First we had no idea that the buildings were set up on a hill which made walking to the attractions very difficult with having to go up and down a very steep incline which cars go up and down. The pool was not easy to get too. Breakfast was a joke. Muffins, pastry that would be from a vending machine was not worth calling a breakfast. The front desk was nice and when called with a problem in the room with a sink - this was fix immediately.
But I would probably stay somewhere else where getting out to walk to attractions in gatlinburg would be much easier and better amenities

The staff was absolutely amazing and caring! They were the best part of the stay at the hotel. Ample parking, great views, very well air conditioned and comfortable beds. Location was perfect, right in the heart of everything. The reason why I didn’t give 5 stars is for the room itself. In order to have privacy you have to close the blinds which means no sunlight. The light switch on the wall didn’t do anything, so you either have to leave another light on or use your flashlight if you come back late at night. The dresser in the room wasn’t even together, half the side was falling off. Bathroom was basically the landlord special. Paint over everything to make it look new. Bathtub was stained and not very clean, don’t take long showers if you don’t want to stand in a puddle of water. Walls are paper thin, I could hear the people next to use put on sunscreen. Breakfast was just coffee n pastries. Comfortable beds and the staff really made this place.

We had a wonderful stay in the Smoky Mountains! The room was clean, comfortable, and well-maintained, making it a great place to relax after long days of hiking and exploring the national park. The air conditioning worked perfectly, which was especially appreciated during the warm summer weather.

The staff was friendly, welcoming, and helpful throughout our stay. Parking was convenient and easy to access, making it simple to come and go as we explored the area.

One of the things we loved most was the property's location. It was close to everything Gatlinburg has to offer while still providing beautiful mountain views and a peaceful atmosphere. Waking up surrounded by the Smokies was an experience we'll never forget.

If I had one suggestion for improvement, it would be to update some of the furnishings, as parts of the property show their age. However, everything was clean and functional, and it did not take away from our overall experience.

Overall, we had a fantastic stay and would definitely recommend this property to anyone looking for a comfortable, convenient home base while visiting the Great Smoky Mountains National Park.

Everything was great except the mandatory timeshare pitch to get the parking pass. After a 12 hrs drive to get there it was the last thing I wanted any part of. Very cheesy. You can do better than that! Whomever had that great idea needs to go back to the used car lot.

I cancelled a reservation for a nice place hundreds cheaper for our 3 night stay, but my husband saw an ad for this place on a video and wanted to stay here, so I cancelled the other booking and reserved this place instead. We received our room key and upon first entry, our door handle was extremely hard to turn and we had to slam into the door every time to open it. The outlets to the refrigerator/microwave/coffeemaker were messed up. When I pulled the microwave out to plug in to make coffee, the bathroom light went off. We didn't bother to say anything until we left since the lights were so bright that you had to wear sunglasses, so we used adjacent lights and kept the door open slightly to take a shower. You had to completely close the door to even get into the shower it was such a tight fit. The layout of the bathroom was strange, the door to the shower/commode room touched the small-bowl sized toilet that was nearly 9 inches away from the wall. Why put it so far away, since now it is difficult to open and close the door and you literally can't get into the tub/shower without closing the door? And the toilet paper holder was on that wall far away so we had to literally tuck the end of the paper like two feet towards us into what appeared to be a tissue slit so we didn't have to get up to get paper off the roll. The shower pressure was weak, the faucets were old and the repainted sink with drip lines was just a turn off. This was an ok place, but not for the price.

The room a was awful. I’d be embarrassed to rent it to someone. Tile floor was all cracked. This atrociously gigantic hot tub that looked about 100 years old, nasty and filthy, protruded into the room. It had two bathroom sinks that were so old and dingy and the mirrors were no good! The ceiling above the outside porch was coming done. My husband sat outside under it and got sprayed with dust from the bees. The boards were bent and coming out of the ceiling. I did report this and I did also tell them how awful the room was. The “noted” it. It was so bad we left a day early. The thought of going back to my room to rest was very unappealing. Please don’t waste your money.

