot of updates

First thing to know is each condo is owned by a company or individual. We stayed in condo 311 which was in need of a lot of updates. The bedding had stains and wasn't very nice. The paint on the walls was peeling off. Ive stayed in other condos in the complex that were in much better condition. I love the location of this complex. I think you could have a much nicer room somewhere else for the same price.

In the room we had, the jacuzzi part of the bathtub didn’t work and when I went to use the dishwasher it leaked. The worst part was the parking lot. It dropped off without warning and the front of my car went over and I had to call a tow truck to get it out. It cost me over $400 to get it pulled back up.

The place was nasty photos was nothing like what we had couch was stained to beat hell. Broken tv stand bed shook really bad had to push door closed to get it locked . Then thay had use take trash out . Outside pool was green . Chunks out of wall in bedroom stove was nasty looking .had to wiggle light switch to cone on. Worst place ive ever stayed . Never again. And if this is the places you rent ill not be using you again either.

Do yourself a favor and STAY SOMEWHERE ELSE! This is the nastiest place I’ve ever stayed in! The floors had obviously never been mopped, they were black! There were roaches crawling around over everything. This place could be nice if they would do some updating and a DEEP CLEAN! Hot water lasted for every bit of 10 minutes. The lady at the office was nice, that was the only pleasant experience I had here.

We stayed here in December 2022 and it was amazing. That was the reason we decided to go back this year. However I was very upset at the overall condition of this particular room. Microwave had a cracked door, kitchen and bathroom floors were dirty or stained, and there was hair in the bathroom. This entire room definitely could use a makeover and some major upgrades. Not sure f I would stay here again. The pictures online is not necessarily what you see when you open your door

The condo was not clean when we arrived. The bathtub was not clean, there was still hair all in the tub. I ended up having to go out and buy bleach and cleaning supplies to clean the tub and the floor in the kitchen and bathroom.
Wallpaper is coming off walls in bedroom, hallway and living room. Couch is covered in stains and fireplace is broken.
There was no broom, mop or vacuum cleaner. I ended up going out and purchasing an air mattress to sleep on while there. Walls had marks all over them.
Door wouldn’t stay closed unless it was locked.
I will not stay here again.

Very dirty room.Couch was broken down.Could not even sit on it.It hurt my back.Had to climb out of it.No cookware at all.They had to by cookware from dollar General and bring to us.Towels were not cleaned well.Wash rag had black stuff on them.Oven had food all over.Pizza was hanging from the racks.It was disgusting.Only 1 dishtowell and 1 dish rag.Will never stay their again.Not impressed with expedia or this property.I did complain as soon as I got there.Was told there was nothing they could do.I paid 500 dollars to stay in a dump.A hotel would of been nicer and cheaper.I would not have to pay for the cleaning and other fees they got from me.Nasty

While I don’t mind an older property, our unit was not very clean. The bathroom floor was dusty and dirty, the side tables were dusty, the pillow cases may have been cleaned but had stains. The vents were dusty and moldy looking. This unit needed a DEEP clean and some TLC, not just a basic cleaning turnover. There was also a very thick layer of ice that was on the back wall of the inside of the refrigerator. There was also hair on the shower wall. The positive was the location was ideal and you could just park your car and walk to everything.

Overall 5 stars..
Location was GREAT, walking distance to everything on the parkway.
We stayed in room 109..
Other than the furniture being very out dated and visably worn, and the A/C a little on the warmer side during the day, THE ROOM WAS GREAT.
There was plenty of towels.
The kitchen came with enough dishes to accomidate.
We arrived early and was able to check in b4 3pm with no issues..
The water in the indoor pool was cold, but the room itself was heated to 90 degrees..
Parking lot is a little of a tight squeeze, however we had NO issues finding parking within easy access to the stairs/elevator to our room..

The room was run down. Needed upgrading. The hairdryer didn't work, the patio screen door was off the hinges, heater didn't warm the living room at all, just enjoy hot water for one person. We have always loved staying here but this room was really run down. The location of Oak Square is great you can walk to everything and it is a quiet place. We where not notified that the pool was being redone either thank goodness we had not planned on swimming this trip.

It was convenient to have a full kitchen, which is why we chose this property. However, it was very limited on cookware and silverware. Heat would not go above 68, it seemed, and floor was fairly cold and no extra blanket. If I stay again, will need to remember to bring extra supplies. The indoor pool area was under construction the whole stay and happen to be directly under our unit.

The condo was clean and comfortable. As with most condos, you need to bring toilet paper etc. the location is convenient to walking to uptown and there is a restaurant just across the street that has good food. Perfect for a couple, would be pretty tight if you had four people.

We usually stay here every time we visit Gatlinburg. But maybe it’s time to move on. The room we had did have some issues. The toilet sit was falling off. ( something that would have been noticed when cleaned!) the bathroom sink never stopped dripping. And the sink in kitchen leaked all over the counter. This place needs to do a remodel soon!!

Love Oak Square Unit 314 Not So Much

Always enjoy Oak Square. But Unit 314 was awful. Horrible matress, water leaking from above, vents hang down out of the ceiling, log panelling coming off the wall, horrible fridge. Neglected and in disrepair.

The room was clean, but all the wallpaper was peeling on every edge. That said, the location was fantastic. Easy walking to all shopping downtown Gatlinburg. Despite other reviews we did have kitchen items, toilet paper, clean towels etc. The only main negative was wi-fi was HORRIBLE. Neither Roku nor, Chrome Cast could access it even with proper password. So, movie streamers should avoid this hotel or prepare to live without it. Also, no onsite management but that didn't affect us much.

This property was in an excellent location. The room was very clean with the exception of the balcony, it just needed a wash down. The fridge didn't keep our stuff cold but that was okay since we brought a cooler just in case.

The shower didn't drain at all, the bathtub filled up with every shower.. We showered in the mornings and after returning at the end of the day the tub still had water in it.

Other than that we really enjoyed our stay and would return again.

Absolutely awful. I booked this room however the pictures that was on the website site was not of the room we got. We were taking advantage of. We could not reach anyone to try to correct the issuse. Even though we had talked to other guest how stated that their rooms were good, I would ever stay here again. $400 for 2 nights and this is what we got. I took over 2 dozen pictures. The swimming pool was not open, full of debris. The indoor pool was open and ok but had kind of a poo smell. The elevator and outside areas were well kept, better than our condo. This ranked up there with a 1970s MOTEL.
