The hotel itself was great. Especially for the money. With a great view overlooking the river. However the picture is very misleading. Doesn’t tell you that you are also overlooking the road. The building needs a lot of work. Stairs were blocked off due to falling debris. Cracks in the walkways also. I would still recommend this place however because the location was great. Lots of parking also. And trolley is right outside on the road.

This property was very conveniently located with a short walk to the trolley stop. We loved the view from our window and balcony. The property is older so there were small scratches in the sink and tub. We did not have shampoo, conditioner, & soap in the shower - the dispensers were empty. The bed was comfortable. The breakfast was good with several items to choose from. The staff were friendly and helpful.

My room was clean. Check in was fine, and the receptionist was pleasant. I didn’t use any amenities as the pool and spa were unavailable at the time. For the price it was fine. Don't expect front desk staff to go out of their way for you: the phone was not answered when I called the front desk and when I asked for a place to print pages I was just told no, I \"just need to look it up baby doll\" (I'm 50 years old). When I asked to mail a postcard I was also told no. Not \"theres a mailbox...\" just no. I've worked in the hospitality industry, and this isn't the response I was trained to give. Cleaning and breakfast staff were outgoing, friendly and pleasant. Despite having loads of laundry one lady asked how my day sightseeing went. I appreciated that. Other people definitely seemed like repeat guests so there's that.

The location was pretty. Each room had a river/creek view. Bear were in the area, which was cool!

Faults...bathroom provides containers for complimentary shampoo, conditioner n shower gel BUT all were empty.

Also, I booked this place for the hot tub n pool, which the hot tub was out of order.

Convenient trolley service outside the hotel to bring to various locations in Gatlinburg. It was free and a great service for visitors. Nice not to get in a car and pay $20 for parking. Loved Gatlinburg x

My only issues are the beds are rock hard. I might have been more comfortable sleeping in the grass. And from our room to the lobby where the breakfast was we had to exit the room, go down the elevator, leave the building, walk up a hill around the building and reenter the building. Never seen that before.

Our room looked to have been updated not that long ago, however, they forgot the beds because they were super hard and clanky like the frame was old metal....room was clean woth nice linens but the bathroom shower had gunk on the walls and pink mold around the bottom. I had to prchase a bleach cleaner so we felt comfortable showering. We did enjoy the seating by the river in the evening the breakfast had good hot and cold choices. I feel like the management needs to pay closer attention to the details and spruce up the exterior hallways and interior hallways spaces...it was not a bad jumping off point to see the area ...the price was good but we probably wouldnt choose it again.

We had a lovely stay. It may be next to the river but that’s right next to the main road through Gatlinburg. The room was generally clean and had been freshly painted in parts, but it still had an aging feel to it. Convenient for doentown and the Smoky Mountains park.

It’s great walking distance to downtown for activities to do if you want to do things there in Gatlinburg and not too far to drive to this Smoky Mountains the staff was friendly and helpful. It was nice hearing the river run by night. Had a decent breakfast.

the housekeeping was not there,apparently all the staff quit the day we got there. we were told that if we wanted clean towels we would have to take the dirty ones to the front desk. same with the garbage. if we wanted to clean we would have to do it ourselves.it took a coupe of days and several trips to the front before we were finally able to sort things out. the inn itself is lovely and the view is scenic. they need to get the housekeeping issues resolved. It's hard to believe the whole staff left of the same day, plus no one bothered to tell us at the time we checked in. all is all a very unsatisfying trip.

Felt completely cheated by this place. The room was dirty, cleaning clearly not done. Food was awful — cheap, low-quality, and nothing like what you’d expect from a decent hotel. The room has an old analog TV with the poorest picture quality I’ve seen in years.
Don’t be fooled by the photos showing a swimming pool and spa — they’re just bare minimum setups outside, nothing inviting about them. Bathroom supplies are cheap, half-empty, and look like they’ve been reused.
If you’re traveling with family, stay away. Only book here if it’s a total emergency and you have no other options left

the edges on the flooring look water damaged, all the dirt looks like it gets pushed along the edge between the tile and hardwood. The bathtub appears dirty and the seems look moldy, toilet runs had to tap it a few times to get it to stop

Check in staff was great, clean rooms. Beautiful view of the river. Only negatives were that we needed an iron, they didn't have them in room, or a closet????, asked for it the morning after we arrived and they were supposed to deliver it along with new towels to our room. Towels arrived and the room tidied but no iron. Asked again and they told me they were all loaned out:/. So, I had wrinkled clothes the rest of the trip. Also, they have two nice firepits, which we were excited to use, with the firewood that we were told was provided (on the check in paper) was at the end of the building. No wood. When asked, the front desk staff said that it was ordered but wasn't sure when it was gonna be there. The husband forged for some twigs and wood and gathered some from the edge of the woods. We had bought the starters from the store and since the wood was wet, we struggled to have a fire. It wasn't a total fail, but just make sure there's wood or bring your own before you settle in for a relaxing evening by the fire pit. Overall it was a nice stay! Location was not bad, but not really walking distance into downtown Gatlimburg. There's trolley stop right in front of the hotel. But, we waited one evening for 40 mins and one never came by. We saw very few while we were there.

I brought a large group to stay here, about seven rooms with fourteen people in total. The highlights of our stay were the breakfast, the location, and the friendliness of the staff. The hotel itself is older and somewhat worn. The main issue we encountered was that one of the rooms had not been cleaned thoroughly. However, given the location and the price, I still believe the hotel offers good value.

Check-in and customer service was great. The room that was given to us had a very bad smell like urine or a sewer line. We were given a new room right away which smelt fresh and clean. There was a long hair in the bathtub and we went and bought some cleaning supplies to clean the bathroom ourselves. We did enjoy the room next to the river and sleeping with the door cracked so we could hear the river running. It is not a bad place to stay as long as you understand it is a budget hotel for a reason.

There was no shampoo, when we called the front they said it wouldn’t be available until the following day after our check out. There was limited or no hot water in the mornings. The hot tub was broke. Our first room smelled of smoke so we insisted on getting a different room. King rooms did not have a fireplace like shown in photo either and there was no housekeeping. Only pro is the location.

The only down side was the extremely poor planning of the lights in the bedroom. All lights are across the side that the head of the beds are. This makes the side where you are making coffee or trying to use desk virtually useless.

The property is rundown. The online pictures don’t represent the hotel’s dilapidated reality. The hallway carpet was filthy and smelled musty. The cloth that attempted to cover the bed base was unfitted and dirty. The worst parte was the entrance of the hotel. The doors are unlocked for anyone to access the premises at anytime. There isn’t key card or any other lock mechanism. I felt unsafe there. While the view from rooms is beautiful, it doesn’t make up for the inadequacies of this hotel. I wouldn’t recommend this place.

As soon as we checked in and were given access to our room we found bed bugs in our bed. We talked to the front desk and they switched us to another room. When we went in the second room we walked in and the floor was sticky and the room was dirty. We went back to the front desk to check out. We also made contact with this site and the operator was less than helpful. After a lot of frustration I am still waiting on my refund and had to locate another room.

The view is amazing and location is great.. close to everything in a walkable town. However the room cleanliness was subpar and we had literal bugs in our bed while sleeping. I Was told by front desk that stink bugs are common but still it is not a pleasant experience to wake up in the middle of the night to a bug crawling on you.

The rooms are bit dated.. everything was dirty except towels. The inside of the microwave in our room had not been cleaned in weeks, probably months. They definitely can do a better job at cleaning floors and bathroom etc. other than that I would say if you dont plan on spending a lot of time in your room go ahead and take the risk for the price!
