I wish there was a little bit more of a continental breakfast, but overall our stay was pretty good, especially for the deal that we got. Parking wasn’t too bad however, there wasn’t much space in front of our building. The staff was courteous and room was clean. The location was perfect for walking around downtown and saving us from having to fight for parking and paying.

The property is located in a beautiful spot and right in downtown Gatlinburg. The staff were friendly upon checking in. The parking/building #'s are slightly confusing. The room was clean and I love the rustic feel. However the door was damaged badly on the bottom and the ceiling tiles looked like they were going to fall down on meAlso, for some reason the toliet was slanted to be slightly under the conter in the bathroom. So minor improvements needed on that.Overall we enjoyed our trip and stay at the hotel. It is a safe place as well.

I talked to the manager on site and complained about the bugs in both bathrooms, blood stained sheets and the dirty floor. She told me to contact Hotels.com for a refund which I did. They said they would contact you guys to confirm I did not stay there and issue a refund within 48 hours and send me a conformation email. It’s been several days and I haven’t heard from anyone. You get what you pay for. Very very Disappointing. The room smelled like a cleaning product has never been used.We had a leak in the ceiling. The towels had HAIR on them. Room was overall gross an the bathroom was worse. Seemed as if noone cares about this place. Saw the same beer can in the elevator for 2 days.

It is an older property that has been renovated. Great location. Staff was very helpful and friendly. We only had two complaints really. The walls are pretty thin and our neighbor didn’t like us laughing at 11:30pm so they banged on the connecting door. And the continental breakfast was really sad—what pastries they had were poor quality and there weren’t many options at all. We were there only one night and basically only were there to sleep but overall it was a good time. The kids enjoyed being by the river and the views and we got to see a bear.

Check in was mediocre at best. The staff that did our check in was not very polite and didn’t give any information. If I hadn’t of listened to the lady next to me get checked in then I would’ve missed lots info (ie. grab-n-go breakfast, that I would receive texts from the property, etc.) the room itself was clean, but extremely dated. The sink was missing a giant chunk out of it. The toilet would randomly fill up. Check out was simple because of the texting feature (that I learned from standing in line waiting to be checked in). I doubt we will ever stay at this hotel again.

Check in was super busy and took a lil bit. Air conditioner was super loud. The room was STRONG on the air freshener scent that lasted during our stay. It was a bit much.
Was disappointed there was not coffee provided in the lobby until 6am because the coffee in the room was terrible.

This is a great location in Gatlinburg. The property was quite dated. Our room had laminate floors that left your bare feet dirty. :(. The room as a whole was fairly clean otherwise. The toilet was not secure so it wobbled when you sat or stood up. With the cost of things in town it was disappointing to find that the breakfast was a grab and go of prepackaged granola bars and danish. There are however several nice choices for breakfast within walking distance. They also don’t service your room daily. I had to message them for towels and the dirty towels and trash were not removed. Overall we had an okay stay at a reasonable rate. We also had bears in the evening in the river below our balcony. :)

The room was dirty upon arrival. It was obvious that the floors and toilet had not been cleaned. The location was perfect, right in the middle of all the fun. We were in the Mountain View building and the view was outstanding but you have to walk up two giant, steep hills to get to your room. That is terrible after a day of walking and hiking around Gatlinburg.

Best hotel location to be in Gatlinburg. Walking distance to the parkway, right next to Ripley's aquarium. The staff were super friendly and very helpful. Our room was big, clean, and the beds were very comfortable. The pillows and comforters were clean and smells great. We’ve stayed in Gatlinburg multiple times, and this was probably one of the more disappointing stays.
When we pulled up, there are a lot of buildings there, and from the outside it definitely looks older, but that alone wasn’t a huge concern. The staff at check-in was really nice and friendly.
They also had what they called a grab and go breakfast, which felt more like a basic continental breakfast.
The issues started once we got to our building. If you have a larger vehicle, you are required to park underneath the building, while smaller vehicles can park up top. That setup honestly doesn’t make sense. The lower parking is tight, hard to get into, and not easy to navigate with a truck or anything on top. We had kayaks on our truck and barely cleared it. We actually scraped the top, and there was no clearance marking, which made it even worse.
It was also raining, and there were gaps in the ceiling in the underground parking area, so rain was coming down on us while we were unloading. It was 41 degrees out, so yeah, not ideal getting wet while unloading.
Then we found out the elevators were out, so we had to carry all of our luggage up to the 5th and 6th floors.
The room on the 5th floor smelled strongly like smoke, a mix of marijuana or CBD and cigarette smoke. It was disgusting. The room itself seemed fairly clean, but the smell was awful. I called the desk and they said they could not move us, so we ended up opening the windows and doors even though it was cold outside.

The location for the property was great! Perfect for staying away from the hustle that happens on a daily basis, but close enough for walking to all the shops. The only things that were a negative was that the outlets in the kitchenette were not updated to accommodate the microwave and coffee maker; however, they did have updated plugs on the desk/dresser, so we were able to use them.

