From what I understand, the property was recently sold. The property is aged and the room I was in and the rooms others in my group had did not look like the pictures. All rooms need to be updated. I took the sheets provided with the sleeper sofa and used them to cover the chairs in the living room so we can sit down. The carpet could also use a good cleaning. The bathrooms were the most up to date part of the suite. The kitchen could provide more pots and pans for those of us that like to prepare food. I borrowed from another person in our group in order to cook. The parking garage is not made for oversized vehicles. WE drive an Expedition and it was really tight getting in. We parked in the back of the garage because the spaces were small. With updates, Im sure it could get back to its old glory.

Unit is outdated, takes 20 mins to get hot water to shower and only after running all faucets in unit on the hot side. Elevators smell. They need to be cleaned. Parking was fine & the laundry exchanged worked well. Staff were very pleasant.

Perfect location. It’s a short walk to the parkway for all the excitement but, it’s nestled along a beautiful creek with Mountain View’s and a quite balcony to enjoy the slower side of vacation. The rooms are awesome everything you could possibly need for couples and large families. I can’t wait to get back!

I was fown there for a vacation, to get away from work and buisiness. Yet upon arrival, was \"lured\" into another office for a time share sales pitch. How dare you. Im on vacation, not a buisiness transaction. It was in poor taste and very tacky. The room was nice but the dishwasher had rotten food on plates from the previous guests. Was also given room cards to a room that was occupied. I could have walked out with another guests possessions or walked in on someone showering. This is basics of the hospitality industry. And then you want me to buy a time share? Capital Vacations: get your act together. You want to impress someone into a time share, give them the right room. Pool was closed as well and according to the website, they are \"working with the city\" translation: guess who failed safety codes.

The room we stayed in did not resemble the picture online. Our room could use a good cleaning; lots of bugs and cobwebs in ceiling light fixture, dirty bathroom fixtures and base boards.
The grill was right behind our room and when in use, we had a heavy lighter fluid smell in our room.

Bed was really hard & uncomfortable. Dining table was missing pieces under the legs to make it sit flat and they had folded paper stuck under it to help balance it. Poor design on the kitchen. Vent hood was way too low sticking out so every time you got something out of the fridge you hit your head. Both pools were empty and being worked on. Hot tub was outdated & full of sand. Was told I had to go down the street to the other property to get clean towels from laundry in the parking garage. Wont stay there again.

We arrived early on a Wednesday and knew we wouldn’t be able to get into the rooms. No problem. She said she would call us when they were ready. Called my friend but not me. Nothing was said then about the pool. Once we went to get our keys at 4 is when they told us the pool was closed til Sunday. We booked this hotel because of the indoor pool for our kids. Had we known that it was closed I would’ve canceled and booked somewhere else. Room was nice but definitely not super cleaned.
We weren’t told that they don’t come and give new towels. So when we got back to our hotel at 9:30 at night I had to walk all the way up to the check-in which is a different building up the street to get new towels. Because you have to take your dirty towels turn them into laundry between the hours of 9 and 3 to get new ones. We weren’t told this at check-in. Laundry is also at the very back of the property. So it was a hike just to get there too. Extremely inconvenient when you have little ones.
We probably would not return to this location. You could spend just a little more money and stay at the hotel next-door that had an indoor pool as well as a breakfast buffet option to purchase.

I hate to be this guy but my stay at this hotel was very disappointing. The room was not clean upon arrival, which immediately made me question the overall standards of the property. On top of that, both of the pools were closed without any prior notice, which was one of the main reasons I chose this hotel in the first place.

What made things worse was that the actual location did not match what was advertised online, making it inconvenient and misleading. If you’re planning to book, make sure you pay close attention to the “Village” location—they do not show pictures of this smaller property, which can lead to a huge surprises. Especially when taking your children on spring break.

First off none of the pools were open the air conditioning did not work very well in the unit so I closed some vents in the kitchen and living room area to get the air to move to the bedroom which I could not get it to work but in the bathroom area blew all kinds of black crap out of the vents,, for what it was it was way overpriced would not recommend this

This property has way much more than expected! The room kitchen had everything needed and more! Was not expecting it to have Laundry so that was a plus. The location was the best attribute for us, since we enjoy all the fun stuff in downtown and the best part is we could take the trolley right outside the hotel. We couldn't use the pools since they were in maintenence but we did get a chance to use the hot tub. Parking is a bit uncomfortable but once parked your set. I would definitely come back!