This is a hard one to write we had some ants and centipedes in bathroom and complained. The staff responded right away and sprayed but this did not stop the problem. I killed 10 centipedes in the bathroom floor mostly late at night. The day we were to leave a big rain came and water poured off the mountain. We were in building six and I woke up to have my car surrounded by water so deep I couldn't move my car. The water was running around the hill and down the road but pooling near the handicap spot at building six. When the rain stopped for a bit we got out of there while the water dropped. The staff was great but there are issues.

The only complaint I have is with the river view room balconies. Rooms that can hold up to 4 only have 2 chairs on their very large balconies. I would think there should be at least enough outdoor seating for everyone in the room. And the other complaint is that the trees and shrubs growing along the river are growing up into the lower level of balconies. It seems some landscaping should be done there.

The breakfast is nice, however, the coffee machine is not conducive to allow the front desk work person to do his/her job. The Koureg machine only allows for 2 cups of hot water consecutive. If you're looking for a more affordable hotel room that can be your home base after a full day in Gatlinburg and the surrounding area without worrying about finding parking on the strip, this is your place (as long as you're ok with killing bugs yourself). If you're looking for a nice hotel where you can spend time inside with your family, this is not your place. Expedia says breakfast is included, but you probably won't want it.

Pros- The staff was nice. The double queen room we stayed in had a nice amount of floor space, with a dresser/desk combo and a 2 person table. We liked the proximity to the Gatlinburg strip and that parking for our vehicle was included in the price. We walked everywhere along the strip instead of worrying about finding parking.

Cons- There were parts of the room that they had missed cleaning. Our fridge set to the warmest setting froze most things we put into it. The tv remote didn't work. The shower floor seemed to have a bubble between the flooring and the base of the shower. We were on the second floor, which walked out to the parking lot, and the first couple nights we had to kill centipedes, millipedes, pill bugs, and ants that kept appearing in the bathroom. All of the units seem to be walkable to the Gatlinburg strip, but be aware some of them require you to walk up a very steep incline if you plan to walk. The included breakfast is a joke. There were greasy muffins, granola bars, lite yogurts, orange juices, oatmeal packets, and a keurig.

This property was honestly very disappointing and nowhere near worth the price we paid. The room and overall property feel extremely outdated, poorly maintained, and neglected. The room aesthetic was very old, dark, and dingy. The carpet felt old and dirty, the floors did not feel properly cleaned, and the entire place lacked the clean, fresh atmosphere you expect when traveling with family.

Another odd issue was seeing open conference center chairs and random setup items sitting around parts of the property, which made the resort feel messy and unorganized rather than welcoming.

Even the location is not enough to justify staying here. There are many other hotels literally right next to this property in the same area, so it’s not like this place offers some unique location advantage over better-maintained options nearby.

The breakfast was honestly a joke and just added insult to injury. There was nothing fresh at all. Just store-bought muffins, terrible coffee, and a very bare setup overall. Not even something simple like fresh fruit was available. For the price being charged, the breakfast offering was extremely disappointing.

The photos online make the property appear significantly nicer than it actually is. Staff and service were okay overall, but the condition of the hotel itself completely outweighed that. For the money, this is not a place I would recommend.

Check in was mediocre at best. The staff that did our check in was not very polite and didn’t give any information. If I hadn’t of listened to the lady next to me get checked in then I would’ve missed lots info (ie. grab-n-go breakfast, that I would receive texts from the property, etc.) the room itself was clean, but extremely dated. The sink was missing a giant chunk out of it. The toilet would randomly fill up. Check out was simple because of the texting feature (that I learned from standing in line waiting to be checked in). I doubt we will ever stay at this hotel again.

Check in was super busy and took a lil bit. Air conditioner was super loud. The room was STRONG on the air freshener scent that lasted during our stay. It was a bit much.
Was disappointed there was not coffee provided in the lobby until 6am because the coffee in the room was terrible.