We had issues right from check in. Get our room key. Get to the room and can’t get into the door. I call and we were told it happens often, to keep trying. At this point we would literally have to bust the door down. She sends maintenance, takes 10 minutes for him to get there. He couldn’t get it either. Sends us back up to the front to get a new room “if one is available”. Put our stuff back in the car. Go to front desk and they give us the room next to the first one. Door was sticking there too but finally got in. Next day could not find a hair dryer. Message front desk. She said they will get me one. Wait 2 hours. Nothing. Message again. This happened 4 times in the span of two days I could not wash my hair. Finally I hear a knock they were at the room next door. I walk out and get the hair dryer. I get a message from front desk that says I have wrong room number. No you did not update when you had to move us. She proceeded to be argumentative with me until I sent picture of our key card with room number and then she did not respond. Place was dirty, outdated, poor customer service, and the bath tub would
Not drain. They also leave your sheets and towels in a bag outside your door and don’t knock to let you know. Our bag had a hole in it and it rained on our towels and sheets. Terrible experience

The room was spacious and the bed was comfortable, but the room needs to be updated immediately. One corner of the tiles around the fireplace was broken. The bathroom cabinet next to the toilet was damaged at the bottom and looked as if a mouse had eaten the wood. The balcony door did not close completely and had a gap that allowed cold air to enter the room. Although breakfast was offered, it was the same selection for three consecutive days: muffins, orange juice, and coffee. I did not interact much with the staff, only during check-in and check-out.

We booked a King room and were put in a double. Hotel could not move us until the next day, then offered no credit or refund. Room keys kept failing so we had to trek back and forth in the freezing cold to the office every time. When we were eventually moved we were put in an adjoining room next to extremely loud people blaring the TV and partying well past midnight. Breakfast was laughable, rooms were dated, and elevator didn’t work. Staff were friendly at least. Won’t be staying here again.

The room wasn’t ready at all. I was told that no clean rooms were available and there was no time estimate on how long it would take to get the rooms ready. I pre-registered almost an hour before the designated check in time and then an hour after the designated check in time the room still wasn’t ready and there was nothing to do about it because all the empty rooms continued to be dirty. I never even got a key card to a room or was told where my room would be. There were multiple people in line getting the same explanation that their rooms were not ready and not accessible, just like ours, due to not being cleaned. After my third trip to the front desk to check on our room status I was told by the front desk attendant to go around a do other activities to pass the time and she still wasn’t able to provide a time that the room would be ready and that just because my check in was at 4pm doesn’t guarantee that my room would be ready at 4pm. When I told her on my third time to the front desk that I wanted to cancel she gave me a parking pass and said I should go do some activities and if my room wasn’t ready by the time I finished doing activities then she would cancel. It took four trips to the front desk to cancel my reservation because I wasn’t able to know when or if a room would be ready at all. I understand that they are short staffed, but the least they could do was to be honest that the wait for a clean room would be WELL after the designated check in time

Despite having a confirmed reservation for 12/31/25–1/2/25, I was told upon arrival—after a seven-hour drive—that the hotel had overbooked and had no room for me. There was no advance notice or proactive communication. Being left without accommodations on New Year’s Eve is not something any guest should experience. This reflects poor management and lack of accountability.

Our family enjoyed the stay . Place was clean , staff was cordial , the view was perfect for the fireworks on New Year’s Eve . The only improvement would be the light on the balcon was flicking and the cleaning staff knock on our door and open the room door while we were still a sleep and it was two hours from checkout time , other than that very recommended, you can park at the hotel and walk to everything in downtown and it was quiet during the night .

The views from our balcony were amazing! We could walk the entire town from the hotel. However, the room had a smell to it. On arrival, there was only one towel and no washcloths. Room service brought a bag of towels and washcloths right away but I could tell by the tags that the towels were brand new and had never been washed. The bed skirt was dirty. It looked like there was a waterline around the bottom of it. And the hairdryer was nasty. It was covered with a sticky substance.

The receptionist was not very accommodating when I realized that we did not get the rooms I had reserved, with a balcony and river view. She said \"If I booked through a 3rd party, I wasn't guaranteed what I was getting\". I have always gotten what I reserved through Hotels.com was my response. She would not make changes due to a youth sports group. The next morning the receptionist was very helpful to us and worked out a remedy to the inconvenience of the stairs and hill my sister and her husband were having to climb. The older part of the resort has no elevator and a steep hill to climb. Other than the one lady at check in, everyone was very nice. The rooms were clean, beds comfortable, good pillows and fluffy towels. The breakfast is coffee, juice and packaged pastries not what I was expecting. You have to get your own towels from the front desk, once again I had to talk to the first lady, and she informed me of this. The location is the main plus for convenience of walking downtown. I am not normally this descriptive, but I was quite frustrated with some things. I

For $200 a night, we expected more. The curtains were stained, the tub enamel was chipped in several places, there was jewelry from a previous occupant under the sink, and the walls were paper thin. Our neighbors arrived shortly after us, also less than pleased, and we heard every word for our entire stay. Including bathroom habits. We were given one washcloth for two adults, three towels, and a bath mat. At check in we were offered a hot breakfast with discounted attraction tickets or a visa gift card if we “just visited a room at the main resort in case we would want to stay there next time”- a clear time share ploy. Just generally not the experience we expected based on other reviews.

The rooms were not as advertised in pictures. We were given the wrong room to begin with, when we entered the room there was a dead bug on the bed. We then got reassigned to what was to be our room we booked and it was supposed to be one of their renovated room, which was not the cased. The room was very dated and the tub was dirty among so many other issues. There is a door in between rooms and the neighbors were so loud we took an audio recording from across our room and took several complaints to the front desk. We ended up packing our vehicle that same night and left. Will keep posted on any and all refunds we requested and expect.