We booked through Expedia. I had read reviews saying if you book through a third party you are placed in a location that is not in the main resort. Well, that was not true for us! We were not only placed in the main resort (2nd floor) but we had the river rushing behind our room. The room has everything you need just be sure to pack your favorite spices if you plan to cook. Our room was quiet and the directions/signs in the parking structure navigated us to the best parking area.

I had also read that because it is a vacation resort there would be pressured sales. Again, we did not have that experience at all. The staff was very friendly and accommodating.

The property was lovely and the trees were in bloom. The resort could definitely use some updates but we didn't pay for the Ritz. The most important part they have covered... the room was very clean, we had everything we needed, we slept well and the staff was super friendly!

We have stayed in several places in the area, from high mountain cabins to cheap motels. We definitely liked the location and accommodations of this place, can't wait to return!

This property was deceiving from the start. No where in the description were we told this is a timeshare property and we would be solicited. Or that our room wouldn't be in the main facility with all the amenities. Our room was in a rundown building with a view of a new hotel parking lot. The elevator sounds as though it is on the brink of death and the walls are so thin we heard normal conversations from the parking lot. The room wasn't bad. It is very small but offered everything we needed. The kitchen area dors have a range hood that sticks out at just the height that we both ended up with bumps on the head. The hvac unit works but it is so loud we turned it off to sleep. The free parking is nice but the hill is pretty steep to town. Coming back each evening will definately burn off the ice cream. Overall, we had a good time but will not stay here again. Too many choices to be so unimpressed.

Parking was easy and we could walk to the Smokies from the hotel and found a nice path that went a long way up and even to Rainbow Falls (but that is a long hike!). Easy walk to the main street as well and there was a nice short cut to drive to other parts of town avoiding the stop and go of the main drag.

Pretty outdated decor and the doors to closets were broken but it had all the necessities. Had to wait almost an hour after check in for our room to be ready but front desk staff were as helpful as they could be. Pool was closed for 3 hours one morning of our stay for maintenance which threw off our plans but for the price we paid everything was ok. Not luxury by any means but adequate for our family of 5

The place is under construction which is fine, but the check in office is a block north away from the rooms. Because of that and with our oversized van with 5 kids, we had to walk to the check in office. The room was infested with stink bugs, and had men’s soiled underwear in the nightstand.
We had a room with a busted entry door lock which locked us out, but maintenance did fix this on the spot. It should have been fixed before we arrived.
We were offered to attend a timeshare meeting, but after the first day of getting locked out and dealing with bugs, I’m not sure I would ever buy a timeshare with a group like this.

Though a little dated, the unit was clean, well stocked with everything that we needed for an 4 day stay, and spacious. Plenty of fluffy pillows and the bed was very comfortable. The elevators could use a good cleaning but other than that our stay was great. Resort was situated close to the #8 light(near Sky Park), so walking to the strip is a short walk. This will definitely be my go to accommodation when returning to Gatlinburg.

Never got the WIFI password. We stayed 3 nights. The fireplace did not work and if it did the door was falling apart on it so it couldn’t have been used anyways. Small refrigerator barely keeps anything cold and the extra towels under the sink were soaking wet. The elevator is slow as can be and soooo nasty. And please be careful with children with the scalding HOT water in shower and sink. This was a one and done for us.

Parking lot was a little chaotic & tightly squeezed. If you had a SUV or van, was hard to park/be able to get out of the vehicle. The property could definitely use some updates but our room was spacious, clean, comfortable, and had almost all the amenities we needed to cook for the week. The frying pans could definitely use an update, def bring your own if you’re trying to cook breakfast in the morning. The towel exchange was a godsend for our large family. We were walking distance to downtown shops and restaurants. Trolley stop close by. The kids loved the giant checker board, and the basketball courts. The pool was open but the water was freezing/the quality of the water was dirty.. the kids didn’t mind the dirty pool and of course my husband took them.. but as a mom, I was definitely not happy about it. The elevators were far from our room which was a challenge with multiple young kids, it was like herding cattle to get us to the elevators that went to the garage. The water took a long time to warm up since we were the furthest from it. Maintenance was super fast and attentive- we had a missing remote- they brought one up right away, and we had an issue with our garbage disposal, they took care of it right away! Big bonus: The staff here is amazing, super friendly, and kind. Front desk even helped to get us in to our room an hour early when I desperately needed a shower after 3 hrs of hiking! The price can’t be beat either! Would stay again for sure!

Check in is at another location and was very confusing. Resort is very outdated and run down. No hot water first night due to boiler issues. Loud jack hammering woke everyone up on first morning from construction work on bottom floor. Beds were pretty comfy. If updated and fixed up, could be a pretty nice location.

I thought I was booking a studio and a great looking property with a pool and hot tub. Instead, when I arrive around 11pm, I am given a map to go to my room. Instead of just saying its next door (with no lighting on the sign) so it took a minute to find it. She tells me the main property is down the road and I will need to go there in the morning for a parking pass. When I arrived to get a parking pass, he tried to sell a time share speil. If I wanted to utilize the amenities, I needed to go down the road. The floors were dirty. The rest of the room seemed ok. The fireplace worked for about 3 minutes. We had a patio but it faced a busy hotel so we did not use it. (Literally it was in the back yard) The walls are thin! When the neighbors were arguing it sounded like they were in our room. When they smoked, we smelt it. When the people upstairs walked around, it sounded like stomping. When cars drove by and the trash man came to emty all of the dumpsters, you heard it. Needless to say, we didn't sleep much. This is not a place that I would book again.

First thing checking in to get your parking pass you have to get the sales pitch to sit in for a time share. It honestly pissed me off!! We did not do it. The guys doing it were nice enough but just no!! The room wasn’t filthy but it could have been cleaner. Finding the check in was frustrating. The staff were nice. Will not stay here again!!

I will absolutely be staying here again! The room was large, clean, and stocked with everything we could possibly need for our stay. We had to use the pull-out couch bed and it was kept clean and they had extra sheets, blankets, and pillows for that bed as well. The kitchen also had everything we needed. The location was perfect. Literally walked right down the street to the main area of Gatlinburg with all the shops and restaurants. This will be my #1 choice when booking a hotel in Gatlinburg again.

The pictures on the website do NOT match the actual property. They advertise it as a “resort,” but it is simply an old hotel with a bit of paint inside—nothing close to a resort experience.

When we arrived at the published check‑in address \"Gatlinburg town square\", we were told to go to a completely different hotel down the street. The name ,pictures and address shown online did not match the place we were sent to. It was a totally different property. They sent us to\"Gatlinburg town village\".

Staff was not friendly at all.

To use the indoor swimming pool, we had to walk to yet another hotel. The pool area was dirty, the ceiling was literally falling apart over the water, the pool was cold, and the bathroom heater wasn’t working. There were no employees around to ask for help, and we never found the gym or any of the amenities the “resort” claims to offer.

Even though the room had a fireplace and decent space, everything was outdated. They added a few new appliances, but it’s clearly not set up for long‑term stays, for sure not a resort experience.

I would never return. The property is misleading, poorly maintained, and nothing like what is advertised.

This trip made up for our last visit. We stayed in October and booked a 3 bedroom with our family. Our reservation was lost when the property changed to capital vacations and we did not have a good experience getting the situation rectified. We decided to give them another chance because transitions can be hard for companies. Room was spotless and smelled extremely clean as we walked in. The room size was wonderful. Having a full kitchen and washer/dryer was a bonus. The location is great. We have stayed here for many years, including when my husband and I got married. We stayed in the back building behind the elevators for the first time this trip and it was our favorite so far. The indoor pool could use some updating but overall we had the best trip.

Great property in a great location. Multiple pools to include an indoor heated pool. We traveled for our anniversary so we were looking for comfort, relaxation, and entertainment all in one. Although the property was family oriented, it also catered well to couples and group travel. We were less than a 10min walk from the Gatlinburg square (downtown area). Our 1 bedroom condo was perfect. We were able to save money by cooking breakfast and dinner in our room. We didn’t realize it was going to snow but the fireplace and jacuzzi tub in our room made up for that. We will definitely come back, perhaps even bring the family.

Location was great! The room was not ready when we arrived at 530pm on check in day. Only one of the three mornings we were there did we have hot water at the first shower of the day. Two nights in a row the neighboring unit had reconstruction that went until 10pm. We called the front desk and they said that they would not be doing anything because quiet hours start at 10pm. We had a one year old and three year old that were trying to sleep at 8pm. The drilling and hammering and banging was so loud it woke them up. This was our first time there and I doubt we will stay there again!

The pool pump wasn’t running so the water was stagnant and cloudy and I wouldn’t let my kids get in it. I called to have someone look at it and checked an hour later and still not running. Hot tub had a lot of dirt in it and cloudy water as well.
